The new staff have been amazing to us. Both Charlene and Jennifer run a great office. Very responsive and warm. The units are clean and charming. The grounds are quiet. Neighborhood drama is to be expected in an apartment complex, but for the most we loved our time here. I would recommend this place to anyone. Bonus great walk to the local church down the street that has lovely grounds and even a small lake and park.

The new management and maintenance crew really was a huge step up 🙌🏻 nothing compared to the last one, the property is looking amazing when you take a walk, if you have an issue with your apartment or anything in the property is attended to quickly! And they are also so patient with answering your questions, on top of them helping with other issues we might have around our place when they come fix one thing. I wanted to give a huge thanks to Daniel as well for his fast response and quick to fix our issues.

Let me say when my daughter wanted to relocate she had as the person to go tour video and ask a million questions lol. I can say I saw so many apartments new luxury style and yet here at Blue Lake Villa was the best fit. Mrs Jennifer in the office was so great on a lot of levels she showed me the actual unit my daughter moved in and answered all my questions no matter how many times I called and asked. Ms Quan showed me units as well when I was even thinking about moving here she is the sweetest and kindest person answers all your questions quickly and very knowledgeable. Mrs Jennifer and the staff provided the best services for my daughter no harassing or long drawn out process to get approved no outrageous fees just simple and affordable. I truly thank them and would recommend this complex to others.

I have seen so many changes since the complex went under new management. Ms Charlene is very tentative to the over atmosphere, she has spent many hours outside of the normal business hours on the property. Ms Charlene is very informative, using all platforms to disseminate information. She is not the type of property manager who just sits behind a desk, she’s seen walking the grounds making sure discrepancies are addressed and fixed. Continue doing what you do, we appreciate you!

As my time has come to an end here at blue lake villas. I just want to say thank you for giving me a Great place to live for the past 2 years. For 2 years I had a great experience from the front office to management to maintenance and all around great place to live. They all made my experience a great one and a comfortable place of living. They always took great care of me and quick with their maintenance and communication. My a.c went out last spring and early summer. They wasted no time getting me a window unit for my apartment and getting a new a.c unit installed. Blue lake villa is a great place to live and very affordable with plenty of room for a family. Plus as a fisherman it was nice to get off work and go out back and go fishing when I may of not had time to go to a lake. Pool was always clean and work out area was very nice. I highly recommend Blue Lake Villas as a place to live. If I ever needed a place to stay again. I would definitely come back only reason Im leaving is because I just moved into a house now. Otherwise, I would be re upping for another year. Thank you blue lake villas for a great experience and a wonderful place to live for the past 2 years

I recently moved into Blue Lake Villas. My apartment was beautifully prepared for my move-in, and when I asked for a garage at the last minute, they found one for me in the perfect location. The staff has been very helpful and friendly during the application and move-in process. The apartment seems a lot bigger than the stated square footage. The grounds are lovely with the presence of lots of birds. The diversity of the community is also a plus.

The staff at the leasing office are very friendly and attentive. The maintenance guys are prompt as can be and are always out working around the complex. The breezeways get dusty but are power washed and the rest of the complex is clean as well. To my surprise, there is plenty of parking for residences and is not noisy at all. It’s a plus being able to walk around the complex to check out the lake. The pool and hot tub are great amenities as well as the wash room. The assistant manager, Loriann, cares about the tenants and responds promptly to any questions and concerns. This complex is family friendly and in the perfect location with a lot of shopping and schools surrounding.

Very nice and understanding management. Emily and Mandy were always very nice all maintance men are nice. Their was an issue with waterbugs that was never resolved which resulted in us wanting to go ahead and move. Very expensive. For a 2 bedroom over 1,100 a month plus water electric and e renters. Plus a pest and trash fee. But really amazing because you get the access to the lake and not many people are ever there. If you have pets or kids its a good apartment because of the lake to let them run around at!

I have lived here for a year and a half. I lived in a smaller 2 br and then moved to a larger one. I love this place and dont plan to move unless I get too old to live here!! The management has been kind and always very helpful. Every maintenance issue I have had has been taken care of. The maintenance staff has frequently gone above and beyond what was expected.But the other day when I didnt come to the door when my granddaughter was knocking, they called out the troops and everyone showed up to make sure I was okay. (I was in the shower.) Now THAT is good care.

I have loved living here! The apartment staff has always been very courteous, as well as the maintenance men. The only pest issues I encountered were ants and I guarantee you that was all my fault lol. I would recommend not getting an apartment by the pool because there are a lot of families with children in this complex and it can get quite noisy. I have only every had two maintenance issues that were not attended to in a few days, but I will say I have had to call on maintenance for the sink leaking, toilet handle breaking, ac and heat going out (at different times obviously), living room fan sparking and making shock noises (they just replaced it), and the lightbulb in my walk in closet goes out every two weeks. The build of the apartments truly is nice, high ceilings, large spacious closet, and garden style tubs. They also seem to be having move in specials all the time. They are also pet friendly! I never recieved one complaint about my two little barkers.

The maintenance crew keeps the grounds clean and the apartments upkept and are friendly to the residence.The apartments are big and spacious and well priced for the area! My wife and I have been here a number of years, and our experience has over all been decent. Does the complex have some issue, yes, but it has its good points as well. Reading other reviews, lets keep it honest, the staff is fine, you get out of your staff what you put into them. You call screaming and being rude and yes, you wont get much kindness in return. Barbara, Brenda, and Mandy are good people, we have had a few disagreements but they were all handled fairly and over all they are helpful when we come into the office. Dan and Bill, 2 of the service guys are good men. Rick, hes super helpful and Ive never heard him say no to anyone.As far as the upkeep is concerned, I see the staff out daily picking up the small items that kids throw around or lazy tenants fail to throw away.One major complaint, as with others, is the spiders. During spring its a literal gauntlet of webs and baby carrying monsters, almost to the point of being a health hazard. I was told there was a contract to have the breezeways jet washed regularly, but that hasnt happened since last fall. You leave a vehicle sit overnight and it will be tied down like a Cessna at an airport by several spider webs.Another major complaint would be some of the lazy more slobbish tenants that cant seem to lift a trash bag up 3 feet to put into a dumpster. The trash empties on Mondays and Fridays, but without fail, no more than an hour after its emptied some lazy jerk has placed their trash on the ground at the doorway of the trash bin station rather than have a little common courtesy and put it IN the trash bin. There is supposed to be a fine for those that do this practice, but last I was told the office doesnt give any fines out.Lastly, there has been notices regarding certain policy issues but theres been no follow thru to enforce the threat letters. Is this due to office staff, corporate staff, or Texas laws tying there hands I dont know, but People know there is no real enforcement, so they dont abide. Regarding enforcement, theres no active security. You need help, security NEVER responds, youll get faster service calling the police.Other than that its a decent place. The lawn is mowed regularly, theres a beautiful lakeside view, shopping is close, its a small town feel in the middle of a larger metroplex, some updates are being done as folks renew or move out, not major updates, just some small things, most tenants are kind enough, pool is clean despite the interlopers that trespass, and if your an Arachnafile, the spiders are a plenty.Remember its an apartment complex full of several selfish people that dont care one bit about courtesy towards others, so you do get the good with the bad.

I have recently seen an increase in low rating with these apartments however I have been here going on 2 years and we have very few issues with noise or management. Kids play football in the evening in the grassy area, as kids do but are usually inside when the sun goes down. Kids Ride scooters or bikes on the street cause where do you expect them to ride, only people who get mad ate the idiots driving 30 miles inside the lots. As far as noise I havent had a problem in the building.

Loriann is amazing! She seems invested in making Blue Lake Villas a great place to reside. She handles things promptly and professionally. The maintenance guys do a good job. This complex has a lot of potential and I think Loriann could make it a desired spot in Waxahachie.
