It has been a little more than 2 weeks since I moved in and it’s just been great. I only had one issue related to snow storm and it was taken care of very quickly. The apartment was very clean when I got my keys and everything is just much better than I expected, there is absolutely zero noise and it looks like everyone here lives by the rules.Also I gave to give credit to Magnolia as she assisted me with the application and she has been super patient and nice throughout the process. Thanks a lot!!!

My family and I moved into this complex a few weeks ago - here is my honest and detailed review!First I want to say Im giving five stars because I think for the location and price they live up to everything that one would reasonably expect. If you are looking for a good place for a family that is spacious and decently priced, you should definitely consider moving here!Management: The staff all seem very nice and genuine. Brex is who we have interacted with the most - he gave us our tour and he is a huge reason why we felt comfortable signing. Hes very kind, helpful, patient, and explains everything well! For me, having honest management was the number one thing I was looking for while trying to find an apartment.Application: The deposit and fees are very reasonable. However, my husband and I have good credit and no bad rental history, so everything went smoothly for us, which means my experience is limited. The fees are higher if thats not the case for your situation.Apartments: We got one of their 2 bed 1.5 bath apartments. I LOVE the layout. They are very spacious for the price, so I think its a great deal. However they are older, the paint job isnt the best and it peels easily. Especially bad on the cabinets. (You can pay more for a fancier trim and better cabinets/appliances if its worth it to you.) Theres also a lot of cracking in different areas such as the baseboards or around outlets. None of this is an issue for me, I think if you are looking for something new and fancy you would have to be looking at a totally different price range.Theres also just wear that comes with it being an older apt such as sagging closet rods, wobbly counter on the bar, drawers that stick a little, etc. Nothing thats a huge issue. The air conditioning is also very noisy.Just be sure to do an in depth walkthrough. My husband and I didnt have much time for it the day we signed the lease and we found multiple things later.I do love the fact that theres no carpet except for the stairs and theres a lot of details I like such as the built in window benches.When we moved in it was a little dirty/dusty in areas such as the windows and baseboards but nothing too bad! Sound proofing is okay - I definitely hear/feel it if the neighbors are running up the stairs or any type of thuds. You can only hear voices if they are yelling. Thankfully its not too bad because our neighbors have kids and I have two noisy kids of my own!Ours came with two parking spots which is amazing, we dont have to worry about walking. It looks like most include that. Theres also a fenced patio. I think each unit comes with one, or a balcony.Complex: It is an older complex but I like it so far. It seems some of the residents dont clean up after themselves the best, there is some littering from time to time and the grills are dirty, but its mostly upkept well.It seems fairly quiet and safe. You get the occasional person talking loudly outside and thats about it.Theres a lot of families here and everyone seems pretty friendly, so I like the community aspect of it!Amenities: We moved after the pool was already closed for fall but it looks nice.The fitness area has a couple treadmills, elliptical, cycling machine, and cable machine. Its convenient and I plan to continue using it regularly.The laundry area could use some cleaning but it has a lot of machines available and is open 24/7 so I also find it very convenient.The playground is also on the older side but my kids love it and its a good size. There are picnic tables, grills, and a tennis court too.Maintenance: We have only put in one maintenance request, it took about a week for them to come but it wasnt anything urgent so that was fine. The gentleman that came was friendly and fixed it quickly.Last night one of their boilers went out so we didnt have hot water, it was fixed by this afternoon!Pests: I havent seen any bugs since moving in! Pest control comes weekly so you can let them know if you see anything.

I have lived here for 10 years and the manager along with maintenance staff are always so kind and helpful. I am an older guy and can be a bit grumpy, but they handle me with kindness and understanding. This place is my home.

Everything about my experience with Falls on Clearwood has been amazing! The application process was very straightforward and I heard back from them very quickly after I submitted mine (which was done almost two months in advance). The prices all-around are very reasonable and I am happy with what Im paying. My move-in day was as smooth as possible, with no hiccups whatsoever. I had a few concerns with the unit at initial move-in, and they were all taken care of quickly and effectively. Id like to mention that my unit had a bad A/C unit and they replaced the entire unit after trying a few different strategies to improve its cooling output - they didnt have to, legally, but they did to ensure I was comfortable. In Texas, having good A/C is a must, so I am very happy they put a new unit in. They are having a brand new pool put in at the moment, as well, and it looks fantastic - should be open soon, from my understanding! Overall, highly recommended!!Edit: Six months later and I still have no complaints! Life here is quiet and cozy. The walls must be super thick, as I dont think I have heard my neighbors even once.

The staff here is great, Magnolia, Marcelo, and Austin have all been very helpful and friendly. Maintenance responded quickly and effectively to the only issue Ive had so far. Overall, Im finding it to be an affordable and peaceful complex that is close to a lot of great things in Richardson.

Magnolia is amazing! Definitely my go-to from now on. She was incredibly helpful, kind, sweet, and very efficient. She got my husband and I got into our apartment so quickly, and we love our place.There were a few minor issues when we first moved in, but once again Magnolia came to the rescue. That same day we got everything sorted out! All in all, an amazing experience and we are impressed.

Here is my experience, I have moved here last year and already extended my lease. I wish they had 24 months contract. The leasing office employees are very nice and friendly and their service is great. Faced issues in kitchen and bathroom, but was resolved the same day. Kudoos to Magnolia. Community is very safe and great parking system. I am really not sure why the ratings are bad maybe because of the previous management. But it deserves better rating.

Marcelo is the best! He is always responsible and taking care of our request for fixing something. The apartment is old but for this price it’s good and reasonable. It is also spacious for a small family living. Very convenient to grocery stores and Chinatown. Only one complaint, their leasing office phones never answered! Had to email Marcelo to get stuffs done.

Im giving this place five stars because for the area and price live up to everything someone would want especially for the price . If you are looking for a good place for a family that is spacious, you should definitely consider moving here! The deposit and fees are very reasonable considering how much prices have increased these days. The staff all seem very nice and genuine. Julie is who gave us our tour and she is the reason why we felt so comfortable. She explains everything well! For me, having honest upfront management is a big PRIORITY.

I scheduled an appointment with Juliesa to see a 2 bedroom. I was running about 30 minutes late. She was so understanding and did not seem bothered when I finally arrived. She showed me several floor plans. Juliesa was very pleasant and seemed to really like her job. Something refreshing to see.

I love living at this apt I been here for almost 8 months safe for the kids magnolia and Marcelo are good responsible persons they send someone fast to fix things the only thing I don’t like about here since I been here they come to inspect the apt every 2 months 🤦🏽‍♀️ then come in to drop notes inside when my kids are upstairs they get scare thinking is an stranger

I love the new manager Rosa, I believe she started back in March and ever since then the community has been better. The pools and grounds are kept clean all the time. I dont have a single complaint. She even held a back to school party where supplies were given to our children! How amazing! I have not heard of another community ever doing this. She cares a lot about us residents and our children. I love it here! Thank you Rosa for making us your #1 priority.

The Falls on Clearwood is a great apartment community. I have lived here for two years and cannot recommend it enough. It is very quiet, nice trees all around, and a great family atmosphere. Marcelo and Brex are great managers and very helpful. If I could give this place 10 stars I would!
