Great people here, I was referred by a contact at a hotel. They are affordable and clean. You can have up to 2 approved dogs with a deposit. Everything works. Put in a new microwave. GE appliances. Nice dog yard, great pool and laundry room is modern. Treadmills arent working yet but maintenance is quick and professional. They have volleyball courts and recycling bins and dump trash separated. I really like it alot! I am very content here.

Ive been living at the waters for over two years. My experience has been excellent, the office staff is very helpful. Jackie is an extraordinary person with amazing customer service skills.The property is very well maintained and the neighbours friendly. Alyssa, the manager is great enforcing rules and policies; this is the key to keep a good living environment at the Waters. Joanne, the activities coordinator is super friendly and is always creating activities for the tenants. I feel very secure walking my dogs at any time day or night since the property is very well lit and the vegetation is always trimmed.

The staff at Waters at Bluff Springs are amazing! Jackie and Emilee are very helpful and friendly. The apartments are very spacious and I really like the option for covered parking or garage. The grounds are well maintained and the complex is quiet. The maintenance staff are quick to fix work orders. I have to say this has been the best experience I have had living in a apartment. Please consider making WBS your home. You will not be disappointed!

I have lived in Austin for 5 years (5 different apartments) and this one BY FAR has been the best. The community makes for a safe environment. No one messes with your personal grill outside/things on your porch. Always parking available. No pet rent! Maintenance arrives hours after a request is put in. The people who work in the front office have always been available and ready to assist us in anyway needed. I really have enjoyed this apartment complex and highly recommend it!

I have lived at the Waters for 3 years now, and this is the first place where I was excited to re-sign my lease. I have loved how attentive the front office staff is. Yes the parking may be a little issue sometimes, but if that is my biggest problem, then I am one happy camper! Any time I have a maintenance request, it is handled quickly and correctly. The office always has events every month, weather it is giving food away at the gate, or a block party with prizes. I feel safe and comfortable here. I also appreciate how attentive the staff is with my daughter. She loves helping and they are always supportive and let her do so. I would recommend living here to anyone I know. I truly love it.

My mom is visually impaired and has lived at this apartment for 4.5 years now, even with management changes over the years, this property has always gone above and beyond for her. The maintenance men are so helpful and never hesitate to come help her, as well as the security on site. It is very comforting to have her live at a community where they truly care about their residents. It takes a lot of worry off my shoulders knowing she will be taken care of if I can’t make it down there quick enough. Thank you to all the staff at Waters!!

Other than horrific traffic I honestly love living here. Not a fan of Austin so to speak but the apartments are making my stay worthwhile. The ladies in the office are amazing. The property is well kept. Ive never lived anywhere that was this quiet. I love it. The coordinator is such a beautiful soul. Jackie is super friendly. Sara and Cynthia are both nice and Alyssas(manager) smile would brighten anybodys day. Maintenance handled requests in a timely manner. So far my stay has been pleasant. I think Ill renew my lease. Oh and having a garage with the 3 bedroom I couldnt ask for more.

Amazing staff, the atmosphere here is great. All the people always smiling at me and saying hi. Such a big property and the space for the dog park is huge. Picnic area is super green and beautiful.The pool is always clean!

I would highly recommend this complex to anybody in the market. The apartments are laid out nicely with a lot of open green space. I lived here a few years ago in the large one bedroom, which is a great floor plan if you can get it, but had to move for work. Im happy to say that Ive moved back to Austin and this complex is my home again.The decision to come back was easy because the apartments are nice and reasonably priced (which is hard to find in Austin anymore). You couldnt ask for better office personnel. Jacqueline, Tracy, Ryan, Christine and Joann are very sweet and helpful with anything Ive requested. They put on fun community events a few times a year that even have opportunities for free rent! I havent won yet but the events are still fun.The maintenance crew run a pretty tight ship. Rodrigo, Galdino & Jose do a great job of keeping the place well maintained and the grounds looking good. They are good about responding quickly and went above and beyond to help me clean up when my personal washing machine overflowed a couple weeks ago.My only request is that they make another exit to the property. Sometimes I-35 is backed up and getting in/out is a pain. All in all this is a great property, especially for the price and proximity to entertainment & shopping areas.

Its been my privilege to say Ive lived here on two separate occasions, and as smooth as the process and living situation was the first time, the second time has been even more pleasant. The front office, both times, did their best to make sure any complications or difficulties got taken care of because they not only want your business but want you to feel comfortable. This ultimately helps you feel like you made the right choice in apartments. The units themselves are a perfect combination of quaint and modern, and the maintenance staff is top-notch and friendly. All issues are quickly addressed. Cant say enough about how welcoming and courteous everyone is. Its good to be back home.

Miss Daki in the office , always goes the extra mile to help , the residents. Great personality !!! On Memorial Weekend our air conditioner went out! Eddie went above and beyond found us an air conditioner a portable window unit brought it up so we can keep cool for the weekend then the first thing Tuesday morning when business hours opened up he had us an air conditioner in she put everything on hold that day and took wonderful care of us

My husband and I have really liked living here. When we moved in, we had to put in lots of maintenance requests for a cat smell that wasnt going away and bothered my allergies a lot. They came quickly every time we asked and did everything they could to fix the problem. The staff are really friendly and remember our names even though we dont really go to the events or the office that much. We are definitely hoping that a bigger unit will be available when our current lease is up!

The main reason for my move was location as it was further from my job then i would have liked. I enjoyed the area and would have liked to stay as its impossible to find rent that affordable in south Austin these days. I enjoyed my time at the complex!The individuals in the office are very friendly and I feel they take the time to make the residents feel at home as much as possible. They plan many events for the residents which is also pretty cool.As i mentioned, the guest parking can be a little tricky, however, if you have a garage or covered parking, your guests are able to use your spot. Those are also affordable and they always seem to be available for rent. Id recommend people to live here.

Ive had nothing but good praises for this location and staff. They made the moving in the process as accommodating as possible. And management really does care about you it feels like.I also enjoy the apartment space as well. Im in a 2 bedroom and the floor plan is excellent for me. They also are very timely in getting back to me as well.The only con I have is traffic can get crazy over here due to construction, but there are food backward to take and you just have to plan ahead. Other than that its been great!

Out of three apartments that I have lived in South Austin this is by far the best. The maintenance guys are nice and respond to request immediately . The staff in the office are nice, reasoning, and responsible. Out of the 2 years that I have been living here I have had no issues. On top of the great service, the land scape of the apartments is amazing with a pool, playground, volley ball course, and a huge open field in the back that is great for dogs, kids and family events.

First off I have to say they are the BEST leasing office Ive ever dealt with. Feels like family. I had an apartment locator helping me find a place to live. This was the last on the list, but was the absolute best. As soon as you walk in the door, they greet you like you are their own family. Im gonna be honest here... Jackie (my leasing agent) is one of the main reasons I moved here. So professional and friendly. She made me feel as if I already belonged here. App process was so easy. They take the time to make sure you understand all of it. No rushing at all just to get through it. Second... This family community is VERY reasonably priced in the overpriced Austin market. They love animals. Apartment was fantastic upon move in and the maintenance crew is top notch. I think Ive had to contact them maybe twice since Ive been here and the issue was checked into and resolved SAME day. How many places can brag about that? The apartment community is always doing something together as a family. At least a couple events a month. Im not used to this type of atmosphere in a big city. It is quite refreshing. Overall best place Ive lived in a LONG time. Sad to be leaving Austin, but when I come back it will be here!

The community is quiet, clean and well kept. Very convenient living off of 35 as well. Washer/ dryer connections in units are a huge plus. Overall, I love this apartment complex!!

Have lived here for a year now, and am letting my lease renew. The property is well kept, maintenance is prompt, friendly, and professional. Management is reasonable and proactive. Most people that live here are friendly/easy to live with. Rent prices are very fair. The apartments themselves are pretty nice and well kept.Super satisfied with everything here, couldnt really ask for more.

I made a move to here from Florida. The office staff were superb in making the process as less stressful as possible.I see complaints about parking situations--Ive been here for roughly a few weeks now and have not noticed any issues at all. One of the ladies at the front office made it very clear upon moving in that they do have tow trucks do sweeps in the community at night; which to me is a good thing--if they did not do this, then you would see a ton of negative reviews about people filling up parking spaces who should not even be here. So pick your poison (just be sure you are in compliance with their parking rules and youre good to go...). As far as the space of parking spots--again, no issues...I dont really see what people are complaining about. You can fit a large pickup truck into them no problem. And I have not had a problem at getting a parking spot right near my apartment at all.Overall, a very good experience thus far.

By far one of the best experiences Ive had with an apartment complex. I only toured since I signed somewhere else, BUT it was only because of availability. Otherwise this was my first choice out of 14 places from South to North Austin. I was lucky enough to tour with the property manager, Alyssa, so I was well informed about everything. The ownership of this was great since the owner is his own boss, so there wont be random change in management. Hes also someone who gives back with scholarships, which are open to any and residents get priority. Since Im in school, this is something that caught my attention. Kind of like you have my back, Ill have yours. Its located in a nice area with a wood-sy area behind it, so its quiet and very scenic. Community garden and pet area. I used to work in leasing, so reviews are important, and mine is not exaggerated. This place is beautiful and extremely welcoming! Def worth a tour and gathering information.

My wife and I moved to Austin from out of state. We found the Waters at Bluff Springs online and contacted them. They were so friendly and I believe they went above and beyond to help us find us a new home. I have been around for a while and I have never had anyone in their position do for us what they did. They definitely took some of the stress away from our move and I want to thank them very much. Jackie was a lifesaver. The apartment is very, very nice, the grounds are very clean and the tenants that I have met so far are very friendly. Service is not just something they talk about, it IS what they ARE about.....

We moved in back in August & have thoroughly enjoyed our experience here. All the staff are very attentive to any issues & are very personable. They make you feel like part of the WBS family. They have great community events & impeccable service. When my car died & I was afraid I was going to be late or miss my AM class, they were there to lend a portable battery jumper - I was on my way and moving only 5 minutes later. Way less stressful than jumper cables ! The second time my car died, they even insisted on driving me back to my car with the battery, since it was cold. I really appreciate everything all the staff have done! Yall rock & so does the community! The first time around when my car died, a neighbor named Kelly happily assisted me when I asked. It was a great reminder that there are still good people out there - particularly here at WBS! The only reason I did not give a 5 star review is because of the parking lot arrangement for the buildings in the back - specifically building 10. But it does not outweigh the friendly community & service found here!

I have lived here for about 4 years and I can honestly say I have loved every second of it. I have gained wonderful friends (the staff) who genuinely care for the community and everyone in it. The maintence team is quick and friendly as well, Im sure they get several requests per day but if theres ever an issue its taken care of the same day or the next business day. Most people complained about the area the complex is located, its unfortunate sometimes but in no way is that the staffs fault. Id rather live here where theres great people who always have my best interest than anywhere else...even if that means I have to sit in a few extra minutes of traffic. We are in Austin, theres traffic everywhere. If you are looking for an affordable, family and kid friendly community here is the place to live!

This is my second renew lease because they makes sure you are comfortable and they are friendly. Jackie the one who make sure, Iunderstand everything and makes me welcome at apt. Angie is really nice too and she can finger spell. The maintenance are great, they respond/repair quickly to whatever the problem is. The youngest maintenance guy are friendly and always greet us when people past by or drive thru than the regular maintenance. Everything is perfect except the limit parking at night time. The door and the stairs need little improvement, Nothing we can do but overall you guys are great.

I lived here for a year. Jackie at the front office always did everything should could to help us out. Maintenance requests were always taken care of very quickly. The place is extremely nice and I may have gotten spoiled a little while living here, haha. Only downside is theres only one exit to the apartments so youre forced to get on the access road and wait at the light, which at some times of the day can easily add 10 minutes to your trip, even if youre just trying to get to Slaughter Ln.Overall, Ive had a 10/10 experience living here.

This is one of the best apartment communities you could ever live in. Not only is the Apartment I am in better than anything I have ever been in before, but the staff is incredible. The management is so nice and welcoming. Jackie stands out above the rest in the fact that everytime I walk into the office she knows exactly who I am as well as knows little details that I never thought she would remember. It makes me want to come into the office more often then I have ever done at any other property. I will always recommend this property to anyone looking for an affordable place to live that is super friendly. WAY TO GO WATERS!!!! If I had 10 stars to rate them they would get all of them!!!!

I cannot recommend Waters at Bluff Springs highly enough. I wouldn’t be posting a review at all for fear of aiding people discover this hidden gem, if it weren’t for the fact that I’ve lost my roommates (all amicably) and I’ll be moving elsewhere for some time.The apartments themselves are in decent shape, but what really makes Waters stand out is the staff. Jackie in particular made me feel as though I were at an apartment complex far outside my means. (Perhaps The Grand Budapest Hotel, or maybe that ritzy apartment Don and Megan shared in the last season of Mad Men.)The location’s great, tucked behind a wooded glen; and if you’re lucky, you’ll get an apartment overlooking it! The homes feel secluded, but are a straight shot on the highway into the heart of Austin. It’s a damn good place to live, and I’m sorry to leave it.

I have lived in numerous of apartments before, and Ill tell you what, I have never had such caring, responsive, understanding and kind hearted management in may living experience!The team at WBS REALLY care about their residents and are TRULY caring of our situations. They remember names, notify you of packages, send community emails and facebook posts, they have community event days with goodies, and they are absolutely pet friendly!The maintenance are not only quick to show, but are friendly and just as caring! They take good care of the complex and keep it clean and well fit. Not to mention, the residents actually do a good job of keeping clean as well which is darn nice. Also, after living here for two years, rarely would I see any bugs/pest. They have pest control come out every Wednesday and do a good job and will take care of any specific needs.Never have I felt unsafe living here nor have I ever thought of this place of being in a bad neighborhood. I have never heard of any break-ins or situations, and everyone here are really friendly!Now, I am an honest person and do have to mention things that are a bit of a down side. Parking and location (from the city) are really our only things that bother us. Parking as a visitor is very limited and will require guests to possibly walk far to your apt if you live in the back. Also, for residents, if you come home late, it may be hard to find a place to park, so I highly recommend getting a car port or garage. And lastly, the location from the city isnt the worst in the world, but is it a bit far if you are trying to get to the city daily.Overall, I would definitely recommend these apartments to anyone looking for the right place! Prices are great and people/management are fantastic!Thank you WBS for everything! You guys truly deserve recognition for outstanding performance and upkeep. Keep up the good work!

I just finished re-singing another lease term with the wonderful team here at Waters. I have lived in Austin for 6 years in several apartment complexes and By Far WBS has been the best! Amenities are always kept up with, friendly neighbors, and your work orders are addressed immediately. I recommend this complex to all looking for a great home at a fair price and good location. The staff could not have been more welcoming and made the decision to stay very easy! Thanks WBS Team and Im looking forward to more grill outs this summer =D

After two years of living here, I have nothing but great things to say about the community. The entire property is always clean and well maintained. The management team is consistently accessible, approachable, and most importantly....friendly. I have two dogs and I was spoiled with all the open, grassy areas to walk them. The one thing that I will take with me is they took the time to build a Community Garden. They actually created a REAL garden where you can pick a cucumber, pepper, cilantro, parsley and a lot more. Kudos!!!

I lived at WBS for around eight years. The staff was always friendly and helpful. The few maintenance issues were handled very quickly and professionally. The apartments are nice and well maintained. The construction on I35 does cause from delays, but the part that effects WBS will end soon. If I hadnt left Austin I wouldve stayed at WBS.

Its a good place to live so far.10/07/2018I have been very satisfied living here. The gate was broken and I was worried it was never going to be fixed, and it was repaired within 2 days. The girls at the front desk were super sweet and made my move in quick and easy. I loved my 2/2 and at the time, it was affordable for a single mom. Maintenance was professional and friendly. Very nice and affordable place.

Beautiful complex/apartments, well kept, great location, great for families. Park/play ground for the children is clean and safe. Workout facility love and staff, tenants, mangers are friendly and listen to your concerns.

Its a beautiful apartment complex that has several great amenities. It also is within walking distance to South Park Meadows Mall. The new office managers are the best Keven and Shonta came in doing a great job. Cece and Lizzy are the best leasing staff Im so happy we have a fully staff office and they are getting to the concerns of the residents
