I had an absolutely wonderful experience touring an apartment with Lanie. From the moment we started, she went above and beyond, asking detailed questions to understand exactly what I was looking for in a home. Her kindness and genuine interest made the process so smooth and enjoyable. I didn’t want our conversation to end because she was such a pleasure to speak with! Thanks to Lani warmth and helpfulness, I’m seriously considering signing an application tonight. The staff here has been incredibly kind, but Lani truly stands out as the highlight of my apartment-hunting experience! 👍👍👍👍👍 -

I moved in a few weeks ago and have loved living here so far. Unit is nice, and the location is ideal for me. Elaine (Lani) was a huge help in the process of finding the unit and pricing I was looking for. She was very attentive, knowledgeable, and patient. Highly recommend her when looking into these apartments. -

Quiet, centrally located, inexpensive rent, plenty of doggy areas for play and restroom, doggy poo baggies provided in outdoor walkways, well-kept and clean complex!The leasing office staff is helpful and friendly albeit understaffed . However, that’s the case now for all businesses. The process to lease is FAST ! We viewed the unit, loved it, and moved in a few days later.Please know the crime rate in this area is getting very bad. Your car will either get broken into or will get stolen from the parking garage at some point. My car was stolen after a few months of moving in, but luckily DPD found it a week later. All apartment complexes in the Dallas downtown area have this theft problem, though. The city is growing rapidly and crime increases as a result! Also, don’t keep any cute front door decor or plants because those will get stolen as well. That’s Dallas now; what can I say?!Maintenance is fast and takes care of any issues within 24 hours or less; they’re friendly and hard-working!The complex ensures to take care of loud neighbors or people not taking care of the pool area/not abiding by the rules. So if you’re one of those loud music blaring wildin’ neighbors, you will get fined or kicked out after so many complaints.We love our apartment! -

I just had a tour of Icon at Ross with Claudia and I must say it was an absolute pleasure. The staff is professional and personable. The property is nice and serene. The landscape is beautiful. Cannot speak for the apartments themselves as we have not moved in yet, but wanted to give a shoutout to Claudia with the leasing department. After apartment hunting all day, we contacted Claudia last minute and she was able to squeeze us in within the next five minutes for a super quick tour. As we are not currently located in Dallas, this meant so much to us, as we would not otherwise have been able to see these apartments. We did actually end up signing a lease here, and throughout the process Claudia has been a blessing - walking us through everything that is needed and being timely with all communications. -

I love the icon at Ross the ladies downstairs are super friendly! Icon keeps up with the property. I might be to excited , because this is my first apartment. I have nothing bad to say you get valet trash . The cleaning crew does and amazingly job they are always working . The lady that mops the floor at the door early in the morning by the rent office always have a good attitude and have the front smelling really good . Apartments are very spacious. -

I lived at Icon for almost 2 years. Arianne and Brianna (management team) are awesome. They are really caring and prompt with their replies to calls and emails. Ive only seen one guy working maintenance and he is incredibly kind and efficient whenever there is any issue. The apartment team really does care about you as a resident and are more than willing to help. The gym is really nice too. My only concerns there were cleanliness issues with garbage disposal areas and bugs during the warmer months. -

Ive lived at Icon at Ross for (almost) 1 year. The property has everything you need and I rarely have noise issues living this close to the city. Great price point as well.Elaine F. helped with my initial lease and my renewal. Prior leasing agents ive dealt with at other properties would have made this process difficult, but Elaine was super efficient. She did an outstanding job and made my decision easy. Every business needs more employees like this. -

I lived here for 3 years, so will leave my perspective on the apartment. I lived on the side facing Downtown/XOXO restaurant, had an exterior view so my perspective is based on that.Overall, this was a great value apartment. Price was great for its location and quality of the unit was great. Almost everything else about the complex wasn’t so nice, which is why I gave them 4 stars instead of 5. But personally I didn’t care about the other things so much because the unit itself was good.Unit Pros:- Really nice interior, finishes, and appliances- Pretty good noise insulation- Good amount of storage spaceUnit cons:- I could tell when my neighbors smoked weed because the smell would leak into my closet and make me feel nauseous with how strong it’d get.- Although this doesn’t apply to my stay, I can attest to those mentioning if you have a pool view it will get loud and be obnoxious. Try to get an exterior view if possible- If you live on the side facing XOXO it will occasionally get loud, especially Thursday nights they blast music. The apartment is fairly well insulated but still annoying nonetheless.Garage pros:- Plenty of parking spaces for you and visitorsGarage cons:- This is my biggest complaint about the place. It’s filthy in the garage.- Dog pee/poop everywhere.- Someone’s car was purging oil in all the spots and maintenance never cleaned the spills. Made it slippery walking in the spots and ended up tracking oil everywhere.- Gate initially had a lot of issues when I first moved in, past year has been more reliable.- Break ins happen not uncommonly. My car was broken into. However I don’t really consider this much of a con tbh, break ins will always continue to happen in any big city, you have to acknowledge that as a fact of life and live accordingly (don’t keep stuff in the car). Especially when you factor in how this is immediately next to downtown, it’s a fact of life. Gates even when working don’t really help much with preventing break ins anyways so the gate not working all the time wasn’t a major con for me personally.Amenities pros:- Gym is clean and has a good amount of equipment.- Can’t comment on pool, business center, never used.Amenities cons:- I can hear music blasting in the hallways from the pool on some weekends. Obnoxious.- Dog pee/poop everywhere around the complex. Stairwells, halls, etc.Maintenance pros:- Very friendly, prompt, resolve issues adequatelyMaintenance cons:- When I first moved in during the summer the AC would stop blowing cool air multiple times per month. Had to call them at least 6 times. Eventually got fed up and asked them to break my lease because the AC was getting too unreliable in the 100° weather. They finally fixed the root problem after that and never had issues again.Overall I had a good time. Would renew my lease if I wasn’t moving out of town. -

The Assistant Manager Brianna is amazing! She facilitated my July 2022 move in. I was so satisfied with my I@R living experience, I decided to renew my lease in July ‘23. Shortly thereafter, I had to take a medical leave from work which negatively impacted my income.The amount of empathy and compassion Brianna provided is the only amenity I was unaware of! Her effective communication was vital while I worked with my insurance provider and disability services to restore my income.Brianna and the I@R team set the benchmark for customer service! I couldn’t imagine a better place to call “home”. -

After touring multiple places I ended up signing at Icon at Ross because of Lani. She is the reason anyone even signs a lease at Icon at Ross. The people have one single interaction with her and automatically know they are going to be in good hands with her. No one in the office is as professional and reliable as lani. I would re-sign a lease here any day if I knew Lani was in charge of this place. We would definitely see change if she was in charge. I know every time I’ve had an issue she makes sure to fix it ASAP. If you do happen to want to sign a lease here please do it with Lani ONLY. She knows what it takes to provide good customer service. This place is not all that, but if I’m being honest Lani tries her best to make sure I have the best experience possible here. Call and ask to speak with Lani only if you actually want your problems fixed. And guess what ? She actually answers the phones! And she doesn’t hang up on you like others. Lani thank you for all you do and I hope you get promoted ASAP! This place will be a disaster if you were not here! I am as honest as it gets and I’m telling you this place is ok to live in as long as you only deal with Lani! -

The leasing office staff are literally the best. They are so professional, friendly, and reasonable. And not in an unrealistic way, either. You can tell they help make sure the property is held to a high standard - its always clean and feels safe. They provide really helpful and clear instructions when things might get confusing with mail, navigating the building, or the resident portal. The responses to maintenance requests are really timely, and the space I have is really well thought out for comfortable living. I really enjoy having valet trash come frequently, because the trash room is kind of far. They really did think of the things that matter to people, and maintain it much better than other properties Ive lived at. Shout out to Brianna Gardner specifically, too, she helped show us our apartment a couple of times and was so accommodating and helpful! -

Ive lived here about 7 years now and just put in my 60 days notice so I feel obligated to write my experience living here.The front office staff has always been kind to me and the maintenance service is top notch. I mean they will replace a light bulb for me the very next day and lately the hallways are super clean. I am in the Architecture industry and specifically chose these apartments to live in for a good reason. Hardwood floors, real wood cabinets, beautiful quartz counter tops, great floor plan, and community. Location is AMAZING. Just a few min. walk away from Uptown, Downtown, or Deep Ellum. Super quick access to highways.If you have a dog this is a great place to be, because there is a community dog park right across the street (sponsored by the Bank of Texas), so you can meet your fellow neighbors while your dogs play. Lots of friendly dog owners live around here.There have been many reports of theft and car break ins... While this has never happened to me personally, keep in mind you are living in the city, so leaving items in your car or expensive bikes on your patio is totally asking for it...(yes, my next door neighbor had two $2000 bikes stolen off of his 3rd floor balcony). Crazy, but use common sense! At the same time, this issue could be better addressed with garage cameras that would actually record to report to police.The main reason I am moving is actually due to the noise. I face out to downtown, which comes with a constant white noise of highway sounds - cars, sirens, motorcycles, homeless, party people yelling late at night, etc. It has been difficult to sleep many nights, and basically every side of the apartment which faces outward comes with cars racing in the streets revving up their engines as loud as possible. The only outward facing apartment I would suggest is facing Flora St. Also, if you face inward beware of car alarms going off every time a motorcycle goes up the garage or a loud muscle car. Otherwise, they have units that face inside courtyards.As far as amenities, the top roof deck of the parking garage is a must see though. I have watched fireworks and pretty sunsets over downtown. Ive probably only used the swimming pool and gym a hand full of times, but they keep it very clean and monitored from what Ive noticed in the past.Overall, I have to give my first apartment experience here 5 stars for always responding so quickly to maintenance requests, the friendly staff, and convenient quality location for living in downtown Dallas. Current resident. I’m going on 3 years. I’m happy with my unit and the overall upkeep of the apartment. The maintenance is super prompt and professional (especially Martin- cannot sing his praises enough). I haven’t had any issues until recently- my key fob went completely dead. Initially spoke to Laney who was extremely dismissive and refused to help. Avoid her and go straight to Kyina if you need anything. Outside of that, I love my neighborhood and how close I am to trendy restaurants and bars. Also super close to most highways. Best location for not a ridiculous dallas price. -

I lived here from approx Oct 2014 to June 26 2015(Im going to start with what I loved then go into some problems...)My apartment was right next to the doc park on the first floor and it was a beautiful apartment space. The closets are expensive, my bedroom had a balcony in it that wrapped around to the living room. My living room had dark wooden floors, a fan, and beautiful lights. My kitchen has granite countertops, an updated refrigerator with ice and water functions, a basin sink, and beautiful cabinets.The office staff is very professional. I really enjoyed working with them and they were very quick with my needs. The only thing I wish I had been aware of was that the lease automatically renews if you do not speak to the office about non-renewal. When this happened the leasing office worked with me to a mutually beneficial solution.The property is gorgeous, except for the dog park. It stinks like CRAZY there. If you want to live next to the dog park, good luck. For a while I had someone allowing their dog to urinate on my doormat (apt 124). The office said they couldnt really do anything about it and that was FRUSTRATING. I would call, they would apologize and mainenance would clear it up as quickly as they could.The apartment complex has a beautiful pool, gym, office and a parking garage. I also felt relatively safe when I was in the confines of the apartment complex. Not too safe walking around outside of the apartment complex. There seemed to be something sketchy happening and the convenient store and well I didnt feel safe walking with my dog or running there.My neighbors were cool for the most part and I never had trouble with noise. I am not a light sleeper so the party animals of uptown walking the street to the bar around the corner didnt bother me.Also I NEVER had a problem with pests which was a major concern for me. -

Been living here since August. No complaints. The leasing office is kind of short staffed but the maintenance dudes are super nice and efficient. A ticket rarely stays open more than a day. And I hear no other apts. I’ve yet to hear any noise or music from any apartment. -

Me and my family have lived here for over 2 years, not once have I felt out of place having a child present nor have had any negative issue in raising a kid in this area! I only mention this as this isn’t known as being a predominate family oriented neighborhood.. for now, and also to shed light onto the saftey of the area. Plenty of walkability, great location, easily accessible (I commute), amazing finish outs, amenities and overall great costumer service! Gabby the manager has been an amazing addition and in only a short period of time, I have seen her and her teams positive impact on this property. Being that I am in property management, I am a tough crowd. I look for things most wouldn’t, and know a ton of behind the scene things most properties endure. I can say this is no easy “ship” to run but Gabby and her team make it look effortless and highly enjoyable. I truly love living here and assuming my family doesn’t grow too much, we will live here until we cannot! Thank you Icon Staff!! -

What stands out to me is the unit spaces, price, and staff. The office staff is fantastic, and willing to work with you in every way possible. I transferred from a Simpson property in Charlotte NC, Silos Southend, to Icon at Ross in October 2015. It has been great living at Icon. I am in the multifamily industry as well and customer service as always been amazing! Anytime we had an a/c problem or a question about our ledger or a package the staff was always attentive and very friendly down to the housekeeper. We just gave our 60 day notice and its bittersweet! I would recommend Icon at Ross to anyone! Thanks guys. -

Its nothing that I asked the office staff that they dont deliver on in a timely manner. Their professionalism is of the highest and far reaching.
