The new managers assisted my husband and I with all our concerns. They are helpful and caring and they speak Spanish which helped us understand everything better. Crystal was polite and patient. You can tell she is trying to help fix all the issues from the previous management. Harolin came in and introduced herself and we loved her personality and eagerness to help and reassure us that they are here to stay and help. It’s been a delight and so far they have done everything they said we’re going to do. The reviews that most of these residents are posting are from the previous management company, which obviously did not do anything to help.

It’s pretty big and spacious and the price isn’t overly expensive compared to my current apartment where I have less sq footage and a higher rent. Cristopher was the one who helped me out. He was very knowledgeable, professional and kind. After looking at the apartment I will be moving in very soon! Can’t wait

Been here for 2 years and I appreciate the staff especially Chris he always is friendly and is on top of details when needed. Great space for the price. Very quite safe to walk around with your kids. Landscape is always nice and neat as well.

We have great management, Harolin, Crystal, & Cristian, who are both friendly and efficient; they take care of requests quickly and resolve problems effectively, and the maintenance team is very responsive, always fixing things promptly. Most residents are respectful and keep to themselves.

This place is nice it’s a lot of open space, you get a lot for your money here. The grounds are nice and there’s a lot of parking. The neighborhood was welcoming, people that live here were waiving at us on the golf cart. I could tell that the people who live here like the office staff and that’s definitely a plus. The manager Nicole toured me and she was really nice !!!

I’ve been here for a while and I’ve always had a great experience with the front office employees. Cris always helps me out and is respectful. Dom is always helpful when Cris is busy and the new manager nickcole is amazing. I found this place totally by accident. I walked in because I just moved here from Cali, staying with my sister until I find a place. The leasing agent Chris was pretty cool he showed me a 2 bedroom. I was very impressed at the size of the apartment. And It comes with washer and dryer. For this price and the space this is definitely on my list.

Great Community to live! Huge rooms and large windows are wonderful!! The maintenance guys are awesome and pleasant. The grounds are kept immaculate year round! The management is awesome I had my apartment before I even arrived to Texas and they really work with you and respect your lifestyle. Absolutely zero problems with crime in the complex or the community. If you are moving from out of state this complex will be a great welcome to Texas!!

Awesome! I like that its a gated community with permanent security. I liked the renovations and the size of the apartment, I like the valet trash service and that the gym is open during convenient hours. The office staff is awesome, Karen, as well as the office manager and assistant manager. Excellent attention and customer service. The office staff and Misty are always focused on providing me a personalized service. My washer and driver were replaced for new ones and every time I submit a service request, including for pest control, and replacement of a light bulb has been fixed and serviced with professionalism and quality. I love the fact that there is a 24 hour security guards and that the gym is accessible at convenient hours. Additionally, our buildings are always being cleaned and serviced. I love the convenience of valet trash and discounted rate of their housekeeping service partner. Thank you Parkland for providing a family like environment. The spacious space that the apartment offer is really a great value to rent fee but there are a lot to worry especially for the resident, there are many cars has no texas registration sticker also there are too many visitors car park permanently in visitor parking or outside the gate. This leads to unregistered people live here. I just hope no criminals. They do have security that makes me feel a bit less worry.This apartment complex has no patio thus many people are sitting on stairs, smoking in the hall way which i hate the most.i do NOT have problem with management so far, they are fair, i just hope they really do a good homework to do background check on every resident to avoid any criminal live here.Emergency request was also handled very well and fast! i am super happy with the maintenance team here. A well done job, management should take good care of this outstanding great maintenance team. I had some issues on my early rent time with some appliances like washer did not work and it took sometime for them to change it but i can see their effort to get the task done within the window period they promised.Conclusion 4 stars - i have been here for almost a year and feel happy here even though follows with some worry about the security of my being. I just pray for God to cover me and my husband from all potential criminals here.

Very spacious place to live. Its quite most of the time. My move-in process was smooth with the exception of my move-in day. There was a mix up on who (or when) I was supposed to receive my keys. (Side note: Be sure you show proof of renters insurance before you show up to get your keys. Otherwise, you, your movers, and your things will be waiting in the parking lot until you do). Although that was rectified, I didnt like that my apartment was still being worked on when I arrived and it smelled like paint for the first few days. There is a pest control issue but its being handled. Lastly, I wish they gave the option to bring your own washer and dryer because the ones that come with the apartment are ok but theyre old school. Overall despite what I named, my family and I are very happy with our decision to move here. (I can be very particular about things but I believe the pros outweigh the cons). Grateful to be here!

I love living here. Apartment is spacious and full kitchen area makes it feel like a home. Staff are great and the maintenance team is definitely on it. The only reason i have not given 5 full stars is because the walls and ceiling are thin which allows noise to travel through. The courteous officers do help out when things are outrageous but there is only so much they can do with neighbors that may be noisier than you are. The outside always is clean and well manicured. And the community events are really thought out and well appreciated.

Update New Management:Valiant Residential at Parkland at West OaksNovember 30, 2021This new Management is just what this place needed. It wasn’t bad before but we can honestly see a 360 turn around with professionalism and how they attend to their tenants. Now I am treated like a tenant and not made to feel like I’m bothering the people in the office. They allow us to walk in to the office and sit if we need to. If there is a problem, they handle it right away or within a reasonable time. This new Management is extremely professional. They provide updates on everything concerning the apartments. I gave 3 extra stars for the new Management.May 2021Old Management: My husband chose this place for us because it seemed to be a well put together estate. However, after living here for 6 months, I know better! The price is way to expensive for the quality of living. Our refrigerator broke for 3 days. We lost all of our food and they did nothing. We reported it to upper management within 24 hours. Maintenance came 48 hours later and did not fix the problem. On day number 4, when all our food in the freezer and fridge was watered down and gone bad, they finally replaced the refrigerator.As stated in the policy, they were supposed to reimburse us for any of our damages that was caused by them. Our appliances are included in our contract called a lease agreement. After emailing back in forth for about a month and getting the run around, we’ve decided NOT to renew our lease.Please do not choose this property or company as your home. It’s not worth it.

~Apartment Reviews~Pros:* Very Spacious* Lots of Windows* These apartments seem to be for families. Lots of children in the area. I wouldn’t recommend for anyone single or childless.* Sometimes food trucks would come to the front of the main office.Cons:* I was on the first floor and could hear everything upstairs. Kids were constantly running around. The walls are verrrrrrrryyyy thin.* Tub was small* Water doesn’t get hot enough//Water went off several times throughout the day. We were never informed (this could be a Houston issue instead of apartment problem)However, the winter storm caused issues for the ongoing months. The water would be turned off for hours without notice. The office reps would lie and say they would email residents once maintenance was finish, but they never did.* Parking! Parking! Parking! I was informed there were at least 80 slots for visitors. There are really about 30 or less. Some cars never leave. When the spots are full, visitors have to park outside the gate.* I was charged for a few patches missing out of the carpet (which came from my bed and a chair). Anything heavy on carpet will eventually leave a mark on carpet, but why I am being charged for the carpet when I was informed before I moved in that the apartment complex replaces carpet for new residents.

My experience at Parkland has been pleasant thus far. Wynisha in the leasing office is very thorough on her content knowledge regarding the property, and is more than eager to get you in a new place quickly. I came in more than a year ago, she was able to get my paperwork processed and approved within a couple of days. The apartments are spacious for the price, and there is literally any and every kind of service or entertainment within three miles tops of this property so they have little to no amenities. This is a solid property in my opinion.

I love my new apartment! My apartment got flooded from the Hurricane harvey and there able to work with my deadline to move out and moved in asap! The apartment is huge! Ive lived at Parkland at West Oaks for just under two years, and Ive been very pleased with my stay.THE FRONT OFFICE: Property Management changed sometime within the past year or so, but Ive seen nothing but upgrades for the community. The front office is polite, easy to reach, and very patient. From the beginning of our stay up until now (a week from moving out), theyve been friendly and professional. I still remember how accommodating Ms. Wynisha was when I first visited the property with a million questions. The front office also hosts many events, giveaways, and has a food truck come by once a month. Great people!THE PROPERTY: I lived in a 2 bed, 2 bath unit with upgraded appliances (which I think now come in all units), and its been great. Theyre very spacious and well-built. I havent seen a single apartment offer this much space for such a fair price.THE PARKING: Parking is normally fine for residents, but the visitors section is quite small and gets filled up quite frequently. All the visitor spots are located in one corner of the complex, so it is a bit inconvenient to have to drive across the complex to pick up my guests when they arrive (or else leave them to walk the whole way). My biggest complaint about the parking is about 50% of the visitors area is always filled with the same cars. I wish management would be a little more strict about their guest parking policy because it seems some of those visitors are just unlisted residents.THE NEIGHBORS: The only thing keeping me from giving a perfect 5-star review has got to be the neighbors. Parkland is very strict about their rules concerning garbage, but many of my neighbors didnt abide by them. They constantly left multiple bags of trash in our hallways, and Ive even had neighbors dump their trash in my trash-valet-bin. This normally wouldnt be a problem for me, but theyll do so with torn/untied bags filled with spoiled food. Furthermore, people constantly pile garbage bags beside the dumpsters because theyre too lazy to lift the lid and put their bags inside. This is a big downside, but overall I can see the efforts of Parklands staff. It breaks my heart every other morning to see groundskeepers picking these bags off the ground and putting them into the dumpsters themselves. My other complaint about the neighbors is their noise. Ill occasionally wake up to the sound of groups of people (usually the same group of about 5-6 ladies) coming home at 1:00 a.m. laughing or sometimes yelling at one another. Im on the third floor, but the walls are VERY thing and you can hear everything from outside. Thankfully the security officer on site usually shuts them up, but thats also something to consider.SUMMARY: In short, Ive been absolutely impressed with Parkland at West Oaks, their staff, the property, and its affordability. I may have ranted a bit, but I can guarantee you this Apartment Complex is among the best in the area. The pros greatly outweigh the cons. I would highly recommend this property for anyone looking for a large, affordable, and up-to-date apartment managed by a great staff!

From the first day we saw the model we fell in love and immediately stopped looking!!! Coming from our previous residence these apartments are a major upgrade! The fast response from maintenance and also the staff! Plus with this being such a small community is also much safer with me having little kids.. So far since I’ve been living here everything has been great the only thing I would like to wish and hope for is for the unit to be upgraded due to the price we are paying

So I actually came across these apts by accident, but sometimes things are meant to work out like that . I met Cynthia who’s really knowledgeable and nice as well . She gave me a lot of helpful information which helped in making my decision. I love the fact the 1 bdrm are really big , bigger than average sized in my opinion. They have valet trash, washer and dryer connections, the units are renovated , I got the black appliances . I love the bay window and my favorite the closet . I can fit so many pairs of shoes it’s ridiculous. Visitors parking is pretty scarce lol like literally no spots inside the gate, and regular parking is just about the same but not that bad. Other than that I’m not disappointed at all honestly!***UPDATE***Been living here for almost 2 yrs now , I have not had any noise complaints, no problems with my neighbors, no break ins (THANK GOD) and I’m honestly thinking about staying another year

Look no further , walk into the leasing office and ask for Wynisha (she is always willing to help). Two reasons why I gave 4 stars ; one , because theres no pool in the complex and two, because the walls & floors are really thin, you can hear a pin drop from the apartment above. It is refreshing to know when someone knows you by name and always has a smile on her face when greeting you. She goes above and beyond to ensure your issues are met! The Parkland at West Oaks team always give back to the residents by offering monthly functions and variety of food trucks. Although I will be leaving soon, I would recommend anyone to come here and see Wynisha!

I have had good experience moving to Parkland at West Oaks Apartments, it started when l first came to see the apartment, l have been intertaned very well by Cynthia Perez, and Keren Garcia, they have helped me during the process of my leasing contract, and processing the first month lease .

Love the space, quiet. Outside upkeep could be better, I pay for parking but sometimes someone is in my space management need to figure out a better solution for that by the time you call for towing the person has left....overall I like it here, its close to my job....

Overall doing well - although recently there has been an ant problem. I have found ant hills at both ends of bldg 6 and and in the bathroom, window sills, couch and even in my bed room. I do not leave food out so I am a bit concerned as I have seen so many lately. Also I dont understand why there is s much trash? It is the teenagers? Very frustrating.

I have to say this place lived up to the hype. It’s so quiet here sometimes you forget you have neighbors😅 valet trash 5 days a week. The office staff are transparent and keep you informed. The little events they have every month are pretty cool. Plenty of green grass for my pup and lots of waste stations (with doggie poop bags actually in them)The amount of money I’m saving on my electric bill is icing on the cake, these apartments are super energy efficient. Every week something new happens to make me love this place even more 🤗
