Ive observed some negative reviews aimed at the office staff, which may not fully reflect their efforts. Its important for everyone to recognize that certain challenges, like the issues surrounding vehicle thefts and vandalism, are often beyond their control. Even with the best security measures in place, unfortunate incidents can still occur. If theres a concern to be addressed, it might be regarding the littering by some residents. However, its commendable that the maintenance team consistently addresses this by actively cleaning up the area and disposing of trash promptly. Having lived in the community for over a year, I can personally attest to the positive experiences Ive had with the office staff. They have always been attentive to my concerns, demonstrating empathy and providing helpful advice, regardless of whether its something they can directly assist with. Whenever Ive requested assistance from the courtesy officer, he has responded immediately and without hesitation. Similarly, my maintenance requests have been handled swiftly, often within the same day. Moreover, when I brought my puppy home, the office staff welcomed him with open arms and made it easy for me to add him to my lease. The complex was constructed in the early 2000s, so its understandable to have expectations aligned with that timeframe. The layouts are quite good, and the rent is fairly reasonable. You play a crucial role in shaping your experience in any environment. As I prepare to move from the complex, I want to express my heartfelt appreciation for the staff in the community who made me feel so welcomed and like I truly belonged here. However, I feel its important for me to explore Texas.

Here’s an update on my case: Ever since I raised concerns about issues in my apartment and requested compensation for a change, Susane has been incredibly helpful. Throughout the entire process, she has consistently been accommodating and supportive. This level of cooperation from the office management truly makes living here a much better experience, as they assist and work with residents at every step.

I have been living here since mid 2023. I moved in last minute and moved into one of the smaller apartments that was upgraded on the first floor.Since it was in the first floor, and it was upgraded I was supposed to pay higher rent than I ended up paying. Management worked with me and gave me about 3 different options at the time. I selected the first floor apartment with nice faux wooden floors. It was smaller than I liked, but I was happy with it.This year, before I renewed my contract I requested to see other apartments. I was fortunate to find one on the third floor for less than what I was paying. All appliances were upgraded and the floors were also faux wood. It came with a balcony, which the previous apartment lacked.The monthly energy cost may be a little higher because I live on the end and have more windows, but I get to have more space, better lighting and a lower rate.I have experienced in the past that apartment managers have always increased rent no matter what the market is. The staff here were very direct with what was available and what the market was and in this instance worked in my favor. I did my own research before I approached them and this honesty from them encourages me to keep dealing with them in the future.I am thankful to have found an apartment complex so clean and friendly. All the residents I have interacted with are polite and respectful. This apartment complexs safety is exhibited by families constantly taking walks in the evenings and at night around the well-lit apartments. The staff is helpful and prioritizes the needs of the residents when situations arise. One neighbor had an emergency with their AC unit and Avana maintenance responded immediately by providing a portable unit the same night. I see safety and great service all the way around.My kids are grown up, but this place would be a great place for school zoning. The middle school zoned to these apartments is Sugar Land Middle School and Kempner High School. Its a great place to raise kids and provide them with some of the best public education available in Houston/ Sugar Land.

I swung by Avana and decided to check out their 2-bedroom apartments on a whim. Denisse, the person who showed me around, was awesome! She was super friendly, attentive, and knew all the ins and outs of the property and the neighborhood. Denisse made sure to showcase a beautiful apartment, pointing out all the amazing features the place had to offer. It was clear that she genuinely cared about the property and the people living there – her enthusiasm really came through during the tour. She’s so easy to talk to and made me feel right at home. Sadly, I couldn’t lease a place because of work taking me up north, but I’ve been recommending this spot to friends in the area, all thanks to Denisse’s awesome vibe and the care she puts into Avana. I’m sure anyone moving in will love it because of the staff’s dedication and the friendly atmosphere they create for residents.

Over the passed two days I have been in contact with the staff of Avana at Sugarland, and everyone including the manager is absolutely pleasant. I enjoyed meeting all of these individuals who each had very positive and humorous personalities. They were all very efficient with everything I needed in order to get moved into this amazing complex and even more beautiful, unit. Not to mention they’ve recently been renovated, the pool is absolutely beautiful and the fitness center is 24/7! Wow! They mentioned the apartment recently got new management and I am so happy this apartment got blessed with these individuals!! I am truly pleased to have been in the presence of these wonderful and helpful beings. It makes it so much better when you meet people who genuinely enjoy what they do, and make you laugh at the same time. Who knew searching for an apartment could be so fun!

Choosing to live was very good decision. The apartments are upgraded & very clean. The maintenance team is great, they respond very fast. I created a non-emergency request in the middle of the night and they knocked at my door in the next morning. There are many great restaurants around the property if you want to grab something for lunch or have dinner.

When I moved here from Louisiana, it was the best decision! The prices are fair and the property staff is very responsive to any requests you have.I am on the second floor and had an issue with the above neighbor. When speaking with the property manager, she was able to resolve the issue without any conflicts. That speaks volumes to me because a lot of times situations can escalate between neighbors and she made sure that didn’t happen.The maintenance staff has also been wonderful in responding to my issues in a very timely manner. They remember me when I see them out on the property and always make sure everything is good in the apartment.The location is perfect because you are close to the mall, several grocery stores, my favorite nail salon (VLink Nails) , skeeters stadium and so many restaurants.You won’t be disappointed living here!

I lived at this apartment complex for about two years before moving out due to life circumstances. During the period I lived there, most issues that came up were promptly responded to. The neighborhood area is great and has plenty of delicious restaurants and food trucks within walking distance.I had an issue pop up after leaving, but it was promptly and completely resolved by the office manager, Angelica. I absolutely love my apartment maintenance handle request immediately and my overall experience has been a positive one. Here management makes this place truly feel like home. Jacqueline is helpful, accommodating, and for goodness sake she even delivered a package to my apartment and put it inside for me when I called and said that I wouldn’t be able to reach the office before office hours closed and needed it EXTREMELY BAD!! They always have a smile on their face! My expectations of customer service are exceeded. Landscape is Lush with trees and flowers. Pool area is always sparkling. It’s a must see! I’ve really valued my time with Avana Sugar Land! I absolutely recommend living here.

My husband and I are moving from out of state and as anyone would know that can be extremely difficult. We reached out to many different apartments and had lots of problems getting responses but Avana Sugar Land responded within the same day. Jacqueline is amazing she responded to our inquiry and we responded with questions and got the answers same day as well.I have talked to her on the phone as well and she is super nice, and professional! Some of the best customer service I have gotten throughout this entire process.The website is also wonderfully designed and straightforward. Also the virtual tours are well done and really give you a great idea of the space you will be getting! Such a great place!

I have lived here for 1 year now. During my 5 year stint in US on a work transfer, I have lived in four different communities, and I am glad to say that Pebble Creek has been my best experience so far. The leasing office staff is helpful and attentive. In other communities, I have seen a sea change in the attitude of leasing staff before and after signing the lease, but not here. You always get the same warmth and attention which you got the day you walked in as a prospective resident. The guy at the office is amazing and he never ceases to impress me with his attention to service and resident concern. Never ever I have come across a leasing specialist who knows each and every resident by their name and knows their unit number by heart. I mean how often you meet people like that in apartment offices who care for each and every resident, specially when people come and go every time. Other leasing staff and proprty manager are good too. The maintenance team is very hard working and they make sure that each service request/work order is completed the same day itself. I have had good neighbors and never faced any kind of issues during this 1 year. Its a shame that I have to leave the country due to a work transfer. But I am sure if I ever come back to Houston-Sugar land area, Pebble Creek Ranch would be my first choice. To the guys at the PCR - You guys are awesome. Thank You

The location is perfect many grocery stores near my apartment, restaurants and the mall makes a difference in gas usage specially with the current prices.

In my year of living here, the management team have been nothing but kind and have worked with me. The units are beautiful and there is a lovely vegetarian eatery right around the corner as well. Im a city lady and the burbs is a bit isolating. However, I loved my time living here and highly recommend it to anyone planning to reside in Sugar Land. The only cons are neighbors littering everywhere, but it has improved.

Let me tell yall amazing things about the Avana Apartments. For my experience, management and staff are such a great help to meet my needs. Erica took her time to assist me and my brother on small situations we had with the apartment. But with no hesitation, she fix it right away!! She is full of energy and positive attitude and cares about the people who live in the apartments. Her staff members Alessia (I think) was great as well. She kept us posted with things we asked for. I thought that pebble creek ranch was a very nice place. Although there were often very many problems with the pool and it did not open on time! But all in all I thought my stay here was very good and the staff have improved !! But I think pebble creek ranch should get more thing to do for kids!!!! And for adult often in the daytime when it was too hot and your parent took their car to work u were stuck inside !! But I do think that pebble creek ranch is a great place to stay because its nice and because of the friendly staff! From Sara age 13

I moved here in November. The apartments got a major upgrade and the apartments are big in the inside. Good area and everything close. I will be living here until I buy a house in Sugarland. Its hard to find a 2 bedroom 2 bath with a study on the first floor for a decent price especially in the Fort Bend area.

Avana Sugarland is a beautiful place to live. If you looking an apartment in Sugarland. I lived here more than 2 years and everything is perfect quite, safe, family oriented, clean (take the trash everyday!), the apartment are very spacious and have high ceilings (this is very hard to find everywhere you go, where everything is so small), excellent maintenance team, and excellent management in the office, they work really hard everyday to keep the property a beautiful place for us to live.Thank you Avana Sugarland!!
