Olivian at the Realm has been amazing for everyone in my family. It’s clean it’s new It’s well kept it’s safe and it’s close to everything. All the office staff Norma, Dee, Trudy, and Hailey All have been so kind to us while we have stayed here To the point, they know us and our children by name. If it wasn’t for a relocation of work, we would extend our lease and continue to live here.I’d also like to say a lot of the negative reviews are from people who do not follow the rules or check their email. Any time I’ve had an issue I’ve emailed the staff or submitted a maintenance request and they have been responded to in a timely matter . Overall, our stay has been five stars and we would recommend this to anyone who’s coming to the Dallas area.

I have lived at Olivian at the Realm for three years now almost four! I love this place & the community so much I can’t even fathom looking for anything else! I could brag about so many things, but I really want to highlight the incredibly management staff, custodial staff and maintenance team that run this massive property! They’re all incredible, but I want to specifically highlight Hailey, Norma, Dee and Trudy !! Texas is having a winter storm, it’s snowing pretty hard, and they chose to all still come into work today. I asked Norma and Trudy why, and they both said, “just incase y’all need us!” that blew me away!! Their dedication to this property and meeting are needs as tenants is top tier. They go out of their way to address tenets needs quickly & they treat everyone like family! I don’t know how they juggle it all so well, but they do!! I am so thankful for their dedication to The Olivian & their commitment to making it an enjoyable place for all of us to live!!

Moved here 4 months ago. The staff here made it easy for us to do application and tour. They guided me through the process step by step answered all my questions. When doing my tour for the apartment it was amazing! Apartment was clean. The view is amazing. My kids love! We love it here!!! Amazing staff!

Had a 15 month lease at this apartment, lived on the first floor in a two story unit, very similar to a town home. We had the little turf yard and faced the courtyard, unit 1056.This apartment is a very nice place to live. You have the typical issues, like people not picking up dog poop or hearing nosey neighbors. The apartment does truly try to get ahead of the issues. They are good about doing community improvement projects, like replacing peeling wallpaper or painting.Our biggest issue was the valet trash, the people who pick up are extremely picky on the rules and had a few exchanges with the front office about that since it is a little pricey. Also, while the retail was getting built out on the inside, the fire alarm had a bad habit of going off at horrible times. This wont be a running issue for the property since it is almost finished.My husband work fully remote and he enjoyed the daytime around the property.Parking was never an issue, this apartment does tow. I appreciated it because people had a tendency to park and leave cars for extended periods.When moving out, they offered a cleaning package. My advice is to purchase it! This apartment was the first time I did not feel like I was getting robbed in the move out process and the final payment was clear with the general ledger.Overall, we loved living here and only left because we custom built a home.

Such an outstanding property. Even though it’s still under construction I love how clean they continue to keep the hallways. I knew it was home as soon as I walked in. I have nothing but great things to say about the entire leasing staff. Jorge was so patient with showing us different layouts because of how indecisive we were. I love everything about my new unit from the marble countertops, to the high ceilings, and my all favorite which is the stand up shower. Deff recommend this to anyone looking for a new future home!!

My fiancée and I have been living here for almost 3 years and management has been very inconsistent! But this is the first time I can confidently say that things are changing!Ms. Norma is the best Front Desk Assistant a resident can ask for! I lived here for a year and I honestly loved it. Whenever I put in a service request, maintenance addressed my issues right away. In the summer I had an issue with my AC and it wasn’t getting cool inside of my home. Maintenance treated that as an emergency and they came to my unit within 10 minutes (no exaggeration). I would say I didn’t give 5 stars only because some of the residents were very careless with picking up after their dogs. They would leave dog poop in the stairways, hallways, etc. They would also leave trash in the parking garage for the cleaning crew to clean. Other than that, the hallways always smelled good and the cleaning crew was there very often keeping the apartment well kept. I also didn’t like how difficult it was to get someone from the leasing office on the phone. However, they were very responsive via email. It might’ve taken 24-48 hrs for a response. If you went in person someone would tend to you immediately. I never had an issue with my rent fluctuating or any unexpected fees. I felt like I lived at a resort honestly. I left to move into a home but I would absolutely move back if I had to.

Very nice leasing professionals! Top notch! Not only were they nice to me when I signed my lease but they treated my brother very professionally and like family while he moved some things in for me because I had to work that day. Great staff who handles multiple issues all at once with a smile on their faces. I had a few leasing options and I glad I chose this place. Best bang for the buck and the place was perfectly clean and everything works well. I’ve lived in a few luxury apartments and this is so far the best. I thank you guys so much and when you treat my family like family you’re family to me. Thanks!

We moved here last year and have had a great experience so far. The new management was just taking over last year when we first moved in and they have been awesome so far. They are relatively quick to respond and are very helpful/knowledgeable. The maintenance team is awesome and take care of any requests you put in within 2 days max! We have never had an issue with them, they are truly great.The amenities are solid and the apartment itself is really nice too. The only downside is the walls are a bit thin so it can get noisy at times, but that’s just a building/neighbor issue.Last year there were some issues with break ins in the parking garage, but that has been addressed and it has been much better this year. Pool can get loud at times, but again, that’s not a management issue and when it does get out of hand at night, there is a patrol officer who is there to take care of issues.The management team has done everything they can to make the rest of the experience solid and I have seen a lot of improvements over the course of these last 10 months.

It’s quiet, high end, comfortable and can easily feel like a house with all the space that’s built in. Like every renting space, make sure you understand your lease thoroughly, pay your bills on time, and communicate with the front desk if anything should go wrong; and you’ll have the best experience

I’ve been living here for just over a year now and their office staff especially Hayley has been kind, quick to respond to problems/requests, and is always on top of sending messages to residents in times of need (emergency evacuations, closures, property upgrades, etc.). Their maintenance team is always on top of orders and making sure the property is kept clean. A huge thank you to Hayley, Nick, and Angel.

Beautiful property in a great location. The leasing office staff and management is great, Norma always takes the time to make sure we are taken care of and finds solutions to our concerns in a timely manner. The only thing I wasnt so happy about is the noise and how thin those walls are. Unfortunately I am moving out due to relocation but would recommend this community as your next home.

Okay, now that my gift card problem got taken care of, I feel like I can give honest feedback on these apartments. I love my unit and the amenities it offers. The gym is nice, there’s a dog run, a cute little area with grills and a fire pit. Yeah, you can hear your neighbors stomping around and hear things through the walls. I made nice with neighbors and so I don’t don’t have those problems. But with how fast and how cheap they are making these new apartments, that’s to be expected. The reason I’m giving it four stars is because the property manager, Amber, never once called me to help with the gift card situation. I asked for her multiple times and was even told they would leave messages with her and never once got a call or any kind of communication from her. The girls up front are sweet and I do feel that this new management company is making good changes. I actually see people cleaning the hallways now and they installed 3 more dog stations, which a lot of us having been asking for for MONTHS!!! Overall, I’m happy.

Stacey H. is an amazing manager who is proactive, empathetic, solution-focused and communicative. In the almost 10 months that I have been living here; I have had more success with resolution and feeling understood in the past few days, than I have felt with the prior management company regarding my concerns. I look forward continuing to witness the changes Equity Residential accomplishes with the property and their residents. Her proactive efforts provided me to feel peace, and confidence that the management truly cares to hear our concerns/issues within the community. The apartments are beautiful, the location is great. I do recommend living here :)

I recently transferred to a new apartment after staying at OLIVIAN for the past year. Norma went over and beyond to assist me with the process by providing amazing customer service!As far as my experience at OLIVIAN, I LOVE where I stay, which is why I renewed. The complex has had the same management company (Equity) since I began staying here in 2021, but the office staff has changed. My experience has always been pleasant with the office since I moved here. In fact, I feel that Hayley, Norma and the team are exceptional. They are VERY communicative and have been bringing great updates to the property.That said, as someone who ALWAYS reads reviews, I think context is important. Not deflecting from anyone’s particular experience, but there are many factors when one writes reviews. What may be an awful experience for one, may be a pleasant experience for another. Also, no matter what apartment property you live at, it is COMMUNITY LIVING. Management can only do so much, your neighbors are a huge part of how your living experience can go as well.Hope you’ll love OLIVIAN as much as I do!

My wife and I have been living apart for a long time due to my military service. After being unofficially discharged from the military, we were looking for a new apartment, and this was the one we liked the most and wanted to live in.First of all, when I look at an apartment, I prioritize the customer service capabilities of the office staff. After applying for an apartment, Heather helped us. In almost 70 emails exchanged, they never kept us waiting. She answered right away, and if there was anything she didnt know, she told me honestly, and after confirming with Stacey, she gave me the correct information. This gave me tremendous confidence in this apartment office. Thank you so much Heather! The second thing I check the apartment for is cleanliness. This apartment was recently built, so its clean and nice. There is no doubt about it. Third is location. Everyone is different, but Im very satisfied. There is Walmart across the street, Kroger and Target across the street, and Nebraska Furniture Mart not far away. There are also plenty of restaurants nearby, so you dont have to drive far. And what I like the most is that the monthly rent is not expensive compared to a newly built apartment. I applied for 1 bed, but I did not compare 2 beds and 3 beds, so it may be different. Looking for an apartment, Ive looked up to 50 miles from this apartment. Even though apartment prices have risen a lot these days, the rent for this apartment was reasonable. It has been about 3 weeks since I came in and I am very satisfied. Oh, by the way, my sister has been living here since a year ago, but she is also very satisfied with the apartment. Thank you.

As far as the community goes - it stinks. Smells travel thru the vents/internet boxes. My apartment was reeking of curry and moth balls smells. Ruined all my clothes in the closet, not to mention that I was living with the smell 24/7. My closet stunk like sewage and it was coming from the internet box this whole time. So unbearable that I had to break the lease and pay penalties for it - yayThis 5 star review is for Norma, who helped me out and explained everything thoroughly, as I had to go through an early termination process. It wasn’t a smooth process, but she kept it professional and she showed empathy towards my situation. Thanks, Norma!!

Im actually pretty surprised at the reviews. Ive been here just under a year and have 0 complaints. Yes, the walls are thin and if your upstairs neighbors have kids, you will hear them, but with these new constructions, thats to be expected. Never had any issues with the gym, I dont use the pool and management has always communicated via email re: any elevator issues. New management just took over and my interactions with them so far have been pleasant. This is a huge complex & theyre bound to be issues, but IMO, not many that are a direct result of current (or past) mgmt.

Stacey has been amazing. She stays on top of issues and is open to suggestions. She’ll let you know is something is feasible or not. Luis has also been great. Since Equity took over, we have stop signs in the garage, signs in the mailroom helping with package deliveries, the pool no longer has algae, the garage gets dust blown, and many more improvements. I was here from the beginning and get that it was difficult when Internacional was here, but the team seems be to trying their very best, and has improved the quality of living.

It may be hard to reach the staff at times but I understand that they are touring and can get busy but they eventually get back to you. I am so excited to make this my new home. Great location in Castle Hills. The amenities and the aesthetics are amazing. top notch - it will reel you in. However - these walls are ABSOLUTELY PAPER THIN. I can hear entire conversations my neighbors are having from my bedroom. For pet owners - There is literally 2 dog stations in the entire place and one of them is so out of place, you nor anyone else will ever use it. the only other one is inside the dog park. That is absolutely unacceptable. Every dog owner i meet has complained about this and it goes unchanged. I would pay out of my own pocket to have a few more stations put up. Many owners go to the surrounding apartment complexes just to take their dogs out. as a result - there is dog droppings all over the place and even inside the dog park. My dog is shy and many dogs are shy and wont go potty with a bunch of other dogs. There just seems to be a lot of things that were not well thought out in regards to a basics, but again - aesthetically and everything is great. I just hope the noise doesnt become a perpetual issue. Its not the peoples fault necessarily, i shouldnt be able t hear conversations through walls.* UpDATE - added dog stations. much better now. updated to 4 stars.

Overall, great property!I think they should have (2) designated handicap spaces at each entry way on each floor to allow adequate access and accessibility instead of 1 per door entry. There’s a white double-lined block near the entry that the handicap spaces could both utilize on both sides if there were two spaces.There have already been times where the current (1) designated space per entry way have been full. This forces you to use stairs when the elevator is down and forces you to walk farther. This, in my opinion, defeats the purpose of having a handicap space for the residents.Every other apartment I’ve been to has two spaces per entry way/access points.Lastly, the parking garage needs to have arrows directing the traffic to drive either clockwise or counter-clock wise up and down the garage. There have already been multiple times where I’ve been slowly driving up and someone is quickly driving around the corners .. and to make it worse, they turn towards me coming up the garage vs. the opposite direction to avoid head on interactions.I’ve also seen where people will purposely go the other direction to try and ‘beat’ you around the corner to keep going down and go ahead of you. This increases risk of accidents and is just unnecessary.

We were super impressed!!! It was one of those last minute straws. We have been through it all from apt hunting ourselves to rental scams to Apt Locators. Needless to say we were exhausted by the lack of potentials that we liked. Yes, we were picky and some met our criteria but never felt good about any of them. I am moving into town from Idaho and this would be my last day looking before I go home. Not going to lie, I felt super bad going home with a big 0. Last minute, on our way to the airport, we decided to stop by. At this point, it was what could we lose. We thought because it was brand new, it was going to be outrageous! We were so wrong! Not only are they brand new and still being built, they were within all our criteria and the amenities stunning and the floorplans were awe-inspiring. Jorge took the time and even went over his shift to show us around, answer all our questions and provide the best service by maximizing our time and experience there. We will definitely be living here without a doubt!
