    Fantastic Service/Community Team & Well-Maintained Community!I want to take a moment to appreciate the outstanding service & Community teams at The Palmer at Las Colinas! Though the apartments are older, they are very well maintained, thanks to the hard work and dedicated service team of Ricky, Christian and other maintenance crew and front office community team. Every time Ive needed assistance, the team has been prompt, professional, and efficient in resolving any issues.Their attention to detail and commitment to keeping the community in great shape truly make a difference. It’s clear they care about the residents and take pride in their work. Living here has been a great experience, and I truly appreciate the effort they put in every day.Highly recommend this community for anyone looking for a well-kept and welcoming place to live!

    I lived here for a year and really enjoyed it.The apartment was nice, valet trash came every day, there is covered parking, and the office staff was friendly.The staff was always helpful and overall the community was safe and clean.

    Took a tour here to find my next apartment. The staff was wonderful, so friendly and accommodating. The apartment was exactly what I was looking for and I cannot wait to move in!!!!!! I can’t thank Savannah for the wonderful tour and making me feel right at home.

    Good place to live. It’s been 5 months so I think I am eligible to give my review now.Pros:1. Good specious apartments2. Small but good park for kids3. Nice and clean pool ares4. Dog park5. Ample parking6. Good office staff7. Good move in deals for 1st year.Cons:1. Very high maintenance and water charges. Almost 120$ a month. I don’t find it worth it.Overall I’ll recommend this place.

    The staff was prompt and helpful. I truly appreciate Kelsei LuBom in the front office for facilitating the lease agreement process and getting it completed within 4 days. The move in was just as smooth and simple with her support. They gave references for Electricity discounts and got the minor things fixed promptly upon our request. The playground and two mid sized swimming pools are good for adults too for daily swim . I truly recommend The Palmer by Cortland for the beautiful property and supporting staff

    Very nice and beautiful property, we noticed they have well maintained apartments and clean environment all around. Our tour guide was Jason and he answered all of our questions and informed us of all the amenities provided by the apartments made us feel welcomed for sure!

    I have been here in this community for the past two and a half month with my daughter and son in law. Its comfortable pleasent stay. This community is a three storied one with ground floor and two floors. Play places for children are available. Two swiming pools are neatly maintained. Adequate closed and open car parking are there in this community. Separate play area for pets are available. Its in total a good gated community for pleasent peaceful living.

    Unbiased review. Lived here 3 yrs already. Pros - safe place to live, minor issues with bugs (really depends on your unit), friendly neighbours, pool is mostly clean. New mgmt doing a better job than last in terms of major community repairs (lights and fixture)Cons - water leaks as well as water shutdown is common, maintenance work slow at times, weeks to complete. 90% of the time no answer from the admin staff, walk in needed

    Very good apartments. They are nice apartment complex with an average quality pool and a kids pool. Average because the pool isnt drained/cleaned regularly. There are always leaves, dust, dead bugs floating on the pool. Has a small playground for kids. More than 90% of the population here is Indians. Overall it is a nice community to settle in for a while. The repair management team for fixing house issues are quite quick most of the times. The roads need less sharp speed bumps and a more smoother bump. It also needs tarring as the cement has been broken in many many places and basically create a mini hole on the roads. Although what we do miss compared to other apartment complexes is that there are no festive lightings managed by anyone for the community. Each individual home has to decorate their own balcony/porch. We would have loved to see some common lighting at the entrance of the community for at least festivals like what the other communities around Palmers do, namely Bridges, Hackberry Creek, and a few others. Overall, a pleasant experience :)

    I recently went on a tour at this apartment complex, and I can truly say it was one of the best experiences I’ve had so far when it comes to touring for a new place to live around this area I was truly satisfied by the hospitality everyone at this location had to offer, everything was well kept and up to date. I even got to meet some of the maintenance guys, Carlos was very kind and helpful when it came to helping me find the apartment, keep up the great work!

    I’ve been living at these apartments for a while now, it truly is a wonderful place to live. Nice environment, great amenities, I get to see staff from time to time and no one has been more help than Carlos the maintenance guy. Truly great at his job and very friendly.     Id been living here for a little over a year and it has truly been an amazing place to live. I had a problem with my water heater and Mr. Luis and his team came in and changed it out with a brand-new unit.     I have been living in this property from last 5 months and I can now give my honest feedback.Sometime service takes more than expected time but it happened 2-3 times only.If anything dont work then they change it straightforward without asking much questions. They changed my complete AC system, dishwasher and blinds etc.Some of the technicians are really great, quick and friendly like Luis and Karlos.Front-desk Gabriella is so supportive and helpful.So overall I am satisfied with all services and support.Delta:1. If can have showers at swimming facilities area then it will be helpful otherwise have to take bath at home after swim.2. Should increase frequency of cleaning common area3. Should add some sports facilities like table-tennis table, basketball court etc.

    UPDATED: Been here for 2+ years. The Palmer started out rough for me and my family, but after they switched management to Cortland it completely changed. They even replaced my dishwasher after previous management constantly made minor repairs that barely helped. Shelbie is the head community manager and he clearly cares about the residents here and their well being. Nice amenities here too. Only thing Id change is I wish the gym was bigger. But it has everything I need so I use it daily. Would definitely recommend to others

Most recently Sade has been wonderful and always has a great attitude and takes care of things immediately! & My dog Butters approves as well, he loves the bark park!     In general it is a good place, quiet, I love the apartment, the maintenance service is good and in general it is friendly.The bad thing is that there is not much control over the residents, I understand that the administration cannot control everything, but I have reported many times that neighbors leave their garbage outside the apartment at times that are not permitted or garbage that is not taken away and disposed of maintains.In general, it seems like a good place.

    I moved in on the end of April and had moved in with the previous owners. My experience was not the greatest with them. As soon as Cortland took over they have been making positive changes and have been working diligently to prove that this community is great!All my work orders to conversations with Tyler and some of the maintenance team has been great, very communicative and helpful.Due to the change to Cortland I am looking forward to living at The Palmers at Los Colinas and possibly renewing at the end of my lease. The moving experience is great, though the leasing agent I was in touch moved out of Palmer, Gabby was helping tirelessly for my move in on time amid Snow storm. Few service requests raised attended promptly and resolved. Good response from Leasing office. Good experience 👍

    I want to add that Lisette is very helpful. She showed me my first apartment and has always been available to answer questions or to respond to any issues I have had. Her customer is on point and she is a credit to the community.Great Customer Service!!!My experience here has been great so far. The Units are nicely renovated, and fit my needs. But the place is great mainly because of the leasing professionals and management. I have not been living in this community for very long, however when I told them I was uncomfortable in my unit they listened to my concerns and offered solutions. I went into the office on a Sunday and was assisted by Ashley Guzman. She smiled when she greeted me, was patient and focused. She answered all of my questions and in the end helped me find a comfortable, cozy new unit. When Ashley was not available, which was rare, the other leasing professionals assisted me with the same level of care and concern. The transition was seamless, I could not have been more pleased. Thank you!!

    I recently went to the property to take a tour and I was very pleased. The property was beautiful and clean. We had a wonderful leasing consultant by the name of Lizette, that helped us and she was just a delight. She was so friendly and had great customer service. Lizette was really knowledgeable and was able to answer all questions that we had. You can really tell how much she cares about the residents. It was very refreshing to have that kind of service.

    I Love this place and I LOVE the staff. This was the second place I looked at and as soon as I saw the unit I cancelled my other appointments and applied to live here. Best decision ever. The units are so pretty and spacious. The hallways are big enough that when you move your things in, its not a nightmare. The storage space is perfect. The staff is next level - like NEXT level. The Leasing Manager, Nacole is one of the kindest and most genuine people I have ever met. She honestly answered my questions and gave me some random tips that shes picked up. When I left, I actually felt cared for. Every concern was addressed and they were so so patient with the things I didnt understand.I could go on and on and on but definitely do give this place a visit.

    I must admit, I was a bit skeptical when Courtland took over management this year as prior management seemed to always struggled to keep afloat and actually get things done for tenants. Thus far my husband and I have been very pleased with the changes! Since the switch we’ve gotten every need met in a timely manner and we are really satisfied with upkeep of the grounds and functionality of all of the amenities.

    In my many years of apartment living, which at times, have been rough, some on my part, and some due to the management... I can say this has been one of the best experiences with a management team. I recently moved out, due to deciding on home ownership vs resigning here, it was honestly a tougher decision than I thought because of the great experience I’ve had here. The manger, Tara has been the best, anytime there was an issue, she was quick to not only respond, but also handle. I’m the type fo tenant that just wants to pay my rent and live in peace, when I did have an issue with noisy neighbors, Tara was right there to talk me through the process and was able to handle the problem without me having to mention it again. She has made the move out process seamless and as much as I will miss The Palmer, I’m going to miss the friendly faces of the staff and hard work of Tara even more. Now, I guess I need to buy a lawn mower, no more free lawn maintenance for this new home owner. Lol.

    Tara and Brittany is very kind always. I am still exploring this community and I just moved here from Midwest - Missouri. Brittany was helping from the day one for getting an apartment and she helped me to get all the paperwork, internet and electricity. Very spacious free reserved parking area is always convenient but if any visitors come no car additional or sufficient car parking. Great staff but maintenance need to be improved.

    Ive lived at the Palmer at Las Colinas for almost 3 years now and highly recommend it. The staff are accommodating and polite and the maintenance crew does a great job if they ever need to service my unit. If you remember this complex from two years ago, its been almost completely renovated.This is a nice, quiet, area which also happens to be part of Coppell ISD(Go Cowboys!). if youre looking for an apartment complex for your family, this is definitely one to check out. The only issues Ive had were as of late regarding communication both between the staff & I via email and getting a hold of maintenance but it being mid-December I can understand why. Normally the staff is great about e-mailing/calling you back when you need assistance/maintenance.

    I moved to Dallas 8 months ago and moved in the palmer and I must say its the best decision ever. The apartments are beautifull and the complex is very well maintained. The staff are all wonderful and helpful but there is one person that I must say shines more than anyone in the office and that is Andrea Rojas she is so wonderful very helpful and always welcomes you with open arms, she truly will bend over backwards for you and do everything she can to fix any situation.     Love living here at this apartment complex! I don’t think we will ever move. Everything is so maintained and the office staff is super responsive and nice.     I had the pleasure of meeting Ms. Ashley when I went in yesterday for a tour and let me tell you she is a breath of fresh air.     My recent visit to The Palmer at Las Colinas was absolutely amazing.  I was slightly concerned after discovering this is an older community plus there are mixed reviews; nevertheless, I decided to visit.  I’m glad I did.  Upon my arrival, I was greeted by Andrea.  She’s truly a breath of fresh air.  I enjoyed her personality.  Instead of trying to lease the first available unit like others I’ve visited, Andrea actually asked what my needs were.  After accessing my needs, she advised me that the unit I came in to Lease wouldn’t meet my current needs.  She discussed why she felt that way and provided me with additional options.  Andrea listened to me, addressed my concerns, and greatly assist me with leasing a unit that encompassed everything I originally outlined.  I felt at ease sitting across from her.  I could tell Andrea loves her position, the community, and meeting the needs of her residents.After Andrea matched my needs and desires with the right unit, we toured the community amenities and model home.  Their clubroom, fitness center, and pool were much nicer in person versus the online pictures.  Even though this is an older community, the renovations far exceeded my expectations.  Plus, the unit comes with a washer/dryer and assigned covered parking at no extra charge.  While touring, Andrea and I held a nice conversation.  To my surprise, she was asking key questions to learn more about me and some additional needs I have that weren’t mention during our initial meet and greet.  At this current time, I’m unable to walk long distances at times due to current health issues.  Andrea learned that during the tour.  Once we returned to the office, she suggested we take a ride on the golf cart to see the actual location of the unit I will be moving into and the location of the covered parking area. Andrea is remarkable.  She also learned my biggest turn off are unwanted/noncontributing roommates (pests).  She informed me that she will be leaving for vacation during the time frame that my unit will be made ready for move in; however, she’s going to instruct Lizette – another team member – to schedule a pest control treatment.  She wants to ensure I have absolutely no objections on my move in day nor during my stay.  She also informed me that the unit will be available to view before my actual move in date and welcomed me to stop by and try to find an imperfection.  Andrea is pretty confident about her property, the Maintenance team, and the level of service I will receive from her community.If you’re interested in living in Las Colinas, The Palmer at Las Colinas is worth the visit.  You’ll walk in a prospect and leave a future resident; especially if you have an opportunity to meet and spend time with Andrea.  I visited another place before touring this community.  Both communities offered some neat features but Andrea was my determining factor.  Kudos to Andrea!  She’s a ROCKSTAR!  Thank you for caring and taking Leasing to the next level.
