    Im so grateful to be a part of this wonderful society! The management team is always responsive and helpful, promptly addressing any issues. The amenities are fantastic, with a vibrant calendar of community events and activities for kids. What truly sets our society apart is the strong sense of community, where everyone looks out for each other.

    They are pretty decent at coming to fix the issues in the apartment. They usually come to fix the problems within two days. Any problems you have they tend to fix them as long as you tell them! The people who live in the apartments tend to trash the place though. Because they will overfill garbage around the property and then just end up throwing the trash on the ground. Or when valet does not pick up the trash they leave their trash bags on the curb or by the outside trash areas instead of taking to the dumpsters or waiting for valet. The valet can suck because they tend to miss some buildings. The apartments have approved the trash that tends to overflow by getting the maintenance guy to come pick up around the buildings in the mornings. They charge $50 to pay rent online, which is pretty silly. I’ve never had a convenience fee be that high before.AmenitiesThe dog parks are not maintained the best. They cut the grass however Some people who live here just use it as waste area for their dogs. So dogs cannot even play in there. The gates to the fences tend to be hard to open because they are rusted or just don’t work. The water bowl area they have leaks and sprays everywhere if you try to use.The “car wash” area is not the best. The vacuum area didn’t work for a while but they fixed it. They do have duct tape keeping the hose together but it has great suction now so it works! Haha. It is a dollar to use the vacuum and lasts for like a minute. The water hose is just a water hose. No spray nozzle.The maintenance crew are probably the best thing about this place. Although we have had problems moving in they fixed every issue that I have reported about my apartment.The insides of the apartments are really lovely. Nice and spacious.

I have recently moved in and faced certain issues, the way she addressed my concerns to make me and my family feel welcomed to the community is commendable. Despite her senior position she is always available . Her dedication and professionalism have made a significant impact on my experience as a tenant.In short her kind-hearted nature, professionalism, empathy towards tenant issues, and unwavering commitment to resolving problems make her an invaluable asset to our community.Yesterday, we attended the first community Bingo Grocery Event & It was a very well organized event and we had a Great fun!!Bravo!Thanks,Dr.Sanam Imtiaz

    We recently toured the flats, and I couldnt be more impressed. Ethan was absolutely fantastic! He was incredibly friendly and took the time to understand what we were looking for. He showed us a one bedroom that fit perfectly within our budget. The community itself is beautiful, well-maintained, and has a welcoming atmosphere. We left the tour feeling confident that this would be a wonderful place to call home. I Highly recommend checking it out and don’t forget to ask for Ethan!!

    Staying in The flats simce last 2.4 yrs and feel safe and comfortable all the time. Leasing team always friendly and responsible, quick response to service tickets everything feel good.And they celebrate events, games, every week to engage kids, collaboration with others etc helps to meet others. Kids always with events, they participate everytime and felt so happy to part of them.

    I have really enjoyed living at the apartments the last few years but I have noticed the huge improvement since management changed. In particular, the apartment life team has been organizing a lot of really cool things for the residents. I love the latest gaming days they have had at the club house! It has given my son the opportunity to meet some more kids in our community. I personally can’t wait for ice cream truck day!

    This event these past 3 days and 2 nights were absolutely amazing the crafts and ball games were great in the morning and the teaching for the kids were right on. Ever and Avery are a great team the events they put on to help people in the apartments get to know each other are amazing. Keep up the great work. Wish I could give them 10 🌟 🌟

    Got a chance to see the property, since a friend lives here. Love how they have events for the residents! It had a Car Detail area, which is very convenient for the residents.

    My experience living in Landmark at Sugar Land was great. I rented for two years and never had any problem.These are apartments are very spacious and comfortable. All the utilities are in good condition. The green areas are always clean and never find trash in the parking lot.When I had an issue the leasing staff helped me immediately. The leasing management is very friendly and helpful as well as the maintenance employees.Thank you all of you for everything, especially to Lisa and Ashley.Very nice and professional people.

    I lived in the Landmark at Sugar Land for 2.5 years while my home was being rebuilt The office staff and maintenance staff were 1st rate. Anything that needed to be repaired was done quickly and cheerfully. The office staff always went above and beyond and what was expected! I definitely recommend.

    Update:In fact a lot of thing have changed since my last review, now the complex has that automated gate that you open by the app, and the gate is closed 24 hours a day, your request the maintenance and other services through an app which made the process faster and mush better, and in fact two years ago I had that issue about paying the pet fees, I received a call from the manager and they allowed me to pay on multiple payments instead of on payment, last year I dont that there was any break ins, i just hope that they install surveillance cameras in the complex.Old reviewif you are looking for a low rent this is the place but be aware that you get what you pay for. but if you willing to be a little bit more just go to any other apartments complex. we had more that 6 break ins in one year without any action from the management, the place doesnt have a single camera except the ones in the gym. and my worst experience was when i wanted to have a cat for my girls and i was told by the management that i need to pay 400 (200 refundable deposit + 200 fees), and when i told them that i cant pay the 400 one time and if i can pay them on 4 equal monthly payment they refused, no place in Houston will ask you to pay this amount of money on one payment for having a pet. after all i dont recommend this place unless you really have to rent in this place.

    Recently moved here with my husband and we love it! Management and maintenance are always available to help. They provided us with a lovely welcome basket when we moved in. Not only is the rent very affordable but they also provided top notch service for their tenants. The app activated gates are convenient and the residents app is very helpful as well.

    I love the new changed here at The Flats at Sugarland! They just installed granite in all the units, and it looks amazing. Chinas and Morghan worked together and answered my many leasing questions. The experience was refreshing. EVERYONE including the manager, Netra, is ready to provide excellent customer service with every phone call. I highly recommend the Flats at Sugarland. 10/10

    Kristin was hands down the best leasing consultant that I have came across. She made my kids and I feel at home from the first encounter. Very polite and professional. She included my kids in the tour which made me feel really comfortable. The manager was very proactive when Kristin asked her anything pertaining to us making a decision to make Landmark at Sugarland our new home. While on tour the maintenance guy spoke to us which made me even more comfortable. I cant wait to move into my new home! Thanks

    Netra the manager gave me a tour of the community! She was very sweet and knowledgeable! I loved the two pools and updated granite countertops. I am looking forward to moving in.

    Morghan Brumby in the Leasing Office did a great job of giving us a tour of The Flats at Sugarland. We arrived early to our tour appointment and she started the tour with no issues. We had originally wanted a specific floor plan and Morghan told us it was available. Unfortunately, the floor plan we wanted was taken not even an hour after we finished our tour, however, Morghan was quick on her feet and let us know that a similar floor plan was available so without hesitation we applied and were approved. We ended up liking the floor plan so no harm no foul. If you find a floor plan you really like at The Flats at Sugarland I recommend you apply as soon as you can! Thanks for all your help Morghan!

    I live here and have been here for two years. Maintenance here is the best I have ever seen, price is reasonable. I live in phase 2, the pool is well maintained, dumpsters are everywhere, that makes the apartment clean. Im enjoying the community, they care about the tenants. Spacious rooms, closets and kitchen.

    I lived at this complex for 2 years and I absolutely love love love Ms Violet and Ms Ashley. Ashley was nothing short of an angel the entire time I was there. She is the kindest most understanding Assistant Manager any apartment complex could ask for.The one and only reason the complex did not get 5 stars is because the property Manager simply refused to do anything about my upstairs neighbors and their inconsiderate disrespectful children. I had the issue with the guest of the first tenants and then she put another family with 3 young children above me, which of course made the problem worse. It was as if she was trying to push me out of the complex, which I dont understand because I never had much contact with her.Ms Violet, on the other hand, actually came to my unit to hear the noise herself, to see if there was anything that she could do.As stated before, other than the Manager refusing to rectify the noisy neighbor situation, I absolutely loved the complex and my other neighbors, who were upset to see me leave. They actually told me I was one of the best neighbors they had... And I felt the same way.

    This place has great Vibes! Elsa is a beautiful soul.. She was so really sweet especially at a time like this. She showed me the model apt and she stayed her 6 feet. I dont understand all the hate directed to this place. The apt model I saw was gorgeous and they are really giving out great rates. I really was impressed by Elsa and her kind a courteousness extended towards my way. I am almost done with the apt process. I will say that they are not doing any cash grab that is mentioned below. It is a $100 Admin/Application/Holding Fee.. That is a really good deal. It is non refundable as it should be. The idea behind it is that hey we can make it cheaper for the customer by combining all 3 of them into one. We can make living here more marketable. My brother paid $350 application fee at another apt. They do say on the application that based on credit you may have to pay $200-$1000 more deposit if your credit is not good. They lay out everything for you! The area is nice right off 59,99,90 and Hwy 6 what else could a person need.. Did I mention How amazing and personable Elsa was!!? If youre looking to find a great apartment in a great location... Please Check Out Landmark and ask for Elsa youll be glad you did.

    ELSA at front office has been Great ever since we met her on day 1. She helped us pick our apartment thats suited us n our needs. Our 3 year old son loves this apartment he enjoys the balcony and long hallways.Elsa always helped us out with our business needs faxing, receiving, printing our business documents etc.The maintenance guys are amazing they always showed up at moments notice and fixed things properly. They installed security latch on the door and also installed a cieling fan in the living room for us.our 3 bedroom apartment is very spacious for us, lot of room for our son to play , the storages are spacious too.ConsMinor cockraoch problems but my wife and i arw clean freaks we keep our areas places, alwats thorough clean. We absolutely hate bugs we always kept iur apartment clean thats why we had no bugs or roach issues,We think apartment need minor upgrades pretty soonA. Need Modern light switchesB. Better quality cabinets.C. Modern style outlets with USB.D. Closets needs lights. Its very dark inside the closet especially when they are behind the doors.E. Need modern stoves,Over all , we are satisfied with out stay here, we had no issues with neighbors , its peaceful apartment complex.Elsa has been great.

    I gave this apartment 5 stars for several reasons!1.) The price is very reasonable for the upcoming area - I moved in a 2-2 starting paying $1125 per month and lived there for almost 2 years. At move out date my rent was $1220. Its still not a BAD price for what you get.2.) The interior of the apartments are very nice. Theyre fairly new so they are very spacious, have tall ceilings even on the first floor, fake granite looking countertops which are nice, lots of kitchen storage, fake wood looking floors in the kitchen, great sized bathroom cabinets and drawers for storage. There was a full size laundry room which was really nice. The floorplans are spacious and open. The closets were very well sized. I had 2 closets in the master bedroom and the second bedroom closet was very big.3.) The parking spaces are HUGE! I just recently moved out and I never noticed how much you will appreciate that until you move into a complex where the spaces are TINY. If you dont get home by 7ish you might have to park farther than youd like to but that brings me to another point4.) Exterior lighting is great! There are large floodlights outside the sides of the building and even outside your front doors. This is was really important to me. I moved from there to Broadstone New Territory apartments and I must say its so dark over here at night and thats probably why theres so many break-ins / burglaries / robberys being reported. The lighting is POOR as can be.5.) My son & I were located in phase 2, super close to the playground which was really nice to be able to step out on the back porch and see my son playing with his friends.6.) There is an empty field / retention pond behind the fences so at times you would see a raccoon or possum at the dumpster which was kind of bothersome but you cant really help that. I loved that there were dumpsters everywhere b/c it made it super convenient when it was time to take the trash out.7.) Maintenance was great - always prompt to come out and fix things and the guys were really nice.8.) There are sheriffs or state troopers or constables that appear to live on site which I was thrilled to see.9.) I had great neighbors, they were quiet, respectful and family oriented people.10.) Comcast services this complex which was a huge plus for me. You could also get Dish I believe - but Comcast has the fastest wifi Ive ever had. I unfortunately am stuck with Windstream right now as my wifi provider and its awful.11.) Lastly the office staff was always good - quick responses to emails & they hosted several holiday events in the office which I thought was nice to get to know your neighbors. I mostly dealt with Jaime B. one of the managers - she was always very helpful and had been there since I leased back in 2013 so that was nice to have the same person there. Seems like a great person all around - really sweet and kind yet effective and straight to business. It was always nice working with her.

    Landmark at Sugarland apartments is well managed and provides a good environment for living. The pools are well maintained, the grounds are nice, and the staff is responsive. I am especially appreciative of the quick response of the maintenance staff. Thanks for a good two years, LSL.

    Maintenance is always on point. Quick and reliable maintenance crew. Even in the severe storms we had this week, Walter made sure he came by at 10pm in the rain to take care of a leak in my HVAC system that was causing water damage to the sheetrock.The only complaint I have is about security but thats a given at any apartment. Gates have been restricted to resident only access via cell phone app which is a plus...but people still constantly sneak in through exit gates or right behind someone entering. Some subdivisions have one way spike strips at their gates to prevent unauthorized entrance and even a secondary crossing arm at the gates so that only one car goes through at a time. I havent had specific security problems or threats yet but its only a matter of time...

    Ive been living here for about a year.Cons***Only one dumpster in the front, its always full and it looks nasty. Poor maintenance guys, always having to pick up peoples trashbags around the dumpster..Not enough parking, smh. Sucks because you have to park on the side of the street and a couple people cant drive, mess around and back into your car.Its right behind a prison😓Pros***Its quietI never had an issue with any neighbors, everyone keeps to themselvesIts affordable, good price to live in sugarlandSheriff visits the complex everydayI never had an issue with the staff, well our ac went out they told us a couple days so we went to they manager she had them fix it immediately.OMG we never had any issues with pest. No mice and roaches in my building!!The complex is clean, well in my area. I live in the front, what everyone sees when they come in the complex. I pay my rent on time and I keep to myself...

    Been living here one month and the apartment complex faired fairly well through the Hurricane Harvey winds and floods. Annoying thing is that some tenants are extremely lazy and inconsiderate by not bothering to put their trash in the dumpster and use the compactor (tenant in a Honda CRV stopped in front of me and just threw their trash bags on the ground. I got out and checked dumpster and it was empty!).Dont expect luxury here, it is your average apartment living but pretty good.

    I have nothing bad to say about living here. Ive been here for a year now and just renewed my lease. Quite place, hardly anything bad happens, I dont really understand why people give this a one star review.If youre looking for somewhere nice, I would recommend checking this place out. Fast, easy, no pressure, staff is great.

    The people who work in the office need to have customer service training and to be reintroduced to communication etiquette when it comes to their consumers but I do have to say that living underneath a sheriffs deputy made it very easy to sleep at night
