My stay at KiaOra Apartments was absolutely good! From the moment I arrived, I was impressed by the friendly and professional staff. The apartment was clean, spacious, and well-equipped with everything I needed for a comfortable stay. The location was perfect—close to local attractions, yet in a peaceful and quiet area. The amenities, including the pool and gym, were good and added an extra touch of convenience. I highly recommend KiaOra Apartments for anyone looking for a relaxing, enjoyable place to stay!

I recently rented an apartment at Kia Ora Park Apartments, and my experience has been great so far! The surrounding complex is well-maintained and very clean, which adds to the overall appeal of living here. I also heard they are under new management, which seems to be making a positive impact.I rented unit 214, and while the management acknowledged there are some cockroach issues in Building 2, they assured me that they are actively working on resolving this problem in all the affected units. Their transparency in addressing this matter was reassuring.The application process was incredibly simple and fast, which was a big plus. I’m especially grateful to Daniel, the Senior Leasing Manager. He was professional, transparent, and extremely helpful throughout the process. He showed us two units, patiently provided all the necessary details, and made the experience smooth and stress-free.

Its a very calm and serene place to stay.Although I am not a resident of this community but I come here to take yoga classes at the poolside.Its the best poolside location I have ever seen in this neighborhood.Very well maintained and on top of it they have a beautiful cabana seating which adds more to its beauty.Also all the staffs in the leasing office are very friendly and helpful..hadnt been I was in a contract with my current community I would have definitely moved here!!!

Had a wonderful stay at the Kia Ora apartments. Schools were really good. This apartment shares a common fence with the Fowler middle school and kids can walk by themselves. The maintenance staff at Kia Ora were really good and prompt with any maintenance requests. It is a very quiet community during the daytime allowing for a quiet remote work space. Families with young kids will love this community, as the after school hours are guzzling with kids, playing and running around near the play area and the field. This apartment community is also walkable to Kroger and other groceries and restaurants. Kia Ora is also very close to the Russel Creek Park and fields, which allows for a great location for sports and walk/jog.

Our recent move into Kia Ora community has been a great experience so far. The Leasing Team provided exceptional support throughout the move-in process, ensuring everything went smoothly and efficiently. Their responsiveness and willingness to assist have truly made a positive impact on our transition.The community itself is wonderful, with a welcoming atmosphere and a sense of belonging. Our time here has been enjoyable, and weve had the chance to interact with friendly neighbors, further enhancing our living experience.The only minor setback weve encountered is the lack of fiber optical broadband service. While this isnt an issue directly related to the community, its worth mentioning for others who might consider this aspect important. Despite this, weve been able to make do with the available options.Our move to this community has been met with exceptional support from the Leasing Team, a warm and welcoming environment, and a generally positive living experience. We look forward to continuing our time here and making the most of all the community has to offer.

Nice apartment complex, very close to parks and a middle school. We liked this the most compared to all houses in Plano area. Move-in experience was smooth. Mary from management team was very helpful, calm and patiently responded to all questions that we had. Homes are bright, modern and beautiful. Will update the review based on our living experience. Wonderful place to live in. Close-by groceries, gas and access to toll road. Community is safe and clean. Almost all people here are Indian and know each other and that is comforting. Excellent schools nearby as Apt belongs to FriscoISD. Leasing manager and staff are helpful. My move was handled by Mary and she is super accommodative and really listens. Prices are on upper side compared to other nearby Plano rentals but I did not move out as overall community, people, school, nearby accessibility - all factored in and I am continuing here.

Loren and Mary are very friendly and super helpful with all the questions I had , I was also able to get information quick and efficiently by Yamileth who took me on a tour of the apartments she showed me all the amazing amenities and the pool was clean and beautiful I think I will spend most of my afternoons with a book in my hand laying out at the pool. I will definitely be signing my lease here !

Update 08/08.The leasing office is responding quickly and helpful to resolve any issues raised.Just moved in on 08/06.The move in experience was not very good as the apartment was not properly cleaned. Kitchen is not properly cleaned and toilet looks very dirty. Windows were also dusty and dirty with lots of garbage on sliding door.i was promised they will fix the cleaning issue by 08/06 eod but nothing has been done.

[Feb 1, 2021 Update]: New management has taken over Kia Ora Apartments. We had a very pleasant and excellent experience with the new Manager Rafaela. She is very detail oriented and attentive to respond to all the clarifications. We had our lease renewal due and Rafaela called in advance and explained all the possible options we have for the renewal. It helped us make a very well informed decision. Thank you Rafaela! Highly recommend Kia Ora Apartments![Previous Review]: Santos manager at Kia Ora Apartments was great. He was very responsive and was very nice in responding to all the queries I had. Overall my experience with leasing an apartment at Kia Ora was very pleasant. I would highly recommend Kia Ora for any renters who are looking for a good apartment.

I have been living here for about 3 years now and I can finally say that since the new manager Claudia took over, we have seen the most change yet. She has handled more in one month than I have seen since we first move here. I hope that she stays here forever because I feel this community will be turned around in no time. Large open apartments, dog park, plenty of parking, the swimming pool is huge and she finally fixed the hot tub! I am super impressed with the progress. Santos and the maintenance team are superb. Five stars for sure.

Great apartment and staff. Very family friendly and academic focused complex. Santos is an excellent and extremely committed Property Manager to the residents and apartment operations. Seems there could be no better, capable, and people friendly Property Manager than Santos. Easy to engage with and an excellent communicator and overall super competent in serving the current and potential residents and the apartment operations.Kia Ora is an excellent community and is great for children attending Borchardt Elementary (Bus pickup on apartment complex) and Fowler Middle School (campus is connected to the apt complex and safe walking for students.) Both of these schools are rated in the top 1-2% of all school ratings, essentially the elite of elite of elementary and middle schools in Texas. Kia Ora provides excellent access to both of these schools, facilitates the culture of these schools and provides kid only capable transportation with Borchardt Elementary bus pickup and campus connected and safely walkable access to Fowler Middle School.Maintenance response is excellent as well. All of my bigger and smaller maintenance jobs have been handled in a timely and a professional manner. I had an AC unit freeze up three years ago during the hottest days of August, within an hour a mobile temporary AC unit was placed in my apartment and the AC unit was fixed the next day and continues to work great.I have experienced working with multiple property managers in multiple states and Santos is easily the most enjoyable and capable of them all.I highly recommend Kia Ora, ask for Santos for a welcoming greet and partner in your discovery of the greatness of Kia Ora.I highly recommend Kia Ora!

I have lived at Kia Ora apartments for over two years and I have enjoyed every minute of being here! This is not a review to bolster the management or ownership but rather for future residents. This place is not perfect. No complex is a perfect property, however, any time I have had an issue and notified management they have responded immediately. Usually the same day and I have rarely had an issue that carried over to the next day. When it came time to renew my lease they were very fair in how we negotiated terms of the next lease. This property has been through new management changes, Covid crisis, and a nasty winter storm that did damage to the whole state of Texas! Yet the staff is handling all of these issues along with the day to day operations with the utmost of professionalism. Thank you Kia Ora staff for always being prompt, honest and accountable!

I just moved in here and I love it!!! So much grass!!! I Its a dog owners dream and so many sidewalks and areas for children to play, not to mention it backs up to a school and track. Everyone is super nice, have met several of my neighbors and everyone is very friendly. The office manager is very, very nice and super responsive. The apartments are nice as well. I have a 2 bedroom upstairs and its very open and bright which I love because my last place had no natural light coming in. I am trying to think of something negative as a write this and I just dont have anything yet. Move here!!!!

I lived here for 4 years and it is absolutely very nice and comfortable place. It is a very peaceful complex. Apartments are really large and clean. This is relatively a new building as compared to others in the area. Manager Santos is very nice. he always hears community people in a friendly manner and help whatever he can. overall staff is good and friendly. Pool area is nice and clean and Gym is good. Best apartment in this area.

I have Absolutely Enjoyed living here at Kia Ora Apartments. The staff is beyond EXCELLENT! The manager Kimi is a right now type of manager. She doesnt put your name on a list and get to you when convenient. She stops and takes care of the situation IMMEDIATELY.Santos and Gloria are always friendly and willing to help. They take their time and answer questions and make you feel important. The grounds are clean and well kept. Maintenance is friendly. They are always smiling and speaking to everyone.I promise you will not be disappointed if you choose to make Kia Ora your next home. It is by far the place the BEST place I have ever lived. Being at Kia Ora doesnt just feel like home... It is home. :*)

Kia Ora is a Fantastic community, very clean, peaceful, quiet, very secured and is really very close to everything shopping Mall, Grocery store, Elementary, Middle school, etc(almost everything is reachable from this location).Parking - you can always get the perfect parking spot in front of the building ...Kids Park - It has a very nice kids park to play and also we can make new friends :-)Maintenance staff is awesome and they close all the maintenance request within 24 hours.Finally, Santosh and his staff are so helpful and ready to help with any issues/questions...We highly recommend this place

Under new management and I really miss Santos! As with many people during Snomagedden, I was impacted by a broken pipe, in the rizer room next door. Maintenance was quick to respond to my call for help and they had people out quickly to check carpets for moisture and get residents back to normal as soon as possible.I just started my 5th year and love it! We have curbside trash service 3 days a week and there is NEVER an issue of trash in the community. The complex is quiet, friendly, and very well maintained. The manager Santos, was a rental agent when I moved in and is amazing!!! I get a lot of packages of heavy cat litter from Amazon and he always stops what he is doing to take it to my car for me when the ignore the leave at door note on the packages. Currently all deliveries are left at the door due to Covid but I ha never had a package stolen or messed with and some have sat at my door all day. Everyone in the office is friendly and helpful. I have never had any maintenance issues that weren’t fixed quickly (meaning when I got around to reporting them lol). I love my apartment with the inside storage and real laundry room! It is well laid out and my only complaint is that tub looks like a soaker tub but it is smallish, I am biggish so that does cloud my view of it. lol. The location of the complex gives you easy access to 121 and the tollway with 75 just a quick drive down McDermott. There is a Frisco school just off Coit and McDermott but, even with a lot of kids in the community, they are not in the roadways through the complex and I have never seen or heard of any issues from the kids. Being a single person, I would be the first to complain if there were kid issues. There is a lot of diversity here which is always a bonus!

So... really loved this complex. I went with my grandma to go and check out some 1 bedrooms and we loved it. I also got to meet with both Managers Claudia & Itzel and if I didnt already have a place to stay their customer service sold me the most. I hope my Granny chooses this community overall. Really recommend this location if you are looking for a nice place to call home.

It’s been 2 years we are living in this community. And there is never any dull moment here. Kia Ora Apt at the corner of Coit and McDermott Road in Plano. Just adjustment to the Fowler Middle School, the best FISD school, which attracts lots of people to this community. The Apartments are relatively very new, and well maintained. The management takes all care to keep it updated. Myra Hernandez helped to extend our lease by another term and we are happy to extend our stay at Kia Ora.

Update 9/14/22 - reduced to 2 stars as my maintenance requests has been open for 6+ weeks. Neither heard back from management though sent multiple emails.Update 7/27/22 - most of things are taken care except non working dishwasher and rusty oven. Upgraded my review to 4 stars.You will see lot of reviews about garbage kept outside, remains outside and all.Kia ora team took a stand and sent out email yesterday requesting tenants to follow the Trash management rules to keep the society clean. I really appreciate Kia ora management stand. I believe this was must required.Update 07/11/22 -Updated to three stars and super thanks to Loren and maintenance team for listening, acting and resolving my concerns. I am keeping three stars because couple of things still pending, nothing major except window stoppers and main door base rubber replacement.Update 07/09/2022 - Loren (community manager) is doing due diligence and will revert back on 11nd July for hygienic related concerns. I am hoping this goes in positive direction.Meanwhile rest of 15+ tickets for non-hygienic concerns are still open and no action/response from maintenance team so far, has been open for 7+ days .Update 07/05/2022 - Loren (Community manager ) called me to discuss my high priority concerns. She will get back to me soon, and I hope in a positive direction.07/03/22 - I moved in 3 days back and raised 15-20 maintenance requests already. I do not recommend this property. Here is my review and will update as I continue stay1. Location - is good2. Cleaning - My unit was hardly cleaned before my move in as I see dust around corners, switches. Kitchen cabinets are smelly.3. Toilet - Super dirty and unhygienic. Resolved4. Dishwasher- Super dirty and unhygienic. Raised ticket. Will update here5. Oven - Rusty and sharp ends. Raised tickets . Will update here6. Pest control - I see ants, roaches at couple of places. Seems no pests control was done before by move in. Raised ticket. (HAS BEEN TAKEN CARE on 07/08).7. Window slids - Won’t close completely. Broken locks and torn grills .Raised ticket and will update here8. Internet - Max 100 MBPS AT&T is available. No fiber.9. Trash - No trash cans provided. Rather have to keep trash on curbside. I see trash not picked up on routine basis.10. Security gates - I noticed , they are always open and never ever closed. Not sure why.Overall very poorly maintained. One star.I will update my review as I hear back from management on my concerns.03/04/2025 - New management deserve 5 stars but I wanna keep 4 and observe few more months before I decide for 5. Equity residential definitely changed Kia Ora for a good.
