Lived here for 3 years.Loved my apartment with a view of the Austin City skyline. The moonlight views from the balcony are beautiful.Loved the hiking trails from the apartment that led to the Greenbelt.The staff were very friendly. Especially Dina Ocasio in the leasing office made the place feel welcome. It is amazing how one person can make such a big difference.But how it is managed by the larger corporate management makes you feel like you are nothing but a wallet to be robbed and fleeced to the maximum. Example: continuous addition of new expensive and mandatory charges like Valet Trash. You get charged charged a roughly $10-20 per month fee for taking the trash bag from your apartment door to the main trash area which is likely 100 feet away from your door. It is mandatory and not optional.Another example: If by mistake, the rent is late by 1 day, you are charged $250 late fee.

Overall Im pretty happy living here. My neighbors are friendly, the grounds are beautiful and back up to the green belt, so you have a sense of privacy and not a lot of strangers walking though. Its a mix of demographics, families & singles, and we’re in a gated community, so Ive always felt safe. The units appear to be well maintained with updated finishes like granite counters, stainless steel appliances, and elevated ceilings in the bedroom & bathroom, not just in the living area. The light fixtures do not appear to be updated (especially the one in the space that ppl likely use for a dining area or study) I could be wrong, perhaps they are updated & the person who chose them just had vintage taste. Either way, the issue is quickly rectified this by using several pretty lamps and not turning overhead lights on so they dont attract attention. Oh, and the balconies are concrete and pretty large, even in the 1 bedrooms, and they have outlets, so you can actually use this space, unlike some properties where they have tiny patios w/ wood slatting. As far as the staff, the maintenance team is very responsive. Manny, Paul, and the rest of the crew do a great job. They get things done quickly and correctly. The front office staff is also pretty friendly/responsive and usually respond back to any emails w/in 24-hrs. Pool/Gym/hot tub are also nice amenities.On the negative side, my move-in was a little stressful - I think the person who assisted me was new b/c it seemed like they forgot a lot of things; for example, I still dont have a parking sticker for my vehicle...luckily I have not been towed. Also, the interim manager said she would email me a copy of my move-in inspection checklist, which she never did and now she’s gone, so I probably need to ask for it again. As far as the unit, there were quite a few small things that needed to be fixed... mostly areas that hadnt been cleaned or repainted, like the make-ready inspection wasn’t very detail oriented. But like I said, the maintenance team is awesome here, so they were quick to get everything done on my checklist promptly.Id say my only complaint currently would be the parking in front of my building being under construction off and on for months now. That and the fact that theres not an easy way to walk to the street from the main entry of the apartment. Its surrounded by mud and I wish theyd throw down some pavers, gravel, or at least mulch... I make sure to take off my shoes prior to entering my apartment to protect the carpet, but theres not as much you can do for dogs when you need to take them to the bathroom in these areas.But once again, all in all this is a great property with a professional staff. Im quite happy I chose to live her and will consider resigning in the future if the rental rates stay within my budget.

I love loving here. Maintenance is efficient, the community is kind and quiet. No major issues with mechanicals in the apartment. The trails in the back are a bonus- great place to walk/run and take your pets. Gables does a great job management-wise and prices are always competitive. 10/10 would recommend living here.

I moved into Gables At The Terrace about a month ago, and the experience has been excellent from the start. From scheduling a tour of available apartments to choosing my new home, the process was smooth and efficient. I appreciate how everything from paying rent, requesting maintenance etc. is handled online. They even have an app that controls the AC and much more! After comparing several other neighbouring communities, Gables At The Terrace stood out as the clear winner. I also want to give a special shout-out to the maintenance team, especially Victor and Manny, who were incredibly helpful and friendly with my initial requests. Overall, I’m very happy with my decision to move here and find this community to be well-maintained and welcoming.

I move every year in Austin and this is the 1st complex that I can see myself staying at (unless the rent goes up significantly when I renew). The location is great, Im able to take my dog on the trails every morning without having to drive anywhere, the apartments are spacious (minus the kitchen cabinet space), and the staff is amazing. Dina is extremely responsive and probably the most cheerful person I have ever met - you can tell she cares about the residents. The maintenance team (Victor and Manny) are super reliable and always go above and beyond to make sure work orders get done fast & effectively. Seems like they work around the clock, but they are always smiling!To piggyback on what others have mentioned: yes, parking can be tight, but its extremely affordable to reserve a spot and its a solid investment with the crazy weather we get down here. Also, theres not a lot of kitchen cabinet space for the 1 bedroom, but as long as you dont have a lot of large appliances its workable. The storage closet outside of the unit makes up for the lack of space. I have yet to have any problems with my trash not being taken out, so I cant speak on that.All things considered, I think Gables has great value and Im very happy with my experience living here. Would definitely recommend.

Native Austinite, just toured the Gables at the Terrace for 1/1 apartments. Mr. Jarvis greeted me courteously by my name promptly at the time of my appointment. He showed me two different 1/1 units and discussed the features of each while making polite conversation. The overall experience was helpful and informative. At the end of the tour I learned he was new to the complex and this industry which lead to my being that much more impressed with the information he proved and the excellent customer service.

I just signed my third lease here if that says enough. Not only is it affordable, the staff makes living here so much more enjoyable. The maintenance men wave and engage with my dog each morning. The ladies in the leasing office always welcome my dog with a treat- so much so that she pulls to go that direct. Maintenance request are always fixed in a timely manor, the pool/hottub is always open/clean. The only con is as others have mentioned, the tinyyy parking spots around building 4- it can be very challenging to find a spot after 8pm. However, overall as a young woman in a bigger city, I have never felt unsafe here. Highly recommend.

This is a fabulous community and one of the best places Ive lived in Austin. Its a short drive/Uber to downtown, the airport, and so many fun spots and outdoor activities. Theres plenty of parking; Ive never had an issue finding parking even on the weekends. The community is beautifully maintained and the people are friendly and respectful. The pools are great and open 24/7. The best part about Gables at the Terrace is the management staff!!! Everyone I have dealt with has been amazing, all maintenance issues have been addressed extremely quickly with no hassle. This should be one of the most important considerations when looking for an apartment, and the Gables at the Terrace management team are the absolute BEST!!! I highly recommend Gables at the Terrace.

I have thoroughly enjoyed having this place as my home and getting to call it my home. I have been here for almost four years now and it is by far the best apartment I have ever had. I would give it more than five stars if I could. The manager, Morgan is by far the best they have had. She is so kind and responsive. You know she really cares. Dina and Cheyenne are also such a delight, I enjoy visiting them in the office. I always feel taken care of when they are around. Maintenance is also very responsive and quick to complete work orders. This is a place you want to live!!!

Take ownership isn’t really that hard.Abusing the power of the reviews and ignoring people’s efforts of making a difference is a shame.Before leaving a negative review, just think about when was the last time to leave a positive one.I support good hard working people who are just doing the best they can.This mgmt is indeed doing a decent job

I have lived here for two years at this point so I will attempt to give you a very honest feedback.Summary (Highly recommend living here if you are on a bit of a budget but still wanna be somewhat close to downtown and like nature vibes: Great Value)Lets get all of the bad stuff out of the way so we can focus on the good stuff (of which there is a lot of good!)Parking. Parking is tight in this community and guests must park either in the front or the very back (and supposedly you have to register them though I personally never have)Additionally, some of the parking spaces towards the center of the complex are poorly marked (the stripes are way too close together causing wasted space. They really should repaint the lines to give more space to vehicles in this area. It would actually Create more parking.In addition to the parking woes, There have been constant vehicle break ins in this community and to the best of my knowledge, little can be done about it. Its happening early in the morning around 2 to 4 AM sometime. Its a regular sight to see window repair shops out here. So my recommendation is to buy a garage and keep your car in it. (if you get a garage with a space in front, That also works nicely as a parking spot for guests)The gym is small and has limited equipment, so dont expect to get swoll for free (youll most likely be keeping your gym membership)Kitchens and cabinet spaces are limited.The community can be noisy during the day. Construction sounds and when the lawn guys come, you can expect your day to be filled with the lovely sound of leaf blowers. But if construction winds down and lawn guys are gone it is mostly quiet. That being said, you are next to a highway so you do hear cars and occasionally a loud car. Keep this in mind when selecting a unit. If you are facing the highway, youll likely hear cars a lot.As others have mentioned, the location can be a bit annoying in that its on a one way access road. I dont mind though. Its just a little bit of extra driving and I think for what comes next, its well worth it.Okay so enough with the bad lets talk about reasons to live here!The first and most important reason this is a great place to live is the balance of Price, location, and quality.Its not the best location, its not the best quality, but for that, Its a lower price! For me it was THE BEST blend of all three of these that led me here. I ride my bike into downtown all the time (so its close enough to do that). There are cool trails that lead to the greenbelt if youre into that and if you get the right unit, you can have a beautiful downtown Austin view, filled to the brim with trees.Secondly, The management is fantastic. They really care and Gables (the management company they work for) is huge and very professional. They communicate well about any issues you might be having. I have built positive relationships with the team here and they really are wonderful people. Morgan, Dina, and Cheyenne (sorry if I mispelled) are all amazing people and again, they deeply care about each and every resident and work day in and day out to care for the community. Lets not leave out the incredible maintenance team that keep the Apartments in good working condition and the pool and hottub working and clean. I have submitted multiple maintenance requests and they are easy to submit and always get taken care of in a timely manner. All the staff here are honestly incredible and I cant speak higher of them.The apartments are pretty decent sized. I have a two bedroom and its the perfect size for me. Plenty of space for all my furniture and depending on the unit, you can get some really great views from here!The apartment quality is acceptable.They have garages and I highly recommend you get one. They make living here a lot better. They fix the parking shenanigans completely.This place hold a lot of events which can be nice if you enjoy that sort of thing.The pool and spa are really nice and I love them. They are easily the best amenity this place has to offer and are well kept.-J

I’ve had a great experience living here, mostly thanks the wonderful maintenance team, you can tell they really care about the residents here. I’ve especially appreciated Victor and Manny going above and beyond to make sure we have any issues resolved in a quick way. Recently an upstairs neighbor had a leak that brought water into our apartment, they both quickly resolved our issues and went out of their way to make it was minimal of a burden for us. There’s been other situations where things come up and we feel secure knowing they will help us out.

I have lived here for 2 months now and am still in love with this property and the staff. Dina and Cheyenne are both so amazing. I love going to visit them in the office and the monthly resident events! Top notch service from everyone. I seriously cannot believe I GET to live here!!!Dina (leading professional) was so amazing, helpful, and supportive through the entire process. I was renting from our of town and totally stressed out. The first time I spoke with Dina I knew Gables was going to be my home. Once I got here, the property is so beautiful! I really feel like I am getting way more than my moneys worth living here!! I am so happy with this choice! 10/10 HIGHLY RECOMMEND!!!

My friend lives here and I visit quite often (especially the pool!!) The staff are so accommodating and kind, Morgan made me feel very welcome. I helped my friend tour apartments and Morgan gave us a tour here. It was the best tour and even made me consider moving though I wasn’t looking. I would move here if I didn’t already love my apartment so much, 10/10.

Omg I loved living here from 2021 - 2022.6 minute drive to downtown.15 minute hike on a private trail to some outdoor rock climbing walls.Their maintenance crew is excellent, no request took longer than a day to complete. Their staff is delightful, I met one of the leasing officers, Dina Ocasio and I immediately chose to sign a lease because of how pleasant and caring she is.I couldn’t recommend this complex and this staff enough, they’ll take care of you.

I have loved being a resident at Gables at the Terrace for the past three years. I researched many apartments in the area for years before deciding on this property. The location alone is amazing! The property is located close enough to downtown but secluded by and with direct access to the Barton Creek Greenbelt. Not to mention maintenance, Robert and Joey, always promptly and efficiently resolve any service requests. The leasing agents, Dina and Morgan, are very welcoming, cordial, and outstanding at what they do. Since the property has been under the management of Tammy, I have noticed improvements around the property and with staff morale. I will be renewing my lease at this property as there are no other properties in the area that really compare.Update July 2022:Unfortunately Tammy is no longer the property manager at this property but Morgan and Dina in the leasing office have continued to keep the property running like a well oiled machine. They have not made Tammys departure effect how amazing things were running under her management in one bit and continue to provide amazing service and satisfaction. Hopefully one of them can step into the property manager role and continue on with the amazing work they do!

We needed to find a place in a short amount of time and after looking at dozens of properties we landed on Gables. Cheyenne and Dina in the leasing office definitely went out of their way to make our transition easy, and the management staff is definitely a big part of the reason we chose this apartment. Definitely recommend!

Maintenance is quick to respond and the ladies in the office are wonderful! It has basic amenities, hence the 4 stars, but decent for the price. Cheapest and the most space in the area!

I have lived here for almost 4 years now and I love it. Dina in the leasing office is wonderful. The trails are amazing and so are most of the neighbors that I have met over the years. Parking can be an issue sometimes if you come in late at night, they have worked to resolve this by assigning guest parking. Maintenance has always taken care of my work orders in 24 hours. The vibe here is chill and quiet.

I have lived at the Gables for 2 years now and it has been a wonderful experience. Shoutout to DINA AND MORGAN in the sales office- they will take good care of you, I am most certain. The sales office does events such as monthly breakfast and holiday events through the year which no other complexs I know of does- they go above and beyond and like to get their residents together because they care!I am not one to complain however, I had some things come up and they were both quick to respond and fix the issues as best as they could. Maintenance is amazing- they are very smart and are super quick to help with whatever is needed.The location is really great, you can walk to Zilker or it is a quick drive into town. The pool area is well maintained and there is also a great hot tub which most complexs dont have in Austin.The only thing I must mention is that there was a period of car break-ins however, it has gotten better (This is the case all over Austin no matter where you go). It is common sense though to not leave your personal belongings in your vehicle no matter where you are located and you should be fine.Thanks for a great two years Gables! I will miss you upon my move. :)

I have lived at. Gables at the terrace for 5 years. Out of all the managers Morgan Walton has been the best. She is always on time on getting things done taking care of business. Even when she is out of the office she replies and helps with emails and communicates. She gets the job done. And she is very caring and smart and remembers and gets things done fastly. She goes out of her way to work things out and find a solution. I love living here especially when she took over made it the best. Deena is always helpful and been here for a while . She is very nice and helps also. Maintenance always does their best. Honestly the management makes the biggest difference and Morgan is just the best. I have had to talk to corporate about an issue and they are also very helpful and take great care of you and solve and help out promptly.

UPDATE: I dont feel the same as a lot of these poor reviews. Yes my toilet sucks and takes several flushes sometimes (but when maintenance came it worked just fine). I tightened the chain and dont really have an issue.Also I lived next door at Barton Creek Landing and it was AWFUL!! In every way possible!Living on a frontage road is kinda what you sign up for, but its only like an extra 2 mins to go south. And yes the 360/mopac intersection can be terrible but its always better than i35.Parking does suck but name an aptmt complex where it doesnt.The $40/mo trash fees per month would be my main complaint. That and the hot tub not regularly working.Gables at the Terrace has an amazing team in management and maintenance staff. I love the location and direct access to numerous greenbelt trails.

I just moved in but so far everything has been fantastic. The area is very peaceful and the grounds are well kept. Dina, our leasing professionals, has been great and very friendly, making the move to Austin very smooth for my wife and myself. The apartment was very clean and ready for move-in. The two items that we found not working were both promptly fixed the very next day after we put in the request.

The grounds are so beautiful, especially the pool and trails!! The office staff have been so super nice and helpful, especially Ms. Tammy! Also, the maintenance men were awesome!I would highly recommend this property. It’s very convenient to downtown and other areas while nicely tucked away. It was the perfect transition for us to Austin.

Just moved out and I loved living here. Nice high ceilings, big patios, lots of greenery. The pool is great and the front office staff is very professional and helpful. Never experienced anything shady like with other apt mgmt. It’s quiet, as lots of families and young professionals live here. Trails to the greenbelt right out back too. Only downside is the parking; Tight spots that are hard to come by.

The Gables has been a great place to live - its clean, quiet, and well taken care of. The staff has always been friendly and accommodating. Maintenance requests, when rarely needed, are taken care of quickly. I dont understand peoples complaints about the noise - I find it very quiet here. I agree, the leaf blowers are a bit of a nuisance in the morning, but they dont start super early nor do they continue all day. I would recommend this place to anyone. Great value for the money.

The location is amazing. 5 minutes from downtown, Zilker park and with trail access to the Barton Creek Greenbelt. Quiet, clean and friendly staff. Maintenance issues are handle quickly. This will be my third year in the complex and there has been some great improvements to billing options, Gables app, rewards program and social events. ATT Fiber installed to all the buildings. Mail Room addition is in the plans next.

Ive lived here for almost 6 months now and I really have no complaints. Aside from some difficulty in getting an issue with my HVAC remediated because maintenance did not want to call an HVAC specialist to come look at it, the office staff and maintenance team are otherwise very responsive (I particularly appreciate Josette and Jessica in the office!). Its very difficult to beat the location, apartment size, and base rent of this community; I am VERY happy with these factors overall. The community is kept very clean at all times and the maintenance team and groundskeepers are very attentive. Parking is scarce near my building (I have a carport for this reason), but I appreciate the decent amount of visitor parking for when I have friends over. I would definitely recommend thoroughly considering getting a reserved parking spot if you move here, but to me its worth the extra money. Ive had bad experiences in the past with apartment management (i.e. Roscoe Properties, Greystar), but it seems like Gables Residential is a good company with employees who genuinely look out for their residents, unlike the companies that I previously mentioned. Thus far, Gables has been a great place to live and Im very happy I moved here!

Cheyenee Lasater was very welcoming and knowledgeable and took her time answering all the questions I had. I truly appreciate service like this where someone takes their time to walk me through everything and show me around. I can’t recommend this place enough, especially with employees as kind as her! 15/10

We have been staying here at Gables at the terrace for a few months. Bahot acchi jagah hai .The apartments are spacious . We go for walks in the terrace whenever possible.There are trails too . Gym is ok .Grocery shopping seems very near. Would recommend this place .There are a few desis.Maintenance is good.Overall nice place.Rasika .

Most mornings, I like to jog the trail behind the buildings. It’s so great to have this greenbelt in my backyard. My dog, Oliver, loves it too! He’ll usually meet a few fur pals on the trail. Zilker park is down the street, so I’ll usually just tie my paddle board to my car and park at the lot down there—spend a nice afternoon on the lake. Most shopping will be on Bee Cave and Lamar, but there’s a Taco Deli, iHop and Tom’s Market down the street. Maintenace is quick and efficient, and the office staff is friendly.

I have very much enjoyed my time here at Gables at the Terrace. The staff are always very nice and helpful when needed. The pool in the summer time is always full of friendly people, and the access to the Green Belt is great! The parking has not been an issue for me (I dont have a carport). Due to some unforeseen circumstances I am moving out in the spring... I am very sad to go!

Decent accommodations for the price. Management was more responsive than most other apartment complexes Ive lived in. Pool is great. Direct access to the Terrace Trail and the Greenbelt are great!

Gables at the Terrace is great. The people that work here are so nice. They are very responsive to questions, concerns or repair requests. The parking is not a problem at all. We got a garage after reading all the reviews but it was unnecessary. I would highly recommend Gables at the Terrace.

I had a wonderful experience living at Gables at the Terrace for three years. The community is well-maintained, and I always felt safe in my home. The leasing and maintenance teams were responsive, and overall, my time here was great.When I moved out, I encountered a charge for carpet replacement that I initially believed fell under normal wear and tear. The dispute process was frustrating at times, but I truly appreciate the effort made by the team—especially Shona—who took the time to review my case, acknowledge the miscommunication.This experience showed me that Gables does care about its residents and is willing to make things right when concerns are raised. If you choose to live here, I’d still recommend documenting everything at move-in and move-out (which is good practice anywhere), but I’m grateful for how things were handled in the end.Thank you to the team for your help—I sincerely appreciate it!
