    I moved into this place a month ago from Chicago and I must say it is nice. It has its pros and cons. However, ALEXIS that works in the main office made everything as smooth as possible. The most important thing is she kept her word on everything she told me.

    These apartments rock! The management team has been incredibly friendly and helpful, always going above and beyond to make sure everything is perfect.The amenities are fantasticā€”whether its lounging by the gorgeous pool, getting a workout in at the fully-equipped fitness center, or relaxing in the beautiful community spaces, there is always something to enjoy. The apartments themselves are spacious and modern, with high-end finishes that make it feel like a luxury hotel. I love how quiet and peaceful the community is, yet its still conveniently located near great restaurants, shopping, and entertainment.One of the best things is the sense of community here. If youre looking for a comfortable, stylish, and welcoming place to live, I highly recommend The Grand at Hill Street!

    Moving from San Diego has not been easy but then finding a place to call home at this community has been great. Just moved in and the process was pretty much straight forward. Alexis was great from the moment I stepped into the building to the moment I got my keys. She provided me with the information and also gave a good tour which is one of the reasons I decided to pick this apartment among the very few. Not a texas fan but I really like the community and the way people relate over here. I also like the flexibility of being able to sign a short term lease, for someone like me still undecided about staying in Texas , this flexibility offers me an avenue to relocate after a short while. In all, I would recommend this community to anyone looking to move to Dallas. Thanks guys

    Property is beautiful, staff is great, especially the maintenance. Pierre is fast to respond to all requests that I may have and does a good job on all the work that is done. He is a very good worker and a good addition to the property. You guys definitely picked the right guy for the job.

    Lead Maintenance guy Pierre is very knowledgeable at his job he fixed my Ac, toilet and refrigerator that has been causing problems for months and also he has great customer service skills and is very respectful. Recommend hiring more guys like him. AWESOME LEAD MAINTENANCE!!

    The first time I walked into the leasing office, I was greeted by Jaz. I felt so welcomed and at home at The Grand at Hill Street. Jaz made the process of getting into my new apartment enjoyable. The Management team has been excellent, and the property is beautiful.

    I have been living at Grand for 1 year and since the manager kourtni has been here she has been amazing. Super helpful to residents and friendly. I would recommend just off of the new manager in charge. We had our first resident event yesterday and it was great! Cannot wait to see what else they have in store to turn this property around.

    I chose this apartment complex in the mist of my move across country. To begin, it was quite difficult to contact the office during their transition to new management. When I walked in to have a visit I met Alexis. She was so kind and understanding, she helped me with the whole process which made things easier since I was moving from over 1000+ miles away. After touring the show room and walking the grounds I was very interested. The pictures on the site are very similar to the actual community. The pool, amenities, dog park and apartment buildings are very well kept. I moved in on a Saturday. Due to complications with my flight I arrived to the apartment complex around office closing. I was very nervous I wasnā€™t able to get my key but luckily Alexis was willing to stay an extra few minutes to check me in.The initial unit I was in was not exactly what I was looking for as far as the view and smell. I asked to be transferred to another unit. I met with the whole management team. They all were so kind and helpful after hearing my concerns and request they allowed me to transfer units!The office is very aware of the things that are happening in the community which makes me feel very secure here. As the transition happens with new management Iā€™m very excited to see the changes and events that will happen.

    Excellent location and management team!Prices from approximately $1600 - $3500 depending on floor plans, etc.Direct freeway access to Hwy161/PGBT & I-30... GPISD attendance zone, adjacent to a 6th-12th grade Blue Ribbon campus, Grand Prairie Collegiate Institute. Property line is also adjacent to a city park.Amenities are thoughtful and well-appointed. Spaces to work, lounge, & socialize.

    Moved in about 3wks ago and I am happier than ever. Love all the amenities they have including the vacuum station for your car. Love that itā€™s enclosed when you are walking to your apartment, makes me feel safer especially when coming in at night. I met both Courtney and Jazmyne at the time of my move in, they were both very welcoming - asked if I needed help with anything, which was very sweet of them. Love that these apartments are easy access to the freeway and theyā€™re pretty much by themselves, which means less traffic and noise. So, if youā€™re looking for a place to stay - do not pass this place upā€¦!

    Just recently applied and finally moving in! Alexis in the front desk was incredibly nice and helpful throughout the whole process of it all, she always made sure we felt as welcomed as possible from the moment we stepped foot in the building and stayed in touch and helping us from begging to end. The staff alone was one of our main reason for choosing the grand to be our new home.

    Desiree has been so helpful during this transition with management. She is very knowledgeable, professional, and very understanding. During the transition with the system, she assured me that my renewal would be handled, and everything would be taken care of. She walked me through all the charges and rate increases and was able to answer all of my questions. I appreciate her going above and beyond to help through this transition.

    We enjoyed living at Presidium Hill Street! Phoenicia and her office staff were always friendly and responsive. The maintenance team was excellent. We lived there for 18 months and only had one issue with our electric key not working. It was after hours and in less than 20 minutes staff arrived to let us back in our apartment. The amenities are everything! The pool, dog park and dog wash room were always clean and inviting. We never had issues with parking because we had paid parking spaces. But when other residents had issues with parking the manager had additional parking spaces created. There were always events for the residents such as sip and paint or the food trucks that came on weekends. Staff and security do a great job of making sure that itā€™s quiet after hours. The location of the property was convenient to the highways.

    Thank you to the entire office staff and especially Paige for making my transition from NYC to the DFW area a smooth one. The apartment complex has great amenities such as the club house and gym. Iā€™ve had a few issues here and there but no apartment is perfect. However, the staff, especially the maintenance staff, has been has been extremely helpful. Once again, thank you all for all that you do!

    These apartment complex recently opened, it took them an additional week to open but they were upfront with the delays, we are still in the middle of a pandemic and there is a global shortage on supplies worldwide, including appliances and some people do have a hard time understanding that it gets out of hand. The management team is overall good and the construction team as well, I have seen them outside everyday working since I moved here Monday. My boyfriend happened to speak to one of them and apparently there is people complaining about noise; Well yeah, they are finishing the complex up for us to have our amenities and needs, although some things might not be available the management team is trying their best to take care of all of the missing things all throughout the complex, and the estimated dates for amenities to be complete is April 1st, but also they are offering 4 weeks free! I can understand how much as theyā€™ve got in their plate. So far I am pleased with my unit, and canā€™t wait to be able to have full access to the amenities.

    I recently stayed at Presidium Apartment Complex through Airbnb. The apartments themselves are well-designed and offer a cozy ambiance. However, a slight drawback was the thin walls which occasionally made for some noise disturbance. Additionally, finding parking can be a challenge during peak times. Overall, a good place to stay but with a few areas for improvement.

    Been here 1 year.Overall itā€™s an ok place to live the complaints Iā€™m seeing are noise,parking,pets which is at many complexes in Dallas. You chose to live in a multi unit it comes with those issues. Donā€™t want to hear people walking above you then pay for top floor, your shift ends when parking is hard to come by then buy a carport/garage, they charge for pet violations but they canā€™t see everyone 24/7. The staff is super helpful my only complaint is the valet trash. The company they use is just two guys in a pickup that take it out but if it rains or looks like rain they donā€™t come. One week we had 4 days straight of rain they didnā€™t pick up trash all week or only took what they wanted. Do rain panchos and boots not exist? Itā€™s Covid too so if a contractor is needed itā€™s not their fault everyone is booked(gate) they emailed in advance about resetting fobs yet everyone complained they were locked out. Idk maybe since Iā€™ve worked in leasing years ago but most these complaints are petty. Paige and now Phoenicia are great.

    One thing we were worried about was the moving process since this complex was a new building, but the whole team is great and they had tacos for the residents. Of course the complex is still doing their finishing touches and the Team is amazing being transparent and letting us know what going on and any delays. And this just the team. The apartment its self is 10/10 canā€™t wait to swim in the new pool and workout in the gym.

    My girlfriend and I have had a A1 Experience since day one thanks to Paige! She gave us a tour we had laughs, were impressed with the property and apartments and we knew off jump this is where we would apply. We had difficulties on our end that Paige helped us through and was patient and transparent about but she stuck with us and now we love our apartment even with construction still going on. Thanks Paige and Team for helping us out. We hope more and more business and happy new residents come your way smoothly and if not smoothly than we know you will do everything in your power if there are difficulties to help them through it.

Management has overall been great in communication. Paige is the main person I would recommend anyone to give at least a visit if youre interested in this apartment. Presidium does a great job in going the extra mile in hosting events such as Sip & Paint, Food Trucks and many more! They have also provided complimentary pizza for compensation whenever they were issues in the apartments.Maintenance has surprised me. We have had 3 minor issues leading to leak/ water damage and pest and maintenance has done a tremendous job in ensuring our units is in proper conditions and has handled the issue no more than 48 hours. This may vary in the weekends.Location, Location, and Location is important. This may vary based on your preference of living. I believe what makes Presidium Hill Street great is their location. I am a sports fan and the AT&T Stadium, Texas Rangers, and Texas Live is located about 9 mins away from the apartment. This apartment is also located near the Interstate 30, which will give you accessibility heading EAST/ WEST. Majority of my commutes have averaged about 25 mins in all directions as I have commuted to both Fort Worth, Dallas, North Dallas, Lancaster, and Arlington. Lastly, heading south to access Interstate 20 is roughly about 10-12 mins based on traffic. IF commute is something you are worried about, definitely look into Presidium as an option that could work for your benefit.Amenities overall has been great. The common areas is modern and has a great design with access to a common gym, pool area, conference rooms, and Lobby. The Lobby is the best place to lounge and watch sports while playing pool. IF youre interested in hosting a private event, this space is available to reserve for birthday events, graduation, and many more.CON: There is a BBQ area to use the grill, however to my experience one of the grill has ran out of propane gas. Presidium should at least inspect the grill area maybe bi-weekly for any issues due to the fact that Tenants are not allowed to have gas propane grills on the balcony.The Promotion Deal for 4 Weeks Free is a something you cant beat. This is a deal with taking into consideration that could be implemented in your plan when moving.CONS:A packed parking lot is something that is inevitable in any apartment setting. This is definitely an issue everyone will have and will need to temper expectations UNLESS you order a carport/ garage (attached/ detached).CON: Although a packed parking lot is something that should be expected, there are a lot of vehicles parked in non-parking spots that could potentially lead to obstructing a pathway/ blocking other vehicles from leaving. Towing wouldnt be the absolute solution, but possible taking photos, send warning to the Tennant, and possibly fine/ charging could be something to prevent this issue.Littering in common areas and structural damages around the apartment complex does not meet up with the expectations of Luxury Apartments. Its sad to see structural damages such as the front door building lock not working or damages on a wall near our unit, but having a community where tenants is littering trash in grass areas, leaving an ungodly amount of cardboard boxes covering a whole hallway, or leaving a couch abandoned in the hallway is unsatisfied. This is hard to assess who is accountable for this and could be a middle ground issue between Presidiums Enforcement & Tenants not having respect for the area.Conclusion: Will I resign my lease? Yes for now.

    This is my 5th living here and I love it so far. The leasing staff are really nice and understanding. The property is beautiful as well as the amenities and thereā€™s a dog park which is always a plus for pet owners. Itā€™s a really quiet community so you donā€™t have to worry about annoying or rowdy neighbors and itā€™s right off the highway which is nice. Thereā€™s a grocery store like 5 mins away and thatā€™s definitely super convenient. Of course it has its flaws but no property is perfect. But the awesome leasing staff makes up for it!

    Fell in love with Apartments when I first seen them. And been in heaven ever since. Moved here from Oklahoma and where Im from. We dont have anything close to this. Im like a millionaire in my mind ever day I wake up here. I have the biggest bathroom I have ever seen its just amazing. Mite be a Lil pricey but worth every penny. And the staff always shows some much love I dont think I ever seen them mad.

    Beautiful apartments in a good location with great amenities. The front office staff is always very welcoming and friendly. The Loves waste management is always prompt and great at getting trashed picked up.
