I’ve read other reviews here and it almost seems like they’re talking about the wrong property.None of the things have been my experience here.I’ve been at Mandalay at Shadow lake for multiple years. It’s a nice and safe place to live.Friendly Professional and Helpful staff.No infestation that I’ve even seen or heard about. Maintenance if any is needed. Have always been done on time.it lt has a nice gym. Grounds are always kept nice.No where is perfect. This is great for the price or higher. They have movie nights at the Pool and they Give away food. Crawfish ect. and today there were Pies. Not some small selfish pies either. Big family size pies. I heard they were delicious and I took a picture of one. Huge

The staff here are very friendly, It is quiet and close to everything. Just love the pool and cannot wait until the Gym is finally back open. People that I have met here are for the most part very friendly. Love the Gated community here!

The staff are very friendly and helpful. Its also a quite safe place to live. The pool is very big for you to enjoy. The gym has all I need to work out daily. I would recommend because the moment you walk in the office you feel that your are welcomed.

Been here for 3 months now and I love my experience so far. The property keeps the landscaping clean and bags are available when I walk my dogs around. Mandalay is quiet, even on the weekends and lots of families around my units are very friendly. Maintenance is quick to help and can always get a filter when asked. Pest are kept at bay and I always ask the office to be scheduled for pest control to keep them from returning. The office ladies are very nice and always seem eager to help.

I love everything about it!! It is tight and cozy while being big and social at the same time. And literally everyone in the office is wonderful I had the most conflicting situation of all and they really worked with me and we got everything done in a way that I could meet my move-in date and everything.

First and foremost, I want to thank the leasing team for all the help provided. The process of applying to lease a unit went smoothly.So far, its been a great experience. The property stays clean, I have easy access to parking from my apartment, and maintenance is quick to respond and make any accommodations to requests.

Ive lived here for about a year now. The apartments are great and Ive never had a problem with any pests. Never had any issues with our unit but the one time I made a service request with maintenance they made it to my unit in less than an hour. Havent talked to the new staff in the office very much but theyve been very helpful whenever I did speak with them. The price is fantastic for the quality and I recommend this complex to everyone. My only real issue is that some residents can be fairly loud especially when theyre playing music very loudly in their cars as they come through the parking lot but its not common enough to be a big problem for me.

Staying at Mandalays apartments has being a great experience.A year ago when I fell in love with this place I noticed how caring the staff appeared to be. Of course I said, let me wait 6 months into the contract to see the true personalities. Now, a year later, I can sincerely say that Mandalay apartments and its premises are beautiful and well maintained. But the greatest asset of this place is the people who work here, in the office and outside, from the management team (who I really love) to the maintenance guys.They are all equally professional and caring. I wouldnt change this place for any other apartment complex location.

I’ve been at Mandalay for about 4 years now. It is by far the BEST apartment complex I’ve ever lived in, and I am picky. For starters the staff Kim, Ayanna, & Daniel are amazing. They ALWAYS resolve issues right away, they are professional and truly care about the tenants. It’s more like a family type environment since it’s a small community. The trainer at the gym (yes you get a trainer free of charge) has classes 3 times per week and it is AMAZING. Jay is a great trainer and you will get fit if your consistent. I honestly have zero complaints (& this comes from a very picky person). I just wish I could pick up Mandalay and it’s staff and tenants (who are nice, dog friendly and quiet) & move them closer to Midtown :-(. If your considering Mandalay don’t think twice. The pool and grounds look like a resort & it’s very clean, also maintenance fixes your issue same day! I love it here, who wouldn’t!?

I love living here! The staff is great, they do lots of things for us, maintenance is quick, its in a great location, the property is kept up beautifully. I wouldnt trust any of the negative comments, Id come see for myself. I have been here a year, have had no problems, and just renewed my lease.

I’ve been living in these apartments going on 3 months! I’ve honestly never been so happy and impressed with an apartment community before living here. The management team are a group of polite and professional people who are always willing to help & the maintenance team works very swiftly and professionally as well!

Grounds are well kept, maintenance is pretty quick. Management and staff are all really nice for the most part and will know you by name because its a small complex. Love the pool area. For the price its a decent place to stay. Ive had nicer but with that comes higher price. My only complain would be the hot tub has never worked in the years Ive lived here and in the summer time all the riff raff from around the neighborhood come to use our pool. But they have done good at Putting a stop to it.

Where do I even begin. This is the best place I have ever lived. I am now signing my third lease here. From the office staff to the maintenance everything has been great. It is very quiet here and greystar who took over the complex is making amazing renovations to the complex. A HUGE thank you to Carla the assistant manager she is BEYOND amazing with anything you need and is way friendly! All of the staff their is great! I NEVER leave reviews but this place honestly is the best.

Very nice apartments and great staff that helped along the way. Its in the perfect location, not far tons of stores and restaurants. Neighbors are nice and its never really noisy. The maintenance staff has been quick to response when there is an issue. Overall great experience.

Great property! Quiet, young adults mostly and still no noise issues. I live alone and worry about my environment being safe all the time but Mandalay makes it easy to relax and simply enjoy your home! Gates never break, pool area is amazing and the amenities inside your apartment are wonderful too!!!I absolutely love living here!

Fantastic living experience in my year here. Maintenance was quick with whatever I needed, sometimes even same day. Office staff very nice and friendly as well. They put together food trucks, holiday treats, and dinners for residents as well. Definitely recommend!

This is by far the best apartment management team ever. My wife and I moved here last year, and we are very sad we have to move closer to work.The management team was sooooooo nice, the pool is gorgeous, gym is always clean.Our neighbors were also very friendly and helpful. I had packages delivered to my doorstep twice a week and it never got stolen.My wife and I were so sad to leave. Thank you very much Kimberly and Ayana for making our stay here awesome.

Management and staff at Mandalay have been absolutely superb! Carla and her crew are so sweet and always available to answer any questions or concerns in a timely manner.It’s so quiet in this complex I sometimes wonder if I have neighbors at all! And the pool area is just gorgeous and always bustling with BBQs and fun! Here’s to the next year, and hopefully more, at Mandalay at Shadow Lake! :)

Very nice place to live so far. What I like best is that its quiet!!!!! My last apartment complex was ghetto and noisy with the trash dumpster running over every week. Not here. Theres required valet trash which costs an additional $25 per month. And they pick up trash daily so theres virtually no litter. The complex is maintained very nicely. Ive been here 5 months and havent seen not 1 thing crawling. I did treat my apartment with diatomaceous earth and Home Defense before I moved in plus they come occassionally and spray. I love the large garden style tub, my high ceilings, walkin bedroom closet, private balcony and lots of kitchen cabinets.

When I first moved in there were a few things with the apartment that needed to be fixed but within days the maintenance and leasing office resolved everything and made me feel valued and I really like the atmosphere very much. My only complaint would be the size of the parking spots are really tight together so it makes it hard for parking if you are getting home around 6-8 pm.

I’ve lived at a few different rental properties in Houston, and by far no one has been as attentive, communicative, and caring for their residents as Mandalay. I think I speak for everyone here when I say that we appreciate everything they have done for us in the wake of the storm, after, and even before! They have made sure to keep us informed and up to date with everything.

Ive had the pleasure of working with Carla and Brenda in the office, they have both been very pleasant. Carla is always upbeat and smiling ! She has a great attitude and is always willing to help. I was nervous about the new staff, but so far so good. I hope that I can continue to get the great customer service that I have been receiving. Im looking forward to my new move from the 3rd floor to the 1st floor

I lived in Mandalay. I recommend this community, because all staff, manager, maintenance team are great.Its a quiet place for living. The neighborhoods are polite and are not noisy. There was not any roach in apartment.Please be aware that for some units, you have to rent dryer and washer separately.Also there is a good access to Walmart, H.E.B,phoneshia,restaurants,....

We are going on our second year with mandalay and so far we like it very much. Weve never had any issues with roaches, I have only seen 2 roaches the whole time and months apart. Maintance is fast and during the ice storm they kept us informed at all times of what was going on. We didnt loose electricity only water for like a day but who didnt lol. And we have food trucks coming to the property which comes handy!

I love this property. It is very affordable. It easy access to many grocery stores from this location. It is very safe. This area was unaffected during Hurricane Harvey (i.e, no flooding). The maintenance staff are very nice and efficient. The property manager, Kim, is AWESOME!!! She takes care of everything and always goes above and beyond. The only reason I’m giving this property four stars is because of the other staff member, Ayanna. She is always rude to tenants. She doesn’t seem to like her job much. Also, when she is left in charge, it takes her 4-5 times to get an issue resolved. She lies a lot — she will call you and tell that an issue is resolved, when, in fact, it’s not. If you find yourself dealing with her, either wait until Kim returns or just escalate your matter to the corporate office. That’s the only way you’ll get a resolution because Ayanna is incompetent, and it’s unfortunate.

I really appreciate it. Thanks!*******************Ive been a resident of Mandalay at Shadowlake apartments for almost 8 years. Greystar is now managing this complex which is a good thing. The apts have been recently renovated and there are repairs being done throughout the property. Ive never had major issues with management personnel, the property or any neighbors during this time until recently. My only major issue and why Im only giving 2 stars is because of a noisy neighbor and the lack of response from management. My neighbors are extremely loud day and night, from 6am to midnight. At different times of the day and night I hear heavy footsteps, running, stomping, things being dropped on the floor, and vacuuming late at night. Ive lived on the first floor for almost 6 years and I understand and do not mind hearing footsteps from time to time, but this noise is absurd, and a nuisance.Ive contacted the office for the past two months to alert them, and just a few days ago I was told I had to report it to the security officer after hours, and they would follow procedure. Ive contacted the security officer late at night as I was told on two occasions. He knocked on their door and they didnt open the door, however he told me that he heard the noise, would write a report and report it to management.I contacted management yesterday to let them know again of the noise and the manager said they spoke to the neighbor who told them they werent making noise and thats like saying that its my word against theirs. This is upsetting because I have better things to do then to call the office or security officer late at night. Then the manager said that she would send one of the leasing assistants so she could listen to the noise. Well no one showed up yesterday or today. Nothing is being done about the noise.Im considering not renewing my lease.

Mandlay at Shadow Lake is a great place to live. It is close to Westheimer, the Beltway 8, the Southwest Freeway and many stores and restaurants. The apartments remind me of a vacation villa complete with palm trees. This property is owned and managed by Olympus Property. The fact that the owner manages the property assures me that things will be done timely and properly. Olympus has demonstrated to me that they are a top notch property owner/manager. The Management staff and maintenance team are all friendly and will assist you quickly. Overall the experience of living here is great! I would give 5 stars, but there is a slight parking problem at times with too many visitors taking up parking spaces. - 4.5 stars

I was only a resident here for about 5 months due to COVID-19, but everything about the complex is great. The facilities are well maintained, repairs are done immediately upon request, and the staff is extremely helpful with whatever is needed. I would highly recommend this complex to anyone, and I would have definitely stayed longer if I could have.

They are having their fire alarm inspection right now and its impossible to stay inside the apartment, they turned it on 30 min ago and nobody cares to turn it off....called their office and they apologized, finally they turned them off, I wish they had more control over fire inspection and be more humane. Otherwise, the apartment complex is great!
