I enjoy living at Estates at East Riverside!The staff members are extremely helpful and friendly, especially Maryam. Maryam assisted me on renewing my lease with ease and great explanation to all my questions.The amenities are in great condition and are very convenient. I moved in about almost a year ago. The move in was very quick and easy which was super helpful. In the past few months that I been here, I have only had a couple of maintenance issues, and they have been handled quickly. One of my favorite things about the property is walking around feeling safe in a gated area. -

Gloria Garcia is an amazing person. She explains everything to you very well and makes sure you leave with all the information needed and well understood. Since the day of my tour she has been very helpful and even assisted with the application process when I had questions. If there could be more leasing representatives/agents like her Iām sure the apts would even need more properties . I myself witnessed how she managed to help me while being able to manage incoming calls, people walking in and assisting anyone around all at the same time. Thank you Gloria I definitely will recommend people to come lease with you. -

I decided to do an apartment transfer from a 4 bedroom to a 2 bedroom. Obviously, I had never done one before so I was confused and scared and overall just anxious.But OMG did the leasing office help me. They literally walked me through every step. Gabby, Isaiah and Mari were so helpful and wonderful. I especially wanna shout out Gabby for taking my 2 calls a day(exaggerationā¦kind of) and always helping me out. She made me feel so ready for my move. She even stayed on the phone with me and let me write a list of all the things I needed to do for our transfer! She was so sweet and patient. And even as I came to the leasing office with a few things wrong with my new apartment she was quick to take them down and get things fixed. Apartment life is hard but they made this move easy and honestly it made me wanna stay longer here! Girl if you are reading this thank you! -

What can one say about living in a beautiful, well-appointed apartment community other than serendipity. While living at Estates at East Riverside since Jan 2023, we have nothing but remarkable things to say about the people around us. We have made many friends, and our community feels like a family. As important as the residence are the members of the staff who make living at Estates at East Riverside carefree. Maintenance is amazing and work orders are done quickly and efficiently. Recently I entered a work order at 8am and the work was completed by noon. You cannot get that fast of service if you live in your own home. Hats off to the Estates at East Riverside staff, you all are the best! -

Maintenance of the place has dating declined this year. Closed off access to the park, and the gym is a big mess. All 4 stalls are clogged up and it smells horrible.However dealing with Maryam and Gloria has been a pleasure. Theyre very concerned about our issues as tenants and always very responsive. -

I just got approved here at East Riverside. This experience from the communication down to how nice the staff was, has been a wonderful experience. Phil made our over phone conversation so personable and informative I had to come see the property in person. When I tell you it matches the pictures and how he explained the amenities over the phone, I was in aww in person. I have been on 10 tours prior to meeting Phil and hands down the best experience in the area. I never leave reviews, but I had to for this apartment. Well done and Phil you deserve a raise thanks again!!! -

My best friend and I recently toured at Estates at East Riverside and we love the Shared Space option! The leasing team was able to explain the leasing process for us with ease. We did not feel rushed like we did at other locations. We love the access to downtown and the airport! We can also catch a ride to the campus on the bus! We are so excited to make our home here!! -

I absolutely LOVE living at Estates at East Riverside! The staff members are extremely helpful and friendly, especially Amaya. The amenities are in great condition and are very convenient. My move in was very quick and easy which was super helpful for getting rid of the stress of moving. In the two years that I have been here, I have only had a couple of maintenance issues, and they have been handled quickly. One of my favorite things about the property is the landscaping. This is one of few places in Austin that has an abundance of trees and plenty of grass for me to walk my dog. 10/10 recommend!!!! -

I have lived here for a year and a half and I might be living here for another year. The staffing is extremely nice and friendly. Their PR team does a great job and there have been so many events that are helpful and fun such as parties or educational lessons. I really enjoy this apartment complex and Im glad it exists. Maintenance is always timely and friendly as well. They are willing to help whenever but keep in mind some issues are a bit more important than others. I dont have many complaints, they even have free printing! -

Have been here over three years; many different property managers. The current property managers, have really made a difference. They are very responsive whenever we need something. This building needs some serious updating and they are on it. The maintence people are great and are some of the original people from when we first moved in. Amaya is amazing, she is one of my favorite people here. She has been so helpful whenever I have any issues.Every apartment complex will have some bad reviews, but this place is worth checking out -

My daughter loves her apartment. Amaya showed us around and was so helpful in helping us choose the right place. The rest of the staff and maintenance guys are very helpful too and respond very quickly to solve any small issue with the apartment. The pool and gym facilities are really nice. Highly recommend. -

I lived here the whole two years I lived in Austin. The apartments are nice and so are the amenities. The only complaints I have about amenities is that the hot tub only worked half the time and that they closed the pool super early 5pm-6pm. The front office staff were always pleasant and helpful to me. They have a 24 hour fitness room which is nice. The tanning booth was nice too. The free coffee was a sweet perk as well. I like that it had all utilities included so you didnt have to worry about bills plus mine was also furnished all for only $575 when all was said and done which is a great deal. Youre located close to downtown fast food gas stations HEB Plus and the airport. Youre close to the major freeways which makes for an easier commute. Im not fond of having to share a place with others unless dating them or friends but I atleast had my own room and bathroom. Oh and I had a dog and didnt have to worry about dog rent. Ive never had bug problems problems with leaks or theft issues either. If you are a good tenant and pay your rent on time you shouldnt have an issue. I would recommend these apartments to anyone looking for nice affordable apartments with great amenities and perks with all utilities paid in down town Austin if they dont mind sharing a place with random people. If I were to ever live in Austin again and felt like saving money over having privacy at the time I would consider living here again. -

When I first moved in last fall I was not very impressed. The apartment was still dirty and had paint spots on the ground from the newly painted walls. The couches I was provided had several stains on them. However, the rest of my experience after moving in has been wonderful. I thought living off campus was going to be a regretful decision, but the UT shuttle buses help out a ton since they come every 15 minutes! Also, if you follow UE on any social media they are always posting about giveaways that they are having each week and they also have community events planned throughout each month. Mostly everyone in the complex is a college student so itās easy to make friends. The staff is super friendly and maintenance gets requests done quickly. The pool is big and the gym is nice. The computer lab is great since itās open 24/7! Also, there are trails in the back of the apartments that are great for running and just exploring. Overall, the complex is well kept and a great choice since the prices are extremely affordable (compared to on campus)!!!! I love living at UE, just needs a little more visitors parking and it would be perfect. -

Iām going to be 100% honest.What I like most about this place is that the leases are separate and I donāt have to worry about anyone not paying rent. The staff is also very nice! And the rent so far has been reasonable which is important to me as a parent with a baby.I would like to note the complex can not legally inform you if youāre moving into a unit with children so keep in mind you could or could not be placed in a unit with children. If that is not ok with you, this complex may not be the right fit for you.Itās unfortunate other people have had a poor experience living here because so far my experience overall has been a good one. The staff does their best to match roommates, itās never a guarantee youāll be a perfect match. Keep in mind sometimes people donāt fully tell the truth on an application. Unfortunately some people are not very respectful, are inconsiderate, selfish and stubborn. Also some people who want to live alone are forced to live with others due to financial reasons. The complex has no idea who those people are and do their best to match off questions you answer on the application.You take a risk of possibly not matching perfectly with roommates when moving into a student housing style apartment complex in which you donāt meet the roommates first before signing the lease. If you donāt want to take that risk or are not mature enough to rise above immature behavior if it arises or let it go and move to a different unit in the complex if itās really that bad, then this complex may not be for you. Or I suggest living alone if youāre unable to compromise.I personally had a horrible first roommate experience but the manager worked with me, I moved to another unit. The first unit was very clean as is the current one I live in. Itās Texas so every now and then I do see a roach but have yet to experience a roach problem. I also put borax tablets behind the stove and fridge as a preventative as well as keep the house clean so thereās not a roach problem and usually when I see a roach itās a dead one. Sometimes there are fruit flies but that can happen anywhere and there are natural remedies to get rid of them. My neighbors are respectful, never had an issue with noise so based on that this would be a good place for a student to live. The people I personally have met have all been nice. When Iāve had a maintenance issue it was resolved in a reasonable amount of time.However, there was a time it took longer than normal but it was not due to the fault of the complex. Some items are taking longer than normal to be shipped to the complex due to the pandemic. I was also recently made aware they are down a man or two due to letting go of negligent maintenance. Every business does their best to hire good people and sometimes people turn out to not be who you thought they were. The complex is doing the best they can with the man power they have while looking for more good and trustworthy maintenance men.I personally feel safe in the complex but I also own a huge dog. Still Iāve never had a problem with anyone and thankfully never an issue with my car being broken into. Iāve heard fireworks go off at times but to my knowledge never heard gun shots. Like I said, my neighbors so far have been nice and respectful since I moved in 9 months ago. I signed another year lease so obviously I donāt mind living here. -

I have lived at University Estates for 10 months now, and itās been a very enjoyable experience. The pool area is a great study spot when itās not too hot outside, and I love that thereās also a hot tub. The fact that the gym is 24 hrs is great, and itās a great size for the amount of people at the complex. As for the apartments themselves, they are a great size & everything about them is nice - especially the balcony & having a washer/dryer in each unit. The new covered parking spots are also a great addition to the complex! -

Ive been living here for about 1.5 years now, and its been pretty good! Not going to lie, the apartment was nowhere near clean when I first moved here. The furniture given to my roommate and I was alright, except for the couch, the couch was in terrible condition. However, about 4 months in, they replaced our kitchen appliances, and we have been make our unit feel more like home. -

After I had rented the apartment I was told by a previous resident that it was a terrible place to live in, that maintenance was horrible and took forever to get anything fixed, so I was pleasantly surprised to find how smooth things went. I am in a 4x4 apt. And they did a great job on my roommates. I feel very lucky to have gotten 3 roommates that are quiet and friendly, very laid back and easy going. And maintenance has responded quickly to all requests so far, so thankfully, I do like it here, have no complaints -

I have been living here at University Estates for two years and I love being apart of this community. Every time I enter the office for assistance I am always treated very kindly and with respect. Everyone is always willing to assist me with whatever I need. They are big on building a community and have many events every month that I attend regularly. I am so glad that I chose to move into this complex. It was the best decision I have made by far. I just want to say thank you to the staff here at University Estates for their continued efforts to make this a safe and fun filled community complex. -

I feel safe, the rent is great and the units are pretty spacious. The staff has been nothing but kind and they come up with amazing community events which is something to always look forward too! Ive been at UE since 2014 and have had an amazing experience with it. The office was really helpful with handling paperwork when my doctor suggested I get an emotional support animal. Sometimes the roommate matching can be a bit hit or miss. Ive had roommates that I didnt get along with at all but Ive also had roommates that have become some of my very best friends. I dont mind the distance from campus because the UT shuttle is super reliable. Every time I have had to interact with the office staff they have been super helpful and polite. I love that they have a ton of resident events. Honestly, for the price and location it is an amazing place to live! -

Great place to stay! Have pets? This is the perfect place for your furry ones to have lots of places to run around and play! The staff will help you with anything you need. The maintenance is great and doesnāt take long to take care of any issues you may have. Thereās are bus stop to UT at the apartment! Very convenient!! The pool is amazing and definitely the best one Iāve seen at an apartment complex. Live here! Rent is do-able and you wonāt regret it! Sign a lease!! -

LET ME KEEP IT REAL. For the $620 I have been paying to stay here in my 3 bed room, I have got the best of it.Location:Convenient because the corner store and the HEB. Its on River side, but this apartment is a diamond in the rough. Nothing bad happens here, not the hood. You good LOL. Some people in the world just have bad luck getting stuff stolen.Office staff:They Cool.Amenities:Work out area is good, the pool is cool! The hours the pool is open sucks though. You know we like night swimming, they shut the pool down at like 9-10? Yeah you get kicked out before 11 is all I know. They pool parties in the summer is LIT!Maintenance:I have been here for 6 months now and only have put in a request to fix the AC and the dishwasher at the 2nd month and never had another issue.I like the fact they have a sublease option where you can be on the list when people want to move in and they can see who want to end their lease early.I Recommend this student living to anyone who need a place to get into quick and cheap. I like the all in one payment for all bills paid. Definitely not the place to live for a long term in my life of course, but this is not bad AT ALL and its right by downtown. -

I lived at UEA for 3 years and it was an awesome experience! Office and maintenance staff are very friendly. The amenities are the nicest you could find! Gym and pool are large. The computer lab is 24 hrs which is great during finals. I really enjoyed my time there and met so many friends at resident events! -

Very affordable apartments here at UE. Although it is about a 10-15min bus ride (up to 25 with heavy traffic), the rates are worth it compared to the apts that are near UT. During the first few months, maintenance may take a while -- I went about a month without a working washer -- but Im guessing its because of all the other maintenance requests going on during this time of the year. Other than that, maintenance will come within the next few days. The staff is either hit or miss. In person I had a good encounter with one of the workers, however one of the workers was not friendly over the phone and had avoided something I brought up months ago regarding prices and because of that, my rates ended up increasing. To sum it up, University Estates is good for the price, just keep in mind the cautions noted above. -

You can tell they keep up with the pool and complex area. The roommate matching system could be done a bit better, but maintenance is always quick and the workers always try to help you to the best of their ability. I havent had a rude person yet. The key pickup process is an absolute mess, but once thats done things are smooth. -

I lived in the premium 3x3 and I loved the kitchen. I wish the pool was open more often. Most of the times I wanted to swim it was locked up. When I first got here in August, my room was not ready to live in and that left a lasting impression but great learning experience for if it ever happensince again in another apartment. Every else was great after during my second year though. -

This is my second year living here and I havent experienced any real issues. I initially moved here because I was looking for a more quiet place to live after living closer to the UT campus where it was often very loud. Fortunately, I got exactly what I was hoping for! Rates are low here, but the quality of living here has actually been pretty nice. I enjoy the location because it is nearby everything I need as far as food and other stores go. I also enjoy the variety of amenities at UE and the events because they give me a provide me with an opportunity to get out of my room and have fun. Security is my only concern because of the way the entry gates operate. Once the gates are open, multiple cars can enter because they remain open if the sensor realizes there are still cars. Otherwise, Id say UE is good for the price. Personally, I wouldnt consider it as a long-term option. However, its decent for college students with reasonable expectations of what an apartment in college should be like. -

I loved living here! Got to meet a lot of great people. Stayed active with the basketball courts and met new people to ball with cause there is always someone at the court. The pool is amazing too, make sure you ask about the pool beer pong tables you can rent for free from the club house. The location is great! Not far from downtown or anywhere you want to go in Austin. There is also a really nice disk golf course right behind this complex that I suggest you check out. The Colorado River is a nice place to hike to if you have a dog or just to enjoy nature. Maintenance is usually quick about getting work orders done if you have any issues. Overall great choice to live in Austin! -

Great apartments for a great price! Not everyone can afford to pay $1000+ rent plus other fees. But here, you get significantly lower rates than West Campus, but still with great quality apartments and amenities. Spacious floorplans, fast maintenance, and friendly staff. Also, their free shirts are the best and they have lots of fun resident events. -

Living at UE has been everything I hopped for in an apartment complex. Moving away from the college area of Austin was a huge plus from me, although there is a commute the bus picks you up right in front of the complex. When first moving in I did however notice problems in my room. However maintenance and the staff in the office have gone out of their way to attend to my complaints. Every complaint I have had has been treated with complete importance and was dealt with immediately. Along with living in a beautiful complex with amazing amenities, there is constantly events happening that make you feel very connected to the complex. I love living here and have already resigned for next year! At their amazingly low rates I only wish I would have known about UE sooner. -

This apartment complex is such a great find. I love being so close to the river and walking trails at this location. The price for rent is very reasonable with all of the amenities that are provided. Free printing, reliable bus stop to UT right in front of complex, computer lab, great pool, large gym, dog park, tennis court, basketball court, volleyball court, and places to grill on. The property in general is very well kept up and looks nice. The staff are always throwing events with free food and activities and they really care about their residents. The maintanence team is very quick with repairs and almost always fixes things the day you report them. I love living at University Estates and would recommend living here to a friend in a heartbeat. -

I am a junior at UT and I have been struggling to find the right place for me that was close to campus and relatively affordable for austin, and this is it. All rents include utilities and wifi which definitely stood out compared to other complexes. I have had an amazing experience with all the representatives in the office thus far. They are considerate of my needs and talk to me like an adult. This is my first apartment, so I am learning everything from scratch and when I would ask a silly question they would answer with total confidence and honest which I appreciate more than they know. They made a stressful decision to move into an easy one. I look forward to a great year at University Estates! -

I moved here out of necessity but one of the main reasons I chose to live here over any others was because Stefania helped me through my whole decision process. She could answer all my questions and wasnāt too pushy. I will be politely bothering her and only her for the remainder of my lease! -

Iāve lived here for 2 years and Iāve never had any issues! The ammenities and events are awesome, maintenance is always super fast and they always do a great job, the leasing office is always friendly and helpful with whatever you need. I highly recommend living here (especially if youāre new to Austin or just looking to meet new people)! -

The process for getting approved was so easy and they gave amazing communication. The move in was also super easy! I only had a few issues. The unit wasnāt ready per say to move in. I found a pen and paper in the floor of my room under the bed and the toilet doesnāt work properly. Maintenance came to look at it but fixed nothing.-Bridgett Norman -

Itās nice to live away from campus, and a bonus that itās a gated community. The bus service is great but I wish it went to and from campus more often in the evenings. It would also be nice to have more quiet study rooms in the lounge since there are only 2. Overall Iām pretty happy here! -

I love it here! During finals week, I would go over to get the vanilla latte from the offices amenities, tasted great! An amazing way to start the day off. The rent price is great for all the things you get. In a community event, we got wing stop & pizza hut, it was amazing. There is also an event with animals like dogs & cats, I enjoyed it very much as it was a de-stresser. 10/10 would recommend living here. -

All around good value for the money. The distance from UT campus is far (but hey, its riverside). Maintenance does get things done but it usually takes some time. We were without a working AC unit for about a month when we moved in in August. We were given a small window unit for the living room but the rest of the rooms remained 85+ degrees in the Texas heat. That was frustrating, but the only major issue we have had in our two years. The actual complex feels safe, is kept clean and generally looks very nice! The place has nice amenities that we have enjoyed in our time here. -

Easily the best affordable place to stay as a student in ATX. Many people on west campus may disagree because they pay the same price, but do they have their own room and bathroom? No. The bus ride or short drive is not even bad, considering thatās probably the most complaint about UE residents. Maintenance is always working as well, and gets stuff done promptly. All the stuff is friendly and care about their residents. 10/10 recommend. -

Room was in great condition whenever i had a problem they solved it very quick. The basketball court is perfect and the pool just needs to be open more often throughout the year it was closed on days where it was burning hell outside. The events held throughout the year were great from the GLOW UE to the Thanksgiving feast and everything else as well i hope to see more events held early in the year as well. the raffles were really cool even though i never one a single one but yeah the idea and prizes were something pretty cool. Definitely recommend anyone to live here for the price its a steal. -

Mystery was very informative and sweet. She covered everything we needed to know and made us feel very comfortable. We just relocated to Austin and itās very stressful but this made our day because she was so fantastic. Everyone in the office was great and the property was amazing. -

My experience at UE has been great! Iāve lived here for 2 years and never had any type of problem. When I first moved in my apartment was clean and well kept. Maintenance is always on top of the big issues whenever I put in a service request, they typically respond fast and always complete and fix any important problems I have in my apartment. The apartments are not that far from campus and the bus stop is also right in front of the complex, and it passes by every 15 minutes, which makes it easy to get to school everyday. UE is a good place to live since it is near downtown and UT. Living here is good option if youāre looking to get away from campus most of the time! The only thing that I donāt like is the limited visitorās parking, I kind of struggle having visitors at my apartment since there are few parking spaces for them. There have been times where the people who do visit me have to leave in the middle of the night due to limited parking. Overall I would definitely recommend living at University Estates, I have enjoyed my time living here! -

Ive been living here for almost a year now and its a really great place to live. It has really great amenities and the majority of the people living here are college students. Theres also a free shuttle that goes straight to campus M-F. I give it 4 stars because it has very little visitor parking.
