I have enjoyed my stay here! I moved and when I came back I knew without a doubt I would be moving back here. The leasing office is top tier, very approachable and kind. The maintenance team is very knowledgeable and easy to work with. I know they will take care of me every time. Overall, My neighbors are fairly quiet and I feel safe here. It’s a 10/10 for me!

We had the pleasure of working with John, a maintenance worker who came to fix our A/C. From start to finish, he was incredibly professional and prompt. He communicated clearly throughout the process, explaining what needed to be done and ensuring we understood every step. John was also very reliable, keeping his promise to return the next day and even called ahead to confirm his arrival. Our A/C is working perfectly now. I highly recommend John for any maintenance needs—he did an excellent job!

Excellent place to be. Great location, ample parking, vicinity to highway 6 and other amenities. Well lit, nice apartments. Neatly kept, safe, secure compound. Well maintained decent guest center, gym and pool amenities. Most importantly supportive management.Wish there was more of walking and kid friendly spaces but so far so good. Came here for two months and extended the stay to almost a year. Much recommended.

Had a wonderful experience at the Marquis at Sugar Land. All the leasing agents were super helpful when moving in, out and everything in between, especially Elsa. Maintenance always responded within a timely manner, sometimes even same day! Resident portal was easy to work with and the amenities were a bonus. Overall, great experience. Happy this community was where I chose as a first-time renter. I can’t imagine it having been this smooth and pleasant anywhere else.

This is one of those properties in Sugarland/Houston Area I personally see that live up to their motto of quality customer service, clean environment, management friendly, kind and maintenance speed response. The community was not a place I had wanted to live, but was convinced by Elsa on the day I was about to sign a contract at Addison on Sugarland. This community is family friendly, less noisy, easy out-going staffs (Deamon, Elsa and Zawar). If you are looking for a family-oriented community, Marquis at Sugarland is your place to call a home!

I have visited many properties. But i found Marques at Sugar Land attractive in terms of location, amenities and planning. It is located at Highway 6 beside Home Depot. Many stores are located nearby like Aldi, Kroger, HEB, Indian Grocery Stores, UPS, Dollar Tree, Walmart etc.Even managing staff is also very supportive. They try to provide all possible solutions to Tenants. I really appreciate their efforts to make Marques at Sugar Land the best community of the area. Keep going team…

This review is long overdue! I LOVE, LOVE, LOVE this community. I had to move out to be closer to my sons school and I miss this place so much! Elsa, Damon, Zawar, John, and Uncle Moises are the absolute best! I lived here for a little over a year and I wish I could have stayed longer. It is such a friendly, professional, fun, safe place to live. Maintenance requests were always completed in a timely manner and the leasing office was happy to help with any questions I ever had. I cannot say enough positive things about The Marquis Sugar Land. Very family friendly and clean! I miss everyone!

They are courteous, responsive, friendly and care about residents. Most of our service requests are resolved within two days.2. Cleanliness: Community is very well kept. Even thought amenities are limited compared to other apartments around, its kept well maintained.3. Location - loads of good restaurants and grocery stores near by.Bad:1. Lease - biggest drawback lease breakage penalty is ridiculously high.They charge you 2 months lease breaking fee + 2 months notice period. So 4 months rent penalty if you need to move overnight due to emergency..2. No child park3. No recycle Bin

We lived here for more than two years, and it was an amazing experience! We had an amazing view of the pool from our third-floor apartment, which is, in my opinion, the most stunning pool Ive ever seen in an apartment building. This complex offers good safety because of its secured entry and central location in Sugar Land. The atmosphere is calm and well-kept. The management group deserves special recognition for their excellent responsiveness and assistance. In short, this complex is without a doubt the greatest in Sugar Land, and I heartily suggest it.

Weve moved into this apt community last year and I thought of putting in a review only after living here for sometime and share the experience. After looking at many apt communities across Sugar Land, seeing most of the old ,run down communities weve decided to move in here. The community, units, amenities are definitely vouch for the name Luxury apartments. Community gates for Cars and pedestrians are always working and locked usually which I felt very good and safe. Maintenance requests are handled on-time. I met with some very good friendly neighbors here, most of them with families, kids. The community office managers are very friendly and helpful. SH-6 is just 0.2 mile away. Overall our experience has been very nice so far.

The management takes care of all our requirements promptly and are available 24*7. The apartments are good sized, airy , well-built with modern amenities that make everyday living comfortable and enjoyable. The community itself fosters a friendly and welcoming atmosphere, making it feel like home.The neighborhood is safe, welcoming, and filled with friendly faces.However, one minor suggestion would be the addition of a childrens play area. While the community offers plenty for adults, having a designated space for kids to play would enhance the overall experience for families. Nonetheless, the Marquis at Sugar Land stands out as a fantastic choice for those seeking a well-rounded and vibrant living environment.

They immediately sent their expert technician, John, to assess the situation. Johns professionalism and expertise were evident as he worked diligently to repair the AC. I lived at this place for two years, and it was an incredible experience! Its location in Sugar Land along with its gated security ensure excellent security. It is a well-maintained and serene environment. The maintenance staff always responded within minutes whenever we needed assistance. I am going on a year as a resident here and my first impression was very positive and to this day the staff still gives the same welcoming attitude. Joann and Amber are so nice. They are very helpful when I have issues with getting my packages and on the first day of school, they offered the kids ice pops when they got off the bus. The maintenance guys always greet us in the morning. Alex came with another worker to clean my dryer and he was nice and made sure everything was clean when they finished. Moses and Mr J are friendly too. Where I lived before, we did not really see or get to know the people in the office. When I moved in Marquis Sugarland I was introduced to the office staff and when the new girls started, the office had a party to meet Darla and Elsa. It might be a Texas thing to know everyone, but it feels good. They let you know everything that is going on, good or bad, and they always have a positive outlook on everything.

They always have events going on—if I had any complaint (which this really isn’t one), it would be that they don’t have the events late enough after work so that I can enjoy them too :) but seriously, I love these apartments, and they are pretty safe—speaking from 3 years of being here. They’re always doing updates to make the property look up to date. The recent update of the lights is very nice because it also makes it safer in the parking lots and apartments.

I moved here from California just recently and so far the experience here has been great. Southern hospitality at its best from the team in the office. Everything was just as I saw over on the video tour. Marquis at Sugar Land has been a safe and comfortable place to call home. One of the reasons I moved to an apartment was to not worry about the stress of fixing things when they break. The maintenance team here is absolutely amazing! Moises has gone above and beyond meeting my expectations. Not only does he fix the problem, he always adds a little extra knowledge on how to maintain or prevent future issues. His experience and passion for his work shows in his willingness to initiate additional help when needed. He has been very helpful in educating me on maintenance issues I wouldn’t have known otherwise. Honestly they are plenty of apartments you can go for less and probably nicer but if you don’t have a great community manager and maintenance team it’s not worth it. Specially if you AC goes out or need plumbing needs.Update: we’re moving to a house now and I’ll update you on the move out experience since the move in was great and the stay has been very comfortable so far.Update: Moved our experience was the best!!! Honestly they could’ve sent me a $500 to $1000 bill if they wanted but the manager and maintenance staff are so understanding and kind I got a bill for $65 .... yes that’s it! I’ve never moved out and paid less than $500 to leave and apartment and honestly we keep everything clean and don’t wear shoes inside. But I highly recommend this community based on my experience.

Elsa was super accommodating and made the entire leasing process so fun and simple. On tour, she made sure that the community features highlighted were ones that aligned with my lifestyle. She answered my multitude of ridiculous questions with ease and by the time it was all done I was hook, line and sinker a new resident. I moved into my new apartment the same week.This place is in a quiet neighborhood, proximal to both 59 and US-90, it’s reasonably priced, has great community amenities, is immaculately kept, has a very sweet, professional and responsive staff and the units have really cool layouts.Move here, and smile.

Neighbors have never disturbed me, I work from home so I need peace to be able to work properly. The trash collection and maintenance of the gardening all around keep the community looking beautiful. I very much enjoy the amenities like the pool, gym, and business center. The only thing I dont like is the lack of security cameras around the complex or a security patrol car surveilling at night. There has been break-ins, which is why I took off one star for this but compared to other apartment complexes this is probably the safest place Ive lived in so far.

The gym was maintained, I did not have issues with parking, and the complex did a great job of keeping the grounds clean. They are the best part of this apartment complex! They fix any maintenance issues effectively and quickly. And they keep the grounds better looking than most apartment complexes in this area.

I like the apartments. My unit is quiet. The maintenance responds within 24 hours, which is really nice. The property management changed and the new management is decent enough, but they can be non responsive through emails, especially relative to the old management . They’re not horrible management though. Overall, I’d recommend them.

We have been living here for two months and our experience has been wonderful so far. We moved back to the US after many years and decided to move to Sugar Land and especially to Marquis because the elementary school has very high ratings. With so many things in mind and so much to do, it has not been easy but the leasing process at Marquis was the smoothest of all our tasks, especially thanks to Jairo. He has been extremely helpful and walked us through the process in a very open, transperant way. He has dedicated a lot of time and effort to make us Marquis residents. Thank you Jairo and all the staff at the leasing office, we deeply appreciate it!In terms of the unit we live in, we are liking it very much. The layout of the apartment, the large windows, the light is better than most places weve seen during our apartment search (and believe me, we have seen plenty!). The maintenance team is very attentive as well, they respond in less than 24 hours. The apartment complex and the facilities are well taken care of and very clean. We are happy to call Marquis home!

I leased this apartment from out of state and Jessica have been amazing enough to show me around through FaceTime. So far, I only had one maintenance request, and it was completed quickly. The apartment complex involves the residents in events to get to know your neighbor which is very helpful in getting to know the residents.The best amenities...amazing gym, beautiful pool complete with two grills. Most important, I felt very safe here. Overall, I highly recommend leasing here if youre looking.

The office staff is amazing! Love Ms. Monique and Ms. Veronica! They were so warm and welcoming everytime you entered thier office! We lived there for almost 2 years and they were so great to us in our time with them. A blessing in our time of need! Maintenance was on point and quick! Absolutely wonderful place to live. We have been here for a year and it was one of the best apartment places we have ever rented from. Some of the best staff around, the front desk people are always so helpful and the maintenance staff was by far the best I have ever experienced. In particular, Oscar Fiallos was the greatest, one of the worst things to happen in the summer heat is to lose AC, we submitted a request in the evening (after hours) and not even 9hours later Oscar had everything completely fixed. He always goes the extra mile no matter what the issue is. To summarize Marquis at Sugarland is a great place to live.

I am a new resident, the apartement is very beautiful, clean and spacious. Oscar, the maintenance director is superb! He quickly fixed all the issues within no time. He made us feel like we our at home taking all the responsibilities upon him so we had time to sort out other relocation things. My Wife and I moved here after looking for an apartment quite extensively. We were able to snag an apartment room with a beautiful view of the pool and in the building next to the leasing office/gym. Any sort of problems we have had with maintenance were quickly resolved by the maintenance crew. Monique has been very inviting and always makes us feel welcome when we come into the office to retrieve things like Amazon deliveries.Another great bonus of living by the pool is that every once in a while, other residents will use the grills and it smells delicious! Im also very happy to live right next to a Home Depot. I guess the only negative part about it is that there is a light buzzing sound outside near our building that comes from Home Depot, but we cant hear it while inside and I cant blame that on the apartment complex.Been very pleased so far!

Ive lived here about 4 months and no longer have mixed feelings about this place after the management called me in regards to this review. I love the unit, I love the community, and I love the office and maintenance. However, my issues were that the walls are very thin, the doors slam very loudly and shake the walls and i can hear every footstep and fight of the people who live above me. The manager told me that they are able to fix the problem of the doors slamming so loudly, and it really will help. In my last review I mentioned that I didnt appreciate the hidden service fee of $32 when youre FORCED to pay through the online patient portal. I was told that by using a bank account rather than a credit card to pay with would negate that service fee, which is wonderful news. My last review was very harsh, but management called me with solutions to my issues and were so very gracious and patient. All the office staff are very sweet and friendly, but now Im convinced that they are kind and generous as well. They go out of their way to be helpful and anyone would be lucky to live here.

My boyfriend and I moved into this apartment complex right after we graduated from college. All I can say is this is by far the best place we could have chosen as our first place together. We toured a lot of places and this apartment was the only one we both agreed on and really liked! The front office staff is so sweet and exceptional. When I went in to give them our intent to vacate, they were so sweet and said they really enjoyed having us here. Overall, the apartment has been amazing. When our AC broke, we put in a work order that morning and it was fixed by the time we came home from work. Whenever we had any kind of maintenance problem, they were quick to come and resolve the issue. Very minor bug problems - if any. I also really like how the porch is what you enter into first. To me, its an extra sense of security and makes unloading groceries or furniture much easier. The people here are quiet and really keep to themselves. Very much a family atmosphere and everyone is so kind. There is usually plenty of parking for both of us. We are simply moving out because of the distance from work and because weve outgrown the apartment - even though there is a lot of space for a one bedroom (I just have a lot of stuff). Very minimal car break-ins and really no crime at all. The gym is small but has everything you need and the other amenities really make up for anything the apartment is lacking - which is very little. The gates break sometimes but that is not the fault of the apartment complex. They are always quick to fix it and you can tell that they really care about you as a resident. I will miss this place a lot!

My fiancé, our daughter, and our dogs have lived here for the past year and a half. The apartments are beautiful and clean, the pool and the dog park are always kept in excellent condition, the gym is fantastic and fully equipped, and if you ever have a maitenance issue, they literally respond immediately. Oscar is the best maitenance man we have ever had-always comes over to check out the issue right away, and always is very friendly. The office staff are some of the nicest people around, and Monique is always so excited to see us and help us whenever we walk in. We are having to move because of a job relocation, and I am definitely going to miss this place! HIGHLY recommend to anyone looking to rent in the Sugar Land area. Thank you Marquis at Sugar Land for giving us such a great home for the past year and a half :)

As we are welcoming Houston summer, we were getting very uncomfortable.. after contacting the after hour phone number, Moses called and said hell be back in the Marquis to handle the issue. Overall the Marquis has been a good place to live. Amenities are adequate and are reflective of what you pay.Most of the neighbors here are fairly reserved, it has not been a socialite experience here.The walls are thin so you will likely hear your neighbors.Parking has become a problem. Visitor parking is never occupied however visitors routinely park in residential parking areas with NO consequence. Management has done nothing to enforce parking.The speed bumps were fixed and they added more security cameras. Car break-ins are a rare occurrence. Management team has been working really hard lately to create a more engaging experience here with various mingling type activities, thank you for this!
