    We have been living in San Brisas for 3 months and it has been great. The complex is very safe, and it has a nice family environment. The common areas like the gym, the pool and the dog park are clean and well maintained. Also, the personnel have been very kind and prompt to support. We are very happy here!!

    I inquired about the property without having immediate move in. I still don’t live there however had to write a review. Emy was outstanding, took time explaining & showing the property. Plus showed us a unit that’s great size for the price, 3Br 3 Bath. Plus you’d get a two car garage. It’s quit , the residents are friendly too. I would recommend this property to call home for anyone. I look forward to moving here Spring of 2025.

    This apartment complex is a hidden gem. The neighborhood is peaceful but close to everything I need. I love that the amenities include a gym and a swimming pool. It’s great to come home to such a beautiful, well-kept place.

    I have only been here for a little over a week and of course I’m the new resident here at San Brisa’s Apartments. Everything I have asked for to be adjusted or fixed to my preference has been taken care of the maintenance supervisor himself Pedro and Patrick has been very amazing they went above and beyond for me. He came in to the apartment putting on the shoe booties so my floor does not get dirty. The service is excellent as provided by this Francis Management Team. I feel very happy to have received this type of service.This is a beautiful property and these guys here give you the best !! It’s 2nd to none. San Brisas is the place you want to experience. I am not from Texas originally I lived in NY for over 20 years then moved to Texas . I have seen all and this is one of the best properties because of the management style. Francis properties you Rock !!! Miss Caroline and the entire team you all are Amazing !!!

    My experience at San Brisa’s has been the best. From the time I came in to tour the property, to approval and getting moved in, both Carolyn and Travis were superb. I felt genuinely welcomed, even if I had not decided to move in. As a resident all of the property staff is above and beyond professional, responsive and friendly. I moved in with a newborn and feel completely comfortable raising her here for the time I d stay because it’s family oriented. It’s quiet at night, and during the day. The community in general is appealing to anyone whether you work from Home and are single or have kids.This property is incomparable to anywhere I’ve ever lived. I’m grateful to have not only met Carolyn and staff at the hard time in my life, but to have found this property where I am comfortable and can feel at home .

    A great experience living here! I’ve always felt secure and comfortable living here at San Brisas. The amenities are top notch, and their service staff are always on it. I really like that I can go for a stroll all around the neighborhood for late night walk, something that very few apartments can create. Hopefully if life deems right I’ll come back, but until then; thank you San brisas

    Just want to say that the front office and maintenance (truly, the maintenance team is top tier) has been very responsive and helpful during my time at San Brisas. Maintenance requests were handled same day (unless a huge ask) and the grounds are always well maintained. My neighbors are really nice and the wall are thick so I dont hear people living beside me. Only issue for me is the lack of visitor parking at night but thats a given with how apartments have their own guaranteed parking. I definitely recommend San Brisas if youre looking for an apartment community that feels like a quiet subdivision.

    This was my first time moving out and I’ve been here for 4 years. Unfortunately couldn’t resign but literally the best living experience I could’ve asked for. The amenities are awesome but what made it surpass all my expectations are the people that work here. They actually care and I know sometimes people can get down but if you have any questions and you are unsure, ask!! I honestly feel bad for not fully getting to know each and every one of the leasing agents and mangers and the maintenance staff as well. I will like to give a personal thank you to Carolyn Grimm. Thank you guys so much.

    Before arriving to the U.S. due to work, I did my research on different places, but this really caught my attention. When I visited it and saw the appartment Ive looked before, I inmediately took my decision. Its been only a week here and gotta admit that Im in love with this place, and also I feel grateful of knowing that despite Beryl being a Cat. 1 storm, other people I know from Houston, had energy service troubles, but the apartment here at San Brisas, had uninterrupted energy and water service during the whole event, and that scores 5 stars. I know I have plenty of more weeks here, but it just took a week to confirm that I did a good research on planning on living here :D

    NON RESIDENT REVIEW: I just wanted to come and exclusively leave a 5 star review for Stephanie in the front office. She is amazing! She was very friendly and answered all of my questions (and believe me, I asked a lot). The apartments are really nice at first glance but I encourage anyone looking to go see for yourself as I am not a current tenant. One thing I can say is that I did feel a strong sense of safety upon entering the complex.

    We have lived at San Brisas since 2017 and have loved living here for the last 6 years. The pool is a true resort-style pool, and the park onsite is bustling with all the children who live in this community and is wonderful for our son. We have built friendships with our neighbors that will continue for life.Our experience with management has been extremely amazing. The entire staff that helps run this community are A++!! Anything we need is attended to promptly and courteously and we are so blessed to have them.

    I have lived here since 2016 and chose San Brisas because it looked like vacation! It still lives up to that in 2023. I have many friends out here and have seen many units; all are pure luxury. The pool area is like being at a resort. The maintenance team are the most professional, kindest human beings you could ever hope to meet. My maintenance requests are always handled promptly and efficiently. Rental payments are a breeze with the online portal. The office staff is professional and attentive. This was my first rental experience of my life, after many years of home ownership and I have just been blown away with how peaceful my life is here. It will be hard to leave one day!

    I am a long time resident at San Brisas, having lived here since 2007. I enjoy the amenities offered not only in the complex, but in the neighborhood and general energy corridor area. The maintenance crew response to fix it requests is timely and efficient. The current office team of Carolyn, Travis, and Belinda are caring and attentive.San Brisas is a great place to live!

    I have been staying here for a little over a month, and I will tell you, it is like a resort, I feel at home with the staff, they greet me every morning I use the office. The office areas are so nice I have been able to hold off in getting my office because it is such a great place to get my work done. I had an issue with my washer and dryer, and the manager Carolyn, stated to me that instead of worrying about fixing it she authorized me to get a brand new washer and dryer. 24 hr security makes me and my family feel safe, and the amenities are Country Club quality. Always food trucks that are announced weekly. I highly recommend San Brisas

    I moved in April love my one bedroom best part first floor is very nice hardwood floors granite counter tops top of the line stainless steel appliances. My neighbors are all very nice. Have meet so many other people here from Doctors to engineers to teachers everybody here professionals quite community. Office staff are the friendly welcoming.Maintenance are friendly and outgoing and get the job done and gone usually pretty quick and very efficient. My first apartment and so far love it.I fell safe here.

    Moved to here one week ago and so far, San Brisas has been what i was expecting. Very Family friendly with good amenities. Kids can play while parents enjoy the hole place. Management team is very proactive and friendly (Thanks Belinda).

    My family and I have lived here for over 6 years and we have enjoyed every day spent here. The manager (Carolyn), office staff (Laura, Shanti and Alyssa) and maintenance staff work really hard to make sure the residents experiences living here at San Brisas are pleasant and enjoyable.The vibe here has an international flair. It is a professional community where families from many countries with different cultures and religions call home. Children enjoy riding their bikes and grownups enjoy walking freely and safely within the confines of the complex as well as the surrounding neighborhoods. The amenities include a playground, water park for children, resort style swimming pool for swimming laps, Whirlpool, putting green, areas for barbecuing, clubhouse, exercise facility with hot sauna, business center, dog park and a security gate that is manned from 6 pm until morning. The staff also have planned events throughout the year for the residents if you are the social type. What I love the most is the garage that is assigned to each apartment ensuring that there is always somewhere to park your car(s).Within walking distance are restaurants and a beautiful park. The grocery stores, hair and nail salons, gas stations, banks, pub, hookah lounges and retail shopping stores are only blocks away. About a mile or two away is a mall and movie theatre. For sports enthusiasts, if you are into hiking or bike riding Terry Hershey Park is nearby and has trails to satisfy both the old and the young. This is such a great community that it is no wonder why some tenants have called San Brisa Home Apartments their home for over 15 years.

    We lived here for 7 months while we were on furlough in Houston. Such a wonderful international community and staff - everyone was friendly and helpful. We also loved the community events that kept us involved. We initially signed bc we figured the splash pool and playground would be great for our toddlers, but we ended up loving everything about living here. Courteous staff (office & maintenance) and safe living environment. Never worried about safety. Area is convenient with lots of good food (fast food & nicer sit down places), pharmacy UPS store, banks, Kroger nearby, and easy access to Westheimer and I-10. We would love to stay here again the next time we return!

    San Brisas is an awesome place to call home. The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise. The grounds and facilities are kept clean every day by friendly courteous workers. The workout room, children playground and the pool area is lovely.

    I lived in San Brisas over a year. The apartment complex is very well maintained and open and spacious. The environment is quite familial with working professionals and families living there. Leasing staff was always very responsive and courteous. The attached garage for parking and a small personal patio in front of the apartment was a major perk. Security was good and the leasing staff would keep the residents updated about any suspicious activity. My only complain is the thin ceiling walls. I lived below a family with young kids and there was a lot of thudding noise - this is however common with apartments. I would choose to live at san brisas again

    This is an amazing place to call home. Going into 2 yrs and my stay has been very comfortable. The office staff are very friendly and accomodating. The maintenance guys rock!! You report a problem, go to work, and when you return home from work, you find the problem already fixed. They always have events and activities that make the residents feel very appreciated. If you are looking for a place to call home, San Brisas is that place for you.

    Weve been living here in this apartment over a year and so far my experiences with staff in the office or maintenance has been excellent. This apartment is especially awesome for families with kids because they got nice pool with kiddie splash pad and playground. Fun events around the year and Very family friendly environment!

    I have been looking for an apartment close to the Energy Corridor and found this one. The amenities are great. The environment is very family oriented and the office staff is extremely kind and proactive.Julie has exceeded all of our expectations as she struggled to help us find the best apartment within our budget and move-in date constraints.I would recommend this property to everyone with kids looking for a resort style place in this area.

    2021 update:•The “quality” of tenants had lowered significantly, most likely due to the economy and job losses in energy sector.•The outdoor parking issue remains unsolved despite the management issuing stickers and threatening to tow away unregistered cars. Still plenty of vehicles without stickers taking most of the spaces. Impossible to find parking on weekends and evenings.We have been enjoying living here: great community, responsive management and maintenance, beautiful landscaping and great amenities. The complex is a paradise for families with children. We have met so many friendly neighbors and many other kids that are my son’s age. We have looked at many places before relocating from Colorado, and SB instantly felt like home. Our new home!

    Super Management team. Awesome application and and leasing process. Management team is fantastic. Owner keeps the OPEX budget fair to keep the property in very good condition. This is my second time living here and third unit so you know it is a great place! Pool is wonderful and many many many extras! Great community and ownership is stellar.

    If I could give 100-stars, I would! I shopped for two weeks, and reviewed at least 15 different apartments, before choosing this wonderful complex. The value (amenities and benefits) for rental cost is exceptional.A short list of pros and cons are listed, because of my time restraints.Pros: Privacy, lots of quiet moments. I am a business owner and designer, with an interest in architecture. The architectural style of San Brisas encourages tranquility, with many features, such as an inner walkway, just within the perimeter fence, between the apartments, where you can walk; lots of lush landscape and landscape lighting, with fragrances from blooming magnolia flowers; garages are wonderful. I came from apartments, where the residents parked outside and created raucous sounds, day and night. The children’s play area is extensive, with rubberized padding, a marvelous area, with gazebos and sail shades. The business center and pool are spectacular, adding to the pleasant surroundings. Security patrols frequently, from what I have observed. It is very safe. Package deliveries are efficient, because of the email alerts. Washing machine washes clothes exceptionally well. Fridge has great ice-maker, plenty of space, with two door, side-by-side.Cons: Can’t think of any other than dishwasher slightly smaller than my previous. If you read about the high water bills, you might consider the following: the water flow is very high, from taps and abundant shower (heads). Also, the spa bathtubs, in some apartments, are very deep and consume lots of water. If you are attentive to these facts, the water consumption and cost are the same as other places. Gym is nice and cool, with excellent range of machines.Staff is perfectly welcoming, especially Seth and Sara, always attentive and prompt to answer questions, very thorough with everything.

    Pros: Great place, especially during the pandemic. You can walk around the community without worrying too close to others (enough space to avoid close contact). This is really an advantage compared to those high buildings with limited public space. Community is clean and staff are good.Cons: the A/C seems old and making a lot noise. I tested 1m away from the A/C engine, most of them reach to 80-90dB. During the summer night, it would be bad.

    I am very picky when it comes to where I live and call my home... I knew I wanted to live in the Energy corridor and looked at this place as one of my options. Instantly fell in love with the place and the staff. There are many nice apartments in the area but as soon as I came in and got a tour I made my decision. The staff is happy and there to help.

    SB has a great location with easy access to the greater Houston, although houses are a bit old but definitely well maintained and very convenient for living either as a 1st time comer to Houston or even if you are a local resident, we have rented a townhouse and we enjoyed living on the community, the SB community has maintained their condition of the unit in a good shape and that is directly linked to their strong management team and supported by a pleasant maintenance team, in addition we noticed SB have kept continuously improving throughout the time, which indicates their willing to cooperate with us as customers and listen to our feedback, the community is safe for living specially if you have young kids, we strongly recommend the SB for both 2st time Houston visitors specially if you are moving in to Houston for the 1st time .The unit has very old appliances but there was no issue on their functionality, operability so it make more sense if they get replaced and upgraded, we have also spent a year out of 2 years living in SB during COVID-19 pandemic and we always felt safe as the management team took serious actions to protect residents and keep us well informed , we have great neighbors and we enjoyed living in SB , i take this opportunity to thank SB team and wish all very safe years to come , keep up the good work and all the best ...

    Hello ! I lived in this property from 2017 - November 27, 2024My experience at this property was very good. I love the amenities. They have very good maintenance staff. The guys are very responsible in their work.This property is maintained excellently, I have never had cockroaches or any infestation and the person who collects the garbage is also an excellent person… personally, the only thing I can complain about is because they never accepted my automatic payment, I always had to buy a money order. Regarding the comments that I see given to the property. There are rules to follow. Because it is a beautiful and clean property and it must be cared for and respected. Thank you so much . San Brisas apartment home for those years lived. Thank you!! Thank you ! Thank you !!If you are looking for a clean home and are willing to abide by the rules, I recommend this place. Dont get carried away by the comments. People only criticize the bad and do not highlight the good.
