I am a new resident of Burnet Flats. Tyler and Kylee have both been so supportive and helpful with my move to the community. Tyler toured me when I initially visited the property and was very informative and kind answering questions about the apartments and amenities. He also checked in to make sure everything would be ready for my move, and quickly attended to a few minor details I noticed on the initial walk through of the unit.Kylee has also been wonderful. When I had issues with my door lock, she immediately followed-up, and replaced my door key. Her warmth and professionalism is felt.The location is perfect. There are several coffee shops, restaurants, and stores within walking distance. There is a beautiful pool and gym. The dog park also leads out into a neighborhood for nice walks with my pups.One opportunity I think could be helpful is installing a timer at the pool so the fountains at the pool are quiet in the late evenings. My unit faces the pool. The fountains can be heard inside my unit. Just a suggestion I think could enhance the location of these apartments. :)I am looking forward to living at a Greystar property as I have prior, and the level of service and responsiveness stands out from other property management companies.I have met some great residents in the week I have been here, too. Excited to call Burnet Flats my new home.

Kylee from Leasing Office was absolutely amazing! She greeted us with such a warm vibe and took the time to show us all the available apartment options. She gave us an awesome tour of the entire property and made sure we saw everything it has to offer. Her friendliness and kindness made the whole experience so easy and enjoyable!

Moved here after touring and taking into account the things other people had mentioned in previous reviews. My experience in the first few months of living here has been great. Move-in was smooth and small cosmetic issues were addressed within a few weeks of move-in. Youre paying for the location of this complex over all else. The interiors are NOT condo level as they advertise, the doors in the apartments are builder grade doors as is the molding and everything else. This is not a bad thing, I would still consider this on the high end of apartments, just dont think youre getting luxury high end finishes. Regarding some of the reviews Ive seen, the management in the front office has been nothing but helpful. Some people dont like Greystar, but they are a national management company and have processes in place unlike smaller companies. Leasing office jobs are rarely long-term, so yes there is going to be turnaround. People who complain about this dont understand that job description. Ive never seen any vandalism or theft in the parking garage--I will say the front office staff told me NOT to use the bike room as they are constantly dealing with theft, so be aware of that. The amenities are nice, rooftop deck is great. Pool is small and DO NOT get a pool view apartment as the property is dealing with a pigeon issue. They are trying their best with netting and bird spikes but still something to be aware of. The dog park is nice, does get muddy when it rains but overall one of the larger ones youll find in this area. I can hear my neighbors drop things above me, but I would not say it is abundantly loud, to be expected living in an apartment. Lastly, Ill mention the water pressure is low in the kitchen sink which was mentioned in reviews, but overall everything else is normal.Overall, the complex is safe, relatively clean and most issues seem to be dealt with as soon as possible. Youre ultimately paying for location to live here and some nicer apartment features, but by no means comparable to a new building that has under cabinet lighting or high end finishes. Id tell a friend to tour here and check it out, so I feel confident enough to leave this review. I would take other reviews with a grain of salt, worth a tour and consideration.One last thing to consider is this is a SMALL complex overall, so with fewer residents and units comes a faster turn around for issues and higher attention to current residents.

Great apartment complex! I feel like I always get poor-to-mediocre experiences working with apartment complexes and that hasnt been the case here. Kylee is fantastic and answered the millions of questions I had during move in in a very professional and kind manner. The apartment itself is clean, modern, and quiet. The location is excellent, with restaurants and an HEB all within walking distance. Its certainly not a perfect complex, but the pros have far outweighed the cons and, so far, I am a very happy resident!

Had a tour of this apartment not too long ago with Bianca and I absolutely loved it. The staff was so energetic and friendly and the community was as beautiful, I really loved the location with all the food and shops near by. My lease is ending soon and I will definitely be signing here when it does!

Just moved in a week ago and the experience has been great. Starr has helped out a ton to find the right apartment in the complex. Even when small things came up, she was right there to help out quickly.So far the apartment itself has been amazing. Great living room space, bedroom layouts work well for my needs, with no major maintenance issues. Close proximity to so many great restaurants, HEB or markets, and even can get a quick haircut across the street. Im going to enjoy living here.

You couldn’t ask for more at this place. Convenience, great management, great maintenance guys, fast responses if you need anything AND the location is everything anyone could need here in Austin. Location is GREAT as this area is what original Austin feels like. Super cool true Austin vibe in this area. It was a deciding factor for me to lease here. I love living here and I’m into my second year of staying at Burnet Flats. Please do not be fooled by negative reviews. Everyone is entitled to their own experience, but mine has been nothing short of spectacular. I really appreciate Katelyn in the office who goes above and beyond for her residents. The rooftop view is SUCH A PLUS. Beautiful sunsets at a wonderful place. I love living here and I’m so happy to have stayed another year. If you’re thinking about living here, this is an easy choice. Management is super accommodative and they actually care about their residents.

Went with my daughter on a hunt for apartments and at the end of a long day Burnet Flats stood out as the best - the floorplans and the location gave us the best feel of Austin.In addition to the apartments themselves Starr was so easy to talk to - she is friendly and genuinely listened to our questions/concerns. She was friendly and welcoming without coming off trying to sell us. Then weeks later when we came back she recognized us and treated us as welcomed friends.

I was looking for an apartment in Austin while in a different state, and while I did not choose Burnet Flats in the end, their management office was incredibly friendly and helpful, especially Starr. My friend was able to tour the complex for me by proxy and Starr was very informative and made sure that all of my questions were answered. They are well-organized and quick to respond, which always is a good sign in regards to management at an apartment complex!

I just moved to ATX 6 weeks ago and already wanting to resign here. I signed here because of the staff, specifically Starr. She was so welcoming, patient and sincere during my tour and application process. She even checked in to make sure I was doing well and remembered my family when they came to visit. Moving to a new city and not knowing anybody has been intimidating and at times overwhelming, but I really do feel ease knowing Starr and the rest of the staff are near. Starr went out of her way to help me get settled, get a great price point and made sure my lease made sense for my needs. I was in a bind once while travelling for work and called the office and Starr came through! Seriously, wasnt part of her job title she was helping out of kindness. She must be protected at all costs! Renting game would be way more pleasant for renters if there were more people like Starr in the industry. This place is a fantastic location, quiet and offers a ton of amenities.

We have loved living here! Katelyn from the front office is always incredibly nice and helpful with anything we ask of her. She replies to emails quickly and definitely cares about tenants. Austin has also been super nice and helpful. Honestly can only say good things about the management team here. The complex has been doing a lot to solve the pigeon problem and has made a ton of progress on it in the year we have lived here. They also do a lot of fun community things like free food and even free drinks at Little Woodrows. Overall a great place to live

I wanted to share that the overall experience with leasing with Burnet Flats has been so great. Ive spent multiple days looking around, reading through online reviews, and talking to so many people... and in the end the experience of touring the property with Brandon and then going through the application process with Armando has been superb.I cant imagine how stressful the process can be for others. Id definitely recommend working with the team here at Burnet Flats and taking a chance to meet them and seeing if youd like to be a resident. It is painless and youll definitely find things you like about the property. Ill be moving in shortly and am ecstatic its been so positive.

Last week I came in for leasing information with my family but I didnt book an appointment with the hopes to still tour. Starr had informed us she could squeeze us in for an appointment and share rental information. Sadly, I was looking too far in advance so I wasnt able to find my home (just yet). However, the property was beautiful and Starr was so kind and informative, she didnt miss a single question. Shortly after I left, I got a call thanking us to take the time in stopping by. I hope I find my dream home here at Burnet Flats sometime in the future!

Ive been living at Burnet Flats for 2 years. The property is well maintained and clean, and I have never seen a roach-whew! The location is unbeatable - within walking distance to many restaurants, shopping and entertainment. Ride share to downtown is inexpensive. I feel safe living here and have met many friendly neighbors, especially at the dog park. The interior finishes are not fancy, but modern and nice and the floorplans are very well laid out. I really like the maintenance staff, very nice and professional.

UPDATED 5.31.2023Its been a year since we moved in so I felt I should give a few updates as to how its been living at Burnet Flats. Overall nothing major has changed. The location is amazing, the apartment is quiet and has had no major issues (leaks/appliance breakdown/etc.). The property itself has been about the same, mostly clean and mindful neighbors. Office staff is new and have been super helpful.The only issue I could think of is the pigeons that live at the pool and rooftop areas. The office management has been communicative and seems to really be working hard to resolve however from what Ive gathered the corporate offices - Greystar, have been dragging their feet with approving any requests sent by office management. For an issue that has been ongoing for several years - Greystar sure hasnt done much..If youre looking to move here - I would still highly recommend it due to the location and quiet neighbors - just be aware the pool and rooftop will be infested with pigeon nests/pigeon s**t/and pigeon carcasses. For this issue Im updating my star rating from 5 to 4.______________________________________________________________My boyfriend and I moved in in June. The move-in process was a little bumpy due to the previous tenants not taking proper care of the unit. This led to a delay for our move-in. Thankfully the management team (Austin and Katelyn) were incredible in handling the issue. They both were extremely helpful as they worked to resolve the issue all while being super kind and caring. I have never experienced such professionalism when working with an apartment complex. and as a born and raised Austinite Ive lived all over the city!Regarding the maintenance team - every time I would submit a work order they responded and resolved the issue within 24-48 hours. Absolutely awesome jobs each time.As for the property and apartment - we are in love! The pool is lovely and really enjoy the rooftop lounge. Im very excited to see how the refresh turns out!All in all this has been a great move and I am so glad we made the decision to live here.

I cannot say enough good things about Burnet Flats. First of all, the property is clean, and well cared for. I like my floor plan, and feel it makes great use of space! I think my neighbors upstairs have a dog and a child. I occasionally hear them, but its hardly even noticeable most of the time. The apartments are very well built! They are the best Ive ever lived in! My only compliant is the pool. The location and design of the space is less than ideal for a pool. Thats just the beginning... the people there are great. The office is staffed with helpful, knowledgeable, and friends people who genuinely care about the residents, which made my apartment feel like home from day one. Ive submitted a few service requests, and they have been quick to address every one of them. I would highly recommend Burnet Flats to ANYONE looking for a nice place to live in central Austin. The location is fantastic too!!! That said... I hope this glowing review doesnt raise my rent next year... :/

Everything is great, from floor plans, to amenities, and rental rates. Sometimes parking can be a bit full at weird hours and for WIfi go with Specturm if you want wired connection as AT&T doesnt support wired connection.

Theyre transparent and really care about providing a good experience for their residents. The neighborhood/location is also wonderful and the spaces and amenities are great too.

Rent was raised $400 after just one year. I guess my first year was a serious deal. Fire alarm if theres strong freezing temperatures. I think the pipes busted somewhere causing this. Anyway, I did not renew due such a large rent increase.Otherwise, awesome location and good property if you can safely afford the rent. I recommend.

I have lived in Austin for 8 years, tried many different apartment complexes, and Burnet Flats is my favorite by far. I have never been happier in an apartment complex than here.Apartments are great, maintenance is great, they dont try to nickel and dime you. Utilities are billed through the portal easily instead of using a 3rd party provider like Minol that charges administrative fees.Burnet Flats is awesome!

The housing agent is very kind and this looks like a great property to live in. Good bus connectivity and very close to UT. Excellent amenities, theres a pigeon problem but the housing staff is taking care of it with meshes around each house.
