I recently had the pleasure of moving into Lakeline Parmer Lane Apartments, and I couldnt be happier with my decision. The community is well-maintained, the amenities are great, and the location is perfect. However, what truly made the experience exceptional was the outstanding service provided by Moises Gonzalez. From the initial inquiry to the final move-in process, Moises was incredibly helpful, attentive, and responsive to all my needs. The new manager Elba and leasing agent Sharlie have been amazing and very helpful with dealing with situations and maintenance requests. Elba is the reason I’m renewing my lease. Thank you for your professionalism and kindness. The location of apartments in great locations minutes away from shopping area.

I live in this community for almost a year. I have seen this community improved substantially since I moved in. The common areas are clean. The pools are SUPER NICE! The maintenance has become very responsive to our service orders. The valet trash service has improved substantially. Kudos to the new office and maintenance teams! I was thinking of not renewing. But I have changed my mind. I enjoy to stay in this nice, spacious community with good services. Thank you!

The new manager Elba and the other lady Lauren in the office are amazing. I just relocated from out of town, and they have been extremely helpful to help me find the apartment that fits my needs. The property is clean and people in the office and the maintenance team are nice. The maintenance guy (forgot his name) is super efficient and take care of my maintenance issues right away.

I love living here. The management from Elba C. and her team is great. She is one of the main reasons I resigned my lease. Dont let her go. Anytime I need something, they are always helpful and courteous. The maintenance team is also very prompt in fixing any problems.

We lived here for one year and overall had a good experience. Here are some pros and cons.Pros: The maintenance people are super efficient and will immediately fix things. The grounds are kept up beautiful and the gym and pool are always clean. The pool is exceptionally great and I really enjoyed having it. The apartment itself is really nice and we enjoyed living there, it looked newly renovated when we moved it despite not being so.Cons: Management are exceptionally bad. We had a series of severe noise issues and management failed to address this issues after multiple emails and calls. Eventually I had to call corporate offices just to get management to respond to me. Parking is a huge issue, half of the spots near our apartment were covered (which you pay an additional fee for) and these were sparsely used. because of this, if you try to park at night you can expect to drive around for a long time looking for an uncovered spot anywhere on the grounds. Finally the dog mess is a HUGE issue. Despite having amenities for people to do this I frequently watched people let their dogs poop and not clean it up, this was never enforced.

*****UPDATE AS OF 9/12/2023*********There have been numerous amount of changes at this property and it is starting to finally show for the better.Before, we as a company, were quite frustrated with the unsuccessful attempts to get paid for our service. We went thru so many different people but when we finally were able to discuss our concerns with Ms. Elba she made sure that we were taken care of. She worked diligently to make things right even though this issue came before she was employed at Lakeline. She wears her heart on her sleeve and as a manager, people like Ms. Elba are hard to come by.Martha SotoThe Big Finish******************************************************************I was a vendor for this property and have not received payment going on a year now. (SINCE NOVEMBER 2022) I have done everything as respectful and professional as possible and in the end after doing the managers unit as well as two other units, they are denying payment with no actual reason. All they keep saying is that they are working on it and keep asking for w9s and honestly I feel they are just buying time to keep making me feel like they are going to pay.I have been stolen from of my time and talent and feel it is time to let everyone know how this company has treated me.

I would say this is the best place Ive lived! I needed to move-in as soon as possible. I was able to get approved and get my keys all under 3 hrs of me applying. The quickest Ive ever been approved and had my keys all within hours. They made the entire process so easy and stress free. The office staff are so sweet. I worked with Clair and the manager is amazing as well. The grounds are kept nice and they have amazing amenities here. Convenient to several shopping centers. Im so happy I can call this place home and will be living here for awhile.

Griffis has many plus qualities. I have lived in this apartment complex since 2006 and that should speak for itself. Management is exceptional and very cordial to all of its residents. Maintenance is excellent. I have never had to wait to have something fixed in my apartment. If I did, it was because they were ordering a part. The grounds are well kept and the first impression you get when driving into the complex is a good one. They have a very nice pool area, hot tub and BBQ counter, as well as a workout room. They have updated all of the business areas, pool area and workout area since taking over from Riverton, as well as repainted all of the apartment complexes. They interact with their residents quite frequently by having social activities for the residents. They have a new package center so you do not have to go to the office to retrieve your packages. They also have a pet wash area. They have valet trash pick up Mon-Sun. The downside to the trash pick-up is the cost factor. For those residents who have animals, Griffis tries very hard to make sure they pick up after their pets. That doesnt always happen; however, I cant totally blame that on the office. The owners of the pets need to take responsibility. Over all, Griffis is a great place to live. Easy access to shopping centers, grocery stores, etc. If you are looking for a nice place to live, come look at Griffis.

I am happy to call Griffis Parmer Lane home for almost 7 months & my experiences with Management & Maintenance have been positive. If I have had an issue or need, they work with you to resolve it as soon as possible. The property is attractive & they are working to renovate the whole complex & office to update where needed. The landscaping is being changed from the previous owners & it really is very attractive & gives great curb appeal. Management schedules events for the residents such as coffee & donuts, pizza night & ice cream socials. The entire property staff is very friendly & accommodating.

I loved this apartment before I even moved here when I saw it online. I immediately reserved it once I had a tour. Its a petite complex comparing to many others which is not very crowded and busy. The exterior and interior are both adorable and like new to me! The management team is helpful. Manager Taryn helps efficiently and extremely friendly. My favorite is the super maintenance team. Every time I reported an issue (which happened very rarely), they would have it fixed within a half day. I really enjoy staying here. I just wish there were discounted plans for current residents.

They keep the grounds tidy and clean, the staff were all fantastic, friendly, and always helpful. The staff all seem to do a great job of getting to know the residents, and say hi when you cross paths. The unit itself was clean and quiet, and ours had an attached garage which was very helpful. Location was great as well, close to everything you need. Thank you!

This is by far the best complex we’ve lived in. The leasing office crew is so welcoming and professional. I appreciate the events they host, like burgers, brats & beer night at the pool or wine down Wednesday’s! They are so fun and creative.Maintenance is on it! They work so hard everyday to keep the complex looking beautiful and whenever we’ve had issues in our home they are quick to respond. I love that we can schedule a time with maintenance to come and fix something, since I work nights that is extremely helpful!The apartment itself is “homey”& cozy. I love the updates finishes and when we moved in, it felt brand new. Our last apartment had starch white walls and it felt so sterile! I love the neutral design they’ve implemented.As far as the complex itself, I absolutely LOVE the fact that they have secured package lockers, a nice gym, pool and BBQ area...oh and the best part a DOG WASHING ROOM! That has been a game changer for us. It’s so convenient to take our Koda down and wash him in that tub.Seriously my only complaint with this place is that some people (for a reason I can’t fathom) have a really hard time picking up after their dog(s)!! The complex provides poop bag stations throughout, a freakin scoop to pick up after your dog (so you don’t even have to bend down) and they even offer free poop bags & holders in the office to attach to your leash! It gets really annoying and I wish people could just be responsible pet owners!!Overall we have been very pleased living here and just renewed our lease. We have also referred 2 of our family and friends to live here as well because we like it so much!

I had lived at Griffis for 4 years and this has been an awesome experience! I can actually say I was sad to leave. The maintenance team was always so attentive and kind. The office was VERY accommodating and always worked with me whatever the problem was. The dog park has a nice agility course for the pups and there are dog bags everywhere! They even have a wash room for your pups. Very dog friendly!After living in an apartment for so long and having my dogs, I was holding my breathe for the call telling me how much I owed upon move out. Just received that call and they are rockstars! Was nowhere near the total I had in my head. Would recommend this community to anyone in the market for a new apartment!

A bit pricy for being pretty far removed from everything else, but I had no problems at the actual apartment itself in the year and a half that I was there. I really enjoyed the pool and hot-tub which to my memory was not closed or not working once - which is not something I can say for any of my succeeding apartments. They also had a playground which I was able to bring my baby brother to and he always had a fun time.Cons: Cost of rent, lack of parking can be a huge issue, removed from the city, expect the football stadium to create some noise from time to time, no indoor washer or dryer, no way to access your packages when the office is closed.

Beautiful community that is well maintained at all times! The office staff is kind and professional! You will always feel welcome! The apartments renovated or non renovated are beautiful with washer and dryer included. You cannot beat this location near hwy 183, hwy 620, and the 45 Toll so really easy access to get anywhere in Austin! Definitely would recommend this community to anyone looking for a great place to live!

It is really nice to know that the maintenance team here is just as invested in our community as the office staff. It really says a lot about our maintenance staff. I have lived here for 3-4 years now. I love it. I have never had issues or bad experience as a resident. The staff has been great to me and my family. Any time I have ever needed their help Taryn, Andrea, Mandy, Marci as well as their maintenance staff have always been right there to personally see that I am taken care of. I couldnt be happier where I live and I hope to stay a while.Aside from the amazing staff Griffis Parmer Lane is a prime living location for finding things to do such shopping, parks, dining, and forest north is a great school.

I have been living at Griffis since mid December of 2015, and I have had a great experience so far. Our dishwasher was broken when we got there, but maintenance was there the very next day to replace the whole thing. There has been 1 instance where the water was randomly cut off due to an emergency, but when I contacted the on-call maintenance guy he was very responsive and polite. There will always be problems with equipment, so yes it was a hassle, but inevitable none the less. The staff is amazing, and I could not ask for a better team. I am very thankful to be a resident at Griffis Parmer Lane.

This apartment complex is really nice, well located and in safe area. As, I was apartment hunting I came across Griffis at Parmer. I applied at a different place who were giving me really hard time on approval because I am fairly new to Austin and renting first time. But Taryn Engelstad and Courtney Norman has been so so helpful and made the process really easy for me. I have to move in within a week and they expedited the process and got me approved in minutes. It was big stress off of my mind since my family was coming in to help me with moving and we bought some furniture and stuff. I am excited to move here. Their business center, gym and pool are top notch. Thanks Courtney and Taryn. You saved me :)

An overall pleasant place to live for the last seven years. The staff are friendly and accommodating and while we’ve obviously had maintenance issues crop up after so long, those issues have been addressed quickly. We enjoy the amenities like the pool, 24h gym, and the dog park.Most complaints I would have are related to residents rather than the complex or staff and any complaints I do have about the place aren’t large enough to remove a full point. I’m going to list them anyway to be fair.- Paying for trash pickup feels bad since it was a free service when it was still Riverton Apts. Additionally the company who does the trash is very picky about how you place your trash outside (we once put three bags out instead of two after Christmas which is apparently against their rules so we got a warning notice). For $20 a month to bring our trash to the dumpster once a week or so, I’m not sure why they get to be picky.- Despite the large amount of free pet cleanup stations all over the place, many residents still don’t pick up after their dogs, resulting in poop everywhere (even in the dog park, which, yes, has free poop bags in it). We had to start using old shoes for walks because of how saturated the areas around us are.- Noise can be an issue; the floors seem thin so we can hear pretty much everything going on above us.- Rent has gone up a significant amount in 7 years, which feels a bit surprising because of all the brand new places going up around the area, but I guess it’s probably like this everywhere around Austin.

I recently toured this apartment complex while searching for a new place to live. Courtney greeted me and immediately went into seeing what I needed and showed me a few different floor plans. Since, I was looking for not only myself but for my ex-roommate as well. Courtney made sure that that I had all the information that I needed and was able to answer any questions that I had. She also would follow-up periodically to make sure that I was still looking for a place to live and to let me know of floor plans that opened up around the time I needed for my move in. To this day I still have not found another leasing person as helpful and carrying as her. If you are looking for a nice place to live and have workers that genuinely care about your comfort than you should come in and see Courtney.

Besides having such a sweet office staff, the location is amazing and the prices have been great compared to neighboring communities!

I scoped out the Griffis 5 or 6 months before we actually moved in, and I was amazed at the attitude of the property management. This helpful countenance has continued throughout the process, and theyve amazed me at how smooth the move-in process was.I have been to drive-thru restaurants that are more stressful than moving into this apartment complex was.Also, the units are nice. The neighbors are quiet. Some complain about parking but I dont expect much in Austin, so its great for my standards.Thanks yall!

My experience with Griffis Parmer Lane was completely excellent. I was searching for a 2 bedroom apartment for myself and my cat Nibbles, and was shown some outstanding floor plans by Mrs. Courtney Norman. Courtney was a peach. She was extremely knowledgeable about the layout as well as other possible floor plans that would work out for myself and Nibbles. As a result, I decided on a corner apartment with a fantastic view. Courtney was a real straight shooter and got straight to the point with all my numerous inquiries. If you are ever in the neighborhood and are looking for a solid location, please give Courtney a call.

I have lived here since 2011. At that time Greystar-Riverton Davis Springs owned it. After Griffis Resedential bought the property, things improved tremendously. The office staff is Awesome!!Taryn, the Property Manager is extremely professional and very kind and will try to meet your every need. Also, the maintainece staff is on top of things immedieately! The day you have a request, if at all possible, they are there to fix it. It is really quiet. Accept for the occasional loud car starting.. I would reccomend this place over any other apartments in north austin.

They have the best maintenance staff of any place I’ve ever lived in or maybe even worked at. Had an issue went online on my phone made a request on griffis online portal at 9pm and next day around 1:30 pm I get an email stating that it was handled and this is not the first time I asked last thing was minor but it was handled quick as well. The staff are very helpful since day 1 at this place And go out of their way to help you as well. If anyone leaves less than 3 stars that’s just a person no one can make happy. I’ve been all over the coast and these people come through!!

Really great place to live. A great location, close to everything, and not to mention theres Shipleys close by! Only thing I would have to say kind of sucked was that they didnt have any gas, meaning we paid for everything via electric, which was usually around $150 monthly! We were placed on the 3rd floor with evening sun, so it was kind of a nightmare to cool it down in the summer. But overall a really great place, nice staff, really quick maintenance service who went above and beyond, and fairly competitive rates.

As for the “Good Value” tab above; is any apartment a good value when housing costs are driven by an artificially inflated boom economy?Sorry, can’t click that one.Living here in the GPLC has been a good experience, all things considered. The things I appreciate are the general consistency of the management style, the respect for community members privacy and the overall upkeep and maintenance of the buildings and grounds. The management team stays involved with the community with various events through the year - this year as the pandemic restrictions permitted that kind of thing. On that note, it was kind of sad to not see and hear our community adult residents and all the kids enjoying the pool and bbq area as in years past. I digress.I am happy to be here. There are neighbors that have been here for quite a while and I understand why. I have been here for four years and feel quite at home. Not only here at GPLC, but in the general surrounding area of the convergence of the three towns and what they have to offer in the various categories of quality of life.The last thing Ill mention relates to the geographic proximity to the major traffic arteries. All of the major thoroughfares are pretty close and easily accessible so getting around in ones own vehicle is very easy and using a ride-share service is fast and less expensive.~ The End ~

Okay, so, Im not usually in the habit for leaving reviews for apartment complexes, or restaurants for that matter, but I have to say that Griffis is truly exceptional. Its in the perfect location for the perfect price, the staff are nice and genuine, and Im no more than a 5 minute drive from some of the best eateries around (shoutout to Moonshine). The homes look very new when you arrive. The place is very clean and attractive. Parking dosent seem to be an issue for me, my spot is always open and typically there are 3 or 4 other spots available.The location is great to, youre no further than 10 miles from almost anything you may need.

Great apartments for the price. Nice area and staff. Quiet with good amenities. Clean and well maintained. Parking is pretty terrible but that is really the only negative I have about this place. Close to restaurants, grocery stores, and highways.
