    I’ve had the pleasure of calling Villas at the Rim home for the last (almost) five years. Leasing staff, management and the maintenance team are phenomenal and have the best customer service towards their residents; they truly care for each of their tenants and make sure we are taken care of! The community is beautifully maintained and is peaceful. I highly recommend living at Villas at the Rim!

    A place to enjoy.Great for families, amenities and ambiance wise. We did not do a short-term stay.The great:Everyone in the office staff is actually friendly and helpful.The maintenance team is responsive, polite and competent.Everything in the appartment is built to last with attention to detail.The entire complex is meticulously maintained and in good shape.The not-so-great:Security is non-existent, but so are 98% of appartment complexes in SAHad ongoing issues with 1 toilet...This is not a Villas issue: people dont clean up after their dogs.The best:We took immaculate care of the appartment, and the deposit actually came back.Highly recommended.

    I am so excited to live here! Vikky was amazing and so helpful. She had limited availability but took the time to show us all the amenities and the locations of the homes we were interested in. I’ve moved so many times and i’ve never had an experience like Villas at the Rim. I look forward to my move in!

    We were moving to San Antonio and needed a rental while we looked for a house. We rented by looking at the website and from talking with staff. We were in NY at the time and made the decision to move forward with setting up a rental agreement. We have never lived in an apartment before. We were pleasantly surprised when we got there. The staff were always friendly and professional; the facilities are kept up; there are a lot of amenities on site; if there was a maintenance issue, someone was normally at our door in less than an hour. There are also storage garages/closets on site if available. We also liked that the parking was in a garage that was gated, and overnight there was someone checking everyone entering the complex. From our 9 months on site, we had no issues. We highly recommend Villas at the Rim. The only downside is right now is the traffic congestion due to construction.

    Living at Villas at the Rim these past four years has been OUTSTANDING, and highly recommend to those looking for an apartment in San Antonio.Complex: As far as the complex goes, I was very appreciative of the safety aspects and assortment of amenities. The Rim itself is already one of the safer areas in town and with the security guard at the main entrance, gated fences, and cameras, I can’t recall hearing about any sort of criminal activity that took place there these past few years. Additionally between the wide variety of amenities such as the beautiful gym, pools, sauna, pickleball court, dog park, etc. it truly felt like resort living these past four years. The facility is also very cleanly and well maintained.Apartment: My apartment faced the Top Golf/Six Flags which I loved because during the summertime you get an excellent view of the fireworks from the patio. Everything inside the apartment such as the countertops, appliances, etc. were of high quality and I hardly ever had to call maintenance (when I did they almost always responded within 24 hours). The apartments also do an excellent job of blocking out sound and could never really hear my neighbors which was nice.Area: The Rim is quickly becoming a popular spot for entertainment. It was really nice having so many shops, restaurants and activities all within a couple of miles. I worked in the medical center which is no more than a 10-12 minute drive which wasn’t bad at all, as there’s hardly ever standstill traffic on I-10.Staff/management: Working with the front desk staff/management was always a pleasure, as anytime I had an issue they would respond immediately and were happy to do so. As I mentioned above, maintenance was always quick to respond and kept the complex looking beautiful year round.Overall: I HIGHLY recommend Villas at the Rim, and always do so to my friends/co-workers relocating to the area. If you’re looking for an apartment in San Antonio, I would definitely tour this complex.

    I moved into the Villas Feb(2023). My experience here has been nothing but amazing, the whole onsite staff from office to maintenance is the definition of Great Customer Service. They will go above and beyond to make sure their residents are happy :) I love it so much that I am transferring to a bigger apartment and of course the office took great care of my needs. Thank you Scarlett, Genesis, Rayven, Victoria & the rest of the Villas Team ♥️I appreciate you all so much!!

    Although I was not able to stay for the full duration of my lease due to personal issues, this complex for the most part is a great place to live. It is safe, clean, and pretty quiet. Security is on site every night from 9pm-5am and any visitors must register their vehicles with security before they are allowed to pass the barrier and gates. The complex management team is professional and prompt. Maintenance tickets submitted through the resident portal online are answered the same day and most issues are also corrected that same day. Some residents do not pick up their dogs waste, but the complex has installed reminder signs throughout the property and have installed more doggy waste cans w/bag dispensers. Otherwise, the complex is well maintained. All other complexes in the area do not have as many amenities or covered/garage parking and charge higher rent prices. At the Villas, you really do get the biggest bang for your buck. There is a very nice walking trail down the street from the complex and the complex is also walking distance to the restaurants and bars at The Rim. Overall, it was a great experience living here.

    Throughout my 9 month stay at the Villas it was a pleasant experience. The leasing office was very professional and helpful when I had any questions. Crystal is amazing and very professional.The only problem was the lack of pet owners not picking up after their dogs. Something management couldn’t control as it is out of their hands. Before moving they added more trash cans and waste bags stations. Hopefully this will reduced the problem.Another problem I personally experienced was the lack of valet trash service. I would take my trash bags out during the indicated days and time and they would not pick it up. Days before moving they switched to a new valet trash company.Overall, Villas at The Rim is a great place that offers amazing amenities. I will definitely miss the sauna!

    I have been living here at the Villas at the Rim for over six months now and it has been a great experience so far. From my initial application process, Crystal from the lease office has been very helpful, with communicating with me throughout the move-in process. The staff does a great job with any issues I may have. I appreciate Crystals hard work and dedication in making sure that all of my questions and concerns get taken care of. Keep up the great work! I highly recommend the Villas at the Rim to anyone looking for their next home!!

    I have been living here since January 2018 and I absolutely love it! Everyone here is so friendly, and whenever I’ve had maintenance issues they were resolved within 2 days but usually less. I have had no issues with security here. The gate issues can be frustrating when you have guests, but I’m able to look past that. The amenities are great, and the pool area is always clean. They have a groundskeeper come every morning to pick up any trash both inside the parking garages as well as around the property. The finishes inside the apartment feel higher quality than most luxury apartments provide. Overall, this has been a great living experience and I am renewing my lease this month!As for all the break ins, despite what some people have claimed, there are in fact cameras inside the garages and the gates are always closed at night for controlled access. So besides having a rent-a-cop there every night all night, they have good security. I’ve never felt unsafe when I come home late.For the cars that have gotten broken into, the only thing I can imagine is they left something valuable in sight. When I was in high school my car was broken into because I left my purse in there, semi-hidden from view, and I quickly learned my lesson to never leave anything in my car period. There seems to be a group that targets this area however this is not the only complex that has had this happen. It has also happened at the Tribute and the Marquis to my knowledge. I wouldn’t be surprised if they also went up to Infinity and Axis as well. Just don’t leave things in your car to help prevent from becoming a victim.

    Perfect location, I’m in love with my apartment!All is new and so elegant.Mellisa is very helpful and so nice, she helped me a whole lot when I needed her.The amenities are amazing! Love the gym and the Hot tub erea! Me and my friends have 5 apartments in that complex for 6 months already and the staff is very attentive and helpful whenever we needed them.The only concern I have is that a few cars got broke in, but after looking into it a lot of other complex apartments have the same problem, and they are working to solve this issue.

    I really love the vibrance, the leasing agents, and amenities of the community. Sad I was only able to enjoy it for a good month until the pandemic hit and all amenities were shut down. Then once everything started slowly opening up, it was great to make use of the pools, fitness center, and always having responsive leasing office staff. I also love the extra luxury feature of having a guard in the entry of the community. I felt very comfortable and gave it a high status touch to the community with its gorgeous Mediterranean look. Just loved the convenience of being by the Rim and La cantera . Everything about my unit was luxurious feeling with amazing views. Shout out to my favorite girls Makayla and Crystal G. They made my living experience amazing. Though sour part was towards the end where I had fixed the unit back to good standing of how the management wants it but they still charged me for cleaning fees and paint. Also the property Manager Scarlette W. had a nasty attitude treating me abruptly rude. I always had a preference to talk to someone else rather than her because she doesnt know how to be a decent human being. Utterly un helpful and not communicative at all. Everyone else was a great help except her, she is a poison to the community and to customer service of management support. Other than that I would lease here again.

    I have been living at the Villas for 2 years and decided to transfer units along with switching my internet service. I already love this complex and going through this process was easy and seamless thanks to the help with leasing agent Victoria and Justin with AT&T. Straightforward instruction with appreciable assistance from Justin allowed me to get set up in a timely manner and I would definitely go through him when in need!

    Wow, I really wanted to move into these apartments, after hours of comparing other complexes. I just hope that they have a 24/7 or even police presence to mitigate the increase in crime. I would like to feel safe, especially if I am living alone. Also, the maintenance and cleanliness of the property are extremely important. After reading some reviews, maybe you guys should start enforcing rules regarding tenants not picking up after their pets. It is their responsibility to keep the community CLEAN! What type of tenants are you trying to attract? Take control over your apartment complex before it starts taking control of you!

    I had the best experience with Rayvin during my apartment tours, which made me want to move into the Villas at the Rim even more. She personally went out of her way to show me every available unit and was helpful in making my decision. 10/10

    I enjoyed my brief time here at the Villas. My favorite place was the gym. The ladies in the office and other staff were always pleasant, even when I was going through some personal challenges. The neighbors I interacted with, were very friendly. All in all, it is nice community.

    I recently moved in a few months ago knowing the apartments were under construction. However, I still have the majority of the amenities available to me. The comments that Im reading below, seem a bit unfair. The staff has always been upfront and honest with me from the time that I was looking for a home to now living in my beautiful apartment. Crime happens everywhere, but staff has maintained a professional way about them. They keep us updated as they can and are doing the best to their abilities to make us feel comfortable. I know that Ive ran into a few neighbors who have talked about why there arent security cameras , but why the hell would I want to be monitored 24/7? I think the staff and the apartment complex are doing a fabolous job in maintaining a beautiful property , Im happy to call Villas at the Rim my home.

    I was very cautious about moving into this apartment with the ratings it had received and the reviews left. With little to no time to find a place to call home, I pulled the trigger and moved into the Villas at the Rim. They have catered to all my needs, Ive felt safe the entire time since move in. I have a healthier lifestyle thanks to the amenities offered and overall quality of life has increased even with moving to a new city. Couldnt be more grateful to live here.

    I have lived here about a month, and I have not had any problems with the apartment itself, the service requests are answered promptly and efficiently. I also love that the apartment complex is always relatively clean or being cleaned. My only problem is the security, the gate has never worked since Ive been here, I do like that there is a guard at the gate but it is only on the weekend, which leaves us with no security every other day of the week.

    Ive been here for about three months and so far I have been pleased with the experience. Service requests responded to in a timely manner, nice amenities that are now open again after COVID, and very friendly office staff that helped make move-in very slow.The only reason I didnt give it 5 stars is because of the security problems. I signed a lease here because I was promised a gated community with a gate guard on duty at night. The gates have been broken 90% of the time that I have lived here so people just come and go as they please and some of the gate guards dont do their job. There have been times Ive just driven through and they didnt even look at me. If they could get the gates fixed and get better gate guards this place would be a lot better.

    I’m not sure why there are any bad reviews but moving in here has been amazing. Brittany and the other girls at the front desk were so helpful and professional throughout our whole move in process. The amenities are unmatched, and the property is well kept, the units are nice. So far I have zero complaints! Would highly recommend living here.

    NOTE (updates review-9/18) - The review added by Mr. Ledesma is inaccurate. The staff did not state everything he “quoted” it was actually SAPD that stated most of that. Next, while he believes that “adding more cameras” will solve the issue, he’s deeply mistaken. Cameras do NOT stop crime, just record it. The property has cameras at the gates, the pool areas, and common areas. While maybe better lighting in the garages could be an option, there is also a part of this that is on the resident. Even the SAPD officer that lives here said they broke into his car and stole his girlfriend’s laptop. Seriously? He left a laptop in the car! Next, there are quite a few residents that feel the rules don’t apply to them and they invite largest parties to the pool and their homes. They wait until the staff is gone and have these parties. Finally, SAPD was here talking to ALL the apartments in this area Becuase crime is up from the Dominion to the UTSA area. Not sure how the office staff can control crime sprees in the area, but it’s more productive to come together as a community than blame everyone else for a problem that is bigger than here. I had to make sure FACTS were stated because that review distorted them completely. Yes there have been break ins here, but as SAPD stated, it’s happening at apartments and shopping strips in the surrounding area also (not just here). The staff did listen and took notes. They also mentioned the “bid” they have out for additional cameras, but Mr. Ledesma Conveniently left that out.I moved in during November 2017 and have had a great experience. They are still building as another review wrote, but you know that when you move in, so you should kind of expect construction noise. With that said, I have never really heard too much other then when I have my patio door open and hear the contruction trucks, but its not that big of an issue and not all the time.The amount of amenities are incredible and make it well worth calling Villas at the Rim home. I absoultely love the pool area with the gazebos and many BBQ pit areas that are first class, encased in beautiful stone settings. You can lounge in the wading section seated in a chase chair felling the water around you. The gym is made up of two sections. First a full workout area with treadmills, stairmasters, rowing machine, weights, weight lifting machines, TRX, boxing equipment, and more. The second room is a spin/yoga/pilates room that has the latest technology. Select a workout from the touch screen outside the room and then head in to enjoy a large screen TV that will guide you throug your workout. Dont get me started on the incredible hot tub; a MUST TRY for everyone. There is also a sauna, racketball, and indoor basketball. I havent tried many of other amenities outside, but you can stay really busy.I love the convinence of managing my account through the residient portal. I can pay my rent, put in service request and check the status of them, and stay updated with resident information. NOTE: For the section of paying rent, it is a free service when you use a checking account. Using a credit card does have a fee, but that is pretty common with a lot of businesses these days. I have had a great experience with using my checking account.The staff is incredible. Having lived in apartments all my life, I have been so impressed with the staff here. They are incredibly helpful, professional, and just awesome people. There is staff on duty 7 days a week at specific times, but I have also emailed them after hours and heard from them the next day when they arrive.Its been a great experience so far! I am glad to call Villas at the Rim home. I am so close to the shops at the Rim, the movie theater, very nice restaruants, and the Shops at La Cantera. For those that like hiking, Frederick Wilderness is just one exit away. I hope my review has helped and I look forward to signing again when my lease ends.

    Amazing amenities and supportive staff. I can head down to the office with any concerns or questions and know that Crystal, Desiree, or Melissa will be there with a smile willing to help and make my day a whole lot better. Maintenance is profesional and prompt to come to my unit. I am on month 6 going on 7 living at the Villas and have had very few issues if not any at all. Honestly the best Managment group in San Antonio to manage the property.

    One of the best appartment complexes. The grounds are kept clean, the work orders are processed quickly, it is a safe place, and the office staff know how to make you feel at home. Especially Melissa, she is patient and kind. She truly helps you with anything. Highly recommend anyone to live here.

    My husband and I love living here! From when we first met Melissa, who made the application and move in process a breeze. She treated us like residents as soon as we walked in!With everything that is brand new, there are a few bumps and bruises, however, maintenance takes care of them in a timely manner.

    The manager Scarlette and the assistant manager Crystal are exceptional managers. I used to live at the Vidorra High Rise downtown before I had to move closer to my work in Boerne. When I moved to Villas At The Rim I was welcomed with open arms through Scarlette and Crystals staff. Najia, Genesis and Victoria they are always kind and very helpful. I have been here over 6 Months the staff has always been exceptional! When a problem should arise they take care of it immediately. Not to mention Covid 19 they have handled that situation extremely well.I would recommend this place to anybody!Mindy Rowe

    These apartments are amazing from the amenities, location and most important the staff. The customer service is on another level and especially Melissa, she has been amazing during my transition process, Crystal was very helpful as well but I can truly say that about the entire staff where everything is tenant focused.
