First and foremost, Sherry is phenomenal!!!10 ********** Stars for Sherry!!She is one of the best and has always greeted my family with a warm smile and a welcoming hello.And shes gone above and beyond to prove Verandah is the place to call home.I want to personally say thank you again for all that you do, Sherry.Thank you to all the Verandah Staff and team youre the best.The maintenance team is doing a great job.Place an order and the team is on the job.Thanks guys!!Are there minor issues sure but they are on it 99 % of the time. And keep in mind there are things they have no control over and mishaps happen on occasion with us of all.Dont point a finger without looking at the fingers pointing back at us all.O-B Home tenant of 5 years and counting.

Dana is amazing and actually made me feel like a person, not just another number. I know I got on her nerves with all the calling but she never showed it. She was always polite and she was always available to take my calls. She was very patient and walked me through the entire process. She, along with Drew, worked effortlessly to get everything ready for my move in and I am grateful for them. They even stayed late on the day I had to pick up my keys to make sure all of my documents were in order so I wouldn’t have to come back. On my day of move in, I called the office to let them know my heat wasn’t working. I was told to go to the portal to put in a work order ( I was thinking oh boy, here we go) but before I got a chance to go to the portal, Marcus (maintenance) was walking through the door and walked me through the thermostat and told me what the issue was and just like that, it was fixed. There are a few issues with the cleanliness of the unit that need to be addressed and hopefully, we can work to get those things resolved, also. Thanks so much Dana and Drew! You guys are awesome!! 😊

At the time of writing this Im currently a resident here. I moved here from out of state so I picked the Verandah sight unseen based on its location and the prices. The apartments are massive. The community amenities are well maintained. The vast majority of the people who live here are quiet family types. The neighborhood kids play football and basketball every day. Parents (and grandparents!) go on walks with their little ones. Im a working professional so for me this is exactly the vibe I wanted.Ive lived in a lot of apartment communities in a lot of different states and in my experience its been rare to find a staff as helpful and professional as the one at the Verandah. They processed my application so quickly that when I called to ask a question after applying they told me I had already been approved. My maintenance requests are always answered very quickly, and there hasnt been a single issue that they havent been able to solve for me. I even had a plumbing emergency in the middle of the night and they were at my door within minutes. Marcus and the entire maintenance staff are all super friendly and eager to help. The property manager Drew is very accessible and Ive been able to talk to him directly any time Ive wanted to.I lucked out finding this place. Highest recommendation!

This place is great! Been here over two years and that’s to say the least! Management is friendly! Neighbors are great! Very close to all stores, food, schools and parks. Maintenance team is quick to respond and very communicative when repairs are needed. I would strongly recommend for all those hesitating! There’s quite a bit of negative reviews and I’d say’s more than half are bogus! This place is great.

I have nothing but great things to say about the staff, but I can’t say the same about my particular unit. I understand it’s not an upgraded unit but cleanliness does matter. I don’t feel as though I should have to hire an outside maid service to do something that should have been done prior to move in. The touch up paint on the walls is not the same color as the original paint and how hard can it be to touch up the cabinets so the rusty door hinges are not shown. It’s an embarrassment to have someone come visit and it looks like this. Now, I have had to go buy my own paint to make things presentable. There are foundation cracks on the walls and I asked for them to be repaired. The response I got from maintenance when he came out it look was “there’s no point in fixing them because more are going to come while we’re doing upgrades to other buildings.” Well, I don’t care about what’s going to come later, I still want my walls repaired, so now I have to take matters into my own hands. They’re clearly visible and not hidden, so again it’s embarrassing to have someone see it. The work is very sloppy. There’s no reason someone should not take pride in their work. When painting a kitchen wall how hard is it to just pull the stove out, rather that slap some paint on the wall and how you have painted the top of the stove. Sloppy! I’m too busy doing touch ups on walls and cabinets that I haven’t felt comfortable unpacking any of my belongs.

My sister-in-law lives here. Great facility. Also, cannot say enough nice things about the apartment manager, Drew. He and his staff have been so helpful, especially after my brother-in-law‘s passing.

So Me & my elderly grandfather came in to get information and to take a tour of the property. & we were greeted by the lovely Ms.Dana. She was the sweetest and most RESPECTFUL leasing agent that we have ever encountered. She was so patient with us, actually held a great conversation with my grandfather to make sure he understood everything, and also made it very clear that she would accommodate him to be on the first floor if we decided to move in. & he just loved that! So thank you Ms. Dana for being so amazing and we will see you soon!

I don’t usually leave reviews unless they are bad, lol -but I thought I’d leave a good and deserving one for a change. Aside from loving how nice the property is, I love that things get taken care of when issues come up. I had a plumbing leak issue and the maintenance saw to it fairly quickly and repaired it. This is what good apartment management looks like. Thank you, Marcus and Blake, for taking care of things.

The best place to live! I lived on property for three years and if my job didnt offer me a position to move then I wouldve stayed longer. The office staff is the best. The maintenance crew is quick and always willing to help out. The management team, Joey is hands down the best property assistant manager that Ive encountered. The apartments are close to everything and the neighborhood is safe.

I want to first start off by saying this is one of the BEST apartment properties I have ever lived at. The grounds are always well kept and clean. Not to mention the Maintenance Team is AWESOME! Marcus and Blake always get the job done and RIGHT the first go around. Ive lived here for 3 years and Marcus has ALWAYS keep the trash compactor spotless on the weekends! Last but not least Erica and Drew are always pleasant on the phone and greet you with a smile in person. I would highly recommend this property for your next home.

Ive been here over 5 years and it has had its ups and downs but whatever experience it was tenants first. The office workers are quite pleasant and I have experienced most, the maintenance also and theyre work is always good for me anyway. You get what you give I have not complains. The longest Ive waited is one. The office managers Drew and Rakhael very pleasant and helpful . Every complex has its situation but also most important we All have a responsibility and if we all do our parts we can have a great complex. I believe the office and the maintenance are working hard even during this pandemic so we should do the same.

Verandah at Valley Ranch Apartment is the best place to live! I lived in the property for 4 years. I love the amenities and floor plan styles! Fantastic maintenance service is another huge plus, Im so happy I found this place!!Marcus and Blake are doing excellent and efficient service. They are very pleasant to work with and they make our home a great place to live! Again, the best, most helpful, and the most spectacular place to live!😊

Cant say enough about this community. Particularly, with the customer service that I have received. The office staff is amazing and although I dont remember all of their names they have always stood up to the plate to help me with any issue, large are small. During the rough Winter storm last year there we a lot of emergencies yet I was always made to fill like I was the only one with a problem from their Manager Drew. He always, listen, acted and returned my call with an answer or solution. Hes awesome! Dont really see that Managers getting that involved these days . I also always notice that he works very closely with his staff offering education and advise. They seem like a close family.

Great Location and an amazing staff. Ive lived in a few apartments in Irving and this one has the most caring staff, especially after a bug infestation issue brought on by dirty neighbors who thank goodness no longer live there. The staff worked diligently with me to gain control of the issue and it was resolved. Maintenance work orders are also completed in a timely manner. The property is well taken care and a pretty quiet place to live, lots of families.

She went above and beyond by being on call with backend technical team to sort out this issue. I appreciate her efforts and support. We have been living here for the past one year and we really like the community. The Leasing office associates are Friendly and understanding .Rikkelle & Joey were very helpful right from the day one. Maintenance requests are well handled on time.. I feel that the apartment community is definitely worth the Rent we pay . The location is great with Groceries, Restaurants and pharmacies right across the street.

I’ve lived here for a year and some change and really enjoy it. There’s a lot of children who really enjoy each others’ company and they can be loud, but to me it’s just a sign of this place being safe. The office staff is very warm and responsive and the pet policy is very forgiving (no pet rent!). I wish my third floor apartment had better insulation- the summers can be merciless- but I’m pretty happy here.

Use to live in this community for ~3.5 years and recently moved out.Kudos to front office personnel (Reckelle, Adrienne, Joey, Aries etc) - Nice to interact & always helpful. They all deserve good bonus :)Good Maintenance team - most (minor) issues were resolved in about a day/two.Wouldnt mind becoming resident again, if i come across good unit, with reasonable rent.

Erica in the leasing office is awesome! Even though I ended up going with another complex, I would recommend this complex without question. Erica went to bat for me when she didnt have to, and was able to get an approval that I didnt think would happen. Most of these complexes out this way are about the same as far as amenities and rent and what not, so good customer service will go a long way in setting the complexes apart from one another, and I can vouch that Erica is awesome!

Reckell and Adrienne went above and beyond to take care of me and Christa did the same while we were moving out. I loved the conference/business center space to conduct meetings and work out of. Keep up your kindness with every resident and with competitive pricing/excellent service, Verandah can easily become a compelling choice for residents.

So we just moved here from Washington State, after a few weeks of searching for a place to lease with no luck... we saw the verandah at Valley Ranch it looked inviting with its manicured lawns and security gates, so we decided to try once more, we were greeted by a very pleasant, professional young woman by the name of Erica Martinez, she was so up front and honest that we felt like we had found our new home and we hadnt even applied yet! Erica took us through every step very graciously she also showed us different options and walked us through the property I not only fell in love with the property but when you have professional, kind, caring staff such as Erica Martinez you know that they are not just there to lease you a place they are there to assist you in finding a home that works for you. SCHOOL: If you have a child in elementary you will LOVE this place! There is a STEM prep school across the street. NEIGHBORHOOD IN APTS: The kids play outside and are friendly with each other. The neighbors are nice and peaceful. THE STAFF: is the sweetest, most professional staff Ive encountered ever. MAINTENANCE: super fast! They fix within 12 hours, and do the most random requests like changing light bulbs. Ive honestly never experienced luxury service like I do here, and every apartment Ive had before says luxury, but does not compare to these apartments at all! TRASH: They pick up the trash from your front door! I mean hellooo! No more lugging it around at night or throwing it on a car! LOCATION: its literally close to EVERYTHING from movies, to shopping, to restaurants and grocery stores, but the Apts are so snuggled and hidden you never hear any traffic or noise. People take walks, bicycle, bbq, and swim. There is a water park around the corner at the Rec and tons of people go there and also play basketball at the Rec too. THE GATE: stays closed! You cant get in unless you have a remote. Sometimes its broken, but maintenance fixes it within 24 hours. VIDEO CAMERAS ARE INSIDE APTS! Safety clearly is key! Ive seen and heard of no crimes, and looked it up before I moved here there was a guy who got a ticket for public intoxication on thanksgiving (this wasnt in the Apts it was on MacArthur a year ago, but like that was the only bad report). CONS: way too little diversity in culture. So you are needed to move in to make this location a little more diverse. Other than that, I am renewing my lease right now! Pics coming soon because online pictures do no justice for how beautiful and updated the apartment homes are!
