    I really like living here, Kasey was with me from the first day and even though I am not bilingual she did everything to offer me a good service and make me feel welcome. She explained me very well the documents I would need and the requirements to be able to rent here, there are things to improve as in any place but it is not because of management problems, it is definitely a part of the community that does not respect the rules of coexistence.I have been living here for 3 months, I already made my first request to clean the ducts of my air conditioner and Kasey as always was pending and resolved my request in the shortest time possible, the maintenance people are very respectful of my personal spaces and leave everything in perfect condition and clean, I hope to continue to be part of this community, I like my apartment, it has everything clean, no cockroaches, has appliances in perfect condition and is also quiet, I have good neighbors, and there is enough parking when my friends come to visit me.Things to improve: I would like the bathroom paint in the shower not to peel from normal daily use, I hope it has nothing to do with discounts on my initial deposit for damage to the apartment because of course being paint the water will peel it.And although none of my packages have ever been lost when left on my doorstep, I wish the access doors could remain closed and that they would restrict access to non-residents a little more.

    I lived here for a year. My apartment was a upgraded 2bd unit. When I moved in it did need a few things fixed. Maintenance was always so fast to fix everything. I never had a issue with the maintenance team here.A few things I disliked was not enough storage, how muddy it got when it rained in front of my place. Grass never grew in that area for some reason. Also how the tub started to peel apart and one of the garbage cans outside would overfill onto the road. They sent out many many emails about trash and people still never listened.Its a quiet complex. The pool in the summer was nice. Everyone minded their business and did their own thing for the most part. I enjoyed the courtyard area. I work remote so I would go out and work or let my daughter ride her bike. Gym is cool just need to keep cleaning supplies stocked.The office staff were always great to me and willing to help with whatever issues I had. This being my first apartment coming from another state it was very decent for the price.

    I been living here for awhile now and I seen different mangers and staff come and go but the staff and management now have been nothing but all around outstanding human beings, they are understanding and helpful. with Inflation and everything is going up in the world, they understand that life does happen. I was behind about 3/4 months due to being sick and having to catch up on everything single parent trying to do everything, but just by communicating and talking. And let them know whats going on, they worked with me untill got it paid, they didnt threaten to put me out or nothing they gave me the time l needed to get to help, so I greatly appreciate Madison, Kasey and Desiree

    My name is David Stephens and I reside in apartment 2515 and was having issues with my plumbing and Im happy and pleased to say that maintenance man Edgar did an over and beyond job fixing the issue I had with water leaking under my sink. He spent time figuring out everything that was wrong and replaced the parts that were required plus more. So as a resident just wanna recognize him for the amazing job that he did.

    Let me start by saying that Desiree the manager is one of the best agents I have met she is super courteous and friendly and the leasing agents too. The apartments are upgraded, the grounds are always clean and the maintenance man are amazing. They always fixed everything with no problems. The community is gated, they also have the option of covered parking which is a big plus. Noise is not a problem in this community, totally recommend it.I have found maintenance to be very helpful and friendly. Usually, they get to my apartment for maintenance concerns within 24 hours. Sometimes, they are there within a few minutes.

    I moved in 2-3 weeks ago and I am in love. Everyone who works in the leasing office is so amazing. I’ve had my hot water turned off over the weekend I didn’t called it in until Monday while I was at work and they had it fixed and left a note stating that my breaker was off. The staff that works here are super helpful and nice. My apartment isn’t a renovated apartment but trust me it look renovated lol. My son and I are so comfortable. I LOVE IT HERE!

    The Oaks at Duck Creek was so helpful for all my questions. You can tell that the property is well maintained and the assistant property manager, Madison, helped answer ALL my questions about the apartment complex.     OMG! I just moved in to my apartment here and the good reviews that I saw is one of the main reasons I wanted to check this place out and I am so glad I did! I am beyond impressed with how amazing this place has been so far. The maintenance guy, Anthony, is a doll! He just brought my new (HEAVY as hell) Wayfair bed from the bottom of the stairs where FedEx just left it (so upsetting) all the way up to my 3rd floor unit! Thats going above and beyond, man! What a bunch of rock stars around here! Yes! 😎Update: Ive now been here nearly 2 months and still love it! I feel comfortable going to the office staff with any concerns and have been treated well in all instances so far. Id have to say theres a tie between Anthony and Kasey being my favorites! 💫

    My partner and I recently moved in and we love it. It is a nice quiet complex with friendly neighbors and staff. Speaking of staff, the maintenance crew is awesome. I put in a work order and they came out just a few hours later and fixed my issue quickly. The leasing office ladies Laurie and Dalal are kind and address any questions or concerns swiftly. I think this complex is a great choice!

    Ive been here since June 2021. Maintenance requests have always been handled in a timely manner. The lawn/bushes are very pretty, I sit on the stairs sometimes just to admire the view. My neighbors are very friendly and quiet. Although the owner has changed a couple of times since Ive been here, the staff has remained very friendly and attentive. I sometimes walk to the leasing office and Dalal Joseph is very friendly and understanding of my concerns. She walks the property throughout the day. I see her when I walk my dog or go check the mail. She always tries to offer an answer to my questions in regards to the property. Its nice to see the renovations being done. It makes me feel better about the rent increase.

    Just moved in a few days ago and want to say the manager, Desiree, is very professional and friendly. We had some hiccups/back and forth regarding which unit we applied for and when we found out the one we chose didnt have w/d connections (simple miscommunication/misunderstanding), she worked with us to get into a different unit. They were prompt with processing our application and answered our questions when we called around 5+ times.The complex has been quiet since weve moved in and we even saw residents in the pool over the weekend. Looking forward to our stay here and will update if anything changes.

    I have been living in The Boulders for about 5 months now and I have to say I am pleased with my stay so far. They are nice, clean, and quiet. Maintenance requests are handled fairly quickly. Location is great seeing that they are in arms reach to about everything you need. Shardha Lea was very helpful and informative during my leasing process as well as patient. Dalal Joseph is also very helpful in the office. Would recommend.

    Ive always passed by this apartment complex but I never checked it out till recently and when I did I made the BEST choice ever!! Lori and Dalia welcome me with open arms and found me the cutest little apartment ever and I am so happy they go above and beyond to make sure that your future home here would be the best and it is!! The apartment is kept up very very nice on the inside and outside and Im very happy I would recommend this apartment to anybody that is looking for aplace to live because these girls in this apartment know what to do and to what make people very very happy!!!     The Boulders (now Oaks at Duck Creek) was my first apartment complex and a great experience since day one. A number of people in the area litter, but every morning grounds workers make their rounds to clean up after them and try to leave the complex spotless.A bit disappointing to see that they wanted to charge me for a carport this year as this in addition to rent increases makes the overall cost a bit high for the area/unit.

    I recently moved in sometime in June or was it July I cant remember but I can say so far that the experience has been wonderful. I enjoy the atmosphere of the community here and it being the first time renting a lease by myself the apartment office staff was really kind and helpful through the entire process. I will say that maintenance has been awesome as well always comes out when you need them. Ive never had an issue with staff so I can see myself wanting to lease with these guys again

    I have lived at these apartments for many years now and can’t say enough good things about the property and people. Sharda, Kandace and Dalal are the sweetest, most welcoming ladies. Any questions or concerns I might have are promptly addressed. If you happen to see them in passing you’re most definitely greeted with a wave and warm smile. That includes the maintenance crew as well. It’s apparent they all have a very cohesive work relationship in order to keep the property a clean, efficient, peaceful atmosphere.

    If youre planning on going to check out The Boulders, ask for Shardha Lea. She is amazing. Very kind and professional and handles everything very quickly. I applied last Thursday and was approved today on Wednesday. Less than a WK later. I was also pleased that she was very responsive to my emails and she went above and beyond to make sure I got in quickly. Definitely went out of her way!     Everything has been great since I started the paperwork to move in. Shardha went above and beyond to make my move in as easy as possible for me. There was one little maintenance issue I needed fixed and they were flexible with my schedule and got it fixed when they said they would! I am very happy with these apartments and the staff.

    I have been a resident here for almost a year. Mrs Sharda Lee was a God send, I was going through a rental going under a sale and she helped my needs become a reality. She was thorough and guided me through everything needed to get me into my new place. I even got nice welcoming gifts, things I needed like tissue, paper towels and dish soap. :) Only a few days after moving in, I had a water heater flood out my front room and severely damaged the neighbor below ceiling. Maintenance swooped right in and cleaned and dried up all the water and in a very timely manner replaced all damage to both apartments. I have only had two other minor issues and they were handled in a quick and reasonable time frame. I have great neighbors and we look out for each other, but give due privacy also. I miss my house, but they have definitely made my apartment feel like a home.

    We lived here for about 2 years and overall we were pleased! The maintenance staff is amazing! All issue were handled in timely manner! However, we had an issue with our air conditioner going out multiple times in the hot summer months! It annoying with all the coming in and coming out. Eventually, it had to be replaced. Also, of course it’s apartment living so you get the additional noise from your neighbors. However, when we would ask them to minimize the noise they were pleasant and would apologize. Our family only moved because we purchased a home.

    Been here about 5years and love it! Property is affordable, always kept clean and well maintained. Has been a quiet and friendly community. Anytime any maintenance issues have been brought up theyve been addressed immediately. Awesome staff! Most importantly when I ran into financial hardships due to covid related issues, they were patient and helpful, especially Shardha Lea. Big thanks and appreciation for these guys!!

    The process of coming in, putting down the deposit, signing the applications and getting approved, was very easy, quick and hassle free.Shardha is very professional and made the entire process run smoothly.I look forward to moving in, and checking out the pool and exercise room!Also, the covered parking will be a blessing, no more getting soaked in the rain while trying to get in the car, especially while carrying my baby daughter!

    Ive only been here a month but it is so peaceful. It feels more like a home than an apartment. The 3 bedroom / 2 bath is very spacious. I wish there was more lighting and stainless steel appliance but Im loving the hardwood floors and carpet is very plush. So far the office staff has been pleasant and helpful

    We own a home just a few miles from The Boulders, but we live here so the rest of our family - my mom, my sister, our son and daughter-in-law and their two children - can live in the house. I actually prefer living in the apartment for many reasons. Especially so we have access to fast and free service and repair. We also like to walk nearly every day and with so many stores and eating places around here, there are many places to go and things to do within close walking distance. Plus, all of the people and children are so friendly and pleasant here, we plan to stay here as long as we can.

    We lived here for more than 4 years. Its was our first apartment after getting out of our family home, so i cant compare with the other apartments.We are a small family of three, which includes a toddler and we felt safe and happy ; living in the Boulders.There were incidents, when we need to complain about the noise from the up-stair family and other small issues of normal apartment life. But the management was very prompt in solving those issues. We have known the current manager Candice from the time we put our application @Boulders. She is a great person and efficient Manager.Only leaving this apartment because of the ride problem for my Baby, who will be starting Kindergarten this year.

    The Maintenance Technicians on property are awesome! However there is one guy that outshines them all. His name is Fernando and he drives an Astro Van around property that serves as a work truck i would assume. That guy is amazing! He is not only professional but takes his job seriously. He always has his shirt tucked in even when working on tough assignments. He is very approachable and down to earth. He even tries to clean up a bit after he comes into your unit because of the mess that is created when fixing something. He even knocked down a wasp nest in front of my door.To be honest I see him more often than any other technician and I think he is the lead property technician. That says to me that he is humble and just wants to get the current assignment done.I have lived here since August 2015 and he is by far the best.

    This place feels like home. I’ve been living here for about two months. In a few weeks the apartment had a few things that needed repair but the office staff and maintenance have been on top of every issue.     Beautiful grounds; quiet, peaceful. Good service from the maintenance crews & polite rental office team. Apartment complex is on the bus line and next door to the Lake Ray Hubbard Park & Ride DART station. I love living here. The neighborhood has lots of shops and restaurants nearby.

    The Boulders has been the home of my family since 2008. It is a clean and peaceful community. It is an affordable place to live in. Commercial establishments are around its area. Grocery stores, pharmacies, gas stations, banks, clinics, gas stations, beauty parlors, and the like are all at a walking distance from it. Schools and a public library are in the vicinity as well.What sets The Boulders apart from the rest is the genuine care the managers have for the residents. Valerie Pietsch, regional manager of Fath Properties, supervises the complex efficiently. She visits frequently and goes out of her way to understand the needs of the residents. Site manager Candace is approachable and accommodating. Because of them, my familys adjustment from living in a house to an apartment has been a smooth transition.If you are looking for a clean, quiet property to live in, this is the place for you.

    The maintenance technician, Fernando, came out to fix my leaking air conditioner. He fixed the clogged drain in the A/C unit, changed the filter and went a step further to fix the sink that he discovered was broken in my sons bathroom. He was very kind. This has been the fastest repair since I have moved here almost 2 years ago. Thank you! ☺️

    Honestly , we would do anything to go back here, we literally would. Its too bad they kicked us out over leaving trash in the balcony a day or 2. It was tough when they told us We have to vacate here. It left us in tears.. We didnt understand at the time! It was our first time renting! That was 4 years ago though. More experienced now, Income is crazy higher. I look back and think, this is honestly home to me and my wife. This is where we started. We had no idea. We were broke as a joke there. We did what we could, we made it work, we were genuinely happy here. Its crazy how we came up. We couldnt do much, but we really loved it there. If the Boulders management gave me a call and said, Hey guys, we want to give you another chance at apt 2463, I honestly believe wed go back. I know this is a different type of review, but Im just being honest. This is and will always be home, the simple times - German

    The apartment complex is overall a good place to live. The only complaint I have is that my upstairs neighbors are EXTREMELY loud. They dont walk, they stomp, Ive gone to complain multiple times but the office staff has done nothing about it, so I really have no choice other than to ignore them and just deal with it. (I understand that I live on the bottom floor and its impossible to be quite all the time but they literally stomped, Ive had family over that have told me the same thing, there is a difference between walking and stomping.) Apart from that the complex is well kept and for most of the time its really quite. Another small thing is that I cant go through the pool area to get my mail, I have to walk all the way around because they keep the pool area locked...

    Shardha is a live saver for me. Ive never had to rent until now. Shardha followed up on a lead which was me and she invited me to come and take a look. I came and looked and fell in love with the appt and the customer service I have received. There is rules to follow so if they give you a warning to fix problem just fix problem and nothing else will be said. ( from personal experience). I would recommend this community to any one looking to rent.

    I was looking for an apartment in Garland and I came across the Oaks at Duck Creek, I called and spoke to Assistant Manager Dalal Joseph, she was great to deal with and she took the time to go over the details with me and provide me with all the info I need to make a decision. It seems like a good place to live!

    Great community, but dont use the automatic payments on their website. Sometimes they dont work and youll come home to find notes taped to your front door. I tried to go to the office and explain that something was wrong after the second month of it not working but they didnt think anything was wrong on their end. I received a late fee the month after that even though there was not one present the initial month that the late payment happened. Paying online works if you do it manually, but I would not trust the automatic system. Ive lived here for almost a year and didnt have any problems until I tried using the automatic system. I confirmed multiple times that I had it set up and linked to my current billing info.

    I found the Staff and Management of this complex very friendly and professional. The Complex is very well maintained and any repair issues are addressed promptly!I have thoroughly enjoyed my 3 and a half year residency here and if not for the need to be closer to family in another part of the country, would be very content to stay here.

    We moved in towards the middle of April and so far its been a great experience. Kedra is clearly a great person lol. Its not loud, rent is reasonably priced, & staff is always friendly. Glad to know we made a good choice moving here!!

    01/02/22 It was 19°F outside this morning and I noticed that it was cold inside the apartment. I checked the inside temp it was reading 68°F the AC heater seems to be running, but the air coming out of the vent was cold.Heater is not working. I went and put extra layer of covers on the kids. I tried what I could, but could not get the heater to work. I brought out space heaters for the kids room. I was heading out to Walmart to buy bigger space heaters when I saw a glimpse of a van that looks like Fernandos. I quickly drove towards the direction the van was heading to cut him off. Yay! It was Fernando. I waved him down and told him I needed his help, he said that was the reason he was around. He went straight to the apartment and fixed the issue. Fernando saved the cold day and saved me some money as well.Thanks Fernando.

    This place is probably one of the best complexes Ive ever lived in the office staff and matinence team are very friendly. They are quick to reply to any emails that I send or issues that I may have and have always worked with me when I have had issues. I wish I could give more than 5 stars! Ive been here for about 5 months now and Im so happy that I found this place! And the only reason the gate is broken is because people jam it up going out the entrance gate😒 and theres no Walmart next to the property either. Theres a bus station next door which is great if you dont have a car, and an Albertsons about a 5 min walk away!!!

    I have been here for over four years after a family trauma caused me to relocate. I have experienced nothing but respect and quick responses in regards to maintenance issues. The property is clean and quiet while being close to two major highways, shopping, pharmacies, and an urgent care facility. Lake Ray Hubbard is nearby and GISD is the public scool system. I recommend this community.
