The office is more than lovely they’re all great people to come to for any problem! My move in was smoothly the Benefits of reporting to the credit bureau is a plus also the internet included with rent. The only problem would be small roaches appear once in awhile not anything to concern me. I’ll go ahead and buy some combat traps but everything was as they said new! Neighbors are friendly and very neighborly and I feel most above all safe. Especially since it’s just me & my son. I definitely recommend for families.

I moved into the Ridge on 161 apartments on July 12th 2024. It was one of the most wonderful and pleasant move-ins Ive ever experienced. The leasing agents Elanie and Tomas, are two of the most friendliest, informative, and kindest leasing agents Ive ever met. The maintenance team I love them. The property is so well taken care of, clean and nicely kept at all times. I have yet to meet the leasing manager Alicia, but I will, because I want to let her know how appreciative I am of the warm welcome I received when I came to inquire about the apartment, when I applied for the apartment, and when I moved in. All of the questions and inquiries that Ive had before and after moving in has been answered in such a timely manner. As I stated, Ive never experienced such a wonderful and kind experience. Thank you to the Ridge on 161 for making me a very happy tenant.

I have lived here since Aug. 2023 and I love it here. My lease is up next month and I am in the process of possibly signing a new lease on another unit here. Elanie and Tomas are the best leasing agents ever! I have specific things that I am looking for in my new unit and they have been very patient with showing me different apartments that I could choose from to meet my needs. I am a single mother of a teen and I feel very safe here with my child. I love the view from my balcony. There is not a concern that I have had that hasnt been addressed since living here. I will admit that in the beginning, maintenance was a little delayed on taking care of a couple of things but once I discussed it with the main office they got right on it. I can put in a work order now and most times, maintenance is here within an hour or two. I never have to wait longer than the next day for my maintenance request to be handled.FYI: I am not sure why some of these comments try to make this apartment complex is the hood but TRUST ME WHEN I SAY, this is NOT ghetto nor does it look hood/ghetto over here! I have recommended this complex to several people and at least one has moved here.

The Ridge on 161 Apartments were AWESOME! Thanks to quality service provided by Mr. Thomas he went above and beyond to assist us in finding our new home. My family just recently joined The Ridge community and I must say the move in process has been great. My unit was nice & clean the property is well maintained any issues or concerns I had with my unit was addressed immediately. Maintenance was very professional and friendly. The office staff are also very professional and on point when it comes to handling any problems you may have. The community is quite. My experience so far has been wonderful and Im looking forward to being a resident here for a long time. I could not have found a better place to call home. I truly appreciate the service Thomas and Alicia provides. Good management is very important.

Apartments are old but the management is fantastic and the maintenance has got it together. Had a pipe burst in the winter and they got after it. Got the problem solved and carpets fixed within a week and were great at communicating with me the whole time. Moved apts to shorten my wife’s commute and I now realize how good I had it. Tomas is the leasing agent that signed me and my former roommate on back in March of 2023 and he was the best. Miss that place

I had the pleasure of staying at The Ridge on 161 for almost 5 years, and I can confidently say it was an exceptional experience. From the moment I arrived, I was impressed by the cleanliness and modern design of the space. The location was perfect, situated in a safe and quiet neighborhood yet close to all the amenities and attractions I wanted to explore. The management team was incredibly responsive and helpful throughout my stay especially manager Alicia she made sure all my questions or concerns were promptly addressed. I highly recommend The Ridge on 161 to anyone looking for a great place to stay.

Been here for about 3 months. I had a horde of roaches living in every crack and crevice in my unit. I went thru and cleared them out and left traps out for prevention. Roaches are a constant problem but are mostly handled by now.I like the location, have not had any crime issues, and maintenance is exceptional.My biggest issue is being ignored by the leasing office via email. Along with never being able to obtain my gym access card.EDIT: I was able to obtain my gym card after this review was posted. The leasing office is okay. I appreciate them reaching out to remedy my situation.

We have found a great apartment community, in which we have lived in just about 7 years now. Ill have to admit that it is kept well most times, and really offers a great environment that is peaceful and quiet mostly, yet the location is excellent to finding just about anything you want within a five mile radius for eating, shopping, and entertainment.The staff and management have been really amazing during our most recent new upgrade move into another location on the same property. They have really gone out of the way in accommodating us in the process of having an easy moving upgrade and transition. Thank you so much!

I am currently home scouting 😬🙄.I came upon this property by Rent Cafe. This was the 3rd property that I called on last Friday. Out of 5 calls that particular day to several apartments. Tomas. was the most informative, verrrrrrrry inviting, and more! I can appreciate good customer this day and time!!I even called back today hoping that maybe someone canceled their application or something of the nature.I, truly wished that they could accommodate my move in date with the date I need. I would lease from this property in a heart beat.Because, when you have a good management team...then you know that they will keep the property up and see to their tenants! I have consistently experienced the best residential support services of my life with The Ridge of 161. The apartment is located in a great and it’s convenient for me to travel to work. The staff are friendly and helpful… Anytime I have submitted a maintenance request I have received a prompt response. Whether it was changing light bulbs, or servicing the plumbing and electricity, maintenance quickly and thoroughly ensured that I have an optimal living environment. I intend to continue renting from The Ridge of 161 for the remainder of my years in Irving, and I strongly recommend their properties. In some ways, your property management company can make or break your living experience and with The Ridge of 161 it’s all in the service. I couldn’t be happier!

Thank you Alicia for the job that you do. The contractors you hired to replace my flooring in the bathroom and kitchen, sink base board, bathroom sink and carpet cleaning did a excellent job. Thanks you, for allowing changing to my unit. One of the contractors actually helped me move things around. Before he got started, I asked him if he had talk to the manager? He said yes, she said, just go”. That was the manager, Alicia who gets things done. So if you have an issue. Yes there is a great team on the front line, but talk to the manager Alicia if they suggest to do so. They are not trying to put you off. Alicia is the person with all the answers. She is the one that can and makes sure you are satisfied. She is about business so don’t worry. Alicia is Great and very easy to work with. So, talk to her. You will be glad that you did!!! I am proud of my complex and they are making The Ridge on 161 a Great Place to Live!P.S.Love the New Name, The Ridge on 161!!!New Year to the staff at The Ridge on 161!!! The Maintenance Supervisor and Community Manager makes an excellent team. I really like Ruben, the Maintenance Supervisor, because he is knowledgeable, professional, and prompt. Whenever there is an issue with my apartment, or my family’s unit, Ruben don’t make excuses. He gets the job done! When a family member asked him if he would look at a problem with water in the parking lot. When people ignored it, or thought it was just the sprinklers. Not Ruben, he knew right away that it was an issue with a valve that needed replacing. This happened during the week of Christmas. As a matter of fact, a few days before Christmas just as the freezing temperatures were approaching. Due to his response the leak stopped and no Ice In the parking lot for residents. Ruben did not hesitate! I could drive to work. He jumped right on. Great Job!!!

This is a very nice apartment. Very peaceful and clean. I love the interior design. Their maintenance guys are awesome. I have few concerns, their on premise laundry service is very annoying, make sure you get the apartment with washer and dryer connection. I pay for services I dont even need, CABLE and TRASH. Pest control have never been to my apartment since I moved in but I still pay, lol. They should also clean up the swimming pool, I will love to swim but not until the pool is clean. Other than these concerns, to my experience, this is a great apartment and you will enjoy living here.

I just want to say thanks to the leasing agent she was so wonderful and very flexible in viewing the unit she also explained everything to me regarding rent, utilities, and units. I was very blown away by the amazing customer service she provided. Unfortunately I couldnt lease here since a previous application with a different property had me locked somehow. But I will definitely be looking to move here after this unprecedented lease is completed. It is just so very charming and the complex is very well maintained! I believe the price is accurate for the living accommodations and convenient amenities. They aim to make move in day easy for their tenants and I believe that is one of the most important concepts.

I give this property 5 stars due to the office and maintenance staff being so attentive and respond so quickly to me to my requests. Maisie Hill has been so helpful and a lifesaver the past 2 years that we have been residents. I recommend this property. I have 2 children and they love the park and the area around the park to have space to play outside and ride bikes. The rooms are really spacious love the walk in closets. We have no problems finding parkings close to our unit.

I have had the best experience here at Promenade!! The whole staff has made the transition so easy and smooth. They were all super nice and easy to deal with!! Especially the assistant mgr Maisie!!! She was the kindest & sweetest soul I have come across since moving to Irving. She was quick to answer any and all of my questions and I did have a ton!! Im a first time apartment renter so I had tons of questions and Maisie was not annoyed by me at all. It was like we already knew each other. She literally made this experience the best ever! I did have to call maintenance out for something minor and they were super quick to respond and fixed the issue on the first visit. They cleaned their mess and were very professional! If you are looking for an apartment i HIGHLY recommend Promenade at Valley Ridge!! Ask for Maisie!! :)

Great fast experience! I done most of everything online so that was convenient due to my work schedule. Everyone was pleasant and friendly! My apartment was better than I expected online I choose a smaller unit that wasnt available, I was given a larger unit and upgraded features(love the bathroom) for a better price! Only thing I did not like is online the market rent is advertised but whatever you see will be increased by 110$-- Cable, internet, valet trash, etc, I would have prefer to know that upfront. Other than that I love my new place, great location close to major highways and airport!!

I recently signed my lease and it will be my 3rd year living here. For the most part, my experience here has been rather pleasant. Maintenance requests are resolved on time in a friendly manner. I have not had issues with neighbors. I barely see my neighbors and they probably can say the same thing about me. The property seems to be pretty quiet, and I will assume P@VR does not tolerate residential foolishness. You can tell this is a community that is family oriented and house working people as there are no people hanging outside (at least thats what Ive seen). All calls to the office are relatively friendly and I get my questions answered quickly. Today I spoke with Irida and she was very pleasant in clarifying rent ledger questions. The area of Irving the property is located is pretty decent, an average middle class community. There are many floor plans offered catering to different needs. The only complaint I have is that the apartments needs to be upgraded such as: new cabinetry, countertops, hard flooring, stainless steel appliances, larger kitchens, and overall modernized decor. I pay a REALLY affordable price for my rent, I am sure well below the average rent prices in the metroplex. Overall, my experience here has been satisfactory.

Lived here for over 2 years and now coming back after moving out of state. Great property, maintenance is kept up to date and quick to respond to all requests. The apartments have always looked modern and clean, especially with the recent renovation. I have had the pleasure to meet Elanie the Leasing Consultant and talk to her. I must say that she is very attentive, friendly, and sharp just like her manager Alicia. I’m sure that she is this way with everyone. She doesn’t act as if you are a bother with your questions. There was a time recently when it was time to renew. I phoned her and told her that I was going to renew. I had the renewal option mixed up. Elanie caught it right then and corrected me. I was choosing a higher rate and she knew that was not one of the options and not what we had talked about. I thought I knew what I was talking about lol. I’m sure she would say, “As they say, I was just doing my job”.So, if you are looking for a great place to live, that’s in a great location and quiet. I have enjoyed my stay here so far. Its been 2 months and I havent had any problems. The environment is peaceful and the premises are well kept. I have lived here for about 4 years and overall very happy. I am looking to move into a house otherwise I wouldnt mind living here longer. Maintenance is impressive. Ive had them arrive the same day for issues such as AC, clogged drain, broken shower curtain rod, etc throughout my time here, which is important.I like that they have many additional options including a small dog park.Close to major highways and the airport have come in very handy. Buildings are clearly marked which helps visitors (or even myself, to not get lost finding the apartment itself).

The rent is very affordable even with the cable and internet included. During this pandemic Alicia makes sure the community shared amenities are safe to use for all of us. We have been here a little better than 2 years. We love the community, the office staff has always been so nice and helpful. The maintenance is responsive and paying online is super easy. We dont regret renting here at all.. Its really a nice community to live in!!

Nice community. Love the maintenance team and the office staff. Anytime I need some help I have no problem getting it from them! Even through the winter storm they always kept me up to date on what was going on and worked quickly to make sure we were taken care of. Keep up the good work!

The staff is very nice! Some maintenance needs to be done and the landscapers need to clean it up a little bit. The tenants here need to read the postings so the place will look a lot better than it does. Needs more cover parking.

I just signed my 4th lease here. It’s been nice living here, very convenient location. There’s been a high turnover rate with the office personnel, but other than that I’ve enjoyed it. The assistant manager Maisie Hill has been very helpful to me, she’s very knowledgeable and always willing to help!!!

Been living here for almost half a year and everything is so smooth and comfortable. Nice managers, quiet neighborhood and very close to DFW airport which is a huge plus. Maintenance is quick whenever we have a request and parking lots are never full. Close to Walmart, Kroger, Tom Thumb and basic shopping areas. Only takes roughly half an hour to Dallas, Arlington, Carrollton or Fort Worth depending on traffic - which is convenient wherever you choose to work.

I moved in the community one month ago. Jeff at the front desk has been really helpful. Im not from the US, so things that sounds so natural for American are really odd to me. Jeff took the necessary time to answer all my questions and make sure I moove in smoothly.I didnt put 5 stars because some equipments in the appartment need to be replaced.Overall Im satisfied with this appartment complex.

I have to give the this property a 4 star. When I call in a service request its taken care of immediately. Rida makes sure the service request is entered in a timely manner and Christian is the best even when there is an emergency on the weekend he is always punctual.

My mom, little brother, and I lived here many years ago in a two bedroom facing the highway and I totally miss it... It was one of the most amazing apartments I have ever lived in and it was always quiet (until our neighbors upstairs moved in lol) what I would give to go through and look at our old apartment again ❤️ I remember begging my mom to take the apartment (we were looking for a place to live) and I practically sobbed when she said no at first, but then she changed her mind and I loved my room so much ❤️ if you get a chance to live here, assuming it hasnt gone downhill, then live here you wont regret it... And you wont want to leave lol
