Living at this apartment complex was truly a wonderful experience. I lived here for about two years (maybe a bit longer), and I absolutely enjoyed my time. This place is beautiful, comfortable, and well-maintained. Every dollar you spend here is worth it because the quality of living is exceptional.The maintenance team is outstanding—by far the best I’ve encountered in all my experiences with apartment living. They are incredibly kind, professional, and quick to resolve any issues. Most maintenance requests were addressed within a day, which spoke volumes about their dedication. I especially want to mention Miriam and Mario (if I remember their names correctly)—they are amazing and always went above and beyond to help.The office staff is also excellent. Theyre attentive and friendly, and they genuinely make you feel at home.The only “negative” point I can mention is that some dog owners dont pick up after their pets. So, when youre out for a walk, theres a chance you might step on something unpleasant—watch your step! 😂When it came time to renew my lease, I was looking for a two-bedroom apartment, but unfortunately, the prices at the time were higher than what some houses cost! As much as I love this place, I couldnt stay justify. It was a bittersweet decision because this is such an amazing place to live.If the prices ever align with my budget again, Id move back without hesitation. This is a beautiful community, and I highly recommend it to anyone considering it!

I would like this to be considered a formal compliment for the maintenance man, Eric. We have lived at this community for almost 2 years and one of our most frequently reported issues if not the number 1 issue is that the AC doesn’t cool the 2 guest bedrooms in our 3 bedroom apartment. Maintenance team has come here several times including the maintenance manager. None was able to fix the issue. The leasing office even brought an outside contractor and issue wasn’t fixed. Then the leasing office handed us fans to use in addition to the ceiling fans for those 2 guest bedrooms; that is how hot it gets in those rooms. I decided to submit one more request a couple of weeks ago before buying portable ACs for those 2 bedrooms as the fans just circulate the same warm air, but cool air is what I want my kids to have in this Texas summer heat. Nothing against the other maintenance folks including their manager but they told me there was nothing they could do since their little machine checker that they put next to a vent always shows AC is functioning as it should. The maintenance manager told me the reason those 2 bedrooms do not get cool is due to air flow and he can’t do anything about that. Eric came in to fix an unrelated issue and I expressed my frustration to him about my AC not cooling the guest bedrooms. He used the machine and you won’t believe it. The 2 guest bedrooms’ vents showed 56 degrees and 64 degrees respectively, but he admitted the rooms were unusually warm for showing such low numbers. He said the rooms should be really cold given those numbers and said he has a hunch why they’re not truly cold. So then he took a look at where the main air flow area of the AC is and one look at it, he said he knows the problem and he can fix it. He explained the reason for why the warmness/hotness of the bedrooms as being due to blockage of the main source of the AC’s airflow supply, and most importantly he FIXED the issue!! Guys, he fixed our apartment’s AC issue that none of the maintenance team has been able to. The determination he showed left my family and I extremely happy. And now my kids can sleep in their rooms at night without sweating as if they are out in the sun. Thank you so much Eric! I really hope Cortland recognizes you for this work because we were not going to spend another summer in this apartment complex due to this AC issue. However, we are now considering staying. We are very grateful and happy for Eric fixing our long standing AC issue that we were led to believe by Cortland has no fix but for us to just accept it. Turns out there is a fix; we just needed someone who has experience in the issue we were experiencing, which Eric said he has years of experience in similar situations. Thank you so very much, Eric!

Kind, efficient and a pleasure to work with- I’m never there longer than I need to be and my questions and concerns are addressed immediately. Alex Marr is by far the best part of the maintenance team- he goes out of his way to make sure you are comfortable in his presence- and that means a lot! Thanks for great service!

It has been almost 3 years since I moved here, I really love the location and the complex is always clean. The Leasing Staff is always friendly and the servicfe technicans always complete my work orders quickly. The Leasing Manager, Demetrius Parker is always available and never acts as if he is above helping out with questions that tenants have about rent or just how to improve our apartment community.

“I had an awesome experience with my leasing manager, Jaycee! She was super professional, knowledgeable and reliable. Even though I was searching for a rental from afar, Jayce made it easy by hopping on a video call (on time) and patiently answering all my questions. When it comes to renting, the leasing manager is like the captain of your rental ship, shaping your future home experience for months and years to come. I know cortland has many locations, I highly recommend give this location a try! They have amazing people there!

It has been just over six months since we relocated to our current location, and we find the area and the complex to be highly desirable. The maintenance team has demonstrated exemplary responsiveness, professionalism, and cordiality. We would like to extend our sincere thanks to the maintenance team for their exceptional work. They have demonstrated a strong commitment to their duties and have been quick to address our requests. Our experience thus far has been exceptional.Regrettably, we have observed that some residents are not adhering to the policy of cleaning up their dogs waste. We have attempted to raise this issue with the leasing office team but to no avail. We have only received an email with instructions, which has not been effective in addressing this matter.

My family and I moved to this location a little more than 6 months ago. We love the area, the complex and the staff! They are responsive, professional and kind. Many thanks to the maintenance team as well! They do such a great job and quickly respond to requests. Demetrius has always been very friendly and checks in with us every couple of months to ensure everything is well. Overall a wonderful experience so far! We do not plan on going anywhere.

After a year here, this is really a great place! Ashley and the new manager have made us want to stay and really call this place home!In some buildings there are elevators in case you have trouble with stairs.I hear soon we could be getting Valet trash back which is a huge welcome change! The complex is surrounded by a great park and neighborhood. Walmart and other stores all around within 5 to 10 minutes. Feels really safe here in time we have lived here, my wife really loves that aspect of it.Maintenance has always been on time and fixed the issues we have had.They have plenty of events at the apts now for people to meet and greet. The pools are quite nice (2 pools).

Our family lived at Cortland PCR for almost 2 years and absolutely loved it. It is a very family friendly community. The grounds are beautiful and well kept, the park and pond access can’t be beat, and the service team was always prompt, friendly, and helpful. The package locker system is reliable. We had zero issues with rowdy or noisy neighbors. Even the move out inspection process was pleasant, smooth, and fair. Would highly recommend this community!

Alex and his manager Thompson got me up and running quickly without any issues. Both of them were professional and personable. The type of guys you would have a drink and cook out with. I recently moved to Texas and found this beautiful Cortland community in Frisco with apartments surrounded by lush green lawns, great amenities, amazing neighborhood and has access to great schools. Demetrius Parker, the leasing consultant is well experienced and made my Move-in experience seamless and the entire application process was completed in less than 2 hours. I highly recommend this community in Frisco, TX.

Moving from out of state could not have been easier! Brittany B. was amazing. She held my hand and walked me through every step of the process. She was gracious and patient. She also took my mother and sister on a tour of the property prior to my arrival.Its been a month since I moved in and everyone has been great. The awesome maintenance guy handled my minor request at move-in quickly and was so personable. As far as the apartment itself goes, this is by far the best property Ive ever lived in. I cannot hear my downstairs neighbors at all and I can barely hear noise outside. Oregon builders could learn a lot from the builders of this complex. Tons of parking. With the exception of a couple of middle of the night pool parties, there have been no issues with crappy neighbors. Its great! Im beyond happy that I chose Stratus PCR for our new home.

I highly recommend anyone looking for a great place to stay to take a Serious look at Cortland Phillips Creek Ranch. We are pleased to be residents here a Cortland. Our requests are always treated as priority and the team here makes it a point for our satisfaction to be met. Ashely the front office manager has been an huge addition to their team. Chima was great during our internal transfer. He has provide excellent service the entire process. Vincent the service manager has been the backbone to why we renewed our lease. Rodolfo an service technician also poured valuable information to our family. His advice allowed us to save $500 annually on our energy bill. He recommended services that will kill 98% of bacteria, viruses, and allergies in our home. This service is incredible and I highly recommend you becoming a resident.

And most of all I loved the staff, the two guys at the front desk were super friendly and super helpful, which is a win for me. We have had our ups and down with the apartment community, but I would like to highlight that one of the Maintenance staff Rodelfo is super awesome. He has been very efficient with all the work orders and have been outstanding in fixing the stuff. Whenever he works on the service requests he does it so professionally right from entering the apartment (using shoe covers) and then going above and beyond in making sure we are happy with the work. He tends to go extra mile to ensure the work is done perfectly. I generally dont bother to write reviews, but this time with all my previous experiences in multiple cities, this experience is been exceptional.

They have an amazing staff, everything around the complex is always clean, I love that it is nestled within a neighborhood, all the appliances are modern and updated, and the maintenance team, specifically Rodolfo Vargas, is awesome. Cortland has a great maintenance team! I had an issue with my ceiling fan. Rodolfo Vargas was able to assist us right away and resolving our issue in a timely manner, it took a week to resolve as he had to look for a part but he stayed in contact with us through the whole process keeping us updated. I appreciate how he showed respect your home when he enters, making sure he puts on protective covers for his shoes. Rodolfo provided nothing less then exceptional service.

I absolutely love living here, I usually move every year to a new complex but have renewed my lease here 3 times due to how much I love living here. Friendly people and a peaceful neighborhood with easy access to alot of stores nearby. Walls are the thickest Ive experienced in an apartment along with over sized rooms. I have a 3 bedroom unit and all rooms are the size of a master bedroom of any other complex. Maintenance which i havnt needed to use often are fast and efficient and the office staff have been helpful as well.Only complaint I have is parking late at night or weekends are difficult when having to park a building over to park because of guests people have over taking closer spots.Alot of unused spots in the middle areas not being utilized would be great if outlined for visitors and closer spots for residents.

I have lived here since it opened. It has been a great place to live for me and my family. Feels more like resort living than apartment living. My experience with management has been flawless. Every one of my concerns or requests have been addressed. I would like to give a shout out to Rudolfo, in maintenance. He has been amazing and very professional. Not only has he fixed what’s broken but he goes above and beyond to make sure he leaves my place better than her found it.

I love this community! This place has beautiful landscaping and nice amenities. What I really like is it’s convenience to everything. Walmart is literally next door about a 2 min walk from here and not to mention so many other restaurants, grocery stores and all other Shopping Centers. The Maintenance is superb and prompt. My favorite is Rodolfo Vargas. You can tell he enjoys his job and helping people. He is very informative, thorough and has a good spirit. I recently had an issue, So I complained and he quickly came to check and understood the problem and got the job done. One more thing I absolutely love is the frequent community meet ups, where the apartments give us dinner, or we have a bingo night, or mimosas and donuts, etc. They definitely make you feel more at home here. Thanks to the staff that does such a good job at keeping the residents happy.

Highly recommend!! Sofia was great and very patient with us during the tour process. She answered all my questions and went the extra mile to ensure I had a virtual tour as I was re-locating out of state. Sofia also later accommodated us on short notice when we were in town for 2 days for an in-person tour. After moving in, we had a maintenance issue and Sofia alongside Rodolfo assisted us right away. Rodolfo from the maintenance dpt was very knowledgeable, prompt, respectful and efficient. Rodolfo also answered our many questions. Both maintained a positive attitude throughout the process and genuinely were there to help! We are first time renters and Cortland Phillips has been nothing but amazing!!! Thank you all!

This is the best place to live. The people that work here work extra hard to keep us satisfied, and they are very generous and i can always expect a smile from anyone on the office. They also throw events for the residents which i think is very amazing and it’s also a good way to bring people together and make friends with neighbors and they are trying to do more of that as well. The pool are always clean and the gyms never have anything on the floor and the bathrooms never smell like poop has been sitting there for days. Anyone should truly live here it’s the place the be.

Rodolfo Vargas from the maintenance team is absolutely incredible. Have had him come in for a few repairs now since living here and he always demonstrates the highest quality of professionalism and delivers outstanding customer service. He called us the day of the repair before he came, showed up on time wearing a mask & shoe covers, & left a ticket with a review showing all of the work that was completed. Goes above and beyond of what is expected of him and always leaves with a positive attitude. Always willing to help answer any questions you have. Would definitely recommend this man for promotion!

I love Cortland Properties, World class maintenance, very responsive, on time and really do go the extra mile. We love it here.But I gave four stars because the office never answers their phone. It is very strange. I am on my second Cortland property and have lived at this community for over two years. I have complained multiple times to the office staff about this but it continues. It is the most inconvenient thing for residents to have to drive up to the office for questions that can be answered with a simple phone call. This is probably the only property I have had this issue with, management should look into improving this. Other than that thumbs up.

Cortland at PCR is a calm, spacious and friendly community. The staffs are respectful and helpful. Maintenence is almost taken care of within 24 hours. The wrangler park behind the community is an added advantage. The community does lots of events and fun activities for residents. We are loving our stay here .

Good:-Great location for anyone who enjoys being outside. There are walking trails and parks that you can easily walk to.-Amenities are great with a beautiful gym and awesome pool set-up-Buildings look great from the outside and there are well-spaced elevators for those who live on upper floors.Bad:-We have to be really careful about bugs because there is a colony of ants that lives in the walls of our building so even in the second floor we are prone to invasions. Management will come spray weekly if we want though so we haven’t been overrun in a while.Updated Feb 2019

Cortland PCR is amazing, every apartment complex has its flaws due to the nature of how many tenants they manage, but Cortland PCR really cares and they really try their best.The maintenance team is incredible, complaints are always taken seriously, and the customer service has been excellent. The nicest apartment with incredible features and fabulous appliances. As far as a former Fitness and Yoga Instructor for over 26 years at top corporations and gyms, their Fitness Room is by far Superior to any other apartment complex.Their staff is excellent and go the extra mile for each guest and resident. I have live at this community since December of 2019. From the point of application till now, its employees and management team has been nothing but spectacular in customer service and resident activities. These young professional not only provide their time and services without reservations and with a smile, they are always willing to go above and beyond in making sure that their residents are secure, comfortable, and feel at home.I am writing this review in recognition of one of their engineers, Rodolfo Vargas. I have had two minor issues since I moved to this community and Rodolfo has been nothing but exceptional in resolving each issue timely and beyond exception. He doesnt only resolve what has been reported but takes the time to inquire if there are other issues that needs to be resolve. His manner of communication and professionalism is beyond expectation.One thing I most appreciate about Rodolfo is his respect for your home when he enters. He wears a protective covers for his shoes and always ask for access to any parts of your home that requires repair. I love this community for what it offers its residence and Rodolfo is a prime example of its team service and professionalism.

We’ve been having problems with a high electric bill so he came by and showed us all the ropes on how to lower our bill in regards to our AC. He checked everything on our AC unit to make sure we are getting the most efficiency and power saving use out of it. Gave us tips on how to maintain it and was all around so informative and kind. I put in a service order Saturday night Sunday morning I got a call from Rodolfo. I told him I was in a hurry and he came really fast I really appreciated that. He was very respectful of my home by putting on booties (shoe covers) over his shoes, I have a infant and soon she will be crawling so I would like to keep the carpet shoe free. I had a great experience with not only having great service but I really liked how Rodolfos demeanor and also doing extra stuff like helping me work the dishwasher because I didn’t know how and checking my air filter. I’m glad I got to meet him and have a great experience if Im in need of any future services I would forsure be requesting for his help!

Cortland partners, the new management team is superb. They have a resident first approach in all of their activities. I have personally experienced it during my lease extension.This is perhaps the only apartment complex where the management team takes the initiative to call in resolving any of the residents concerns. The only place where you are notified by text and mail upon a package arrival. Perhaps the only place where the service is provided same day for most of the maintenance requests. When I asked him what was the problem ,he explained clearly so that next time I can take care ( what to do and what not to do) of the sink in the kitchen. Pros: Great layouts and plenty of space to walk around with your dog (but there are cons to this). My neighbors are friendly, nice and considerate. The office staff is super awesome and helpful. Best way to reach them is visiting the office. Plenty of parking but my building has limited space so have to park behind the pool area. I have a garage which is great to park in now.Cons: Small bugs here and there but we are next to a giant open field so that’s understandable. Office is impossible to reach by phone. Pool areas can get kind of crazy...I feel like families are out there way to late, letting their kids scream at the top of there lungs and I assume many of them are visiting the complex and don’t even live here. Storage/garage is way pricey but I really needed one so I’m paying for it. Fairly new address? But google maps has it wrong and many business do not recognize it as Frisco. It pulls up as the colony for internet etc...also Amazon Prime deliveries are random...sometimes they leave at door with or without a photo, leave at office, or just get lost because of the address confusion. Con from the pros, people with dogs...I step in poop at least once a week. When there is dog sh*t every 3 feet it’s hard to walk your dog. They need to implement the DNA tests to fine the owners.Overall great place to live, lots of convenient errands nearby and highway for commute if you work far. I work in Frisco so commute is only 10mins. I see myself living here for a few years while I save for a house.

You have those like my family that has a full house and have a lot of groceries and things to carry and i think having that option of a closer parking spot would be great especially when you have people with a 2nd vehicle holding up those spots or dose who have guest that stay over and their taking up the spots.

The apartment grounds are well maintained and the maintenance staff is phenomenal. Everyone in the office is so helpful and goes above and beyond to make sure we are pleased.

Moved in here in February and absolutely love everything about it!!! Quiet community, great staff and so many amenities. Not to mention, the on-site security is very responsive!! Have no plans to leave any time soon!!
