We’ve lived at the Marquis for almost a year and I cannot recommend this property enough. First and foremost the office staff is the friendliest and most professional one we’ve encountered in our 17 years of renting. Both the office and maintenance staff are very prompt when something is needed and communicate well to the community when there’s news/updates on the property. We were particularly super appreciative when a member of the team noticed a high water bill and called us to schedule maintenance to come out and look over our apartment to see what could be done to investigate the issue- on top of that they went out of their way to work with the water company so we wouldn’t receive such an exorbitant bill that month- which was extremely appreciated. We really felt they really went the extra mile to help us. Thank you Rachel! Both Melissa and Emma at the front desk are an absolute delight, always happy to see me and are super helpful in every way. We had narrowed our apartment search to this property and another that was recently built, both were about the same in rent and ultimately we ended up going with the Marquis purely because of how friendly and inviting Melissa was- especially in comparison to the other property. Melissa answered all of our questions and concerns and was super patient with us throughout the application process. Since we’ve lived here we have come to call this place home and truly feel comfortable and welcome where ever we are on the property. We LOVE our apartment. The size is perfect for us and we adore the island in the kitchen! It’s been a challenge to find a one bedroom with a double vanity and an island. I was hesitant to get an apt towards the back of the property and am SO HAPPY we did bc our building has an open walking trail behind us with nothing blocking us so we get AMAZING light and are so close to the larger walking trail as well. The two walking trails around this property are such a plus for us and our two dogs. Other notable mentions include there’s ALWAYS parking! Iykyk. Laundry room with a door tucked away versus almost always being in the kitchen. Excellent name brand appliances which in newer properties is harder to come by and that the property is WELL KEPT and clean. There are never overflowing trash areas and the trash valet company is always on top of door pick up every night. The staff also does a great job hosting really cute property events! One other mention. There are many residents that have lived at this property for YEARS. That says A LOT about the property, staff, and owners.The two minor pieces of feedback we have are that the gym often runs out of wipes and water and it’s sometimes several days before they’re restocked. If someone could check on this more often it would be appreciated! The one gripe we have about our apartment itself is we would really love a cabinetry update in our kitchen and bathroom. There’s just a lot of wear on them that’s noticeable and it’s obvious it’s from being cleaned over the years.I think it’s awesome the property offers multiple year leases and we are looking forward to our second year here and without signing a new lease! We cannot say enough great things about our experience so far at the Marquis! Thank you for being such an attention staff and providing a safe and beautiful place to call home.

My wife and I have lived at The Marquis at the Reserve since 2016 and have enjoyed every minute of it. The front office staff and maintenance staff have always been very helpful in all our needs and requests. The dumpster areas are never dirty with overflowing trash or old furniture. Gates are never left open. Highly recommend this place as a future home for anyone who enjoys these types of things and participates in keeping the property as it is.

Long time resident. The property has lots of sidewalks for walking and lots of dog stations. The maintenance crew is top-notch, responsive quickly, especially with our new maintenance manager. The office takes concerns seriously and quickly addresses them. Ive been here long enough to transition through a few different managers. If youve ever experienced that, you know that sometimes things take a sharp turn under new management. Ive never had that experience here, all of the transitions have been seamless, with each new manager bringing their own style and their own improvements to an already well-run community.

I’ve been very happy in my apartment. I feel super safe, there’s always parking, everyone is very welcoming and kind, and the community is quiet. I really like my big balcony, the walking path, and all of the events and amenities offered to residents. Emma has been so wonderful with the showing/move in/ attending to everything I’ve needed. Really happy to have found Marquis at the Reserve, it checks all of my boxes!

I live in Marquis at the reserve for 8 months now and it is been a great experience starting from a friendly and supportive leasing team, fast response from maintenance, and quiete/friendly community. They have the best pool view and access to a amazing lake. I usually feel disconnected from the world once i enter the community. Highly recommended if you are looking for safe, nice and peaceful place to live in.Easy to pay monthly rent through their portal.

The pool is the absolute best: The property mgmt team, Rachel, Melissa & Emma are always friendly and accommodating. The maintenance crew are always working diligently to keep the grounds looking tailored. My dog loves walks around the lake. Can’t say anything bad about this peaceful community.

Residing at the Marquis at the Reserve has been the best experience as an apartment dweller. The community itself is very safe and the grounds are well maintained. The lake around the community is great for walks with dogs and all the residents I’ve encountered are respectful and courteous. I’ve submitted several maintenance requests throughout my time here and the gentlemen have always been professional and polite. All the ladies inside the management office are super sweet and know all the residents on a first name basis. 5 stars to everyone working here and I highly recommend anyone seeking a safe and quiet home with accessibility to many local businesses to look no further!

My family and I live here for 4 years and are enjoying a beautiful resort style living backed up by excellent maintenance and a super friendly yet professional staff team! Beautiful views, winding walkways,barbecue areas by an infinity pool looking at a lake and fabulous finishing all around the property make us feel so relaxed and at home.We enjoy all the awesome community events and the warmth of the staff! Rachel, the Manager sets a real example by being friendly yet very professional. Her team of Briggitt , Eddie , Albert all just make our living so easy and happy.Highly recommend this community!An added advantage is this place is extremely pet friendly. Pets love the walkways and the treats at the clubhouse!

I have been here a month now ,and this place is great ,I looked at about 7 places but kept coming back to here because of Melissa ,she is the best ,open and honest about everything and helped me so much through the paper work . She doesnt even know how much that meant to me because I didnt share that part with her , I just finished fighting cancer for a year and had to start my life over . Wonderful staff, wonderful community, wonderful amenities, and wonderful apartments. We are loving it here (2021).EDIT: We moved out to a nearby community (for bigger options) and well miss Marquis at the Reserve very much. The community has been great for the past 2.5 years weve lived there. The staff were always helpful and kind, the facilities were enjoyable, and just living life there was a blessing.After visiting and apartment shopping for most of the 2023 summer around the area, I can say that Marquis at the Reserve is definitely one of the BEST communities in the neighborhood.Amazing Location: close to i-10 and i99, minutes to Costco, H-mart, La Centerra, different parks, Walmart, Katy Mills, hospital, clinics, sports facilities, etc.Super helpful staff: Its not always easy for staff to be constantly helpful and kind in such big communities. But I know that the staff here always do their best for all the residents to have a great experience. They are always welcoming and never bothered when we ask for help.CLEAN and modern amenities: Gyms, Pools, Clubhouse, in-house amenities, and just about everything here is great quality. Ill never forget the evening chill times we enjoyed by the pool area.

All together we overcame Harvey, hardy 2020 and freezing winter storm of 2021 - - the way Rachel and her team solved all related problems gives the feeling of reliability and care. They not only do their job but take care of our Community! And our complex also has the best swimming pool in Katy 🤩

My husband, myself and our precious dog Prince have been living in Marquis for more than 4 years. I have to say that in our 28 years of marriage this is the longest time weve lived in an apartment. We had houses in the past but we came to a point that the work in maintaining a house became too much for us. When we moved to Katy we were looking for a retirement home to live. Moving to Marquis was just temporary until we find the right retirement home for us to live. Much to our surprise a year later we realized we found our place. Home is not about the place itself its the people and the community as a whole. In Marquis not only did we find the place beautiful but it surpassed all our expectations. This place is well maintained and management is superb under Rachel Griegos supervision, the Marquis manager. The staff not only they are professional but they are genuinely good people. You will always feel welcome and feel at home when you see them in the office.Above all we have wonderful residents who adds beauty to his place.Love this community and the staff.

I had a wonderful experience moving into this location. I met the leasing agent Melissa Perez, who was amazing. Melissa was professional and kind. She was very knowledgeable about the property and answered all my questions. Melissa also helped me throughout my entire process to ensure my move in was easy and stress free. The property is well maintained. I’ve noticed the police officer that lives here is very active and is constantly on watch, which is a plus. Overall, wonderful place to live!

Margaritas customer service is great. I felt heard every time I went to the office with a concern. (I hardly ever had to do that.) Anytime I had an issue and had to requested maintain tech . I did it via the app, it was always done right away. The amenities are beautiful. I miss these apartments!

It is very evident that the leadership at this property is knowledgeable and experienced and works well together because any question or maintenance need was taken care of immediately and there was always a follow up to make sure that we were taken care of. We love spending our summer days in the beautiful pool and enjoyed the fire pit on the cool nights! The gym, walking trail, as well as the multiple gathering spaces both indoor and outdoor throughout the property were always well-kept and enjoyed by my family and while we are very excited to start a new chapter in our new home- we will cherish our time here and can truly say we loved living at Marquis at the Reserve. We loved the floor plan of the three bedroom apartment with a garage and a patio. The rooms are spacious and the office space was a plus! We are very thankful for the team that manages and supervises this property because their work helped create a temporary housing situation for us into a very enjoyable living experience that felt like home.

To be honest, I’m not sure where the bad reviews come from in regard to security. Since I’ve lived here (Jan 2023) any time something has happened we’ve been communicated to about it by the front office. I feel very safe here in general. You should always be aware no matter what and always scan, but I don’t ever feel unsafe. (Knock on wood.) The only issue I have is whenever the security guard is around, watching the pool, I feel a little harassed by him yelling across the pool if I live here. I understand where he’s coming from, but when there are only 5 people at the pool and I’m swimming, don’t run out and scream at me asking me where my band is and what apartment number I am in. It’s uncomfortable and honestly unprofessional.But anyways- this place is ALWAYS clean (except the occasional person who doesn’t pick up their dog poop) the grounds are beautiful; so much grass. I have yet to see any roachies near the apartments. (Yes outside but I mean obviously) and I will update this after summer is over because they are truly a fear of mine.Gym is so/so. I’d rather them get new equipment than a security guard if I’m being honest. He doesn’t do much. (Maybe a better/heavier bench or some step up boxes? A smith machine that goes all the way to the ground?)Pool is amazing.Apartments are OLD. But that’s OKAY. As long as they’re clean and maintenance is on their ish and they ARE. I have never had a work order that has taken more than 24 hours to resolve unless it’s the weekend.I love living here! If you’re unsure, honestly, it’s affordable, in a great area, and is just a good apartment.

Our family found the Marquis at the Reserve(Katy) during a very stressful time of helping a family member find a place to live. We do not live in town, and our time was limited, but the staff at The Marquis made the process smooth. This was the the first place we looked at, and we were lucky enough to meet Kim. She answered all our questions, even the ones we had about the area in general. We went and looked at other properties, and by the fourth location, we knew we were going to end up back at The Marquis. This review will not do justice to the attention and patience given to us by Kim and the staff while we went through the application process and eventual move-in day. They made every step as stress free as possible by being flexible, taking the time to understand our situation and helping us through every step of the process. Our family member was very apprehensive about moving, and I can say without a doubt that by the end, they were so excited to pick up their keys and that was 100% because of Kim and the rest of the staff who helped us get to move-in day. We have been moving in this week, and the property is calm, the neighbors are nice and the staff has continued to reach out to check on us and answer any questions needed. Additionally, the property is clean and well kept, which was a big plus for all of us. My elderly FIL even mentioned that when he was ready to downsize, he would like an apartment at this location. For us, The Marquis at the Reserve is not just an apartment complex, it is a place we are happy to call home for someone we love. Thank you to all the staff at this wonderful property, especially Kimberly Rojas, for their big hearts and high patience thresholds. I am really looking forward to our familys time here.

I have lived here a little over a year & I must say I have never lived in another apt complex that caters to their residents more. The entire front staff is BEYOND AMAZING. MAINTENANCE here is phenomenal. Anytime there is something broken or not working correctly its fixed almost as soon as you put in the request. Its dog friendly & the overall amenities are great. The gym is really nice, the pool is always clean & the lakes and walking trails are great for pets and kids. I order a lot online and the front staff is great with making sure you know when a package has arrived and I have never had an issue with loosing items etc. I would say for the price, the service, schools, area, amenities and overall awesome staff here this is the best apartment living in the Katy/Cinco area. Ive loved living here.

We lived at the Marquis at the Reserve for 2 years. We would still be there had we not purchased a house. The management and maintenance were always responsive to our needs and concerns. All we had to do was fill out a form and whatever was needed was done usually the same day. I particularly appreciated the manager Rachel and her associate Eddie. I also appreciated Albert and his crew, especially Kirk, who took care of the maintenance on our apartment.

We moved in to Marquis at the Reserve a few months ago with our two children when our house sold quicker than anticipated. As you can imagine, it was a very stressful time but the entire process was so easy with the staff at Marquis at the Reserve. Anytime we talked to anyone in the office, they were able to give us the information we needed in an extremely friendly manner which made a stressful time much more bearable for us. As parents, we were very mindful of the fact that there would be a transition period for our son and daughter to adjust but they absolutely fell in love with the amenities on the property as well as our floor plan which has allowed them to still have a playroom. They are so proud to invite their friends over to their apartments! We have had very few needs for work orders because the property is very well maintained- however for the few things that have come up, the office and the maintenance staff has gone above and beyond to ensure that we are comfortable and everything is in proper order. Cant think of a better apartment living experience for our family- we have easy access to Willowfork Park and La Centerra which are some of favorite hangout spots! When we dont want to drive, we love walking around the lake in front of the property, relaxing in the pool, enjoying dessert out by the fire pit at nights, etc. Everyone we have encountered, both residents and staff have welcomed us with a smile and we feel no rush whatsoever to leave!

I highly recommend it. Why? Management truly listens to tenants and solve any situation promptly. The maintenance team is fantastic, they care of things in 24hs unless more time is required due to the type of job. Communication with all the staff is fluent. I absolutely LOVE living here. From walking into the office inquiring an apartment to moving in up until now, nothing has changed and I say that in the most positive way possible. The staff is amazing, Edi is always there to answer any questions we may have and he does it in the most professional and respectful way. I can honestly say, there’s not one negative thing I can think of about this community. Definitely recommend living here ☺️

Lived here for almost 3yrs and it couldn’t have been a better experience. Marquis has beautiful and spacious floorplans. We were in love with our apartment and already miss it! Ample parking, beautiful pool and a nice trail right next to the community makes it an awesome experience to be here. The leasing office team is one of the best we have come across. Edi was our leasing agent and has always been available and helping. Rachael has been so helping, warm and great to talk to and always reachable! Rita has always been so welcoming everytime we have called for help. Thank you Rachael, Edi and Rita for making our stay great! You guys make an amazing team! This is one of the safest community you can live in. Five stars in all aspects!

This is my first year living at Marquis at The Reserve and I love it! The management and maintenance teams are both very responsive. It’s a beautiful gated community with some fun stuff to do. I personally enjoy the free yoga classes they have every Monday!

My wife and I have livedt here for several years and him therefore comment on management. When the community was purchased in 2015 2016 there was a dramatic improvement in all service. Maintenance requests are handled efficiently and the management is extremely responsive. Great office staff. They have wonderful planned events. This is a great overall community. I love living here.

Updated interiors, with high ceilings, and beautiful kitchens and bathrooms. AWESOME amenities (we have one of the most beautiful swimming pools/hot tub around), tight-knit community and wonderful management. Maintenance issues are addressed quickly and the staff go above and beyond! We have attended all of the resident events and know our neighbors. The community is private and quiet, and conveniently located at the intersection of two major highways, yet tucked away in a reserve. You cant hear the highway thanks to the water features. Also, this is a very pet-friendly community. We love it here and so do our dogs!

The management is great, and we love the complex. Our apartment is perfect for what we need, and we appreciate all of the doggy stations. The only downside is many people by building 7 do not park correctly. It typically doesnt affect us, but there have been several times where weve had to park farther away because other residents are taking up two spots

This is by far the best apartment complex I have lived on! Since day one when during COVID quarantine I booked a tour, they have been so nice helpful and professional. During our freeze they kept communication with everybody updating on the situation, it made me feel safe and taken care off. They are prompt to resolve any issues, they keep maintance of the buildings on point! If you decide to rent here, I assured you will not regret living here.

Me and my wife have been living here for 3 months now and love it! We took a tour thinking the prices would be way too high and we will never be able to afford to live here. To our surprise they were very affordable for the high quality living you recieve here! Amazing appliances, actual stone counters throughout, and great over all layout to utilize space as much as possible. Edi was very helpful in helping us get moved in. Fantastic place! We will be staying for as long as we can.

This place has been amazing so far! We have only been here for a few months but they keep you updated with everything. If they have upcoming changes whether it be fixing the gate painting or repairing speed bumps they send out notices to you so you can be prepared and make arrangements for whatever it is. Me and my husband get an email from them almost every day listing what activities are available or what will be going on so that we can better plan ahead. Very peaceful and friendly complex too!! 10/10 would recommend for anyone looking.

I also had the pleasure of working Rachel and Natalie in management while moving in. Rachel was very accommodating getting us a first floor unit so she would not have to climb the stairs. Rita and ed have always been available to help with any issues. Albert and his guys are very prompt responding to maintenance. This property goes beyond the normal tenant/property management model.
