Thankfully I have had a pleasant experience living here, ongoing for 2 years now, I have had things break, be fixed whenever I put an order in. Office Staff is really nice! I think the amenities are well taken care of and we had a really good experience with Sai, she really goes above and beyond for residents which is really refreshing and great!

I have lived here for almost a year now and I truly enjoy my space. The second phase clubhouse has been a relaxing space to do some school work. Every maintenance request I’ve placed in has been taken care of in a timely fashion. Everyone I’ve come in contact with has been very kind, I really love my neighbors!

We moved into our apartment here in October and were definitely a little bit nervous after looking at the reviews. I can say that its safe to overlook them. We toured other apartments with half the space for similar prices to our unit, and save for a few cosmetic issues we couldnt be happier. If youre looking to move to the area you wont find this much for the price anywhere else!

This review is for the recently renewed maintenance team. I believe the team is newer. I had a mouse in my pantry in January 2024. Pest control comes every Monday so I put in a request and they left traps that caught the mouse by the time the following Monday came. The pest control picked up the mouse/trap (they asked me for a bag) and I had to ask them to look for where it could have come through. He found a hole in the ceiling of my pantry. I asked him to fix it and he said I would need to put in another request and it would be done by either the property maintenance team or a vendor. I immediately put in the request because we were scared to use the pantry ever since we figured we had a mouse. This was probably February or March now. For some reason the request would be closed IMMEDIATELY every time I put in a request. I guess because they were needing a vendor to come fix the hole. Every time I would go ask the front office for an update or an estimate on how much longer I would have to wait, they didn’t have an answer. They don’t know the vendor’s worklist/apartment plan or what day of the week they come by our complex, unlike pest control who comes every Monday. The front office would always suggest putting in a new request if it was more than X amount of months since my last request (which, again, would be immediately closed out). This was probably every 2 or 3 months.I recently put in a new request and a maintenance member came by literally that following Monday. He looked at the hole and said he would fill it with caulk. We’ve been waiting for around 10 months to use our pantry again and finally we had some traction! We ended up putting in maintenance requests later that week for other things in our apartment like a burnt out microwave light, a leaky toilet drain (causing the toilet to refill every few minutes) and a leaky A/C unit that was leaving a hard water stain on our tub from the drip. The same maintenance person came by a few days later and fixed 2 out of the 3. A vendor will have to fix the A/C unit. Let’s see how long that takes. But I put in another request a few days later because our living room fan stopped working (we noticed it moved slow like a year ago but we completely forgot that it used to move fast and didn’t realize it was broken) and again, a member of the maintenance team came by within a week and replaced the fan. All this to say, I’m so thankful for this new maintenance team!!!!! They’ve put in so much more work over the past couple weeks than we’ve ever received out of the landing staff as a whole over the past 5 years we’ve been here.

A couple of hiccups in the 1st couple of weeks but nothing that hasnt been taken care of that hasnt met my satisfaction. Looking forward to being here until my lease ends.

My partner and I went to take a tour of a unit, and right away when we walked into the leasing office we were welcomed by Alianna. She was an amazing tour guide and was super friendly and easy to make conversation with. Alianna made the tour super fun and an amazing experience, despite the coworker making the atmosphere unwelcoming. The apartment complex was also very lovely, the details to the buildings and the community amenities were great. Thank you Alianna for making our first visit to Landing great.

The area is very convenient to the toll road and easy access to both 183 and 35. The dog park is busy all the time I wish it was bigger but it works. Leasing staff, the big one especially, were slow at first to respond but once we got rolling it was smooth.

The only free public pool in the area - tenants pay for it for anyone to enjoy.There are no locks on the pool door as well as any other amenities. Gates are always open for anyone to enjoy!Thank you management for letting people use the amenities. Please dont close the gates and dont put any locks on the pool and gym (so only tennants could use them). And please dont hire any security.It is also nice that glass bottles are allowed in the pool area, as well as dogs!

This property is simply beautiful....Ive only been on the property for 3 weeks so I bother the front office all the time but I feel like its the closest property that feels like home! Im not a stairs person but I feel like they are pushing me to take better care of myself! Ill figure out how to make plans to utilize the gym maybe the stairs wont be so bad after all. Beautiful property! Bianca gave us a tour of a few units we were wanting to see and she was fantastic and so informative about the property. The main office reminded me of a palace 😍 the amount of amenities you have is crazyyy!! So many different activities. The gym is stellar if you workout!! I had some issues with my garage and went I brought it to management Sayuri was very helpful. Kept it contact with me throughout the whole process and also did a follow up visit to make sure the repairs were done correctly. I would have to say Sayuri is very professional and helpful. We just leased an apartment with the landing and our leasing agent Dalia was the absolute kindest and informative we have ever experienced. She gave us all the needed information about the property along with extensive tips about the surrounding community. We have seen many properties lately and Dalia by far was one of the best agents we have encountered. She made us feel as if we were already home and welcomed into their community. It’s very evident that the management takes really good care of their property and amenities. I recommend moving here as it is a growing area with easy access to some of the best places in Austin. The schools in the area are excellent as well. I am very proud to be moving here and can’t imagine us settling in anywhere else.

Long time resident. Recent experience with the maintenance and hvac crews was very good. Maintenance fixed fan and doors and the hvac crew of 4 or 5 replaced the inside unit. Both did a great job in cleaning up after their work was done whereas in the past years the maintenance teams would often leave a mess or use my towels to clean up the mess they made. Glad to see the newer personnel are friendlier and more thorough.

Alexandria showed me the property a few weeks ago. She went out her way showing me all the amenities and gave a tour of their B2 model it was a beautiful home. I can’t wait until my lease is up and apply to move into one of there beautiful homes. I love how it’s a lot to do on the property and the grocery store is down the street and different food places. I’m counting down the days until I move out my place I’m in now to get to The Landing. I will definitely recommend anyone that once to be in a home with a garage and great space for you and your family to apply ASAP. To start, our leasing consultant, Ana, has been amazing to work with. Everything was clear and she is available to answer questions. Upon move in, I discovered water leaking from the AC unit onto the bathroom floor. I called in and Mr. Lopez came within 30 minutes to fix the issue. He had to come back a second time, but the issue seems to be resolved now. When my movers tried to install my dryer hose into the dryer vent, there was an issue with it and they weren’t able to install it. I put a ticket in and within about an hour, Mr. Lopez showed up and fixed the issue immediately. Thank you!

I lived here for multiple years, in two different units. A two bed and three bed with roommates. When they started charging you for Internet is when I moved but got stuck paying for Internet elsewhere (their sister community). I went door to door trying to warn people about all these new charges for amenity fees and forcing us to pay for their Internet, but everyone was apathetic and didnt really care to listen So, seeing all these new 1 star reviews doesnt surprise me and I hope soon more people realize they just want your money. 5 stars rated to the company for their ability to do this, 1 star to everyone who didnt listen when I told them.

I have lived at The Landing at Round Rock for a little over the last 2 years. My experience here has made this place truly feel like home! My recent experience with our amazing maintenance team is what broke the camel’s back, and made me write this to express my gratitude to them. My AC went out and within 24 hours they were here checking it, fixing it making sure my filters were good and guess what.. They noticed I had a few lights out and instead of coming back and making me go through that whole process over again they took care of it! It’s really the little things like that, that make a huge difference! Huge thank you to Ken and Matt for making sure their residents are taken care of!

I had been going through a rough patch with multiple surgeries and life drama. I came in and the leasing manager took me around to show me the property and the improvements that had been made. She showed me multiple apartments in my price range and after a couple of showings decided on the apartment that was what I was looking for. It was shaded with a view of the pool by the dog park, and the layout was exactly to my liking. Unfortunately, it came back that I was just shy of the income allowance due to the diminished amount of work. Instead of rejecting me they worked with me and said they had an opening of the same floor plan, but without as many of the upgrades. It was on the opposite side of the complex from the dog park but still looked out over the pool and had wood flooring which is important when you have kids or dogs. The only area with carpet is the stairs.They worked with me and my busy schedule and rushed timeline. They were also understanding as I moved in that it took a little while longer to get everything in because of my surgeries to be able to lift heavy items. Thank you

The Landing Round Rock is a great place to live! I really enjoy the friendly staff and all of the fun activities they have for the renters. It feels more like a community. The amenities are wonderful. They have numerous pools, a spa, basketball court, tennis, volleyball, mini golf. The apartments are well maintained. If there ever is an issue, they usually have someone out the same day if not immediately. The price you pay for what you get, cant be beat! I have lived here since October 2014 and this is by far the best apartment complex I have ever lived in. My fiance and I will be staying for quite a while! :)

Everyone at the office is very helpful. I had a tough time due to some timing issues and was not happy. Yet, they put up with me and helped me through. Though the leasing process itself is convoluted a bit, the people are very helpful.Briana, Lorena and Day are all excellent people to work with. I appreciate their help.Apartment itself has high ceilings and gives a comfortable open feeling. Lots of large windows let in ample amount of sunshine.

I have been a resident since early this year and submitted several maintenance request for repairs. The maintenance technician Ken has been responding to the majority of my repairs and is very pleasant, informative and is always making sure that my requests are completed in a timely manner. Im sure he is also very attentive to all of the residents here and is very thorough with following up on work orders, making sure there arent any further issues. He communicates with me about any concerns or issues and sets a time frame that works well with him and myself. Also I appreciate that he follows through on his appointments for maintenance repair issues.

I have been living at the Landing (Monterone before) since 2008. This management company has been the best so far. They are doing a great job with remodeling and enforcing the tenants follow the rules. I am also very pleased with their maintenance team. My A.C. broke after the office had closed and I had to call the emergency operator. Even though it was an after hours call, one of the maintenance personal was at my door within half an hour. I think anyone would be happy living here.

First and foremost, the leasing office staff have been great to work with and have been very professional and cordial. They made my move in experience great. The apartment unit I moved into is beautiful and spacious and the A/C works really well which is awesome!Now lets get to why I gave this place such a low rating:I just moved in 3 days ago but have run into a multitude of issues since I moved in here. Black mold on the water heater tray, fire ants in the bathroom, roaches in the garage, missing blinds, chipped/peeling paint on the front door, the internet services they provided in the amenities did not include the router so I could connect my wired devices which I rely on for work Worst of all - a non cooling fridge with dead Roaches and Gnats in the freezer and fridge which is giving off a foul smell.I am paying for washer and dryer but the unit did not include the washer and dryer unit as promised. I have had several conversations regarding the unit and was promised one today but unfortunately they did not provide it to me.I have had to go to the leasing office everyday since I moved in to work with the office manager to get these issues resolved. I honestly feel bad for him because I am sure he has to put out several fires here and it seems like a very stressful position to be in since it seems like I am not the only one have issues here.I was promised a new fridge and the washer and dryer but not given a timeframe. So in the meantime I am not able to store any food in a fridge, having to store my food in coolers in the meantime, the existing food I did have stored is spoiled and I had to throw it away and I cannot wash or dry clothes.I am giving a 2 star rating for the experience and time I have had to put in thus far to get what I paid for. Again, the staff have been great to work with but it seems like they may be understaffed. I may consider giving a higher review based on the turn around time that The Landing at Round Rock gives for these services that I have already paid for.EDIT:I have been in contact with Lorena Lopez regarding my issues and The Landing at Round Rock has resolved my issues. I received a new refrigerator, washer/dryer and water heater, a quick response from maintenance regarding pest control and exterior building issues. I am now feeling more at home with the new management in place. They have been very communicative and responsive. That is really what I wanted was responsiveness and for promises to be kept.

I cannot say enough great things about The Landing at Round Rock. The office team is amazing and has been extremely helpful on anything I have needed. The maintenance guys are always prompt and never leave a mess in my apartment. The amenities at this complex are the best from the lazy river to the walking trails to the gym! I have no complaints! I am so happy here!

Needed a few repairs to my apartment and management was great about getting it done at a time that would make it as little of an inconvenience as possible for me and my significant other. The maintenance man they sent to do the work was absolutely amazing! I needed part of my shower re-caulked and he did such a wonderful job, it looks gorgeous! He was also very sweet about answering all of my questions, I didnt want to mess up all of his hard work.

We have lived at the landing for a year and a half and will be staying here until we purchase a home. I love the town home style and spacious floor plans. Their office staff is friendly and caring and are not just there to rent the apartment and then not care if you are happy like other apartments do. When they say they hold get together/social activities, they actually do! About once a month. There are 3 pools, 2 bar style hot tubs, basketball court, tennis court, putting green, pool tables, gym, theater, and a plays-cape so there is always plenty of things to do. If you go here ask for Michelle or Tabitha :)

I moved to the Landings at Round Rock last month, and I’ve never been happier. I’ve lived in private houses for the past 15 years, where I’ve had to take care of everything myself. I feel like royalty here. My trash is picked up, and anything I need done is done immediately. My garage opener was malfunctioning one night recently, after hours, and someone was here within minutes to fix the problem! The staff here has been so helpful since day one. Everyone in the office is always super helpful. Natalie helped me pick out this beautiful sunny apartment (which I rented without actually seeing it first) and it’s stunning. There’s also a hiking trail right next to the property, and HEB across the street. Definitely a great place to live!

I’m also looking forward to playing pickleball. I just started playing before moving here and I’m excited they have one. None of the other places I looked did. Went to pool with friend that lives there! Several pools including lazy river and lap pool. Great outdoor patios with tv and grills. Felt like I was at a resort. The only issue was garbage was spilling out of cans and people leaving their garbage everywhere.

I just signed my second year lease here and I have to say this is bar far been the best renting experience I have ever had!!! Colby in the front office and Gloria the property manager are beyond fantastic!!! I referred a friend to move in and Gloria awarded me $1,000 as a thank you for the referral! If I could buy my town house and live here forever I absolutely would! Very friendly staff including the maintenance and valet trash pick up crew :)

Moving is stressful enough, but moving through the COVID-19 pandemic adds even more stress, the office personnel put me at ease and were so helpful. My elderly mother lives in this complex. As her health has declined, she has started using a walker or wheelchair every time she leaves her apartment. It was very difficult for her to navigate the curb leading to the parking area. Kimberlee worked closely with us to have the curb cut and a ramp with handrails installed. We are extremely grateful for Kimberlees efforts to provide safe access for my mother.

I love the fact that there is garage parking for just about every unit. I have never heard my next door neighbors just the ones that walk real hard above, as in most apartments. This place is totally amazing. Since day 1 they knew my husband and my name and address us each time we walk in the office. The pools are amazing and we love our home. It is quiet, and the community is friendly. Thank you Pete for making this happen.

I love this place! Havent lived in an apartment for a long time and couldnt be happier. The whole management team is beyond friendly and help me with whatever I need. Maintenance team is on it and my maintenance requests are completed in a timely manner. Would recommend this property to everyone I know who wants to live north.
