Great Apartment and Amazing Staff!I’ve been living at Estates at Vista Ridge for 3 months now, and I couldn’t be happier with my experience. Julie was incredibly helpful during our application process—she made everything so easy, and we got approved in no time! Seylin has also been great, answering all our questions whenever we’ve needed assistance.The maintenance team is efficient and hardworking. Every time I’ve submitted a work order, it’s been completed in less than a week. The apartments are well-maintained and clean. I also appreciate the valet trash service; they always pick up my trash on the designated days and times without any issues.The environment here is peaceful, and I love the calm, relaxed atmosphere. Overall, it’s been a great experience, and I highly recommend living here!

The online experience, inspections and move in were very easy and efficient. Julie was great with accommodating the tour while managing other matters simultaneously and professionally!After living there for 3 months Im revising my original 5 stars to 2 stars and have decided to move from this facility. While the initial process was easy for me the unit itself, service and environment are why Im revising my rating.1. Unit fans. Fans are old, noisy and severely unbalanced enough to where theyre unusable. Work ticket submitted, never fixed.2. Environment. There appears to be a mechanic shop and rental center running inside the complex rear, multiple vehicles with no tags, tow trucks and open working garages.3. Noise. Every night 2am, individuals leaving for work blare and test their vehicle sound systems for at least 30 minutes.4. Pests. After repeated service tickets, bombs, roach traps and sprays the unit I was in had baby and adult roaches crawling through the restroom sinks, bath tubs, kitchen (including refrigerator) and upper cabinets.Update from my last post, Vivian and Juli do genuinely care about correcting the issues and since this post have implemented strict parking and pest control, giving them 4 stars for being attentive and responsive.

Hats off to our newest maintenance team Jose & Carlos!!! Very attentive, timely, follow through and communicative. They work amazing as a team and get the job done and done CORRECTLY! 4 outstanding (for weeks!!) work orders completed in 2 days because of these 2 amazing maintenance men! Sure hope they don’t get transferred to a different property because our property would suffer tremendously without them!!!

Ive enjoyed my time living at this complex; Ive lived here for over 1 year now and renewed my lease a little over a month ago. Thea and Krystal are amazing front-office professionals, very helpful and I should definitely go by to see them more often. The maintenance team is very good as well, of course with such a small team, some requests can take awhile, but thats to no fault of the team themselves. Parking is rough, I must admit that, if you dont have paid parking, then expect to park a decent walk from your apartment if you arrive home late. Otherwise, I do enjoy the community and the complex.

Went to get some information today around 5ish, and was welcomed by everyone at the office. Thea was amazing!! Although I couldn’t physically see the apartment I was interested in, she was able to find ways for me to feel like I was already part of the community! My tour and my interaction with Chrystal was terrific. Unlike other complexes I have visited I felt absolutely no pressure to answer rapid succession questions. There was no push to move-in date, or other pushy behaviors I have experienced in the past looking at apartments or houses. There was no pushing to make a decision right there and then. She was competent, informative, confidant, and I have to say she made me feel comfortable from the minute I walked in due to her friendliness and welcoming attitude (and sense of humor!:-) She answered all my questions, mostly before I even thought to ask them! I am grateful for the experience with her and I do so hope somehow this message is given to her to read. We often dont get enough feedback positive feedback in the service industry. And Chrystal deserves it, no matter what the result of my application at Estates at Vista Ridge is. She was great. ~Ann King

Terrance Brown, Antonio Benitez, Amir P.,Spencer Phillips Especially. They all have made my last few months here immaculate! The overall property is a great environment and safe for raising a family! It’s been a smooth 5 years here.

Estates at Vista Ridge is amazing. The front office, property managers, and maintenance personnel are polite, experienced, and efficient. They are helpful and you can tell they really care about their residents. Our move in was seamless and both our apartment and the property are beautiful. The rent is great for the size of each apartment, and there are multiple sizes! I toured a dozen different properties before this one and Estates at Vista Ridge were the best by far. They even partner with different companies like rental assistance, valet trash, and package delivery to ensure their residents needs match their own schedules. Estates at Vista Ridge has my highest recommendation.

I have visited this property a couple times and spoke with Thea who is absolutely amazing. She made me feel right at home every time. I stopped in yesterday right before close just to get some information and she didn’t make me feel like I was a bother to her at all! She went above and beyond to create an amazing experience for me, even staying later to make sure I had everything that I needed. She is a true gem!

**update**Changing my rating from 5 to 4 stars. I’ve lived here 3 years now and I still stand by my previous review, all except for “Prompt maintenance”. To be fair, I think the maintenance staff does a wonderful job, but maintenance has been chronically understaffed and that has resulted in work orders going MONTHS without being fulfilled. Again, they do their best, and they try to get to emergency work orders, but the smaller ones? They’ll be forgotten unless you call or go into the office.Previous review below——Ive lived here for one year and just renewed for a second year. There have been a couple of times in the winter when the smoke smell was very strong and uncomfortable.Overall, I would recommend this complex. The layouts are very open and feel big, but still modern. The staff is very nice and personal, albeit, difficult to get ahold of sometimes. Maintenance is always prompt. And the smart home system will get you hooked.

I have lived here 3 years now and about to sign another lease. I have always liked my apartment layout and location but to be honest HATED the office staff. They have changed so many times I could not keep up with names, nobody ever knew me or could answer any questions and not to mention the things they would randomly charge me for unknowingly and then charge late fees when I wasn’t aware of the charges and I (stupidly) paid them because when I would call to find out why I was getting late fees they would tell me “It was out error but there’s nothing we can do. They’re system generated so you have to pay them”. I remember going in 3 times for simple requests just to be told “this isn’t my normal location, I’m temporary so I don’t know. I will have (insert name here) call you” only to never receive calls back. That was until now.I have spoken with Thea a couple of times previously and she has been so pleasant every time! She initially (almost a year ago now) helped clean up the last staff’s clerical messes with my account and always followed up with me and kept me in the loop. Now, after receiving my new lease agreement I had a few questions so I called. She answered all of my questions quickly and made me feel so comfortable. Filled me in on all of the new features coming to my apt and candidly talked to me like an old friend.I also live next door to one of the maintenance managers who is relatively new here. Someone parked in front of my garage about 2 months ago and I tried to leave to pick my son up from school and could not get my car out! I was furious but he came out ON A HOLIDAY WHEN THE OFFICE WAS CLOSED to help me and stayed with me until it was handled. He is always so sweet and waves to me when I see him now. My faith in this place has definitely been renewed. THANKS FOR BEING AWESOME GUYS! Keep up the great work. I’m looking forward to staying here longer

We moved here from Fort Worth, Texas apartments and couldnt be happier. Is the apartment absolutely perfect.... no I will be the first to admit it but what it lacks it also makes up for in quality of service. I have never had any issue with the apartment staff. They have always seems friendly and able to work on my issue right away. I dont think I have ever seen them in a bad mood. They are able to answer questions and make maintenance appointments. They only thing that we would have changed about this place is going to a little bigger floor plan. Although the one we have is very homey.

I have lived here since May 2020 and Covid made the move-in process a little challenging for several reasons. However, my leasing agent Thea bent over backwards to help me with issues in my apartment that hadnt been addressed prior to my move in. She clearly cares about the residents she works with and is respectful and responsive. I have also appreciated the maintenance staff who have addressed issues in a timely manner. Management also keeps the property in very good condition.

My family and friends love coming over to visit and always complimenting me on my apartment and complex, so glad God lead me to be a part of the Estates family. Only way Im leaving is to become a home owner. Great job Nina, Debbie and the rest of the Estates management crew.

Carlos the supervisor of the maintenance team was super helpful.. my A/C had recently stopped working and I went to check the A/C unit to make sure it was running and he asked if I needed help with it. He was able to get it fixed after working diligently from around 9 am to 12:30 or so to get it fixed the same day. A+ service from Carlos.. He went above and beyond to get this fixed. Thanks again for the superior and unexpectedly great service.

This was the best apartment complex I have lived in. They take very good care of the property. Nothing is broken or left unkept. It’s a nice quiet community and great for families. Very safe too. I love the dog park and their are a lot of people that have animals so your dogs will make friends. The office staff is friendly and are good at calling you back when you leave a message. The maintenance staff is good about coming out quickly. The only reason we moved is because we bought a house. I also loved that the complex was close to a lot of shops and grocery stores. I will miss living here, it’s been a great place to rent. I would definitely recommend this complex to renters.

I’ve lived in A LOT of apartment complexes and I’ve learned that there are just some things that are inevitable when it comes to apartment living. Yea I can hear my upstairs neighbors at times, parking is scarce after 6, and people don’t always have integrity when it comes to picking up after their pets (this is just what comes along with living in apartments). With that being said, this is the BEST complex I’ve ever lived in. I absolutely love my apartment and the entire property. The pools are so nice and never too crowded during summer. It’s a very quiet community and is very well kept. Maintenance does an excellent job with responding to requests. Gabby and Nina in the front office have been extremely helpful ever since I’ve moved in (thank you, ladies)! Before making the decision to move here I looked at several nearby complexes, but the price and overall quality of these apartments blew all the other options out of the water. I plan on renewing my lease here in May, but will most likely transfer into a 2 bedroom. I highly recommend this place if you are looking!!

My name is Lance, and have lived here at Estates at Vista ridge for 2 years now and is a great, and I will say GREAT again as the staff is on point and takes care of every need you have. The leasing agent Thea cares about not just your needs but does everything in her power to make things happen!!The manager Jim is willing to go out of his way to do what ever he can in his power to make your living experience the best it can be. The assistant manager Laura will bend over backwards to try to correct the problem that needs fixed as fast as possible. Over all it is a Great place to live and very happy where I live and plan to stay as long as they have me LMAO!I would recommend this property to any one that loves customer service and likes to be treated as a human being and not a number!!!!!!!

The biggest complaints that I have about this complex would be that the maintenance crews just arent the same as the last crew. When the management company changed, I thought, ok, maybe nothing will change! Boy was I wrong. Garbage laying all over by the dumpsters, and granted it may be the residents fault, but how was it possible that with the old management company, they were able to open the lids and get it taken care of? Also, as a responsible pet owner, I always, always pick up after my dog. I was under the impression that other owners did as well. Wow, was I wrong. There is dog poop everywhere! Now, I know who was really picking it up! It was the old maintenance crew! Sad that they are all gone, not only because of garbage and dog mess, but just to see the guys drive around and stop to have a friendly hello and/or conversation, really makes me miss them. Holly is still in the front office, and that is a nice, friendly face to see when I go in there for a package, but the other one (white haired lady), not so much. The manager definitely makes an effort to come and say hello to me, but that is about it. I loved the pool and I love the apartment, but it is time to move. We are going to an apartment closer to work, so we did not renew our lease. If we werent looking for a place closer to work, probably would not have renewed either.

I honestly love being a part of the Estates community! I have made some friends for life! Everyone that lives there is really kind and it feels like a big happy family, which is really nice! The thing that I love most about living here is the area - it is close to everything - Dallas, Frisco, Denton - makes it so easy for commuting! Since the change in management I know there have been a ton of complaints but honestly I have not had any issues personally, so I do not feel comfortable talking about that, but I will say that the last crew is deeply missed and honestly that is why I moved here.

I can only imagine that the people giving this complex a poor-fair rating are simply unhappy individuals. this place is amazing. the interiors are beautiful, the grounds very well maintained and the office staff could not be nicer. i broke my lease at another complex to move here. i have been here 10 months and i always look forward to coming home. in my last place, i knew within 2 months that it was not going to work. please dont believe the bad reviews. come and visit for yourself. i think you will love it!

Im going to have to agree with the people before us, the apartment complex is great, the office staff is phenomenal, but since the apartment was taken over by the new property the trash around the dumpsters has been piling up. The doors to the dumpster are too high to reach and open up to place the trash inside it. The breezeways are not kept up with as much as they did before, and people have started to leave out dog poop around the grassy areas because the dog park has been out of bags. Still irresponsible from the other residents, but the staff used to clean up park once a week.Outside of that, the apartment as a whole is great. The floor plans are perfect and the amenities (assuming they dont change moving forward with the new company) are great. The apartments are in a great location, the layouts are perfect for a married couple or two roommates.If youre looking for a nice and semu luxurious place to live, this place is it. The internet speeds is 200mbs/25mbs, which is amazing.As a whole, we couldnt be happier, and if the new management company picks up their game with the maintenance, well probably be here for another year after the lease is up. Even as it is right now, we dont really mind the issues listed above since they dont really affect us too much.

Apartment life can be stressful particularly if onsite management isnt available or responsive when you need help. With COVID being introduced to everyones lives, apartment life is a little different. This means management cant meet with tenants face to face, they have to do things from a distance. This in itself can drive people nuts. Fortunately for anyone living here there is one individual in the office that cares. She stays on top of things even in times like these. Kathea, we call her Thea, is one of the most professional assets to the Estates at Vista Ridge management team you will ever meet. She cares about what is going on with your living space and will do anything to make your stay comfortable even through 2 management changes in the time Ive been here. Im giving 4 stars because we live in one of the carriage houses. Its great more privacy . Yes parking is a big issue here. I wish they would enforce a time frame cars car be left in a parking place. There cars here not moved in 4 months if those were gone we might have more room. We are a bit concerned with the front office staff turn around . yes we get that new property management. But we have had 3 set completely new staff and maint at least three times in a short time span. Hope this group stays so we can get to know them. Welcome new team .

I never have had a real issue here. The staff is really helpful and nice. Even though some of the policies I dont agree with but overall they are great. The property is always really nice and clean and maintainence actually comes when you call. No complaints in that area! Rolling into my almost 2nd year, and just renewed for a larger apartment, so they are doing something right! - 4 stars

Good apt complex. On a scale of 1-10 Id give it an 8. Pretty good for the cost. Manager is very dedicated to excellence.Only a few qualms. The receiver for the gates is located near the gate on the left. So if you are going in to the gate on the right, its hard to get in. My wife told them it wasnt working. So the maintenance guy walked outside and tried her fob and it worked. So he said it was fine. Well, it doesnt work half the time from your car. Youll often see cars backed up on the right gate waiting for someone going in the left gate to open it. I think they tried installing a better receiver on the left side but they really need something for the gate on the right as well.People drive too fast in the parking lot. Watch out on the corners. Ive had a few close calls. However, Im not sure theres anything management can do about it. People fly over speed bumps like there not even there. I would NEVER let my kids play outside.Recently they posted a note on our door about some petty crime. I believe its the first time this has happened. So Id say this is a pretty safe place to stay as far as crime goes.Apartment is pretty quiet. You dont hear much noise or loud music. Im guessing it was built better than the average place where you can hear your neighbors having an argument or copulating.Overall I think you get your moneys worth here. Typically if you want an environment or service better than this youd pay a lot more.PS. Im sure that its very difficult to manage an apartment complex. After years of dealing with people Im sure its easy to become callous to complaints like a nurse to pain. However I find it very unprofessional to see so many posts on here from staff. Particularly your posts with notably emotional responses. One post would suffice. Something like, we are dedicated to excellence. Visit us and see for yourself. Now Im inclined to believe that every post that has zero complaints or suggestions for improvements has been posted by staff.

Great Floor Plans Open And Spacious. Gym Equipment Is Old. I Have No Grass In Front Of My Patio Which Is Just More Ugly Than Anything Just A Personal Preference To Have Grass Not Bare Dirt and Moss. But Staff Has Been Helpful Both Maintenance And Office. Parking In Some Areas Is An Issue But This Happens In EVERY Apartment Complex.

However the office NEVER answers the phones, sometimes takes multiple days to get ahold of someone, and when you do they dont help or answer questions, they just pass you off saying they are short staffed and backed up on voicemails sorry. This community is great and is centrally located to everything! We are a gated neighborhood but it doesnt mean that the delivery guys and guests cant come in.
