I was really at loss looking for an affordable apartment for my family. It was very crucial for us to find a place quickly.Thank you to Morgan and Luis for being so understanding and kind. These people went above and beyond to make sure we had a place. Also, the place is beautiful! It renovated, and very clean and tidy. It was spotless at move-in and maintenance was very quick to come with any issues and pool is nice and clean! Parking is easy and some are covered and they have full size garages. I fully recommend this complex, we enjoy it so much! Thank you Luis & Morgan! 💗

Old management was terrible, but new management is turning this property into a very nice apartment complex.UNDER OLD MANAGEMENT:When I first moved here, under the old management, I had issues go unresolved for months. Squirrels could access the dryer vent due to their not being a grate covering it. This led to a squirrel chewing through my dryer ventilation and nesting in my ceiling. I would hear them running around/scratching/chewing all night. I eventually had a squirrel chew through my ceiling, leaving a hole into my apartment. I complained to the old management about this for months. I also had a dish washer that was “refinished” by spray painting the inside of it. This caused the paint to flake and stick to our dishes with every wash. I informed the old management about this and it was largely disregarded.BUT THE NEW MANAGEMENT IS AMAZING:They have came in and fixed/improved the dog park, fixing the pool pumps and keeping it maintained so it is usable (under the old management the pool was disgusting 90% of the summer), added cameras for extra security, and repaired the fences around the property. Their current plans are to add speed bumps, get the front gates operational, and much more. Management has also been enforcing rules such as trash/recycling placement, what you can put on your patio/decks, and parking (all of which are reasonable and not overbearing, they just have them to keep you from using your patio as a storage/dumpster). This all has resulted in a much cleaner, nicer, and overall better community.When our lease came up for renewal I informed the new management (had only been managing for a couple weeks max at this point) about my prior issues and said that I was possibly looking to lease elsewhere. They went above and beyond to fix ALL of my problems. They added dryer vent covers to not just my vents, but the whole building to resolve/prevent future squirrel issues. Not only were all the problems fixed, but they also upgraded all of my appliances and only increased rent slightly. Any minor requests that I have get resolved within a few days. I believe that they are updating all of the older units with new appliances/flooring/hardware. I really love the new management and what they are doing!Management has also some events planned for the community, something that never happened with old management. I have looked through a few new reviews ragging on new management. I bet if they went to the office and talked to the new property manager in person, they would change their opinion. He is very friendly, to the point, and wants to improve the community. When the community was informed about the new patio rules, I brought him my concerns and he provided me guidance that was reasonable (just make sure that it is neat). There are plenty of people in the community that have a lot of stuff on their patios, but it is tasteful and not used as extra storage/dump. I have quite a few planters and that was not an issue (as long as your patio is not an unwieldy jungle, you will be fine). The property manager sends out a community wide reminder to pay rent, which is a reminder to help us avoid late fees.This apartment complex is an amazing bang for the buck and is very safe and comfortable. I would highly recommend living here. South Lakes Park is a right behind the property. It is large and well maintained, giving us access to trails great for walking dogs or going on a runs. There is also an empty field next to our complex that I play with my dog in.Caveat:These buildings are older and are settling/shifting. This is causing some cracks in the drywall in some apartments (mine included). These are all painted over. Also, one of my doors had to be adjusters when I moved in due to it not closing properly from the shifting/settling. This should not discourage anyone from leasing here, just something to be aware of. This is an older property and I kept up much better than other comparable properties, with better priced rent.If you don’t give Canopy at South Lakes a chance, then you’re missing out.

I’m a realtor / locator and I helped a client rent a unit here. She had an awesome experience. Luis, the new property manager and Meti, the leasing agent were SUPER accommodating with making sure her unit was totally set up prior to move in. They quickly got maintenance over to replace a dishwasher that was rusted.Since taking over as the new manager, Luis has already made improvements such as getting the pool back up and functional (previous management left it broken and unusable all last year), transitioning to clickers for the gates / garages and resident events are in the works!My client and I toured a number of units in Denton in the $1,200 or less price range and this complex BY FAR offered way better / more amenities and the units are much more upgraded.Highly recommend.

From the moment I applied to the present day, the staff and management, particularly Manager Luis and Meti, have been incredibly helpful and accommodating. Metis assistance throughout the application process was invaluable, and their ongoing support has made my experience here exceptional. I highly recommend Canopy Apartments to anyone looking for a welcoming and supportive living environment.

Update: new management company has taken over. Things are looking up now. Parking issue resolved and management seems to actual care. Beginning to feel like a community again! Thanks Valiant Residential for taking over and being so professional!What used to be a great place to live has turned into a nightmare. All do to the management. Rude, dismissive and extremely unprofessional. They will tow you your guest even if park in the designated area, but refuse to tow anyone who parks in the reserved spot that I pay for on multiple occasions. They never answer the phone and lock residents out of the office to avoid dealing with us. The attitude of management is a general resentment towards residents. The Manger speaks as if youre a second class citizen whom she is too good to be bothered with. Since shes taken over. Maintenance has gone down. Gates dont work. Anyone can come and go. Theft is up. Even home invasion. Stay far far away from here or any property owned or managed by Western Securities. Ive taken my co.plaints to them and they made it clear that they encourage this.

My wife and I used to live in these apartments for 2 years with our newborn daughter. When we first moved in, it was under different ownership and it was run horribly. HOWEVER, around a year ago, Valiant Residential took over and the difference has been night and day! Kira is the regional property manager and she has been extremely helpful. Priscilla is the assistant property manager and she has been great dealing with the day to day. If I ever have a maintenance issue, Chris Kelso is always on it within a day or two. He is the nicest guy. I am very thankful for this staff and would recommend this property to anyone in the area!

The move in process was so easy, and my time here and experience with the general manager has been incredible. They helped me figure out my parking situation immediately, and when my AC was not working it was fixed before I could believe it! The apartment itself has nice floors and a huge bathroom, so be sure to lease here!

The office staff was very kind and friendly but they appear to be very disorganized- I Came in early June to view apartments and apply. They couldn’t tell me if the unit I wanted was carpet or not which I found odd that they wouldn’t know what’s in their units? I did really like that they had a model unit though and it looked very nice I liked the layout as well. However, after applying they sent me a move in cost sheet with the wrong amounts. When I pointed this out they apologized and sent me the right amount but not on the official document. So I told them I’d need the actual document corrected so I can sign it- they never responded or sent that. So I just went and applied somewhere else since I’m not going to sign a sheet with inaccurate numbers on it nor am I going to sign a lease for a unit I don’t even know if it has carpet. They finally called me back today (a week before when my move in date would be and weeks after I applied) to let me know it was vinyl not carpet. At this point I’ve had to go elsewhere because why would I or anyone else wait until a week before moving to sign a lease??

We LOVE living at Coventry Apartments. They always have different events going on in the office such as a gift wrapping brunch (very helpful before Christmas) and all the staff is extremely friendly. Ty is amazing and always willing to help. Maintenance is great and respond quickly and always make sure we have everything we need. Neighbors are friendly and quiet. We don’t have pets but they are pet friendly, which is great Incase we ever decided to get a pet. We have been here almost a year and plan on staying. We love when they have food trucks come out because it is just unique and fun to be able to get good food right here. Thank you for being a great community!!

After looking at so many options in the Denton area, I couldn’t be more glad we decided to live here. The staff is always nice, on point with communication and know what they’re doing. I have worked in the apartment business and I can say they are doing everything right. I love the location of being so close to everything you need from grocery stores to restaurants and malls. The property is always kept clean and they just redid their landscaping which turned out great! Shout out to Ty in the leasing office for helping out and being so patient when we were deciding where to live... and helping with all of our package deliveries. Can’t go wrong living here honestly.

Ive been living at the Conventry Apartments for about 5 months now, maintenance has always been quick to get to my requests! Just recently, my apartment had felt insanely warmer than what is to be expected in the Texas summer but the maintenance crew fixed the issue in no time! I am very satisfied with this complex and plan to renew!

The Coventry is well worth the price!! Ty in the front office is the reason we moved into these apartments. She is so nice and makes me laugh every time me or my girlfriend goes in the office. The Coventry apartments are nice and spacious and I havent seen a bug since I moved in! I love these apartments and I would recommend to anyone!!

I meant to write this sooner, but this was THE best living experience I have ever had and probably will ever have. The only reason I left was because I am attending graduate school in another state. The maintenance and staff are prompt and SO patient and friendly. The complex is well cared for, and the area is silent and peaceful. I felt very welcomed and safe here, and I HIGHLY recommend this complex!
