I had a wonderful experience with this apartment, and I have to say that Natalie played a huge role in my decision to choose this place. She was incredibly warm, genuine, and welcoming right from the start, making my first step toward this apartment an easy one. The apartment itself is spacious, with decent greenery around, creating a pleasant environment. Theres also a great sense of community here, with friendly neighbors and small activities that bring everyone closer together.The maintenance service has been excellent as well. When I needed my curtains fixed, Mike came over promptly and did a great job. Antony was also fantastic when it came to fixing my cabinet, quick and efficient! Overall, this place feels like home, and the people here, both staff and neighbors, truly make it special.

I’ve been here for about 7 months now, and by far the best complex I’ve ever live in. Front office ladies are always nice, and in great moods! They actually answer phones here. Gym is nice, and always clean. Maintenance is so QUICK. I put my request in, and Mike is here in less than 10 minutes take care of everything all the time! He’s a great worker. No complaints here! Love it.

I have lived here for 6 years now and it has been such an amazing experience. The team is always prompt and responsive when I have questions or issues. Maintenance (shoutout to Mike and Anthony!) is insanely fast - they always respond to requests same day, typically within a few minutes of submitting the request. The property is clean and well maintained. Apartments are thoughtfully laid out with a lot of natural light and great finishes. Overall a great place to live. I highly recommend living here - it’s been a great experience for me.

We’ve been here about 6 weeks or so and it has been nothing but positive! The move in was smooth, the property is well kept, maintenance is always responsive, Sarah the leasing specialist is amazing and I love getting to chat with her. Maintenance is incredibly kind and professional. Mike and DJ came out on 3 separate occasions and did a fantastic job each time!

As a resident, I can’t say enough good things about Mike, our maintenance guy! He is always so friendly, reliable, and incredibly skilled at what he does. I have been here just this January and it has been very good experience. Safe and clean, the property is well kept.The maintenance is always quick response after I put my request. Maintenance is kind and professional. Mike and DJ came out on many times of change water filters, clean bird nest, and fix my garbage disposal, and they all did a fantastic job each time!

Great place to stay in north Austin! Management , leasing office and maintenance all of them try their best to make your experience better. There are events throughout the month. Mike from maintenance helped recently in fixing multiple things within an hour. Sarah at leasing office is always helpful and makes sure to provide needed support for anything that comes up. Keep up the good work guys!

I have lived here for only a few weeks and have had a great experience thus far. When I was searching for an apartment to move into I was looking for decently sized units with storage space, a gym and a nice pool area. From my first contact experience with Leasing specialist, Sarah, I was sold. The tour was great and she showed me multiple units and areas so I could get a feel for the place. Since moving in, I have had my ice maker and garbage disposal not work and within 24 hours I was contacted and Mike, DJ, and Anthony (the maintenance crew) all helped me. They were quick, efficient, and extremely kind. I even requested different color lights and Anthony offered to order them and switch them out. I had a billing error and the office staff reached out to me and got the amount credited back to me. So far 10/10 and highly recommend for the price and location. It is about 20 minutes from downtown and it is near all prime stores, food, and activities. One thing I would hint at for them to take into consideration and ‘updating’ is to where the coffee is. The front area doors are locked before and after a certain time when the office/management staff are not there and the coffee is not accessible until they are there - so you have to wait until they get in to access it. They do get in around 9am/10am depending on the day so it isnt too bad but for an early bird, I can see how that would be a bummer. A little inconvenience but minor in the bigger picture of how great this complex has been to me thus far!!

Theyre very prompt with their responses.Had a maintenance emergency when I moved in, but I was helped by Anthony, DJ and Mike in solving them. They were prompt and really nice.

I had the pleasure of touring an apartment with Natalie as my leasing agent, and she was exceptional. From start to finish, Natalie was knowledgeable, professional, and incredibly friendly. First and foremost the apartment and the facilities are amazing: the pool and the gym are really meant to be used. The pool looks like a resort and the gym is really big and well equipped. Everything in the complex looks and feels new and well kept. For my needs, location is great too. Close to all kinds of shopping, very convenient. Last but not least, the customer service is simply outstanding in every possible way. You can live in Buckingham Palace and if service is poor, sooner or later you will feel it. Here, the team in charge makes you feel like royalty. Very respectful and nice, always going above and beyond to make sure your expectations are met, and with a smile in their face. I cant be happier. I am grateful every day I took the decision to move here. Period.

I normally hate putting in maintenance request because it’s awkward but DJ was awesome he came quickly to help me with my sink in the kitchen (same day as the request) and even let me add another maintenance request for my bedroom that I needed to get done as well. He came right back within ten minutes to fulfill the added on request after gathering supplies! He was also very friendly, courteous and finished the tasks quickly. I’m in the service industry as well so I appreciate DJ and employees that have his work ethic! Thank you DJ!

I recently relocated to Austin and moved into this gated community. The property is awesome and the transition was seamless, thanks to Natalies help throughout the entire process. The amenities are top-notch, and the neighborhood is peaceful and welcoming. The community offers everything I need, from beautiful green spaces to convenient facilities. Natalie went above and beyond to ensure everything was perfect, and I couldnt be happier with my new home. Highly recommend both the community and Natalies excellent service!

Moving is one of the most stressful things you could ever encounter!! Seriously! But I feel like me and my loved one got really lucky! The leasing team AKA Cheyenne, Rishelle, Natalie, and Sarah made it so easy and just so you all know. I literally know all of them before I even moved because I secured this lease online before even seeing it. They all had their hand in the pot of help making sure I had no regrets when it came to a great lease. Arriving here as of 2 days ago I was worried it would be an every day experience with apartments where promises aren’t kept. But literally the moment I said something wasn’t working like the blinds in my window. I took a deep breath thinking it will take weeks and lo and behold they said to give me a few minutes??? DJ and Mike came to the apartment as I was waiting for the moving crew and literally checked out the apartment with me making sure things weren’t missed. Assured me everything would be good and explained how some things may need to be ordered, but they would keep me updated. You end up meeting the staff pretty quick when you come out of your home! I even met Anthony and Bernie. I can tell that the staff definitely enjoys their time there. No matter why a ton of people are moving in. Just glad I was one of them!!

This complex has been amazing!My experience started with Sarah as she helped me snag a more affordable price for my apartment! She was incredibly helpful and communicative throughout the whole process and has continued to be helpful and so kind throughout my time here. The apartments themselves are incredibly nice and spacious and the amenities are as well. Best apartment gym and pool I’ve had so far!!! maintenance here is awesome as well. They respond soooo quickly and fix the problem in no time while being so kind in the process. I specifically wanted to shoutout Mike for noticing a high water bill and fixing my running toilet right away, and he was so so nice and helpful!!! Highly highly recommend this place. All the staff here is sincerely so amazing

Mike is very efficient. He came quickly after receiving our garbage disposal that was not working. After repairing it, he found a new problem, it was leaking. So he gave a new solution and directly replaced it with a new garbage disposal. He installed it quickly and tested it. It was not leaking and functioned normally. Must praise!

I have loved living here for the past ~2 years! We recently ran into an issue with our washer making an awful noise. Turns out we needed a new washing machine unit and Mike and DJ were so helpful in replacing it! The property always keeps us up to date on the status of our maintenance requests and are super respectful (calling before entering unit, leaving notes, watching out for our cat). Everything is always taken care of soooo well, and there’s never a mess left behind.The leasing office and maintenance team make living here very nice, especially compared to other properties I’ve lived at since being in Austin for the past ~7 years.

It is easily the best apartment complex I have lived in.The apartments are roomy, (all rooms can fit a King bed), have granite counter tops, have stainless steel appliances and have very good storage space. All apartments are upgraded, there is no differences like upgraded v/s non-upgraded like some other popular apartment complexes have.Pretty amazing right? However, the best part about the Royce is actually the staff here. From the leasing office members like Sarah and others, to events planner Shelby, to the maintenance staff like Mike are all super nice and helpful. 99% of the maintenance requests are taken care of the next business day which is one of the best part of being a resident here.They also try to make the complex better. The dog park was landscaped recently to add lights, the gym got a free weight squat rack.So if you are looking for leasing an apartment in North West Austin, do take a look at Royce.

The leasing office staff are super friendly and always ready to help with anything you need. The apartment is clean and well-maintained, and the pools and garden are always in great shape. The neighborhood is nice too, and we havent had any safety concerns at all. We moved from another state and requested a virtual tour, and Natalie from the leasing office was incredibly kind, giving us a thorough tour of the apartment and community and clearing all our doubts. After moving in, we faced some noise issues with our unit, but the leasing team was very helpful and accommodating, moving us to a different unit and being supportive throughout the process. We had alternative options, including a 2023-built apartment community that was $2000 less, but Royce 8100 and AMP had great reviews online, which influenced our decision, and we don’t regret it one bit. If youre looking for a comfortable and secure place to call home, I highly recommend Royce 8100.Rochelle, Natalie, Sarah, Cheyenne,Mike all are very helpful and nice.

I’ve been living here for almost a month and it’s been the best. To start of the leasing process was the best of the best! I had concerns on if id be able to get in and Sarah, one of the leasing agents, made me feel so welcomed. She worked with me on everything to make sure I found a home here and was so communicative throughout the whole process! If you’re looking for “community” this is it! They constantly have things to involve everyone, so you’re not just living here but your being a part of the community. It’s so clean that my first time sweeping nothing came off the floors, I had a fly problem my first weekend in and they resolved that within 24 hours of notifying them!the complex itself is also clean and maintained well, there’s never anything lying around, and the best part is it is so close to everything you might need! I promise you there won’t be any regrets!

Ive been at this community now for five years and have stayed so long because of the amenities and amazing staff. The apartments of course are also very nice but the staff really go out of their way to care for residents. They are always trying to get the community involved in events to bring us together. The maintenance staff is also very friendly, thorough, and quick to respond. All around, my experience has been a great one and Ill continue to stay here as long as apartment living is where I choose to make my home.

Ive lived here for 2.5 years. Once in a blue moon something will break. They fix it same day or the next day every time. My fridge wasnt working 2 days ago, DJ came by and took care of it and even called to offer to put my leftovers I left out on accident back in the fridge. I absolutely loved the 2 bedroom but after consideration, we really need a 3 bedroom, which they don’t have…. otherwise I would’ve went with this community. Ive been living here for two months and have thoroughly enjoyed my experience. The staff are approachable, friendly, and always willing to help. I moved to Austin over 2.5 years ago - this is my second apartment in Texas, and so far Ive really enjoyed living here. The maintenance team (especially Mike and DJ) have been fantastic. They quickly resolved some initial minor issues I had and made sure all of my concerns were addressed before leaving. Highly recommend checking this place out!

I lived here for two years. The best thing about this Apartments is the staff, good management crew. Thanks to Sara, Cheyenne, and Ali. The maintenance crew also were always on time and responsive. Thanks to A.J. they take a very good care of their amenities, they regularly bring whole community together and party twice a month for different occasions. A good pool, nice and clean gym. A nice business center. Amazon locker, and a lot of parking spots. Clean and well managed dumpster areas. I liked the ping pong table , and we used to play ping pong every day. The only thing that you want be careful renting one of these apartments that my bedroom shared wall with another unit seemed to be not thick enough and sound proof, to block their noise.

I’ve recently moved in at the Royce, and I’ve been loving it so far. The staff were incredibly helpful during the move in process. Sarah and Cheyenne were great and answered all of my questions in detail involving the application process/promotions and the lease, and have checked in to make sure I’ve been happy with my new apartment since I’ve moved in. They even left a welcome home basket with gifts on my move in date. I can’t say enough about how awesome and caring they both have been. Thank you!

He then asked if there was anything else he could assist with. The staff at The Royce at 8100 was exceptionally professional, honest and punctual. I did my tour on a Monday, was approved on a Tuesday and moved in Saturday. Sara is the leasing professional I worked with and she was awesome. Having now lived here a few weeks, I am very happy with my decision to lease at The Royce. Neighbors are friendly, parking is open and convenient, the pool is great, gym is everything you would need and the neighborhood is great for walking and biking. Would highly reccomend. The ladies at The Royce 8100 are absolutely the best. I recommend this apt complex to anyone in the Austin area. I am very impressed with the staff as well as all of the amenities that the Royce 8100 has to offer. Richelle has been a great help with anything questions or concerns I might have.

Has been good experience so far.The community is generally good, and the leasing office staff were helpful and approachable during my move-in. However, I began experiencing allergies from the very next day after moving in. I couldnt identify the issue until two days ago when I vacuumed my bedrooms carpet, revealing a significant amount of dust. This indicates that my apartment was not deep cleaned as expected.As a result, I had a very unpleasant experience in the first week in the community. I hope the community management takes the necessary steps to prevent this from happening to other tenants.I can only imagine how difficult it might be for children or senior citizens if they had to deal with a similar situation.

Overall The Royce is a wonderful place to live. You are not far from The Domain, stores for errands, the lake or the park. It’s a quiet neighborhood with friendly people. A resident of almost 3 years these are areas I wish was improved compared to other apartments I’ve lived. The gates to work on a more consistent flow. The filters for the fridge to be complimentary when it’s time to replace them. Being charged for light bulbs/or having to buy your own when needed. Living in an apartment is supposed to be convenient. If all apartment complexes were like this it wouldn’t be an issue and I’m comparing my experience to what I’ve had before. Overall it’s a great community with a friendly staff. They keep you updated on all community activities and big on residents that neglect picking up the waste of their pets. Anything that’s brought to the attention of the leasing office, they own it and get it done. Again, great place to live.

I really have enjoyed living here the past 4 years. The complex is quiet, apartments are modern with modern finishes. The gym is fully equipped and I have used it more than my Golds membership. The pool is beautiful. The ladies at the leasing office, Sarah and Allie and very pleasant and kind. They host monthly events for residents here and sometimes have food trucks. I have had very few maintenance requests over the last 4 years, but when I do, maintenance always responds the same day or very next day. DJ, one of the maintenance techs, has completed a few of my work orders and is very helpful, personable, and professional. He always leaves the area clean after he fixes everything, does it quickly and communicates what he is doing as well. Really pleased with my experience here.

The community is overall clean and tidy. The neighbors are quite. I enjoyed my one year of stay at this community. When I moved in, my apartment was not clean. I went to the leasing office and reported the incident. Sarah went in and checked the apartment and she took felt the apartment was not clean as per their standards. In next few days, I communicated with Kimberly (Manager) and she suggested me to send her pics of what all is wrong with the apartment. They painted the apartment, changed the carpets and compensated me for the inconvenience. After that initial hiccup, which was handled professionally and honestly by the staffs, my time at the community was very enjoyable. The office staffs are super friendly. My dryer was overheating and I was out for work. Allie came in with the mechanic and made sure that the job is done. Once, UPS screwed up my delivery and it was almost 5:20pm. Cheyenne waited and figured out where my package was and retrieved it from another mailbox. This review post is not big enough to list all the time when Sarah has helped me. She is the Wonder women of Royce.

Resident for > 5 years. Every year I re-hunt for apartments North/NorthWest Austin. I keep renewing.Thoroughly enjoy the people, property, and quality of amenities. While the pool, the free wifi in the clubhouse, the nice buildings are all pleasant amenities... the real value comes in the interior of the apartments and the personnel in the front office. EVERY SINGLE PERSON Ive met that works here is a top notch individual, with both personal and professional pride in their work. Feels like an extended family - and I dont normally post that kind of yucky stuff.I love the quality of the residences. EDIT: Current leases now have a $75 premium fee that is required and pushes Spectrum cable internet and cable TV for all residences. This is a poor policy and will cause me not to renew. I have actively avoided properties that bundle services and force them. This is non-optional.(original): Top feature (for me) - they have BOTH Grande Communications Fiber (gigabit symmetrical) for ~$70/month and AT&T Fiber (gigabit symmetrical). Google Fiber is unavailable, but it is an equivalent service attempt. My ISP experience has been generally positive.This property recently (~Jan 2021) changed ownership, including all personnel in the front office. I have the best experiences with the front office, locally, in spite of how the owners continue to try and ruin the quality of the property. Kudos to Cheyenne Crouch and Richelle Ryan for directing on the property, and to Sarah Zachry and Natalie Hoffman for amazing customer service and attentiveness to details. Mad props to the maintenance staff, with emphasis on DJ and Anthony providing the best quality services at every point.11/10, with rice, will continue to rent EDIT: the provision for required Internet through Spectrum is a deal-breaker, and I hope that the owners rescind this premium fee and forced usage before my next renewal.

I lived in this complex for a year and overall it was a good experience. The unit was very clean and spacious, I loved the updated unit especially the appliances and tall celling’s. The apartment staff was very pleasant and communicates very well, they also plan a lot of community events which is fun if you like to mingle. Maintenance was normally done in a timely manner, I had one incident with ants that took a little longer than normal but that is all. I was in a unit closer to the pool area and front office which was convenient but usually loud and once the courtesy officer was added into the complex the late night noise levels at the pool were resolved, which was nice. The gates did not work most of the time I was living at this apartment, but a few days before I left there was an announcement regarding the official fix. Overall a great year I would recommend, with the pros and cons I still definitely would still be here if I didn’t have to move to another area.

The unit we live in is great. Seems to be newly renovated and kept well. Plenty of visitor parking. The amenities are also nice. The pool is a resort style pool that I would sit at all day. The best part about this property is the maintenance staff. They are some of the nicest people I’ve ever met. They take the time to make sure everything is fixed. (Shoutout to Frank for always helping us). Location is also amazing. Close to everything for eating and only 15 away from the Domain!Update/Side note: Emily you are a nightmare of a woman (property manager). This property would be better off without you. My realtor at Smart City Apartment Locating helped me find these apartments and I am so thankful for that! I love The Royce for many reasons-- the apartment is very clean/updated/spacious, parking is never an issue, its a quiet community, and the staff are so friendly and helpful. I put in a maintenance request for something and it was completed within the hour. A bonus is that food trucks often come park by the office, allowing residents to purchase food if wanted. Only complaint if I had to list one is that I moved in a month ago and I still do not have my key fob that opens the gates and gives me access to the gym, however, the programming system was down so I know that is out of the staffs control.

I’ve been living here for about a year now and I one of my favorite things about this place is the maintenance techs, incredibly friendly and sweet, and amazing at their jobs. Tj has done our maintenance a couple times and he’s always super cool and super friendly to my girlfriend and I. (Name could be dj but I didnt hear it entirely)

First of all I have to say this is probably one of the nicest apartments I have ever seen. Some things I really like are the high ceilings, big sink with garburator, modern appliances, walk in closet, etc. The pool & gym are really spacious and impressive. The staff here is amazing. Melanie was extremely patient in answering my questions and always got back to me in a prompt timely manner. They all are very helpful and informative, always making sure everything was working well for me. Overall I am very pleased with the service and happy to call this place my new home. I highly recommend Broadstone 8 One Hundred.

July 2024 -- I am beginning my eighth year at the Royce. The apartment complexs leasing agent Sarah is very friendly and professional and the service technicians, DJ and Mike, handle the requests promptly and thoroughly and explain what they did. The grounds and pool are maintained on a regular basis and the breezeways are kept clean via powerwashings.

Coming up on 9 months at this residence and it is by far the best apartment complex I have stayed in. The staff in the office is the most polite, proactive, and honest group of people I have been around. Take into account there are hundreds of residents and any given day, there could be a myriad of issues. The staff has never had an attitude, or made me feel like just another tenant. Goes a long way. The grills are awesome, simply because they ALWAYS work! They even put up lights so we can grill at night. The staff does a great job of keeping the property clean. We residents should do more of our part as more people move into the property. Overall, if youre looking for a peaceful, modern, conveniently located place to stay--This is It! Keep up the good work, and dont ever think it goes unnoticed. Have a great day!

Best apartment in austin I have lived in so far! Apartment itself (1 bedroom) is perfect for my needs, huge bathroom, nice kitchen, spacious bedroom. Maintenance is always on top of anything I need. Sarah my leasing agent was stellar from the start. Answered any questions I had and guided me during the process for a super smooth move in! Also remembered my name months after move in, which is crazy to me given the countless amount of people she interacts with daily. Gym is decent - good for beginners. Dumbbells only go to 50 and smith machine for benching and squat (meh). It’s a big gym tho so that’s cool. Other Amenities are nice, and shoutout to the new apartment coordinator! She been killin it with community activities. Slay queens!!! Would 100% recommend this place esp with the price point, super worth it!

I have lived at a many apartment complexes in my 15 years in Austin. I’ve had some good and not so good experiences. I have lived at the Royce for five years, in 3 different units. This place is by far the best property I’ve lived at. In the past things got taken care of, but kinda took a while to get things moving. New management took over in January led by Cheyenne Crouch. I can really tell the difference. Cheyenne and her team just get things taken care of promptly with great attitudes in a timely manner. My experience since January has been nothing short of amazing. I recommend the Royce at 8100.

On my birthday I woke up to a balloon outside my door with a personally signed card from the apartment staff. About 5 months now and so far so good. REGISTERING: Im here temporarily due to work contract, and the process of signing up under a friends lease and getting my own apt insurance during my stay wasnt long from what I remember. ROOM: I usually dont have issues--and havent had any here--with the community or apartment room, apart from the usual wear-&-tear. And since its a fairly new complex, weve only had to ask for a lighting fixture to the high-ceiling or questions about resetting the faucet garbage-disposal, which were addressed timely. I see maintenance guy going around now & then and hes very nice...I witnessed some drama outside my window as it appeared some boisterous guy was being shown out once; other than that, its generally a quiet community.. Friendly, attentive staff when answering your questions via phone or notifying about mailed packages; well-organized.. they seem to be well-staffed as the people appear relaxed & hardly any waiting, the times that Ive stopped by. I also like the community event notifications via email. :- )

These apartments are very nice. My client lives there and I go there a few times a week and have delt with the office plenty of times in her behalf as she is a senior citizen, and cant get around too well. They are quite courteuos and do what they can to help the residents feel at home. The maintenance workers are the best. They say hi to her, check on her, change her air filter, etc. Just wonderful people.

The staff in the leasing office at Broadstone 8 One Hundred is FANTASTIC!! My boyfriend and I moved in about a month ago and we could not be happier with our decision! Melanie and the other leasing agents helped us out tremendously when we were trying to get approved for move in. The amenities are wonderful, everybody who comes to our apartment cannot get over the pool and grill area. We love this place!

UPDATE: I do greatly appreciate that management reached out directly regarding this issue. I have not had an issue since and REALLY do love living here, it’s beautiful. I added a star since my experience has been prime since my last review.I moved in here because the reviews were great and the property was great. I’ve lived here now for 4 months and I’m very disappointed. I seriously did not want to leave a bad review, but it’s been Murphy’s Law living here for me. Like as of today, for instance, my AC unit is broke, so they brought in a temporary AC unit they taped to the window to “seal” it. This is just in my living room by the way, my bathroom and bedroom doors are shut. It’s still 85 degrees in here, my bathroom and bedroom are at least 90 (not livable). They said I could move the unit into my room, but freaking “sealed” it with masking tape in my living room, so that would require me to untape everything and then somehow seal it in my room? I’m pretty sure it’s why it’s not cooling off (I wish I could post a picture). I called maintenance to request just another AC unit and they said no because the one I have is working (but really not). The part is not guaranteed to come in tomorrow, but maintenance said they’ll move he unit into my room tomorrow morning - that still will not cool anything down, let alone make my living room 90 degrees instead. I wonder if I’m the only resident that has had this bad of services from them, if so, that’s just very unfortunate for me.

Move-in was seamless and easy. Apartment is super nice, and it seems to be higher quality than my previous community, which was also brand new construction. Here at Broadstone, I never hear neighbors, the floors dont shake when I walk, etc.As long as you like living up north (i. e. not downtown), I highly recommend this property!

The greatest new apartment community in Austin. Not only are all the new amenities (Club Room, Workout Facility, Swimming Pool & Outdoor Lounge, Office/Computer Center) second to none, the Management and Staff are the best. They are polite, friendly, and extremely efficient; all maintenance requests are handled immediately and to the residents total satisfaction. And, located in the best section of Austin-- Northwest Austin-- conveniently located to all the best schools and shopping areas. And, all this at a price that is very reasonable within the competitive apartment market. If looking for an apartment in Austin, look no further. Broadstone 8100 is the absolute best. You wont be disappointed.

The deep, farm-style sink is one of my favorite features, as well as the brand new washer and dryer that work fantastically. Im an Oklahoma transplant so very new to the area. The friendly and helpful staff are always very willing to answer and address all questions. Brand new apartment with granite countertops and new appliances, location is great, close to I45 and grocery, stores, restaurants are about 5-15 minutes away in any direction. Love the trash valet service! The pool, lobby and lounging area is like being on vacation.
