Fernie helped make my move as smooth as possible. He was easy to work with and made moving in a simple process. He even helped me out over the holiday to make sure I could move in on the day I needed to. Would highly recommend working with him if you’re thinking about renting here. For the price this is as good a choice as I’ve seen in Georgetown. If you like high ceilings this is the place for you.

The Leasing Centre is one of my favorite places. It has a gym, tanning room, pool table for recreation, a well-designed and equipped business room and a large pool right outside it.Ms Paris is one of the most hospitable leasing consultants my family has ever met. She listens and provides assistance promptly while constantly checking if everything was done to our satisfaction. She was instrumental to our transitioning from one unit to a more desirable one with so much ease that my family didnt feel as though we actually moved.Ill recommend the Villages of Georgetown to anyone desiring to move to the area. They have a great team here. They will welcome you with open arms and you will have best experience second to none in Austin/Georgetown area.

My partner moved in just over half a year ago and have had a great experience since then. The dog park is super spacious for our dogs and we use the walking trails everyday. Also Fernie in the front office has been very helpful since getting us started here and also through the process of us moving to a new unit on the property.

I had my dishwasher out for a few months, they let me know that they were working on it and it was installed today. I love my apartment and I love that my garage is attached, The pool was an issue only on Sundays or Holidays when staff is not there to supervise the area. I now only go to the pool on Saturdays and that solved all of my issues.Will more than likely stay as I havent found anything comparable, the attached garage is a very big deal for me. All other complexes were detached.

I waited 2 years to write this review- I usually write one sooner. I like to write reviews that give you the inside look before you move in. First off- I absolutely love living here! In the time that I have been here, the front office staff and maintenance has always been very courteous and prompt, I honestly have had nothing but good experience in my requests and interactions with them.The general community: For the most part it is a peaceful and quiet, I have very courteous neighbors. There was a period of time for a few months where a 4 bedroom was rented to a bunch of teens/20s that partied loud and into the early morning with their patio door open. I believe they were eventually evicted or when 2020 happened they couldnt stay, either way they are gone and it is peaceful again. Everyone I have met out and about in the community have been friendly and cool.The Amenities: I love the walking trails- be careful of coyotes though, they roam around out here- not much the complex can do with wild animals, just keep an eye on small animals and dont leave children unattended to play in the tall grassy area. I love the pond water features and since the community is up on a hill you get great sunset walks. The gym has good equipment- I wish they had free weight barbells, but their dumbbells go up to 80 or 90 pounds, stair stepper, treadmill, they fix any broken equipment in a descent amount of time. It does not stink in there lol. The pool is beautiful like the pictures and the fireplace area works, there are also TVs on the patio and gas grills (I never used them- I have my own). The dog park is nice and enclosed, lots of stuff for my dog to sniff and pee on. They also will have food trucks come out from time to time with free food for the first 100 people which is really nice of them.The Apartment: MY FAVORITE PART. I have a 2 BR set up, I love the tough linoleum floors and marble counter tops, so classy. The kitchen cabinets are huge and tall- lots of storage and I have tons of kitchen gadgets. The fridge has an ice and cold water dispenser. I wish there was more pantry storage but I use the 2nd bedroom for some of that. There is a computer nook with marble top, no need to buy a desk, just a chair and built in desk storage there. Tall ceilings are great for large paintings/wall features. The bathroom has double vanity sinks and multiple drawers and storage under the sink, there is a small mirrored medicine cabinet and another cabinet in the toilet room (yes the toilet has a door that can close and a vent in there). The Jacuzzi tub is amazing, its huge with 6 jets and space in the corners to light candles- drop a bath bomb and put a bowl of fruit and glass of wine on your tub caddy and relax. There is also a standing marble shower with lots of room, there is a raindrop shower head but I installed my own shower head with a long hose (its a very tall shower). Lots of space in the living and dining room. The patio is the perfect size for swing chairs, plants, etc. I can even see 2 fireworks shows from my balcony July 4th. 2nd bedroom has a huge closet and master BR closet is gigantic! If you have a lot of clothes and shoes- it will store it all and look good. The master is huge! I fit my queen bed (could accommodate a king/cal king), huge mirror dresser, chest of drawers, a TV stand below, 2 night stands and I put 2 fancy chairs and an ottoman in the nook area- still looks spacious. Washer and dryer room fits just that and has just 1 long shelf- I put a few smaller shelves above that- needs more storage. My electric bills on average $60-$90, in the winter storm I paid $112 even though ERCOT cut off the power for so long. The fees above the monthly rent (pest control, valet trash etc) is about $32 above that and doesnt fluctuate much at all ever, I do the automatic payments and you can set a limit/max of amount that can be charged. Also, I dont get bugs in the house! That is a huge deal breaker for me. Walls are insulated- I dont hear my neighbors.I will live here until I buy a house. This place is great!

Villages feels like home! Close access to so many things (HEB, IKEA, shops, food, IH-35 and so much more) plus there’s great amenities on property to include a walking trail and a dog park! The apartments are spacious and you don’t feel too close to your neighbors.Maintenance is attentive and prompt. Fernie, our property manager, personally helped us after hours when our garage malfunctioned ensuring we could leave on time for a scheduled event and followed up with us later to make sure the repairs were made to the door. Great place to live!

I moved to the Villages of Georgetwon January of 2021. I am elated about the choice to move here.I absolutely love my space. The facilities are clean and well kept.The pool restrooms are always clean with soap and paper towels. The staff are a good group of individuals. Davin Ross, Karissa, Kaely, and Lexi.I looked a plethora of places to reside. However I visited this site and I knew this would be the place for me to reside for now.The grounds are clean. Many places that I visited. I would see trash cigarettes and other debris.The maintenance people are above the normal staffing. They are wonderful guys and girls maintenance people. Amazing Gabriel assisted me with a few things with the bathroom.I am particular about where I reside.Overall this is a wonderful place to live. You will be happy that you chose this place.SC.

*Update 7/9/19*Last week I requested a quote for a lease renewal and I was quoted 16.5% more (total cost of living) than my original 13 month lease for a 15 month lease (intial promotions and early bird renewals accounted for.) I live in a one bedroom unit and for the rent to increase ~$200/month in 13 months is excessive.This place is very nice but be very weary if you have plans of living here long term. This is very odd considering the parent company is building Mansions 54 right down the street with much better views.My recommendation is to wait and sign at Mansions 54. They will most likely be offering the free months rent + 500 visa promotion when they become available.------------------------------------------------Im going to give my honest opinion of the mansions of Georgetown. I have lived here for almost a year. There are many great things about this complex as well as a few bad ones.THE GOOD+ Beautiful, the grounds are extremly well kept, and the design themes flow. High ceilings, and crown molding, etc+ Culture, one of my favorite things management does is drive events for residents. At least one a month, there is food trucks, DJs, and get togethers that really bring the community together. Management if you are reading this, I recommend putting together some events for dogs so that the dog parks are eventually more utilized. This is a very dog friendly complex and I think there is a lot of potential in community building among pet owners.+ Appliances, considering this is a given that a new construction would have new appliances, but name brand stainless steel microwave, oven, dishwasher, and fridge. NO WASHER/DRYER-but theres onsite hookups+ Spacious, my one bed is close to 1000sqr ft. Attached garage and dedicated ground level entrances is nice.+ Amenities, first class 24/7 gym, Olympic sized infinity pool, *dog park*, beautiful long trails, and ample green space.THE BAD- The parent companys cheaper management is one of my largest issues with the mansions. To pay rent, it must be in person, with either a money order, cashiers check or a personal check. And if you want to pay online with a debit/credit or online check? No problem, it will just be a small* fee of $35. Gimme a break yall, Its 2019.- Walls, yes the reviews are correct, the walls are thin, however I do think its worth considering how extremely quiet this location is. Because it is located on top of a hill and about a mile away from I-35, you can hear a conversation 60-80 yards away when you are on your porch at night. Thankfully where my unit is, my neighbors are very polite so I have not encountered the same degree of issues as others have stated.- Dog park *Update dog park is now beautiful. A nice Bench, obstacle courses, and a pet station.*- Coffee machine *Update Coffee machine is now in service however a few options were removed. Most importantly it works now.*CONCLUSIONIts a beautiful and spacious community with great people. It is expensive, and that cost doesnt always equate the value offered.

This review is specifically to highlight the attitude and service of FERNIE ORTEGA. He is by far one of the most responsive and caring leasing agents I’ve ever worked with. If it wasn’t for him I would not have moved into the villages of Georgetown Apartments. He worked very hard to make things the best they could possibly be in a difficult situation. The management and the maintenance teams’ attitude and service have a lot to be desired when moving into the apartment and are reluctant to make things right unless you throw a big fit. Villages is a nice complex with great amenities and Berkshire is very lucky to have FERNIE as their sales agent. It’s shameful a great agent like him doesn’t have the support behind him to help make his job easier. Thank you so much for your advocacy and continued service Fernie I appreciate you!!

I’ve been a resident at the Villages of Georgetown for a while, and I’ve noticed a positive change with the new management, especially with Furnie at the helm. They’ve been attentive in addressing issues, great or small. Even though the maintenance team is a bit understaffed. I want to give a special thanks to the hardworking maintenance crew (DeAndre, Eric, Bill and the Maintenance Specialist “with the long hair“, for their dedication and open communication. For new tenants, patience and respect for the staff go a long way—everyone here seems to be doing their best considering new transitions in management and staffing as well as the Tx heat. Not saying the complex is perfect but it seems to do its best to make-good on repairs while providing updates. I give them 5 stars bc they came through and fixed a problem immediately. Thanks for your help

The team at Villages of Georgetown are absolute rock stars!!!!! My experience was all that!!! Kayla was my leasing agent, she was amazing. I was immediately greeted and felt right at home. Kayla assisted me with going over the various floor plans and the property. Fernie, The Man gets it done. Very great guy very patient and very understanding. The whole experience was amazing!!! It has been since 2009 since I have had my own place, so this is very exciting and I look forward to the move :)

Thoroughly enjoyed living at this property! Very clean property and amenities, respectful neighbors, extremely responsive and helpful management, and conveniently close to I-35. I was able to get any issues resolved by the maintenance and front office quickly and effectively. The trails are extensive, and I was able to give my two dogs a very full-filing workout daily without getting bored from the few walking options. Only issue is the distance to downtown Austin, which is obviously a concern for anyone living in round rock or Georgetown and completely a result of the horrible traffic on I-35, not the fault of the property. I did enjoy visiting the round rock and Georgetown downtowns, and was surprised by how calm yet enjoyable they were without many of the qualms that come with visiting a major city like Austin’s downtown. If you are looking for a spacious and luxurious property that is a little north of Austin, I couldn’t recommend this place more!

I have never lived in a complex as friendly as the Villages of Georgetown! Since moving here in June of 2022, we have been very happy with our decision to move here. The complex is well maintained, very clean, and very family friendly. Paris and Jen who work in the front office make the experience of living here even better. They greeted me with a warm hello when I came to the office to use the business center. Then, they went above and beyond in helping me with some time sensitive documents I needed to get signed and scanned. It is just refreshing in this day and age to be treated with such friendly customer service! Thanks Paris and Jen for all Of your warm hospitality and kindness!

On top of that, the grounds and community are so well kept which made my evening walks around the community so enjoyable. So far I really like my new home. The kitchen, bathroom and overall space is nice. You can also get in the garage from the apartment. The gym is 24 hours and I love it! The property is so clean and well maintained. The location is perfect for me as well, very close to the highway.Paris was great! She was so helpful and got me into my home fast. Everyone in the office and maintenance are so friendly. So far I am really happy with Villages of Georgetown.

This is the best choice in Round Rock & Georgetown for apartment homes. Every apartment has its own garage inside of the building so no walking across a parking lot from your external garage to your apartment. You also get your own parking spot outside your garage also. Many apartments have parking problems, not here!You can actually pull into the garage and enter into your apartment home. Most apartments do not offer this amenity. They are similar to condominiums. The pool is giant and amazing surrounded by tropical palm tree’s. They have cabanas and new luxurious pool furniture. This is luxury living in Georgetown Texas.A large professional gym with miles of walking trails for exercise or dog walking. The maintenance team is competent and responds quickly to anything you may need. I recently had a problem with my refrigerator and Don exchanged it out promptly. The management team is also friendly and often has food trucks on customer appreciation days. This is the best Apartment Home choice in the area.Don’t sign a lease until you visit the Villages of Georgetown.

I was very impressed how quickly both of my problems were fixed.Don and his team are professional & friendly and truly care about the tenants. My neighbors AC went out on the weekend and Don had him up and running with in the hour. Last summer is was 105 outside so my neighbor couldn’t have been more happy with the emergency service response.Keep up the great work!!!

My husband and I moved here 2 months ago and weve had an amazing experience. The apartment was spotless. Move in was a breeze and Karissa was extremely helpful and knowledgeable. All the staff that I have encountered have been so nice. Anytime I have emailed they have responded in less than 24 hrs and phone calls are within the hour. Maintenance is top notch! I placed a maintenance request and in less than 24 hours they were working on the problems. When the power outages occurred staff was very communicative and maintenance responded to problems in a snap. I was very impressed especially with the circumstances at the time.The community is very safe and family centered. Very clean and quiet.There are some cons;Our neighbors garage is under our bedroom and you can hear the door opening. Its literally at all times throughout the day, even at 3 am. There are multiple people coming in and out and drives us bonkers. Our neighbors on the other side, rarely use their garage and no problems. Than again I cant chose my neighbors. Other than that very quietPeople run through the stop signs and speed at the entrance. Ive seen a couple instances where children have almost gotten hit as well as myself and baby. Staff have sent out emails and currently working on this problem.The gates are ALWAYS open. This is the area where people speed through.Lastly people leave dog feces everywhere and I mean everywhere. Theres no reason to because the facility provides so many areas with doggy bags. I have noticed an improvement because I believe staff have begun to ticket residents.

Me and my fiance moved in earlier this month and so far it has been a great experience. Kaelie helped us get everything together and explained everything in detail to us about the fees, and everything! The facility is kept very clean and the management has been very quick to respond to any minor concerns that weve had after move in.The community is really really nice and I feel pretty safe here. The apartment was in immaculate condition. On our move-in day there was some delays due to the painters touching up some stuff which wasnt a problem because I wanted it to be perfect before moving and they called us ahead of time to let us know. Only thing I can think of is I wish there was more lighting over by the dog park at night but other than that its been very good! Pool is nice and clean! All of the equipment in the apartment itself looks brand new and functions like so.Happy to be here!

I love it here, I had to create another google account to do an update for the last 4 years, I just resigned my lease and I will be here for 5 years, the only way I am leaving is to move into a house if I buy one- but Im no hurry.Since I moved in, me and my rescue pup Benton have come to many of their pet events and on walks he would always lead me to the leasing office door and ask to go say high to the staff- he loved the pets and treats. Recently my sweet baby boy passed over the rainbow bridge which hit me very hard as he was my service dog too.I came home to the most touching card they left at my door that brought literal tears to my eyes, they genuinely care, they are good people. This picture is the hand-written, hand-drawn card that I keep on my refrigerator. Its a comfort at a tough time and they were so kind to take the time.Believe the 5 star reviews, this place is THAT good. I havent been paid or encouraged to give any of my reviews for here either. Its a quality well-made property, with quality people that are taking care of us. They do a d@mn good job of it in my book.

Shout out to the management staff: Marc, Paris and Jennifer, who have been observant to our needs and request in finding residence. Marc has been very attentive and maintained consistent communication throughout the process. Paris has been readily available to evaluate and accommodate last minute request. Jennifer, although we havent dealt with each other consistently, whenever Marc was unavailable or with a client, she seamlessly was able to pick up where Marc left off. This tells me that there is good synergy and communication amongst management, which is valued and beneficial to me as a tenant. The process, thus far, has been quite positively professional which is a breath of fresh air in today’s “atmosphere”. Nonetheless, thanks.

We found this place through a third party apartment searcher. We loved the pictures of all of the amenities and the apartments looked really nice and it was a nice addition for every one to include a garage, which we were looking for.Kaelie was wonderful in helping us through the application process, and then eventually move in when she had called us on our agreed move in date to let us know that they were still getting it set up. We didn’t mind at all, we were just happy that she was open and transparent about it and still let us get our keys at the time we scheduled. Move in was a breeze and so far, we love the new apartment. Especially with the two walking trails and dog park; they’re so much nicer than a lot of other apartments that we’ve seen/and or have lived in. Will definitely be looking forward to the coming months and living here at the Villages.

As we prepare to move out, I wanted to share the good and the bad for anyone considering moving into the Villages of Georgetown.Overall, I will say that our experience here has been overwhelmingly very positive. We are a young couple with no children and a small dog, so I will not speak for residents in other demographics.We moved in about 2 years ago in early 2019, when it was still owned by the previous management company. We absolutely love the interiors of the apartments, they are gorgeous! Granite counters, stainless steel appliances, quality cabinets, vinyl wood tile throughout. Overall, the feel of the apartments is very high-end, which I like. The price of rent overall is more than other complexes in the area, but we feel that the high-end feel of the homes, the attached garage in every unit, and the amenities and security here, make the slightly increased price well worth it.Overall, our neighbors have been very good, kind people. We have had a few problems with loud, late night music and parties a few nights, and neighbors in surrounding buildings who loudly air domestic issues, but considering this has only been a few times in 2 years, overall our experience here has been positive.I love the amenities. The pool is incredibly nice and a great place to hang out with your neighbors in the summer. The two loop trails are great! They are large enough that I dont feel like a hamster when I go for runs. The fitness center is overall very nice. We never used the tanning bed, but its a very interesting feature. And the business center is very convenient, as we dont have our own printer.They are very pet-friendly. We have never had issues with our dog, and our friends with large dogs have not had many issues either. The only thing I will say here is a) the dog park could be expanded. While it is fine for my small dog, larger dogs dont have much room to get their energy out and chase each other. And b) people not picking up after their dogs has been a recurring issue while weve been here. Several residents have publicly complained about it, the leasing office has sent out notice after notice that people need to pick up after their dogs, doggie bag stations are placed everywhere. Yet it continues to be an issue.Pests can sometimes be an issue. We have ants and crickets in the spring. The crickets only find their way in if the door is open or if your seal needs replacing. The ants will find holes in the floorboards and get in. However, if you notify maintenance, they will come spray for it (same day, usually). Other than that, pests have not been a huge problem for us.Another downside that I will warn people about is the quality of the construction here. It is not the fault of the current management, they inherited a lot of issues when they purchased the complex last year that they are only just now finding out about. The builders cut a lot of corners, and it shows in the maintenance that the units need. Ive heard of several units where the sinks have fallen right through the counter because the builders used a cheap caulk. We had to have both of our sinks reinforced. The quality of the insulation varies from building to building. In some, it is very good. In the first unit we lived in, it was terrible and our heating and cooling bill was insane. In our current one, it is much better (it could also be said that we had very high ceilings in our first unit and now we have regular height ceilings, Im sure that contributed). Our foundation is uneven, causing us to have windows that are not seated correctly, and our upstairs neighbors have a slight slant in a corner of their apartment. The thickness of the walls varies, as well.If you are comfortable with the downsides, this neighborhood is really wonderful. I enjoy the people here, the employees in the office are very sweet and helpful, the maintenance staff is great, and the units relative to other complexes in the area are very high quality. I would recommend it to anyone looking to move to Georgetown. I hope this helps!

This is my second Mansions property that I have lived at and I couldnt be more impressed. The apartments are modern and easy to maintain. We love the high ceilings and the brand new appliances that came with our unit. The pool and fitness center are both spectacular. We often find the pool a quiet place to hang out and tackle the Texas summer. The fitness center is open 24/7 and offers everything that I want in a gym. Most of all, the staff that works here is phenomenal. I come in every day for my coffee and treat and Joanna, Ashley, and Andre are always welcoming and make me feel more than a person who simply rents one of the units! I couldnt recommend the Mansions of Georgetown enough!

If youre searching for something in the area I HIGHLY recommend Villages of Georgetown, do yourself a favor and submit that application. We did move in when there was construction still going on, but it didnt affect us any. The staff is always polite and when we have had any questions we get responses same day. But using the building link app to submit any issues or repairs the maintenance crew is always quick to respond and get it fixed as soon as possible. This is my 2nd time leasing with W3/mansions the ladies up front are amazing Courtney and Bianca including the rest of the ladies are always helpful and professional. Easy access to the gym and pool, peaceful and quiet at night. I wish the front gates would close but thats about all my concern. I love how they include everyone to join in on there community events and movies nights. I absolutely enjoy living here the appliances and upgraded fixtures are beautiful and the hard wood floors throughout give it just the right touch.

The name speaks for itself....MANSIONS of Georgetown. We decided to downsize and sell our 4 bedroom house. My husband and I were so nervous and just didn’t think we would find anything comparable to our house. One Saturday I picked a couple of apartments for my husband and I to go view. The Mansions of Georgetown was our 2nd viewing after seeing the 4 bedroom Townhouse my husband was like we don’t need to see any other properties. We have been so happy in our beautiful home and love all of the upgrades in our townhouse. I am very picky and this property has exceeded my expectations from the resort style pool to the over the top customer service. The staff is amazing and goes over and beyond to ensure your needs are met. I LOVE it here! We moved from a horrible community into a two bedroom here and it is AMAZING! everyone of the ladies are nothing short then amazing!!!!! when we were leasing we were helped by Courtney she is the best leasing professional ive come across in YEARS! she always follows up and you can tell she really cares about the people shes helping she ALWAYS goes the extra step. I dont normally leave reviews but everyone should know how much of a world class establishment the mansions really are! Im in the process of getting some friends to move here just off of our first two months here (: courtney and the rest of the ladies constant consideration and dedication to keeping this place so great is really refreshing. you have places that feel like places and you have places that feel like home, this is home.

I only did a tour but Im already sold on these luxurious apartments, amenities and all. I can understand why there arent any of theapartments we needed available. I’ve lived here for almost a year and I strongly recommend this apartment complex.The apartment was clean and had a convenient attached garage.The manager, Davin, is professional and helpful. He has a can do attitude and is helpful, even when I was moving out. I would recommend this place to my friends and family.

Ive had nothing but a good experience so far. Ashley has been responsive and helpful! The community is beautiful and I cant wait until its fully finished! Update: Libby helped me sign paperwork today and was so helpful. I had some last minute questions and she was so positive and sweet and made this and even better move. Both her and Ashley have been stellar!

Not sure why so many people say the front office staff is rude... I love the mansions ladies! They are beautiful and very sweet! Ive always had good interactions with them and they have helped me and my family out dearly. Great place to live so far! My favorite part is reading peoples comments about their dogs.. so funny no one has anything better to do then write and complain about leashes and poop.

I have lived in several apartments in the area and Villages of Georgetown is absolutely the best! The staff (Heathar, Kaelie, and Brandy) give such a warm welcome and help with whatever problems you may have. Leaving here would be like leaving family.

My Wife and I and our four boys couldn’t be more happy with our experience at the Mansions of Georgetown, from the time we first looked into the property back in early March, to our move-in mid-April, to now, having lived at the Mansions for over two months. It’s been great, and Joanna, who worked with us from day 1, couldn’t be more professional and helpful. The same is true of the entire staff. Our original plan was to live here for a year and then move into a residence in one of the nearby subdivisions. But, my Wife and I keep joking about how great it is here, and how we’re getting a little spoiled with the lifestyle here at the Mansions. It will be tough for us to move out at the end of our lease.
