Moving in to Courtland Southpark Meadows has been convenient and smooth, all thanks to the support provided by the community management! All my questions were answered promptly and the experience has been great. The 1b1b apartment unit itself has new appliances, good flooring/carpet and the community environment is clean and well-maintained. The apartment community is also pet-friendly with a well-equipped fitness center with fitness classes. I would highly recommend this apartment community.

I’ve stayed at Cortland Southpark Meadows for 2.5 years. I really enjoyed my stay here. The location is great and safe. There’s so much to do around here whether it’s going shopping, catching a movie, going out to eat, or going to a bar. It’s also only a 15 minute drive to downtown.The staff here is incredible. No other way to describe them. V and Diana are the best tag team duo since the Hardy brothers (wrestling fans will get it) Seriously though, these two up front in the office are the best of the best. They are extremely welcoming and professional. They are always saying hello and willing to help you out with any concerns you might have. Charlie and the maintenance staff are the most courteous people around the complex. They handle manners quick and efficiently. Any problem or request I’ve had was always handled within a 24 hr window. The communication from the staff here is the best. They make you feel valued and like a member of the community. It has been a really great experience for me and I’m sad to leave.

Lived here for a month, unfortunately had to move out due to a job switch. We absolutely loved living in this community and felt sad to move. Apartments were clean, spacious and had modern interiors. Viri, Diana and their maintenance crew are friendly, prompt and efficient with their service. Hats off to Cortland management for maintaining such high standards. I would definitely recommend leasing here and make this your next home.

Jan 2025 update: We have now been with this complex for 5 years. A few months ago, a transition of management began and I would not recommend this complex at this time. The transition has been pretty complicated and fraught with issues. We were given 0 notice of the management change - we got a letter on our door the day of the change - and we had JUST renewed our lease for our 6th year. We haven’t had a completed maintenance request in months - still trying to get our washer and refrigerator sorted. Maintenance also doesn’t call to see if they can come in at a certain time - they show up at your door without notice. I WFH so this is not convenient. The maintenance request form is not helpful and leaves very little room to put info. They overcharged us despite having a copy of our lease so we had to go in and show them our proper charges. It’s impossible to get a hold of staff unless you show up at the office - and even then it takes time to get assistance. Getting packages used to be convenient and you could pick them up in the lockers 24/7 - now you have to pick them up in the office during open hours and wait for available staff. My partner and I do not get consistent communication - he gets phone calls but no emails and I get emails but no phone calls. I have emailed the complex twice regarding the app link we need for the gate with no response so I have now called and will have to go into the office for assistance later today. There are more little things but I fear I could keep writing too long. I hope that things get sorted soon - it’s already been at least a few months since the transition and the transition pains have not gone away.The apartments are still comfortable and nice inside. The green spaces are still here and maintained. The valet trash gets picked up consistently- honestly the trash situation is one of the things that has been positive since the management transition.Update: This is the longest I have ever lived in one home in my adult life. Every interaction I have had with all staff is so positive. They are willing to work with you. The maintenance staff has always been amazing. During the 2021 winter storm, the maintenance staff worked around the clock to keep us as safe and comfortable as possible - they truly went above and beyond! I heard horror stories about other complexes and the maintenance (or lack thereof) during the storm and we had constant communication and quick reactions from the staff during that stressful storm. Bobby, on the maintenance staff, is very responsive to requests and so friendly. Until we can buy our own home, my partner and I would love to stay here as long as we can.I have lived here for two years and this is one of the best living experiences I have had. The staff is very responsive, attentive, and kind. The grounds are well-kept. They are pet-friendly. I have dealt with the fewest pests ever in my living experience (great pest-control here). My apartment is clean, I feel safe, and I enjoy the aesthetics of my apartment. The apartment is very spacious and updated. The location is really good, too, if you want to live in south Austin. Very close to a major shopping area and I-35 -- but not TOO close, which is also nice. I am actually afraid for when I need to move to a new location in the future because my standards will be very high now.My apartment has also been my office as I have been working from home since Feb 2020 and I have never been happier. I have so much great natural light, its mostly very quiet so I can do my work. Being close to so many things makes running errands on my lunch break really easy. Having a washer and dryer in our unit means that I can run laundry on work breaks. Its all just so pleasant and convenient.

Overall, this apartment complex has a lot of positive qualities. The leasing staff are excellent, The pool area and gym are absolutely gorgeous, the rent is quite reasonable, and you are a bike ride/short car ride away from an H-E-B Plus. The landscapers have clearly done an incredible job with this place as well. As a plant enthusiast myself, I love all the palm trees, flowers, and carefully out plant life in the pool area and entryway of the apartment complex! I could not have possibly asked for better management as far as that goes. Being fairly close to I 35 and South Park Meadows is also nice, as shopping is very close by and it’s easy to get to downtown/North Austin or south to Buda and Kyle. They also do a really fantastic job of responding to Google reviews (both good and bad), which for me says a lot.A couple of things that I’m not so crazy about (and I realize management has nothing to do with this, they’re just doing the best they can with the property they were given). My unit is near the corner of 1st and Slaughter, overlooking the CVS parking lot. There are quite a bit of homeless people who live at the Chevron across the street, many of which seem to be quite mentally ill. They will frequently walk over to the CVS parking lot to yell at and cuss at their imaginary friends as loud as they possibly can. It’s not uncommon for me to hear at least one person every day, if not every other day yelling, arguing and cussing in the middle of a parking lot at absolutely no one at all. And because we are along a busy road, you will also hear plenty of car noises, including aggravated drivers laying on their horns at each other, and emergency vehicles driving by pretty much every single day with their sirens blaring. Of course, it also depends on which part of the complex you live in. If you are in the back, it should be quieter. The trash and recycling is also not close by to where I am, but that’s the trade-off with having a big place.Overall, this is a well managed place with reasonable rent and easy access to downtown. The only downside, of course, is the nearness to a major road and the sounds that come with that, and the large amount of homeless people that live around here.

Cortland has been a great place to call home. The staff is super friendly. The amenities are updated. And their maintenance worker, Florentino, embodies their sense of service. Our a/c went out at 9 pm in the middle of August when temps were in the 100s. The temp went from 70 to 77 in an hour, and we were worried about our infant daughter. Florentino showed up within 30 minutes and 10 minutes after, cold air was blowing in our apartment again. Thank you, Florentino, and thank you Cortland

It is a great location for shopping with just about everything you need within a 5 minute drive and less than 20 minutes to the airport. Diana and V provide great and cheerful customer service for any of our needs and questions. The property is very clean and well kept. Maintenance has been wonderful. It is a great place to call home.

I have been living here for about 3 years and my time here has been awesome! The leasing office staff are all very kind and pleasant to work with. Every service request I have put in has been taken care of quickly. (Thanks to the maintenance member who replaced my lock early Sunday morning when my lock broke!) The location is also really nice because we are right across the street from Southpark Meadows which has pretty much everything.I have nothing but great things to say about Viri, Diana, and Charlie!

The customer service is great, clear, and so kind. Its a great location because youre close enough to the fun of south Austin and downtown without having to live in the middle of it. They are very mindful of keeping a clean community and keeping up the appearance. Anytime I come into the office, Im greeted kindly and helped as best they can. The amenities are what you need, a nice pool on a hot day (my friends love joining me and love the tropical vibes) and a gym that has working machines and lots of weights. I never have to wait too long for maintenance, and theyre very communicative when there may be a delay. The community is very quiet. Ive truly enjoyed my time here, which is why Ive stayed for as long as I have. Its hard to think of living elsewhere honestly!

I loved living here! We just moved out and the only reason for moving was to buy a house. Cortland Southpark Meadows is nestled into a great location, with easy access to restaurants, entertainment, and services. We used to walk to Far Out Lounge to relax, and its a short drive to Moontower Saloon. The apartments themselves have great appliances and cozy floorplans. The staff are always extremely helpful and they host cool events about once a week. The pool and gym are also excellent! Altogether a great place to live and I will miss it.

Giving five stars because of V, the community MANAGER. We have had a couple of small issues arise over the last few years and V has had them handled within 24 hours, if not within the same hour. She goes above and beyond to help residents and make this place as enjoyable as possible.The location is fairly convenient, the place is kept clean (and again if there is a grounds issue V is ON it), and it is never too noisy.The maintenance team is also wonderful (Daniel, Flo, Charlie) and gets just about every single issues fixed same day.

Her cheerful attitude, attention to detail, and enthusiasm to find me the perfect home was an example of the highest class of customer service. The location is excellent, of course, being south-central Austin (10 minutes from downtown, 10 minutes from the airport, and tons of local restaurants and bars). We have enjoyed living at this Cortland community and love the friendliness and quality of customer service from the staff in the office as well as the timeliness and efficiency of their maintenance team.The location of the apartments is very convenient and close to many shopping centers, the grocery store, and I35.The cleanliness and appearance of the office, clubhouse, pool area, gym, and our view outside our patio is always well maintained. We have enjoyed the amenities the community has to offer and absolutely love the free Starbucks coffee!They also have food trucks come in the evening every now and then and also host a lot of fun events for residents—who doesn’t love free food and drinks!

Once you have a bad property management team, you know how much they make a difference.

Havent lived here for very long but can already tell its not a place Ill be leaving soon! Love the layout, the pool, the staff, by far best place Ive found in Austin. Did have 1 issue that I had to have maintenance show up. Great guy, I believe he said his name was Daniel, showed up shortly after I put in the request. He got the work done very quickly, made sure there was no other issues needing to be addressed, and left my place as clean as it was when he walked in. Have never lived in a place where maintenance was this kind of quality. Thank yall again!

My family and I have only been staying at Cortland for a few days, but our stay has been nothing short of wonderful! The staff has been infinitely kind and patient with us, answering each and every single one of our questions with a smile and making the whole moving process a breeze; shout-out to everyone at the leasing office! Seldom do you find such pleasant customer service.The prices are, to be honest, insane for a location as convenient as this one, especially for those of us who dont drive: you get easy access to Downtown and the best of South Austin through public transport or rideshare apps (I can only imagine how good it must be if you have a car!), while also being a few, walkable blocks away from the Southpark Meadows shopping center (where you can find places such as Walmart, HEB, Target, Walgreens, Whataburger, and many more), all for an extremely affordable amount of rent. Not to mention, the apartments come ready with high-quality amenities in top-notch condition and spacious rooms that allow one to live comfortably.The community is quiet, friendly, and respectful of the rules agreed upon in the lease contract, and the complex itself is clean, cozy, and offers everything one might need to enjoy everyday life. I invite you to look at the pictures on Google and Cortlands website: everything is as nice as it seems.Overall, if youre looking for a cozy place to live, with affordable rent, and in a convenient location to enjoy everything Austin has to offer, you wont find anything better than Cortland Southpark Meadows.

A great place to live! We lived here for 1 year and it was awesome! The apartments were brand new and renovated. Amenities are great and Staff is awesome! We could sleep every night without any problem, no noise at all! All of our maintenance requests were kindly and fast resolved (Changes of bulbs or A/C filter). The light and balcony was awesome. We never had an issue in terms of safety or security.Theres an opportunity to improve the trash service but nothing serious to worry about. I would recommend to keep cleaner the outside of the apartment units, but I have to say we loved this place!We left and everything on the contract was handled correctly. We didnt even have to pay anything after leaving and the full deposit was refunded (We really took care of everything on the apartment and we never used shoes inside).The staff was really responsive and kind! Same with neighbors. The location is great! You have everything you need around.

Love it here - I lucked out!I moved here in October from out of state, not only choosing an apartment sight unseen but also having never visited Austin before. I was admittedly very nervous after reading the online reviews of so many apartment complexes.So many horror stories about management and security nightmares.I took a leap of faith and called CSM.Adony from the leasing office was incredibly friendly and helpful in helping me find the perfect layout that fit what I was looking for.He gave me hope that the property management might be as good as I hope them to be.Diana handled the paperwork from there, from lease signing to getting the rest of the apartment situated for move in.SO HAPPY I MOVED HERE!Cortland really cares about their residents, maintenance is super friendly and quick to respond and solve problems right away, and the apartment is beautiful! Its in a convenient location to get to downtown / anywhere I need quickly without the distraction of the busy city life.Theres a great selection of grocery, shopping, and restaurants within a 5 mile radius for added convenience.I havent gotten a chance to meet my neighbors much yet, but they all seem respectful and nice.The only minor adjustment suggestions I would make is the valet trash - they seem to not be very consistent in picking up and are very picky about exactly what they deem to be acceptable (even if you follow their rules). But I havent personally brought that up to the leasing office yet and its a minor issue compared to all the great thing the complex offers, so Im not docking a star on that.Would also love more interactive events with the apartment community as a way to meet the neighbors. Have lived here at Cortland SPM for a year now and was more than happy to renew! Located just outside of the city (like 10-15min) so youre def still close by everything downtown, but also right by the huge SPM shopping center that has just about anything and everything you need nearby, as well as plenty of nature trails and parks to explore. Fairly quiet community within a residential area also, with little to no disruptions to your life. The apartments themselves are affordable and such a great bang for your buck, as all the amenities like pool, gym, coffee/tea machines etc. are nearly always ready to be enjoyed. They also have the best apartment complex maintenance service Ive ever had, with 24hr on-call emergency maintenance, and if its not an emergency or after business hours, requests are more often than not completed same day, or early the next day! The customer service at the leasing office is also unmatched, as its obvious the leasing agents/managers are always doing their best to make sure youre making the most of your living situation while also enjoying it, and are always around and able to answer any questions or concerns you may have. Highly recommend living here if youre looking for an apartment in Austin!! 4th apartment complex Ive lived at in south/central Austin and by far my favorite!

Ive lived at Waterstone for almost two years now. My neighbors/office staff have always been so friendly and welcoming; Ive never had an issue with anyone. The maintenance crew has always been on top of their game when it comes to repairs as well. The gym environment is pretty amazing as well. The space and quality of the equipment is by far the best equipment Ive used in any other apartment complex Ive lived at. The new owners are definitely showing they care about their residents and I really appreciate that. Last but not least, Ive been noticing the new renovations and I cant wait to see how everything turns out!

I have loved living at Cortland for the past 10 months! I am only not renewing because I get discounted living elsewhere through my job. The grounds are always kept up, maintenance is super quick and helpful, my apartment was super clean and pretty on move in day! The kitchen is amazing. I have lived here for a year and a half and I absolutely love it! The apartment itself is beautiful and clean and any issues I’ve ever had have been promptly fixed by maintenance. They always have fun community events, and the pool and gym are awesome! The ladies in the leasing office are absolutely fantastic. They are always so friendly whenever I pick up a package or stop by with my dog. Of all the staff here, two individuals in particular have gone above and beyond during my time here: Viri in the Leasing office and Walt from maintenance. Viri is always so nice and has been able to answer any questions I might have and has quickly resolved any issues I encountered. And Walt is always friendly, fixes things quickly, and treats my home with care. I’m so happy to call at his place home and can’t wait to renew my lease.

I happened upon Cortland Southpark Meadows while driving around the city in search of my next apartment, and stopped in for a tour. The leasing agent that worked with me, Valerie H., was incredibly cordial, helpful, and beyond patient while addressing all the various questioned I had. The apartment wowed me for sure, but I wanted to keep looking to be certain of my decision. After touring many other apartments in the city, both in the heart of Austin, and on the outskirts of, I realized that this complex had become my reference point that I compared other apartments to. So, that in mind, I returned for another tour, and to ask further questions, to which Valerie was more than happy to assist with. And, well, I moved into this community about two weeks ago now, and I am really impressed with how courteous the office staff is -- after one quick introduction, the property manager, Robbie, remembered my name and made sure that I was settling in to my new home comfortably after move-in. Im impressed with how prompt maintenance is, and by the general amenities the apartment complex offers. Upon move-in, my apartment was in excellent condition, and as I went through the usual inspection to report any damages, I had very little to report -- what little I did report were mainly minor cosmetic issues. The apartments are spacious, the perks grand, and at a reasonable rate, especially when compared to how exorbitant rental rates can be in Austin. The neighborhood is safe and largely quiet, with a pharmacy right outside property gates, a shopping center with everything you could need within just down Slaughter, and tons of eateries nearby. Super impressed as of right now, and I recommend looking into the property yourself!

I was worried about living in an apartment with my 3 teenagers after having lived in a house for so long, but this place has been great. The front office staff (right now Robbie, Jordan, and Viri ) are always helpful and friendly, and any maintenance issues have been addressed in short order. The pool area is a great place to socialize with neighbors during the warm months, and there are also different functions held in the community clubhouse that are well attended and fun. The only gripes I have about this property are that sometimes the pool area can get too crowded, and I don’t like paying the mandatory valet garbage fee, since I take out my own trash anyway. Overall, due to the friendliness of the front office and maintenance staffs, I enjoy living here and would recommend it.

Pretty nice apartments. Lived in a 3/2 with a roommate for almost 2 years. Moved out because of home purchase. Apartments are nice and spacious. Maintenance crew always prompt and polite. Grant and George from the office are the greatest! I cannot say enough things about these 2. My only issue is some of the outside building maintenance that never seemed to have gotten done. This, Im sure is more of an owners issue rather than a front office issue. But I swear, for a year we had been complaining about the staircase leading to our apartments having a crack in the roof and mold growing and it never got fixed. By the time we moved out, it was so bad, that if it was raining, you had to use your umbrella to go up the stairs or you got drenched.

Took over a short-term sublet for a few months while waiting for a house to be built. We had a small maintenance issue pop up this week (second bathroom plumbing leak), and after putting in a service request, Daniel was here the next day to resolve it.Within minutes he replicated the issue, replaced the bathtub faucet, and re-tested. With no luck, he then moved onto the drain apparatus, which ended up being the culprit. Within 45 minutes we had a working, non-leaking shower. Before I could offer to mop up the mess, he had already cleaned up the leak and returned us to normal life. Throughout the process he explained what he was doing and helped me to understand possible causes.Overall this guy is a superstar. Since then, another gentlemen dropped off a needed valet trash bin and Diana in the office has answered my questions and calls. The team here all seems to want to go above and beyond and make it a welcoming environment. It’s sincerely appreciated.

I just moved in last week and all I can say is I LOVE it! The apartment was in perfect condition when we moved in. The kitchen is definitely the attention getter in the home. At first we were a little concerned with parking since there were no carports available near our building, but we havent had an issues finding parking no matter how late we get home, which says something compared to other Austin communities.I did have a few friends over on the first day in the home and already had them asking about moving here! I would highly recommend this community to anyone!

Ive been living here a little more than a year and have nothing but positive things to say. Very friendly and responsive staff. Very timely response to maintenance requests, and they did several projects in my apartment I asked for that were more involved -- refinishing bathrooms and replacing light bulbs throughout the apartment to different color. Theyve done extensive renovations and improvements in the common areas that have really improved the quality of life of the complex. Very effective response to the one crisis that has come up, which was a neighbors dog barking late at night and early in the morning. Theyve done everything they said they would since I moved in.

Cortland bought over previous owners, so havent interacted with new staff much, but new staff is nice and constantly planning events, which is nice, if youre into that thing. As far as apartments go, its decently priced for a pretty huge space. Other apartments in area are more expensive and smaller. Only complaint is there is currently lots of construction/renovation, but I know its to improve community so I dont necessarily mind.

Great experience from beginning to end. I was impressed with my initial visit with Valerie Holgerson (Leasing Consultant) who provided me refreshments and snacks right off the bat. I explained to her what I was looking for and not only did she provide information on that unit... but also provided several other options that fit into my criteria. She consulted with me... and at the end of the day went through the pros and cons of every option available. She wasn’t trying to sell me but instead made sure the community was a great fit for my lifestyle. I signed a lease that same day. The community is nice, the people are nice, and the front office is always there to assist with anything you need. I would recommend Cortland at South Park Meadows to anyone who is looking for a place to call home!!

The maintenance guy isnt judgmental of how you keep your apartment and is really nice to talk to. I live on the first floor and I have heard my neighbors before but not too often so it doesnt bother me much. You can however hear people if they are talking in the hallway and the parking can get annoying. Other then that not much to complain about, I would recommend this place to others.

Let me start by saying I have lived in several apartments around the Slaughter Lane area for the last decade, and this complex was my favorite place to call home. The only reason I left was for a military move with my family. The staff was the best part. Viri and Robbie were my go-to in the office. In the past, I NEVER asked my offices for anything, but this last year I always needed something and they helped quickly. The maintenance was also an amazing team. The same crew worked there the entirety of my lease, which says a lot in itself. The office staff put together resident happy hours (pre-COVID, of course) that really allowed neighbors to become friends. Seriously, my neighbors and I had the best time over the summer. 10/10 recommend. :D

If you are in the market for an apartment in South Austin then this is definitely one place that you should check out and look into. The staff is awesome, friendly and all out great people. The apartments are recently updated with stainless appliances and updated through out in all aspects. They have a new facility being built with state of the ark gym as well as classes that can be attended for as a resident.The application process is super easy and not very time consuming at all.

I’ve been living here for about 8 months and I’ve had an overall great experience with the office and the maintenance team. Bobby came by today and quickly resolved my maintenance issue with a friendly, courteous demeanor. I can always appreciate when I’m able to chop it up with the staff while the apt is being taken care of. 👍

We moved into Waterstone not knowing anything - found it online, signed the lease and walked in the day we moved. We have really enjoyed it here. The office is always so helpful! The resident events are always very fun too! We are moving due to jobs being north, but would have stayed if we could have!! We sure will miss it!

Ive been living at this property for almost 10yrs now and have only had the BEST service. One in particular employee, I believe shes property manager Robbie has been so good to me, so helpful. She goes above and beyond for me, and as a resident it speaks volumes. I would tell any and everybody to move to this apt complex.

I was blessed to move here after my wedding and let me tell you Cortland Southpark Meadows has been a lifesaver. I was extremely new to the Austin area and need to be near shopping, freeway, and not to far from my job. The staff always is willing to help and guide me in the direction i am looking and the manager Robbie has the absolute best ATTITUDE in the world. I would recommend this luxury living to anyone looking to make the move to South Austin.

Waterstone has a great location and is alot of apartment for your buck. Only issues we ever had here were people, particularly the carpet cleaning/maintenance men, parking in our driveway. It was almost a once a week ordeal.... And their gates break constantly. Their web pay also does not take out your full bill - so you still end up writing them a check for the utility difference. Overall, nice place to live, and quiet.

Ive lived in Austin 6 years and love this complex. The convenience of Southpark Meadows shopping center has everything I need. The staff here are super sweet and really responsive which makes me feel so comfortable and at home. They also have Google Fiber internet which is a major bonus!

I moved into Waterstone about 3 months ago.My apartment was just what I was looking for and the price is right. Some damages were there when I moved in however it was upon short notice and I was grateful for a place to call home.I had the pleasure of working with Rebecca throughout my move in process and I would like to say she is absolutely incredible. She deserves a raise or some sort of compensation for the delightful customer service skills she displays. She is genuine with her concern for her tenants and prompt with communications regarding any issues. I have corresponded with other reps at this location and they fall far below her skill set. Everyone is friendly however it seems she is so sincere with her interest in helping people. My boyfriend and I both work in customer service and it is nice to see someone really performing their duties with earnest diligence! Much appreciated.I would give 5 stars however there is one issue that disturbs me. For the second month in a row I have been billed an extra 50 dollars. Luckily this month I caught the additional charge before paying it. The final bill was promptly adjusted, by Rebecca. Hopefully in the future the managers can be more thorough with checking before applying charges to my account. I understand mistakes happen. I work hard and even a small 50 dollars can make a difference in someones life!This place is awesome. Well maintained and surprisingly peaceful. I havent had any issues with noise or sketchy individuals. The pool is immaculately maintained. The gym is a perfect and so clean. Thank you waterstone.:)

I had a need to move in quickly and was able to do so in a week. Rheagan and Pyra help make the process smooth as butter. And my apartment had some anemities that I didn’t expect so I was more than pleased with my move in experience. The lay out of the apartment is wonderful, the kitchen, bathroom and porch are spacious as well.It has been a blessed time so far being here a month. Plus there was a chili cook off right after I moved in that was fun and a chance to meet some new neighbors. Can’t wait for the next cook off! If your on the market for an apartments this is definitely a place to check out. The office staff works with me every month and are very understanding. I would give this place 6 stars if I could. They have definitely blessed me and my family. Especially when we first moved in this is my first appartment/lease and there were so accepting with me they weren’t sweating co signers definitely a wonderful place to live!!!! And again and amazing staff in the office there all on the ball and the last thing they want if for a resident to leave wouldn’t go anywere els. 🙏🏼😌
