    I have lived here since July this year. 3rd floor unit. Very spacious and beautiful community! I was very nervous as I knew nothing about this area prior to living here.The groundskeepers truly take pride in their work and make sure the property is very well-kept. Always see the lawn care company and the pressure washers out on a regular basis!This property truly takes pride in making sure their residents have a great living experience and environment and you can really see that here !!!I have lived at multiple properties throughout DFW within the last 10 years and this one, by far, is the absolute best. From the perspective of a consumer, the amenities and the staff are amazing. The leasing agents and office manager are very caring and helpful too. They helped me through everything on day 1 and the entire process was very easy and no hassle when I signed my lease. I always speak with Liz and she has always been very friendly and professional! The office always follows up on any maintenance preformed or anything that their residents need to be informed about which is a huge plus.Truly am very impressed with my experience here and will 100% renew my lease next year!

    Tour was great. The property looked great. If you can afford the pricing, seems like a great place to move in to.Update: Cassandra and Meredith were very helpful. Cassandra reached out to me with an update on the layout I was interested in and was able to answer any questions that I had. Thanks to her I was able to drop by for a second tour .     Great place to live! Great location, right off of 360 which gives instant access to the highway. Meredith and the rest of her team at the front have been so helpful and are so welcoming. Maintenance is quick and great. Itā€™s a nice peaceful community. Iā€™d highly recommend living here. šŸ‘

    This place is nothing short of AMAZING. Let me tell you how fabulous Ms. Elizabeth Gonzalez was with me. When I first met her she was sick and tried her best not to show it. She gave me and my family nothing short of 5 star service. She did follow ups with me which was really appreciated and went the extra mile to ensure everything was a smooth transition for my family. On my lease signing day Ms.Meredith and Prpoert Mgr. Sarah really went the extra mile to ensure any errors was fixed and everything was perfect. If you come here I promise this fabulous team of 3 will grant you the same experience they gave me if not better I promise. Waters Edge youve out done yourself with these ladies.     Beautiful place to live. Great bunch of ladies at the leasing office. They are Always making sure things go smoothly and take care of whatever we need. This would be our 3rd year renewing. I mean look at this amazing 3rd floor view of the lazy river poolā€¦.whoā€™d wanna leave this place lol. The pool was under maintenance to repair some small cracks but they had it filled and ready just in time for Memorial Day! That says something about the property management. They take care of the amenities that we have here on site. One thing Iā€™d like to point out is that there are no delays with maintenance. Typically they take care of tickets within 24-48 hours. Iā€™m not sure where you would find that kind of swiftness. More bad reviews than good when looking into other apartments to rent. Thatā€™s key when selecting an apartment complex.

    I love my apartment! Coming from a different complex that had many noise disturbances this apartment is amazing. Friendly neighbors, dog friendly, great amenities. I placed my first maintenance request and it was completed the following day! I would recommend this place to anyone looking for a safe & quiet place to live. The apartment is located by a lot of restaurants, grocery stores and places to shop for your home or any needs.

    Did not lease here but had a very good experience touring the complex. Friendliness and being up front with prices and photos of the said apartment we toured were given as we stepped in. Though we were not guided within the unit itself it gave me and my partner our personal time to fully discuss and admire the floor plan. Everything from the unit to outside the complex seemed to be in a place and remained clean and quiet (tour was in early April 2024).

    Living here at Waters Edge has offered a positive and enjoyable residential experience. The 24/2 access to the facilities like a well-equipped fitness center, a refreshing swimming pool, and communal spaces for socializing. Waters Edge has also been responsive and helpful when it comes to their management. Quick resolution of maintenance issues, clear communication, and a sense of community fostered through events or shared spaces contribute to a positive atmosphere. These apartments have really well-designed and functional living spaces with updated appliances and thoughtful layouts that have contributed to a comfortable and pleasant living experience. Ultimately, a combination of these factors have created an amazing, welcoming, and enjoyable environment for me.

    I am in love with this place! The property truly is beautiful. Modern, clean and incredible. Each unit/home from the 1 bedroom to the 3 bedrooms is thoughtfully designed and crafted. Each home shows like the model. Your only challenge will be deciding on which one you will call your own! The staff is incredible. Ryan, Alyssa and Shelly went out of their way to make my daughter and I feel a part of the Aura3FiftyOne family. It speaks volumes when the staff of an organization willingly call the community where they work - home. They answered my questions patiently and were willing to provide me guidance through this process and are the epitome of excellence in customer service. Youll be hard pressed to find a place as rare as this. I am so blessed that we did!

    We looked at so many apartments and just loved Waters Edge the pool is definitely 10/10 inside everything looks so nice and clean, got greeted right away by Liz and everyone else helped so much with the application and all my questions prior to move in, the process was so easy got approved 2 hours later! Havenā€™t had an issue so far just tiny bugs all over the place thatā€™s all.

    We have been looking for a new place. We looked ay several different apartment complexes today. Not just that we love everything we saw at Waters Edge but Meredith was the most polite and helpful person. She had the answer for every question we had in detail.     Ok now that we are pretty much moved in I can make my honest review ā˜ŗļø.The office staff is about the friendliest Iā€™ve ever met while apartment hunting! Meredith talked to me like I already was a resident when speaking to her on the phone, and viewing apartments was a breeze. She was so patient on the tour and let us see all 4 apartments we were eyeing! As long as it was available we were able to view (and the actual apartment as well, not a made up model). Tammy and Liz were also so sweet during the process and answered all my questions.Maintenance - so far has been great! Iā€™ve put in 2 maintenance requests and they come so quickly and help with whatever you need. Iā€™ve even seen them spraying down the hallways and entryways which is so appreciated being that the hallways are indoors!I havenā€™t been to the gym yet but Iā€™m excited to go, it looks like it has the standard items you need for basic fitness. (If they put more womenā€™s equipment in there Iā€™ll never leave šŸ˜‚).The pool - OMG, just IMMACULATE!! This was the big seller for us. The lazy river and the kids friendly walk in areas (our kids have already gone over there twice to put their feet in on the sunny days since itā€™s open year round šŸ˜).Noise level- your typical apartment noise (people walking up the stairs if you are next to them and talking outside), but it isnā€™t too bad to where itā€™s bothersome. We also have 2 little ones as well so we appreciate living above a garage and there are no apartments on either side of us, just above us and we hardly hear anything from up there.I love it here so far and love the modern look of our apartment. We are in the B2 and it is a great size for the kids to share a room and for the parents to have a room on the opposite side (the closets are a pretty nice size for apartments as well). I am looking forward to swimming this summer and all of the community events the office throws šŸ„°.

    I would like to say I just moved in to these apartments I had a headboard mistakenly delivered to the next apartment complex , Meredith James who works in our leasing office helped me by getting on the golf cart and picked up my big headboard and brought to the 3rd floor for me. I highly recommend these to anyone trying to lease Meredith needs a raise please and thank you ..Sheā€™s amazing at what she does ..Lexi is one i donā€™t recommend to speak to she moves to fast and doesnā€™t answer to calls or emails . Sarahā€™s is the leasing manager and she is also amazing šŸ’•-thanks again Meredith James for all your help itā€™s really appreciated

Im very impressed with our management team, Meredith in particular has been amazing, very helpful and engaging, in the past we had a team that really didnt care about their residents, our team does and it makes a difference, they listen and are engaged, the customer service as well as maintenance support has been outstanding and much appreciated.

    Sara, Dominique and Tammy in the leasing office were always bright and helpful. Deny and his maintenance crew were always polite and attentive with service requests. As for the property, there were occasions of pieces of trash (soda bottles/snacks/fast food cups) in the breezeway for a few days, which is eventually picked up. Overall, the property was upkept as best as possible. Great pool area and gym amenities kept clean.

    I recently moved into a 3 bedroom unit, and it is very nice. Extremely spacious. The amenities are quite nice. The gym and the pool is well kept.I would have rated the community a 5, but, I have noticed that people who do not live in the community have been let into the pool area or they have been give the gate code and the people above can be a bit noisy.

    I am one of the first residents to move in to this amazing property about 11 months ago. The grounds are well kept and the common facilities are well maintained. The apartments are gorgeous as well. The gym is one of the best equipped Ive ever seen for an apartment complex and the POOL IS AMAZING!!! Although the complex is now full, I have not noticed any change of the noise level. Its very quiet considering how close we are to Hwy 360. The staff is AMAZING!!! Ryan and Shelly have been both helpful, patient and professional throughout my stay here. Ive lived here almost a year and I feel like they care for the residents like family. They do not tolerate lease violations which I appreciate as a resident. Some people do not like to be told they need to be considerate of others and follow rules. Im totally OK with those people not loving this property and the people here like I do. Ive been through all four seasons and I would gladly recommend this property to my family and friends.

    This is a very well maintained complex. The amenities are much nicer than those Iā€™ve seen at other nearby locations and both the staff and my neighbors are friendly. Weā€™ve had a great time raising our daughter here and our living experience compared to our cost of rent is beyond worth it. Iā€™d recommend anyone looking to live in the Mansfield area visit this property to take a look for yourself.

    Top rating is for Denny, JC, and Luis, the maintenance professionals at Waters Edge at Mansfield, and the Property Manager, but not the property owners. Maintenance men are prompt, courteous, and excellent with requested services, but they struggle against the property owners, who give them too little of a budget to hire a large enough staff to properly manage this 5-year-old complex that features several hundred homes. 3 maintenance men for 200+ homes cannot handle everything adequately, so they struggle against all odds to earn a 5 star rating, but they earn it for promptness, courtesy, and great work.Their difficult situation is compounded by THOUGHTLESS TENANTS that trash, damage, and often destroy the property to the point that the staff are sometimes buried under repairing the deliberate, willful damage they cause and cleaning up after them rather than moving ahead with more important initiatives.My most recent maintenance request was handled promptly and efficiently in a way that exceeded my expectations.

    My fiancĆ© chose Waters Edge at Mansfield and Iā€™m glad she did . I love living here. The apartments are new with beautiful finishes. Very elegant and modern. They are built solid and very quiet. The pool is amazing and we take advantage of the great gym they have. We love the spin bar ! The location is awesome and convenient. I have met a variety of neighbors and they are very pleasant. Just an overall great place and beautiful property to call home . The staff is amazing and attentive.

    Quite well maintained apartment complex with amazing amenities and a beautiful resort style pool. The office staff are welcoming yet professional and and the maintenance staff are efficient and respond to request pretty quickly. The complex is located in a partially wooded area (close to Lloyd park) so the environment is very relaxing and gives you an away from the city vibe although itā€™s still very close to all the surrounding cities. Itā€™s minutes always from grocery stores, TARGET, shopping, car washes, food places and more! Thereā€™s also easy access to the 360 toll for a faster commute if needed. Definitely a hidden gem! (2 years of experience)

Also, I hope in the near future that apartment complex start to establish more strict policies as to parents that have children at the age of two are younger must stay on the first floor because of the running and jumping that actually disturbs the neighbors under them but again I must say that I really did enjoy my two years as a resident at the apartments.

    To start off, the staff here is beyond amazing. Kelsie was always super patient with us and answered every question no matter how small with urgency. Every morning the maintenance crew walks the property and collects trash and refills the doggy bags which is always appreciated. The gate is great and makes us feel really secure. Just a beautiful and great community all around.My only complaint is with the lack of quality control. When we moved in the water smelled like rotten eggs to the point it was intolerable to be inside. I understand the apartment has been vacant but it would have been nice for the staff to turn the water on the day before the moveAlso, there were numerous things broken in the apartment. Our sink head was broken (which they urgently replaced) and our microwave is broken as well. The sink was not a big deal, but due to the pandemic they wonā€™t be able to replace our microwave until they decide to lift restrictions which could be indefinitely. I completely understand that itā€™s for both my safety and the staffs, but thatā€™s something that should have been checked before move in.Overall I canā€™t recommend these apartments enough, but if I could do this all over again I would have asked to walk the unit before move in so that I could have gotten these issues resolved. In the meantime I bought my own microwave to use, but not everyone is fortunate enough to be able to splurge 200 dollars like that.

    I am really pleased with my apartment here at Waters Edge. Got a one bedroom and its laid out really well. Feels a lot bigger than it is. Very nice features inside. The staff has always been very kind and helpful. Has a great gym for an apartment complex and the pool is really nice. Love being right off the highway and right in the middle of the metroplex. The neighbors I have met have been kind. I live on the second floor so I can hear some noise every now and then but its not anything I didnt come to expect from apartment living. Overall really glad I made the decision to move here.

    Since this management company has taken over about a year ago, the overall service has gotten better. There has been more community events, the service requests have been completed quicker, and the front office has gotten back to the level I was used to in late 2018 when I moved in. They are listening to residents and taking action from their feedback.There are going to be issues that come up no matter where you live, but I once again feel (as when I moved in) like the office staff are working with vs against the residents.

    Maintenance always responds so quickly! I cant express how surprised I am everytime I enter a service request! Each time so soon I hear their knock at my door! Great team! They fix every problem and go beyond with anything else they can help with. Its starts with the manager, assistant manager, and staff . The care they have for us residents is shown! I recommend ANYONE deciding to move here or another site... Move here! Its hard to find a staff that cares.Oh, and the lazy river is awesome and always stays beautiful too!

I have to start by completely complementing the leasing staff as a whole on a awesome job showing me around and handling my questions and concerns. I moved into my place on the 10th of this month and I must say that Im loving my unique apartment and wonderful location as well. Its clean, quite, and modern luxury apartment with a touch of feeling of home sweet home. The gym is awesome!!! Im thinking about cancelling my gym membership. The gym has all of what you need to get fit. The spin class, Abs, etc... They are great. The pool is wonderful I cannot wait to enjoy it this spring/summer. The lazy river pool and the resort style pool layout just cant wait. You can pay your rent online and have a layout of the bill of the current month. If you would like to know more just come check it out yourself. Im a happy resident.

    The apartments are great! Very luxurious feeling for a good price. One of the best and we looked at a lot since my wife and I relocated from out of state. The amenities are second to none and I was worried since we are on the bottom floor but it is incredibly quiet and I have no issues with loud neighbors. Love it here.

    Overall good place to live. Walls are very thin and i suggest you donā€™t move to the second floor. It seems they donā€™t care about whatā€™s below. It sounds like someone is lifting weights or doing HIIT workouts above us. Maintenance is the best part about this place and the managers respond quickly to emails. The gym and amenities are great. The parking lot is like a race way.

    I absolutely love living here. Its safe, quiet, we have some good neighbors, and the pool (thumbs up)! Me and my boyfriend used to live at the neighboring complex and loved the staff and management. When the management shifted--so did we. We followed them right over to Aura3FiftyOne and love them so much. Ryan is a super helpful and caring leasing consultant and through Ryan we met Alyssa who is also a joy!Anytime theres a concern or issue especially with a package the team here gets right on it and resolves the issue ASAP.Love it here and would definitely recommend.

    I dont usually leave reviews, but I feel compelled to give an honest review and take on what living in this complex is actually like due to the various comments and reviews left online. Ive lived here for about a year and my lease is due to end soon. I first moved here when the property was with a different management company and formerly known as aura3fifty one.Pros to living here:- Quiet neighborhood- Close by to almost everything, restaurants, grocery stores etc.- Nice interiors and finishings inside the apartment- Really pretty pool, and some of the nicer amenities Ive ever seen at any apartment.- Cons to living here:- If you have children, you may as well not live here unless you stay on the 1st floor.- The flooring inside these apartments is like paper. Ive had my amazing (sarcasm) neighbors call the courtesy officer, and make complaints to the leasing office numerous times due to my 2 year old walking across the floor. - even though my 2 year old spends maybe a couple days out of the month with me in my apartment lol.- If you dont pay for reserved parking, sometimes parking becomes an issue if you come home past like 6 or 7 pm. youll find a spot eventually but you may have to park pretty far from your actual building (not a huge issue but can be annoying at times-- if you live in a building near the dumpster it does unfortunately tend to smell really bad and be overflowed with garbage so do keep that in mind. but they have valet trash pickup so I never really have to deal with going near the dumpster- a bunch of wasps and bugs in the spring/summer due to being near the lake but the complex does *try* to keep it under control.- maintenance request do take time to get resolved, and i usually have to call the office a few times before it actually gets taken care of.In conclusion - I will say all in all these are pretty nice apartments, no complex is going to be completely perfect, but I work various hours and come and go at all times in the day and Ive never felt unsafe, or worried about me or my childs safety, the apartments are very nice and spacious with high ceilings and large closets. Also great school district.I do wish the leasing office would handle neighbors making unwarranted noise complaints in a better matter but I DO understand its not completely their fault because the floors are really thin, and its a structural problem, and they cant really control pesky neighbors making non stop complaints every time my daughter is home.

She really sold us on the community and property highlights. I am typically a little skeptical when it comes to apartment shopping, but she made us feel at home while touring the building and really understood what was important to us. I havent moved in yet, as we were looking waaaay in advance, but have no doubt that we have chosen the right place.
