I’ve moved nearly every year for the past 15 years, and I can honestly say this was the smoothest and most enjoyable process I’ve ever had.From start to finish, Keenan went above and beyond to ensure everything was seamless. The people who work here and live here make this a great environment, especially for artists. The reception area and lobby is neat, clean, filled with smiles, and considerate to guests. Carts are available for residents to use and drivers with deliveries have easy parking access.The building is secure, and the rooftop has a stunning view of downtown and closes at 10 so no one is lingering around too late. Being across from the Police Headquarters makes this a very safe location to live. I noticed kids living in the area, and people of all ages. I love visiting Southside!

During my time. I can definitely say that the leasing office and front desk conciergeis very friendly and welcoming. Handling any all issues promptly and efficiently.The security is also very nice, welcoming, friendly and does a great job making sure everyone is safe and secure while also displaying a high level of hospitality.All the residents have been extremely nice as well.Lots of inviting businesses on site and in the area.Overall a great staff and lively place to call home.

Been living here since May of 2021, and wow I only have fantastic things to say about this place and the management.Fitzgerald is awesome. He gave us our first tour in November of 2020, and after that we knew we were going to call this place home.If you’re on the fence about moving here… just do it. It’s one of the best views in Dallas. Elevators are slow sometimes but get over it.

We faced a challenging credit issue, which had us worried about finding a suitable place to live. However, Keenans expertise and dedication were evident as he guided us through the entire process.Not only did he help us navigate our credit concerns with ease, but he also worked to secure an amazing deal on a beautiful 2-bedroom, 2-bath loft that we are absolutely in love with! I love living at South Side on Lamar. The community is well kept and the staff is so friendly and helpful! David R. in leasing is a rock star! He made the leasing process painless and answered my countless questions. He is very knowledgeable and guided me through the process with patience and professionalism. It is an extremely safe building with 24/7 security, large lofts very reasonably priced, 24 hour concierge, a grocery store, a coffee shop, and a dry cleaner. Staff is excellent and service here is great. Definitely recommend living here.

Pretty cool hotel, nice place but not very busy. Not a real exciting area of the city but we liked it. The rooftop views were epic and the open bell coffee shop nearby was really good with live music. Trinity river area is nearby, Margaret hunt hill bridge is close too. All good things to see In south Dallas!

In particular our gratitude goes to Lisa in the 4th floor, you keep the common areas impeccable and to the crew responsible for the garbage shoot. There are people in our community, like in others, that simply are totally oblivious of their lack of respect for the well being of all of us. They don’t pick up the waste of their pets although there are plenty of waste bag dispensers, incredible but totally ignore it. Their pets can’t take care of themselves when it comes to their discharges, it is just plain common sense, pick up after your “baby”. Our cleaning crews have great disposition and take pride on their services, and for that we thank you.Very satisfied with the BBQ and 4th of July Fireworks extravaganza. Kudos to Kemi! great food, music and family fun. However the weekend was not over yet! on Saturday we join the Ricochet Room to enjoy our ultra ego avatar with glimmering outfits and great photography props for memorable Glamour Shots. Congratulation to management for allowing this diversity of opportunities to enjoy art, creativity and wholesome fun! Keep promoting diversity.

We love our South Side home! Building is great. Loft is great. View is great. People are great. Sara and Brodrick do an amazing job keeping ducks in a row. Fitzgerald and Candace are the happiest leasing agents I’ve ever met. Lisa keeps concierge running like a charm with the help of Art, David, Lapacquin, and Richard. They’re all soooo friendly and helpful. Samuel is great at security. Maintenance is very responsive. And Nancy throws a fun party! After making the transition from suburbs to city life 10 months ago, we are grateful we ended up at South Side.Our only complaint with the facilities is the pool. It was the top reason we chose South Side and we were told it would be open year-round. Unfortunately, after only 3 months of living here, the pool closed and has been in disrepair for the last 7 months (which means the grills are inaccessible too). Yes, the weather has been too cold to get in the water for a lot of that time, but there have been some great weekends when it would have been fun just to grill and hang out around the pool. Sooooo hoping it opens SOON!Lease wise, utilities are very reasonable, but the required paid add on of Fetch, a package delivery company, does not fit our needs. Its $25 per month (plus voluntary tips) whether you use it or not, which is about 1% or more of monthly rent depending on your loft. Overall, we highly recommend South Side on Lamar.

These are true lofts and are absolutely beautiful. Tons of space and the unit I have is full of natural light. It’s like its own little city in the heart of Dallas. I’m so happy to be living here!

Yes, the sidewalk smells like dog urine. Welcome to Urban living. If you can’t handle that then move to the burbs. That has zero to do with this apartment building. Which is an excellent building to live in, with large lofts very reasonably priced, 24 hour concierge, a grocery store, a coffee shop and a wine bar. Staff is excellent and service here is great. Definitely recommend living here. Our leasing agent was Edward and he did an amazing job helping us get into the perfect apartment, and still keeps in touch to make sure all is well. You can’t beat this place.

I was moving from out of state and decided Id tour Southside on Lamar. I walked in on the fence but after spending just a few minutes with the amazing leasing staff and my leasing consultant Brittany Ramondi I was sold. Brittany was very professional, informative and most importantly radiant with personality. I could tell that she listens well because first she showed me what I wanted to see then she showed me what I said I needed. I was sold when we walked in the door of the loft. Ive since moved in and Brittany has been more than a leasing consultant. She has my tech support, service request tutor and whats what in Dallas advisor. In other words she didnt just lease me a loft and drop me off. Im a handful and she and the on the ball maintenance staff have seen to my every loft need and desire. She is the cherry on the sundae and the super friendly, laid back, helpful neighbors are the extra whip cream. I LOVE it and I truly feel at home not just in my loft but in the building. I now have a new home for Lets TALK University and Im very excited to be living and working at Southside on Lamar.

I’ve only been living here for about a month, but everything has been spectacular, from the support of the staff to the uniqueness of the building and its amenities. David R. was essential to my smooth move in, he was patient with setbacks and always there with answers when I had questions. The 24/7 concierge is reassuring and helpful, and the pool area is always clean and tidy. Also love how there are dog clean up areas everywhere so if you forget a bag it’s no problem. Having a great time so far and very happy with my stay!

We had THE BEST EXPERIENCE HERE!!!! We came to tour the South Side on Lamar and David, Farrah, and Keenan all took great care of us!!! They alone will sell you on this place. Everyone, including the other residents, are so friendly and helpful here. The community feel and atmosphere is so refreshing and this place is definitely its own little unique hidden gem. We were able to do a self guided tour and Farrah gave us the keys and we got to tour 6 different apartments on our own! But you can also choose to have an apartment leasing agent take you on the tour if you don’t want to do the self guided. The amenities, the apartments, and the location alone will sell you on this place, but the apartment leasing staff is the true gem!! They are hands down the best I’ve ever had the pleasure of working with, and they made our experience so special and welcoming. We honestly decided that we wanted to move in before we ever saw an apartment just from speaking with Farrah and David and Keenan. Please ask for any of them and they will instantly make you feel right at home.

My husband and I have lived at South Side on Lamar for over 14 years. We had moved to Texas from out-of-state. As you can guess, we have enjoyed our time here enormously. First of all, our loft here is amazingly comfortable. The SSOL staff is very supportive and kind. The amenities are great and the close proximity of various restaurants and stores makes it easy for us. All in all, the quality of life at South Side on Lamar cannot be beat!

And we wished we would have moved here sooner.Two years ago we decided to sell our house, after 14 yrs in the suburbs, and move somewhere exciting and less maintenance. After speaking and touring with our AWESOME leasing agent, Arik Logan, for 4 hours, we were in love with this area, property and yeah, Arik too!Our neighbors are super nice and SSOL associates are great!No more home and pool maintenance for us! It feels like we have been vacationing in downtown Dallas 🌴 for two years!

Updated after 4 years and move out:I lived at South Side for a total of four years, and while management improved significantly after my initial review—especially with communication and repairs—some issues persisted that ultimately made staying less desirable. Still I would move back in a heartbeat if rent was more stable and the additional fees were reduced.One major drawback was the annual rent increases. Regardless of market conditions, rent would rise every year, often making units $300-$400 over comparable market rates. For example, when my one-bedroom rent matched the cost of a two-bedroom, I considered relocating within the property. However, the $750 transfer fee, charged even when renewing a lease, new credit inquiry (why? I’ve lived here for years and never once paid late) and no overlap without paying double rent (because of the notice that must be given and length of time they will hold a unit)—felt punitive to long-term residents who were otherwise loyal to the community.Another frustration was the mounting additional fees. These started with a mandatory $25/month package fee for Fetch, a service most residents avoided due to poor customer service. Then came an amenity fee, despite regular amenity closures (the pool, for example, was closed for eight months). They also introduced fees for pet management through an external portal, and billing fees for utilities, which included separate charges for billing, each utility, and even a charge for online payment. Worse, if there were errors in billing, residents were charged again to correct them.The inspections were another headache. Over the years, we experienced 3-4 inspections annually—fire inspections, HUD inspections (which no one could clearly explain and include a group of 6-7 people entering your home and walking around), and maintenance inspections. While residents were given notice, the dates were frequently rescheduled without proper communication, forcing those of us who worked from home to adjust our schedules repeatedly. Even after providing move-out notice, they required an additional pre move out inspection (why? You’ve been in my unit frequently when doing all the annual inspections) and then a post move out, adding to the inconvenience.On the positive side:While I’ve seen many complaints about deposit returns, I only had a mandatory cleaning fee, around $200 (outlined in lease renewals) and a small $50 charge for an item installed by a previous resident. Fighting the latter wasn’t worth it, but I left satisfied with the overall process. The staff was incredibly kind and supportive, and leaving the community was bittersweet because of the positive relationships I’d built over the years.South Side has its strengths—great staff, improvements in management, and well-kept facilities—but the rising costs, and added fees ultimately prevented me from staying.Original review EDITED due to character countI am at 4 months living here now.The place is amazing. The building is clean and well maintained. Front desk is friendly and amenities are better than any place I’ve lived. Maintenance is incredible and normally respond to my service request within 24 hours.But that’s where this ends.ConsThe management is non responsive.There is a major lack of communication on things that are important and over communication on things that have little impact on residents.Again the place is amazing but the communication from management is nonexistent and that is truly sad. There is a lack of training/understanding of industry standards. Correcting that issue could make this a 5 star place to live.Also because of the mold discussions and being that I have a rare autoimmune lung disease I had my own mold test conducted and had no elevated spore counts.

Such an amazing venue and creative way to preserve a beautiful historic building. Melissa gave us the grand tour and it feels like a world of its’ own in there; there are not many reasons a resident would need to leave. Like many, we especially loved the rooftop view of the city but just about every other aspect was equally as impressive. It was at the higher end of our budget but the amenities easily justify every penny. We are seriously looking forward to becoming residents here once our lease is up at our current residence.

Love Living here at Southside on Lamar! The Best part for me is that there is always a lot going on and it is definitely community living. You feel at home here. The Doorman and staff are friendly. The Leasing office staff is great and is always willing to help! Maintenance is very efficient on work orders and get things done pretty quickly. Don’t have much bad things to say. I’ve lived here over 5 years now and honestly didn’t think at the beginning that multi-family living was going to work that long for me. The residents I have met are friendly and there are plenty of locally owned businesses to support in the building.The night before Thanksgiving they hosted a Friendsgiving dinner and it was the most delicious meal and a great time to meet other residents. Thanks for doing that!Totally enjoy SSOL!

Over the years, I have lived here, I have maintained an office and staff here, and I have invited family and friends to live and work here. Why? Because it is a great value and a safe place to live.Having said that, living here is not for everyone. A lot depends on how respectful your immediate neighbors are, where your loft is located, etc., but this can be a great place to live.

I love this place!!! This is my 3rd renewal and I hope to do more! The building is wonderful and we are a complete community! Nothing is perfect and they have hiccups that comes with living in an older building but it’s ok. The front desk staff is superb! The first person that I forged a friendship with is the young lady that I call Paq! She is a delight! Always kind and has the answers! She makes me feel like a VIP when I come home! The office is great and I know I can be a pain but they always have time to answer and address my concerns! I love it here..!

I have been living at SSOL since April and cannot say enough awesome things about the team here! Candace was my leasing consultant and took me through a variety of options to find a loft that would be my dream space. I had wanted to live here for a number of years and admittedly heard mixed reviews that were attributed to the precious management companies. Candace overcame any hesitation I had and made sure I would be completely satisfied with my big move.As a resident, I’ve been extremely impressed by the customer focused approach that the leadership team here demonstrates. Our resident services manager, Sara, is an absolute gem! She takes time to hear my questions and concerns (which have been minimal) and is very action oriented in addressing. She is very sincere and it’s AUTHENTIC - something you can’t always say about resident facing employees. It’s a tough job and I’ve never been disappointed by her support.Finally, I’ve never lived at a property where maintenance requests are addressed this quickly. Donovan is fantastic and also exemplifies that customer service ethic that is common across the team here. I can always trust that the job will be done correctly and with a smile.All in all my experiences here are completely positive. I feel very safe in the neighborhood and love that the building construction leads to minimal noise transfer between apartments. The hallways can be louder because of the original wood, but people are generally respectful and there is a strong sense of community with the combination of residences, galleries, and shops. You can support small business and diversity through entrepreneurship here more than anywhere I’ve ever loved!

My husband and I just moved into our dream loft last week here at South Side and we could not be more thrilled!!! Concierge is always friendly, helpful, and kind, the loft is stunning, and the amenities are beautiful (especially the rooftop and pool!). Our leasing consultant, Candace Wilson, was INCREDIBLE. We couldn’t have asked for better service: she was not only always prompt to respond to our hundreds of questions with helpful answers but was incredibly thoughtful and warm in the process. My husband and I found ourselves looking at each other many times throughout the process of getting our lease and saying that we have never been more excited to move into such a friendly environment and that the application process had never been easier at any other complex we’ve rented. Thanks to Candace, we have the loft of our dreams and can’t say enough good things about her PROMPT, efficient, and considerate service.

Broderick is a super hero! Moving from California to Texas is a big move. He made my moving experience so smooth, went over and beyond and hospitality was the best. Were now on month 4 at SSoL and are extremely happy with our choice to move here. From the initial tour to the leasing process, move in & ongoing maintenance this is an extremely well managed building with friendly staff who care deeply about the space and their residents. The apartments are large & spacious, each one has a little individual character & quirks, and for such a large complex, they are surprisingly quiet & peaceful. And of course, the views are to die for. In all, excellent value for money and a great place to call home.We moved in during the pandemic so, albeit the property is trying hard to create some community events, much of the public-facing allure is understandably shuttered, though thankfully, not the excellent coffee shop & friendly bodega. We are looking forward to experiencing more of the buildings offerings once we get past the virus.

Im going to start first by saying, Im a very new tenant to the community of South side on Lamar. Im opening a new business and Ive had to rely on the concierge desk a lot! Although The concierge desk has been friendly and professional,This one person stands out, Lisa Rider! Lisa has been truly my life saver!! From giving me directions in this huge building, too being extremely helpful, accommodating, and down right pleasant through this whole journey!!! Although I see how busy the concierge desk can be ,Lisa never makes me feel like Im a bother, at all. Instead shes consistently going a step further making sure my needs are met! Shes been outstanding. I couldnt be more happy moving into a community with a team like this one! Honestly shes made something that couldve been a very stressful endeavor, a easy and pleasant transition...Last but not least, Fitzgerald helped me to be very comfortable with my move in. I lived here for two and a half years. It was nice.The leasing team, maintenance team, and concierge team were wonderful and always helpful when we needed them.The building is solid concrete and brick so during the summer it stayed fairly cool and we didnt use our A/C very often, and in the winter we rarely had to use our heater. So that was a plus.Another plus is that they are always doing something to bring the community of the building together. Like food trucks, Halloween parties, roof top parties, pool parties, etc. So if you like community get togethers youll like this place.The negatives about this place are few... parking is hard to find unless you pay for use of their private lots, but even if you pay for their parking the walk to the elevators and then to your loft is a long one (its a really big building). I recommend buying a folding wagon to bring your grocerys and other items up and down. Another negative was the smell of weed everywhere in the building, and towards the end of our lease it was really bad.Other than that our experience living here was a good one.

My partner and I moved in to South Side on Lamar from across the street at the South Side Flats and let me tell you how much we are in LOVE!!First of all, the leasing team. They make you feel like you are wanted there, like this is a family. Fitzgerald was our leasing agent and he knocked it out of the park. He went above and beyond to make sure that we got a place here at SouthSide and we didnt have an easy case....at that we got the apartment of our DREAMS!! Not to mention they send more email updates than I have ever imagined about things happening with in the building/ updates on work happening and for that I am so thankful. Sara and Candace also helped us while Fitzgerald was away and they are just as welcoming and wonderful as the rest of the staff.The APARTMENT!!! The rooftop view, the pool, the ping pong table, the hallways to endlessly explore. We could not be more thrilled at the experience of living in this building. I dont know how we will ever leave.Dont forget - Dry cleaning in the building, 2 work out facilities, incredibly nice neighbors and lots of local businesses to support. They really go above and beyond at the South Side on Lamar.

On paper this place is cool, it has a pool on the roof, coffee shop in the bottom, two gyms, downtown and nightlife near by, and good floor plans.If you are a local artist and aren’t looking to save money just looking for aesthetic id say it’s good for you.(Just saying these things for anyone who is looking for insights)Personally, I didn’t enjoy my stay so much. The floor creeks horribly and you can hear movement from anywhere in the apartment, the elevators can be a pain when you are on a rush to leave (they constantly are under maintenance, take long times, and can be really inconvenient to take stairs when you live floors up and need to take groceries upstairs). The parking lot costs $40 to have and can be hassle to walk to every day. No groceries stores nearby (tho there is a small market downstairs), no reasonably priced food places nearby, and homeless people plague the nearby train station. The gym closes at 12, and is on the 9th floor, the game room has to be reserved ahead of time no walk in, the roof closes at 10 on regular days and 12 on fridays and Saturday. You need to keep up with 3 different keys, one for mail box, room, and parking gate.

He showed us the roof top pool, game room, theater, winery pub,deli, coffee shop and much more!!! My review has to start with my move out experience yesterday with the leasing staff. Mark & Desiree went above and beyond to make my transition as easy and professional as possible. We moved from Phoenix to Southside because we didnt know where we wanted to buy, and it was for the most part, a great experience. I love Marcus at the front desk who goes out of his way to make life easier for the residents. He is the definition of professional. I always felt safe because the Yellow Jackets do a great job. I love the location and the restaurants near by and access to the DART. You absolutely cant beat the beauty and the uniqueness and character of the lofts. The pool is great and the view of the city from the roof is amazing. The only downside is the dog problem. Many, many dog owners do not pick up after their pets and it smells and is disgusting. We are moving because we did not want to stay in apartment living and we wanted to buy our first home in Texas.

Moved to South Side on Lamar in February and I’ve been very happy with my move-in and stay here so far:• Leasing Process:Candice was incredible and super helpful during the leasing process. Very detail-oriented, followed up with me in a personable way, and was always quick to get back with me. She was also very patient in finding the right unit for my needs and personal preferences, going out of her way to look and double-check for anything that came up on the fly.Although I wasn’t working directly with Fitzgerald, he was also incredible and very helpful along the way if Candice was ever unavailable. Highly professional, but also fun to work with and laid back at the same time. Both of them are rockstars!• Moving In:You are able to get dedicated access to the freight elevator for 3 hour blocks at a time, which is helpful. When my time was up, I simply checked back in at the concierge and they were able to extend my block because it was still available.I brought my own moving equipment, but they have a dolly available to borrow if needed. Depending on where you are located in the building, it can make your life a lot easier.There was one small issue with the AC/Heating not turning on that was immediately resolved within the hour when I brought it to Candice’s attention. Very happy with the level of service and prompt attention they gave.• The Unit:I moved in on the concrete side of the building as opposed to the wood floors, and I have been very happy with that decision.The units are extremely spacious and give you incredible value per sq. ft., perhaps the best in the entire Dallas area. This was a major attraction and selling point for me as the units are incredibly large and feel very open, something that was very important to me. The windows allow for plenty of natural light in the main living space, even illuminating the bedroom due to the wall between the bedroom and kitchen having a slight gap at the top, which is a nice touch.There is also AT&T Fiber gigabit internet available in the building, with options all the way up to 1, 2, or even a blazing-fast 5 gigabit. I opted for the 1-gigabit option and it has clocked in speeds around 900mb/sec both up and down when wired in directly through Ethernet cable. It’s awesome.Good water pressure in the sinks and shower, and they get plenty hot if you need them to be. Closets have plenty of room, as well as having room for storage in the washer/dryer room.Have had no issue with neighbor sound above or below, or even to the side yet.• Amenities:Having dry-cleaning in the building is awesome and super convenient. I haven’t used it yet, but there’s even a 24/hour drop off box for your convenience.There is also 24/7 concierge, so ordering late night delivery is never a problem having it delivered straight to your door, as any deliveries are able to access the elevator with help at any time.The pool is currently closed right now, but it’s been cold, and I’ve been to the rooftop to see it by the gate. I’m sure I’ll enjoy it later this summer.Great views of the Dallas Skyline all around on the rooftop area. In addition to the walk-around areas, there is an open courtyard with covered, cushioned seating as well as tables and two chairs for each table along the outskirts.I haven’t utilized the gym yet, but there are plans to renovate the gym this year with new equipment that has already been ordered. Would you look at that, they’re listening to feedback.Certain elevator buttons don’t light up at times. Remarkably, I’m still alive and have managed to use the elevator in spite of that. Sorry, not sorry for the humor!I love the fact that there’s a coffee shop inside the building as well, The Opening Bell. Good food, drinks, and friendly service, coupled with events held there from time to time as well. Great little spot.There are other cool little shops throughout the building I haven’t checked out yet as well.• Conclusion:This is a great spot to live, incredible value, friendly service, super friendly residents, and great views! Do it!

I just have to brag on Edward in leasing. From the very first time we met him he was so warm, enthusiastic, and beyond helpful. I know that he is not just like this with my husband and me...I have seen him treat everyone this way, no matter if they are his resident or not. I really liked the retro decor of Southside. Ive looked at several different lofts and really liked the amenities and floor plan. My deciding factor was the awesome customer service that the leasing office gave me every time. She never minded answering my questions or showing me lofts over again or taking pictures and videos for me. Caroline rocks! Ive lived downtown for 8 years, and I moved to the Cedars in 2019 and call easily say this is the best building Ive lived in. I am working on my third year at SSOL, and what makes it such a great place is the diversity of its tenants, the history of the building itself, the unusual architecture, and perhaps more than anything is the incredible staff at SSOL.Speaking for myself, a large turnoff is to have a very uniform living space - with few layouts and similar interiors. This building is the antithesis of uniform and ordinary. Every living area is completely different and the interior is kept extremely clean. Tennants contribute as well as there are not pet droppings everywhere (A common problem in other buildings I’ve lived in)All of these things together really make this such a great residence and just an unusual place to call home.

One of the finest views in the city while youre sipping cold drinks next to an immaculate pool surrounded by stylish and friendly residents? Yes please. Location is great too, the Cedars District is really taking off soon, and all the conveniences will be there shortly and rents will skyrocket for these lofts when it happens. Not really a place for folks with kids, but it is absolutely perfect for singles and couples, young professionals and empty nesters. Prices are worth the clientele and amenities.

Lived here for a year and loved it for the people who live here and our yellow-shirted security and courtesy staff. Also has great access to The Cedars train stop and tons of stuff to do such as Full Circle Tavern, South Side ball room, The Cedars Social and the Alamo Draft House are all within walking distance.What they need to work on: so many walk their dogs on the side of the building on Bellvue. The entire sidewalk all the way out to the parking lot smells like dog urine. They need to pressure wash it when we have dry spells or something. Everyone does pick up after their dogs however.All in all, it is still the best rental Ive ever lived in by far.

Hey guys,I just want to give a quick shout out and express my appreciation for the maintenance crew here at SSOL. Everybody on the team, from Brent to Byron, Donavan and Steven - and the others whose name I dont know - each of them always respond in a timely manner and immediately resolve whatever issue Im having.This past weekend the air conditioner was having a problem - i.e. not really working. I called Marcus who, as always, answered my call with patience and understanding. He said hed send someone over right away. To which I replied: But its Saturday I wasnt expecting Steven to show up at my door not more than 20 minutes later. Steven came in, diagnosed the problem, and got the AC working like new again. He too was super courteous, explained what likely went wrong and what he had done to remedy the situation.I hear all these stories from other folks who live in other buildings around town who have to wait days or weeks to resolve even minor issues. That is simply not the case here at Southside. Our guys are on it.
