    I have lived at the Outpost for a couple years now and have singed another lease for my last year at Baylor. The apartments are close to campus to walk but offer a shuttle to campus. The apartments themselves are nice and spacious. I have made some friends at some of the community events they have through out the year, They offer good amenities especially since some of the updates to them. The staff and management are nice whenever I need something as well as the maintenance people and quick to respond to any issues that may come up. I would recommend to students needing something close to campus and affordable.

    The Outpost has been such a great experience! The Customer Service is top-notch—management is always friendly, professional, and quick to address any questions or concerns. I’ve been especially impressed by the Speed of their responses and how smoothly everything is handled.     I took a tour and really liked the apartments and the staff were nice and knowledgeable. The complex looks like it will meet my needs and close to campus.     I’ve lived here for 2+ years and I’m really happy with everything. The grounds are nice and if there’s ever a problem with my flat, maintenance is quick and does a great job (Chance and Jim) fixing whatever we need. Really recommend this place to anyone!

    My bear loves living here!! The Outpost has been fantastic about everything. Move in a few months ago went smoothly, the apartment is fantastic and fully furnished, and the front desk has taken care or any and all of her needs. Special shout out to Sierra who works the desk-when my daughter had a maintenance issue she was beyond helpful and went the extra mile to make sure she was taken care of, which is so comforting to know as a mother who lives an 8 hour flight away. This apartment is perfect for Baylor students and will make sure you are taken care of. We already signed our lease for next year! Thank you Outpost!

    First, I want to say that Sierra was incredibly helpful from the first time I talked to her on the phone and when my daughter did a tour. She didn’t mind me calling different days asking questions. She was friendly, respectful and informative! There was bad weather in Waco recently and it impacted some communication about rent when we applied. When I gave the time line to Abby they were able to honor what we had originally been told when we applied. We signed the lease right away because not only did it “feel like home” to my freshman daughter when she toured The Outpost for next year but they showed great integrity when I talked with them about the original application discussion. I looked at other apartments but this one just seemed like the right price for a whole lot of amenities and great staff. As a parent that is far away from my college student I feel great peace knowing this will be her home next year, that is priceless. I would recommend The Outpost apartments to anyone.

    Office staff were slow to act on report of our daughter being bullied by her roommates until we got involved, but did eventually get the situation sorted. They moved her at no cost into a much better apartment with fantastic roommates. Very happy with the outcome! The facilities are great and the rent is very reasonable. Complex is quiet and well maintained. They do have a shuttle to Baylor but, unfortunately, it only runs when classes are in session so it makes it a little inconvenient if you don’t have a car.

    My son likes living at the Outpost. He says the entire staff has been nice to him as well as to me as the co-signer especially during moving him in. The apartment has been good as well as the amenities. I really liked the shuttle to the football game for family weekend at Baylor. Doing good Outpost.

    Not the best. Signs in the clubhouse say that it is cleaned every two hours, but as someone who frequents it daily, I can say Ive never seen it cleaned and Ive stayed there for stretches of greater than two hours. Tables are always dirty, grimy, and sticky from other peoples food and coffee stains. Also, it says the compute lab is open 24/7 on the sign on the outside door but its NOT. They lock it when the office closes. All in all, if you are not going to clean or keep a room open, please update your signs. Also, most apartment complexes will let you know when maintenance is dropping into your apartment... but not this one. If you ever put in a request, dont be surprised if youre woken up to two random dudes walking into your room at 9am. The one upside is that theyre very prompt about resolving maintenance requests.

    Ive been living here for about two years now. Last year, there were lots of problems, mainly due to the management and lack of communication between the office and tenants. They recently had a change in management as well as improved efforts in communication. Im very happy with my unit, and as I begin a unit transfer process, they emailed me OVERNIGHT after hours to answer all my questions and help me make a decision quickly. The manager, Melissa, was shown to be very effective and helpful in the whole process, and I praise the office for improving almost every aspect of the move-in and move-out process.

    I had an issue during move in day and Michael helped me solve the issue quickly. Overall their move in was smooth and efficient! The apartment itself is roomy and in good condition. Every worker I’ve talked to has been kind and helpful. They really do care about their residents and that really sets them apart from other apartments.

    The outpost is a great place to live if youre a baylor students needing a sack close by. You have to be willing to pay close to 500 a month though. So financial stability is a must. Also, the matnience could definitely be better, we had our AC out and it took 2 days until someone actually came to fix it. We also had a sink clog that made our sink overflow. We called the office several times but didnt get any help until about a week later. The pool was also dirty most of the summer so no one could really swim in it. There definitely could be some improvement. The employees are nice, and help new renters understand what theyre signing up for. Overall, not a bad experience.

    My daughter moved in early (the last week of July) and I was very impressed with Melissa in the management office and the supervisor of maintenance, James. CDC guidelines were followed in the office (mask wearing and keeping distance). I appreciated the accommodations made for my daughter to move into the apartment she would be assigned for the coming year, this saving her a second move. Melissa was very quick to get a cleaning crew into the apartment, and they did a fine basic cleaning (I did do a more thorough cleaning with covid in mind, and would encourage all new move move-ins to do the same). There was an issue with the lock on the patio door and James stayed late to make sure it was corrected before he went home for the day. Their care and attention made it much easier for me to leave my daughter to start her sophomore year in her new apartment!

    I lived here in floorplan C1 my senior year, which meant I graduated two months before my lease was over. I was a little disappointed that I was still charged two months of rent, but I suppose that cant be helped. I overall enjoyed my time here. I did not have trouble with any of the furnishings. Some notable things that happened in this one year were: one roommates drain got clogged, one roommate got his locked bike stolen, and my toilet seat apparently needed replacing after I moved out. I think my biggest complaint was the carpet, because my allergies were wild. There was a bunch of renovations near the end of my lease, so maybe the place is looking better. Overall, this is a decent place to live.

    5 stars for management. The manager Melissa has been so pleasant through the entire move-in process and even the weeks following. She makes sure maintenance comes in a timely manner and she treats minor issues like major ones. She really cares for the residents and students staying at The Outpost and it is reflected in all that she does. I appreciate how hard she works to ensure we have the best experience here.

    I think after living here for 9 months I can give a pretty fair and balanced review of living here.Good:Rooms are decent-sized and for the most part utilities are in good shape. The furniture is all fairly new and in good condition. I had some issues with appliances in the first few months but maintenance has improved since then. There were some people in the front office who were not very helpful at the beginning of the year, but everyone who is there now is nice and helpful. Being able to take the bus to class is nice. Initial signing price is a bit high for the value, but renewal rates are very reasonable.Bad:You do have to pay for electric, and its very hard to find a decent-priced third-party provider. Id honestly rather pay more in rent and have an electric allowance instead. It annoys me that most of the good parking spaces (right in front of my building) sit unused. It is not a big deal, but do we really pay this much to not be allowed to park by our apartments without extra fees (which are too high; hence all the unused reserved spots). We had issues with our dryer and kitchen outlets. The first tech who came out did not fix the outlet. Next time, an electrician came and fixed it for real, saying the first guy had done a crappy job. That said, each time I have put in a maintenance request they have had someone come out within two days, so overall not a bad experience. Our 2nd-floor apartment is very hot if you dont turn down the AC a lot. I think the insulation is bad, meaning we pay a lot for electricity (often $120+ for the whole 3-person apartment) and it always feels warmer than the thermostat says it is.Overall: Some issues, but the units are nice and management has been helpful. I would choose to live here again.

    This is a pretty rad place. One may say the most optimal college living in the entirety of Waco. The staff is very welcoming, which is a huge help. My tour guide was with Sierra. She was the greatest tour Guide one could think of at such an exquisite establishment such as this. I couldn’t imagine living anywhere else. That said, it’s still college living. -1 star. Besides that, it’s a pretty good location in proximity to Baylor.

    I have had almost no problems in the two years I have been living here. Management in the front office are efficient and eager to solve any problems that may come across. As for the quality of the apartments, I have been thoroughly satisfied with the utilities and amenities that The Outpost has to offer. I would reccomend any friends that are looking for an affordable, quality apartment in the Baylor/Waco area.

Sierra T. gave me a tour with wonderful and helpful insight on what living here would be like. She was very accommodating and understanding to my financial situation and made it very easy to sign a lease.

    Melissa was super helpful when we had a last minute apartment emergency. She allowed me to stay in a different unit, while my roommate recovered from COVID. The front office helped with keeping me updated and answering all questions I had. Maintenance requests are done in a timely manner. Overall, AMAZING experience when it came to my move in.

    After living in a very poorly managed apartment, the Outpost was a breath of fresh air. Their customer service is excellent and management responds to questions very quickly and in a friendly manner. Its a great place to live if you are looking for something close to Baylors campus.

    Everything is good. Pool is great. Gym is great. The shuttle is also very convenient. The only problem is that we havent gotten our maintenance requests out of the way yet from the beginning of the lease (moving out furniture, etc.)

    Pretty friendly staff, nice facilities, spacious apartments. Appliances are older and can be finicky or even malfunction. Great location for Baylor students, especially those with classes at the bsb--so close to campus. The bus route and mail service is nice. Utilities are pretty simple. Great place to live

    Ive lived at the Outpost for the last two years. Overall, I think its a wonderful place to live, especially for Baylor students. Very large rooms, with roommate matching available and everything split nicely so that you dont have to hound anyone else for money.. its great for that season of a students life. The complex went under new management in January, and since then things have been a bit rocky as the new team tries to get their bearings. Prices have gone up considerably, but its all for the sake of newer and better rooms and amenities and whatnot. Its been inconvenient to have these modifications happen while Im still here and trying to live through it, but once all the changes are done it will be a great place to be. I would recommend it.

    The Outpost is a nice place to live and its very affordable. I also like that it is fully furnished. I just had a lot of maintenance issues and it was kind of draining to always have to put in a request for something to be fixed or changed. They do have a bus for residents that goes to Baylor so thats a plus.

    The outpost is a great place to live. Its easy to pay bills using their system and the apartments, furniture, and other facilities are nice. They could improve the time they responsed to work request. The Internet is iffy sometimes and if you are using the bus system, sometimes it can be a little unreliable. But for the price and the things that are included, its a nice place to live at.

    Just moved in in August, move in day was a bit clustered due to how many of us were all trying to move in. Alex was particularyt helpful with making it rather smooth process. Maintenance was quick to respond to my few issues i had on move in day. All in all it has been good up to this point.

    Ok -- time to edit review. The Outpost has a new management crew onboard, and so far, Matt Davis stepped up and helped clean up my daughters HVAC mold problem and got a real pest control person inside to tackle roach issue. Special thanks to Matt and the new repair person. I hope they stay on the job and make sure Baylor students can focus on studies, not getting items fixed in their apartment.

    I Love the staff and the events they hold! They give you opportunities to get to know people in the community with the events. They even give away prizes at some of the events I Havent had any problems with maintenance. Only thing thats hard to get is parking. But overall a lovely place to live

    The maintenance is slow usually which is one of the downsides, however overall outpost is a great place to live. Everything is provided for you, which includes a volleyball court, basketball court, and a swim pool. There is also a theater room at outpost which is great for weekends.
