Lived here for a year, management and maintenance are all super nice and responsive, itβs a nice area and I like the nature preserve right behind the apartment complex. Amenities are nice as well, it has a nice pool, simple gym, and even a sauna! Itβs pretty close to a lot of stores, the strip mall in front of the complex has a lot to offer, HEB is down the street, and access to Mopac is right there as well. Management also has a lot of events in their clubhouse and frequently have little parties with food for the residents to enjoy. I wish I could stay here longer but unfortunately they did not have 2 bed 1 bath which is what I needed. Overall I recommend this place a lot, it has been nothing but good to me and I will miss it! -

This is a great place to live, particularly if you have a dog (it backs up to a huge nature preserve). It is an older complex, so you are going to have some maintenance issues, but i have never had issues with the maintenance not satisfactorily completing work with fast response times. Good community people, friendly staff, fun events that people actually go to (and win free stuff...and food!!).Fast forward 6 Years...Still a great place to live. All above still applies. My dog died but now I have a cat who I feel safe letting roam around here. Folks seem to welcome him. Very pet friendly place. The review from 303Money -What this person is describing is more than likely criminal trespassing. If this person and the other person he describes as baby momma arent residents or guests of a resident, they have no business in the clubhouse much less the office after office hours. Stick to the woods.Google should honestly remove that post. It is of no merit and it is dragging down the overall rating. -

Loved living here! I wish I was still living here but, due to unforeseen circumstances, I had to sublease to another tenant after only about 8 months. They did make that process extremely easy and quick. When we first moved in, they gave us a welcome basket with everything you need on the first day: hand soap, paper towels, TP and even small toys for our cats! The managers are so sweet and they really care about all their tenants. The property backs up to a nature reserve so anyone who likes to hike, bike or otherwise join with nature can do that in their backyard! We always had tons of birds to watch and listen to in the mornings. They also recycle, so itβs great for those who are environmentally conscious.Overall a wonderful place to live with wonderful people! -

We LOVE living here! We have lived here for almost two years and cant think of anywhere else we would want to live. Celinda and Alex are great and help out any way they can. They also have meet and greet so you get to know your neighbors which I like. It helps it feel more like a little community than just an apartment complex. The maintenance guys are great and always show up within the same day or even the next day for any issues youre having. They also have reserved parking that you can pay for monthly which is great when you love your car or just want the security of having a parking spot. They do tow so caution that if its not your spot YOU. WILL. GET TOWED. but there are signs everywhere saying that.We LOVE LOVE LOVE this place! -

I lived at Sterling Springs for 4.5 years in two different units.PROS:β’ Location - You are within 5-7 minutes of several grocery stores, hardware stores, shopping centers, and medical facilities. Mopac and US-71 are within 5 minutes, and takes just slightly longer to get to I-35. In low traffic, it only takes 12-15 minutes to get downtown. At rush hour, my drive downtown took around 30-45 minutes on Lamar. The Stephenson Nature Preserve is accessible from the property and is a great place to walk, run, and bike. There are several bus stops within walking distance.β’ Staff - Everyone is very friendly, hard-working, and accessible. I never had an issue with communication - if I had a question or concern, I could call or email the office and it was addressed quickly. Maintenance staff live on-site and are available and responsive to after-hours emergencies. They work very hard to keep the facilities in working order and do a good job in sometimes less-than-ideal situations.β’ Dog-friendly - Seriously, if you like dogs, this is the place for you.β’ Affordability - I stayed through some rough times primarily for this reason. This is the most affordable apartment youre going to find in the area.β’ Community - I developed very good relationships with my neighbors. Noise was rarely an issue and everyone was usually very respectful. The one time I experienced an ongoing noise problem, I brought it to the attention of the office and they addressed it immediately. The community is a fun mix of families and single residents of all ages. Everyone keeps the spaces around their units tidy and I always felt safe walking around alone at night. I have seen some scary reviews about safety here, but as a 52 woman, I never felt at risk.CONS:1. Drainage/Building Construction - The property is on the side of a big hill and water drains down during heavy rains. Buildings on the backside of the property have drainage problems. The pool regularly overflows with muddy water in the rainy season and needs to be drained, cleaned, and refilled often. During May of 2015, my ground floor unit in building G sustained water damage. Water entered through unsealed cracks in the outer brick and poured in around my bedroom window. The blinds detached from the wall due to water saturation in the drywall. Water also pooled outside my bedroom and entered through the foundation. I was able to keep the entire unit from flooding with a wet vac and towels that the staff provided, but my bedroom was unusable for about 3 weeks. The outer brick was eventually resealed and the maintenance staff dug a trench and sandbagged outside my unit to divert the water. This fixed the problem, and I didnt have water enter again after. I am aware of 5 other ground-floor units that have experienced similar issues, with water pooling and entering the unit. If you are looking at a ground floor apartment, talk to the staff about the drainage and check for sandbags outside. The sandbags work, but they are indicative of a larger problem, and I always got nervous during heavy rains.**At the time the unit flooded, I requested a rent-reduction for the month due hardship and inconvenience. I was told that the company didnt do that and I was offered a free carpet cleaning once things got settled. The damage that occurred to the inside wall around my window wasnt fully repaired and I wasnt able to re-hang a curtain rod because the damaged drywall wouldnt hold a screw. I will say that I am getting almost all of my initial deposit back, so theres that.In Summary - I stayed until July of 2016 because the flooding in my unit was addressed and the location, community, and price were worth it. Before I left, I heard that the company that runs the property was finally going to permanently address the drainage issues, so discuss that with Celinda if you visit. -

I am in the rental housing industry, and I can tell you, that NO ONE can EVER guarantee your safety and security, no matter where you live in this world. You should never EVER rely on someone elses judgement for your own personal safety and security. Dont expect property management personnel to manage your personal safety, or act as a stand in police officer. They also are not attorneys either. A contract is an instrument used in legal exchanges, therefore you should always seek legal council to help navigate through complexities of a lease if you need to vacate due to being a victim of a violent crime. Crime exists EVERYWHERE, even in good neighborhoods. The fact that they were willing to try and find someone else to take over the unit, in Austins current rental market, and even in this industry, is WAY more than what they are required to do, and in fact is a very kind service. My experience with the management has been AWESOME! Truly recommend this property. -
