The previous lady in the office was very short, but with the change I can feel the difference(thanks Richdale!).Apartments are cozy with high ceilings, the blackout shades keep my apartment cool in the Houston heat. Mail and parking are really safe and the community is quiet and small which I love. I hope to transfer to a higher level with more space and extend our lease if they let us in the future.

I’ve lived at Le Palais for the past year, I really love that this apartment boasts some unique features including the French design, light colored tile floors that gives the place a very light feel and look, 3 closets in a one bedroom (unheard of), built in safe and home security included in your rent. Of course no apartment is worth it without proper customer service. I have dealt primarily with Manuel throughout my stay and I have to say he provides exemplary customer service everytime! Whether it’s help locating a package or to help me bring one to my place, answering questions or facilitating maintenance requests, he is there. If you call the office and they are on property, he will call you back even if you didn’t leave a message. He will always follow up even if you forget you made a request! Kudos to Manuel, he took my stay from great to awesome. I’m only leaving because I’m moving out of Texas! Thanks Manuel!!

My husband and I have been at Le Palais Apartments a little over two years. We signed up first because of Ana Rodriguez and we were so disappointed she was gone. It was for rough for a while not having the smiling, accommodating and ready to assist person like Ana.Then we were Blessed with Manuel Ventura and Sarah Campbell who have made our life at Le Palais welcoming again and a pleasure to interact with the front office with a smile and accommodating. What a Huge difference they both have made for us to want to stay.Odelkis who keeps this place running and upkeep is irreplaceable with all his knowledge of this building! A safe and quiet complex that’s well kept and maintained.The property is probably the best located in all of Houston. Everything one could possibly need is within a short walk or shorter drive.Maintenance is very responsive and the building has ample parking for both residents and guest. Units are quiet, spacious and have functional floor-plans with impressive interiors.Amenities and landscaping could be better for price point. In particular the coffee machine is unprofessional for a luxury community. The community should invest in a commercial espresso coffee machine like every single other complex has for resident use. Residents have brought it up to management before to no avail.Ending on a positive note if you’re considering moving here, I believe you will be satisfied with your decision to call Le Palais home.

LOCATORS: if you don’t register your client on the richdale website before they tour then there’s a slim chance you’ll be paid. My locator followed their instructions and was paid.I’m approaching one year and there hasn’t been any issues since moving in. I rarely hear my neighbors and the apartment looks great! The hallways and common areas are always clean. The area is dog friendly and there’s so many places nearby to walk to. Grocery store, restaurants, stores, banks, vet, parks, etc. I love the pool that’s here to swim laps in (23yrds) . We’re halfway through the summer and there hasn’t been any pool parties or noise issues. Everyone is respectful and courteous for the most part which speaks to the quality of the clientele here. The staff kourtney and Manuel are super helpful and responsive. Every apartment is going to have it’s pros and cons. The cons here are minor IMO.I highly recommend living here!! 👍👍

I cant express enough how much I love living in this place! It has been two months since I moved into this new apartment and I havent heard any noise during the day or night.I had the opportunity to make friends with some of my neighbors and they are friendly and polite people. the reception at this complex makes me feel like Im in a 5-star hotel! the pool is beautiful and large, perfect place to relax with family and friends or to enjoy wine in a solo moment. the receptionist at this place is very helpful and kind, if you are still in doubt, dont worry, this is the best place, it is located next to new restaurants and there is also a supermarket next door among other conveniences.

I’ve lived here almost 3 years now. I rarely hear anything around me, it is very well insulated from sound. When I need maintenance they are on top of things very quickly, at least 24 hours. The most convenient location,I can walk for anything I need. Most importantly, I feel safe. I’ve never had my car broken into as it’s not easy for outsiders to enter. It’s been a great place to live, I hesitate moving because you never know what you’re going to get somewhere else.

No apartment has ever been perfect, but this is the closest to perfect its been for me. Its been over a month since I moved in. Here is my experience so far:Pros:- I received the apartment spotless.- The area the complex is located in is the most walkable or at least the most convenient Ive ever seen. Grocery stores, retail, coffee shops, restaurants, car washes, banks, postal services, parks, and more are all located walking distance or a few minutes away on car. 15 minutes is the max I usually drive to anything.- Common areas are maintained clean and smell well.- Admin and maintenance personnel are courteous and address issues to the best of their ability in a reasonable timeframe.- Smaller, peaceful community. A good percentage of people I have come across so far are actually very friendly. No resident I have come across has been disrespectful in any form.- Theres always enough convenient, common parking spots, but theres also reserved spots in case you want to get one.- Rent is very competitive for what you get (coming from someone that has thoroughly reviewed over 50 apartments and toured over 20 apartments in Houston).- The deposit is way higher than anywhere else Ive lived or toured (could be a con). As a consequence, I believe this is part of why residents take better care of the facilities and community.- Just enough security features to be safe and secure, but not feel surveilled.- Very functional apartment with lots of storage.Cons:- Not a full concrete structure, so you can hear your neighbors from time to time. The ceilings/floors and walls are not great at noise cancellation/reduction.Neutral:- Cargo elevators are not reserved for move-in, so it is possible you may have to share it. Admin tries to be good at not moving in multiple people at the same time (contract date). If you actually go into your apartment after the contract date, communicate with the office.- The apartments and common areas have a European design and feel, but still incorporate some modern features.

Le Palais is a little gem with a prime location. This well kept property offers peaceful, beautiful living in the heart of the River Oaks area. We have resided at the palace for a year now and couldn’t be happier. We moved here from a fairly big house and the transitioning from house to apartment has been easier than expected because our apartment at Le Palais is spacious and delightfully light with nice and clean interior details, easy to decorate and to feel at home in.The manager Ana and her team are very service minded and make you feel cared for and valued. If you need maintenance or repairs it is efficiently dealt with. In many ways it feels like staying at a luxurious resort. The gym is well equipped and never crowded , the pool area is lovely and the common areas are bright and stylish with a French classy touch which we find very charming being Europeans ourselves.A huge plus is also the walkability of the area. Shops, restaurants, pharmacies , banks, nail and beauty salons , postal services and more are only steps away. And so is scenic Buffalo Bayou Park with a great selection of trails for walking, jogging and bicycling. For all the reasons mentioned above it is easy to give Le Palais five sparkling stars.

Ive been living at Le Palais apartment for 2 months now and everything seems great to me. The people work here are really helpful to me whenever I have questions about the apartment. Very quite, clean and comes with luxury amenities. The maintenance department is fast and gets thing done right away whenever I have issues with my unit. Im especially in love with the neighborhood around this apartment since Kroger, Walgreen, USPS across the street from the apartment and there are a lot of bars and restaurants around this neighborhood. I highly recommend this luxury apartment for those who would like to rent in this River Oaks area.

I just recently moved in June 2021. It’s been years since I’ve lived the apartment life. I work downtown and wanted a place nearby but not to close. I think this area is really nice.The Le Palais staff have been very helpful and welcoming. In addition, the Maintenance team ensured I had everything working when I was moving in.The residents here are very nice and several had reached out to me and welcomed me as I was moving in and offered any help with the area.The facilities are beautiful and I’m really looking forward in using the pool and gym.I truly recommend Le Palais, …come join our home.

I’ve lived here almost 2 years now. The girls in the office are always on top of things. The maintenance man is always quick & efficient. Amenities are clean & everything works well. Apartments are sound proof overall. Until you have someone that brings home the bar & blasts music. I’ve had that happen once or twice but you will get that anywhere you go. Walkability to everything is unbeatable. I’ve always felt safe (coming from a small town, that means something). Do people have things stolen from their car? Maybe. I don’t leave anything in my car so I haven’t had that problem. Apartments are nice, love the closets & storage in the kitchen. I didn’t think I’d stay this long but it has been perfect for my needs.

Le Palais is one of the few places Ive ever lived that actually meets every claim they make - its luxurious, peaceful, comfortable, and an oasis in the city!1) The apartment itself is so efficiently designed. Open floorplan, ample storage, high ceilings, huge windows, natural light, high end appliances, porcelain floors that are a breeze to clean, and small details like a screen door in the balcony and a gazillion outlets that make it easy to rearrange electronics. Also, the walls arent paper thin like every other place Ive lived in. What a luxury to have a quiet apartment.2) Staff is amazing! Ana, Lynda and the entire leasing office team is kind, thoughtful, and go out of their way to help me, thank you!! The maintenance staff is knowledgable, efficient and gets problems fixed the first time. So helpful!3) Amenities are impressive. Not many have commented on the common areas in the lobby, but theyre my favorite. Great space to hold meetings, and a nice break if I want to work away from the home office.4) Doggie park YAAAY! Theres not just a gated area with turf, but a whole small corridor with shrubbery and real grass. This is a plus for those days when its too hot to go outside, or late night walks.5) Location & safety - 10/10! There are restaurants, grocery store, post office, drug store, bank, bookstore, retail shops, bike trail and my favorite, Buffalo Bayou, all within walking distance! And it feels safe all hours of the day! Still, Im grateful for extra safety measures by Le Palais for having key fob entrance everywhere.All in all, the rent here is worth every penny :) I feel fortunate and grateful to have found this place!

These apartments are the best apartments I have ever lived in. My apartment faces West Gray and it is super quiet because the glass doors/windows are so thick. The amenities are superb, brand new fitness equipment with a Peloton bike, an amazing pool, and I feel safe and secure. I hardly see my neighbors because its so quiet, but the building is full. The leasing agents are just the best. Erin and Judy do everything they can to make sure any issues are resolved and they are always smiling and happy. Everything is brand new in my apartment (appliances, flooring, etc.) so its very comfortable.

I moved in 5 months ago. It is a very quiet apartment complex. The leasing staff of Lynda and Ana are very helpful and courteous. All of my maintenance requests have been handled on the same day or the following day. Overall I am very pleased with living at Le Palais and would recommend it if you want to live in the River Oaks area.

Le Palais is a nice place with a resort-like environment. It is surrounded by many essential businesses - grocery store (Kroger), pharmacy ( Walgreens), walk-in clinic (CareNow), and bank ( BofA and Chase). There are many nice restuarants and retail stores at a walking diatance. Memorial Park is about 10-minutes walk and downtown is about 10-minutes drive.My one-bedroom apartment has lots of storage. It has a spacious layout with new updated appliances and nice counter space.The office staff is very nice and professional. Ana and Lynda are very friendly. They never shy away to say hello and willing to offer help. The maintenance staff promptly respond to the requests. Every morning they clean hallway carpets and the lobby.Le Palais does not have needless amenities. They have a nice pool, gym, business center, lounge, and barbecue area. Anything beyond these amenities are hardly utilized and more for marketing and extra cost to residents. All parking is covered, which is good for an extra or a guest vehicle.

Erin and Judy go above and beyond for their residents and are in constant communication making sure that you are feeling right at home. Not only do they address concerns in a timely and professional manner, but this place is wonderful in other ways.I am a healthcare worker who came home from a long day( during this trying time for us all), to find a care package with thoughtful gifts and a thank you note outside my apartment door!!It was from the LaPalais and surrounding local community. I couldnt be more happy here. Prime location to exciting restaurants and bars while still being a quiet space. I walk everywhere! Buffalo Bayou trails, my favorite bar on Westheimer, my yoga studio, my favorite place for brunch, the grocery store. Ana and Lynda in the office are lovely and accommodating and have made me feel very welcome even though I was just a transfer from another Richdale property. I love all of the natural light in the apartment itself. Everything about this location feels cheerful, luxurious and convenient all at the same time.

Visited the property today. Had the pleasure of being toured by Linda. She did a great job of showing me around and was very informative about the property. She answered all of my questions and any questions She didn’t know, she would look it up for me. Everything look amazing. The amenities are great including the salt water pool. The apartment are very spacious and I’m really considering moving here in the future

Excellent property. Have lived there for a year. Safe, clean, exceptionally nice and a great place to live. Everyone that lives there is excceptionally respectful of the property. Thanks for doing a great job to the new Manager Kayla and thanks for a year of taking care of me, to Erin, Assistant Manager. Kayla is a welcome addition to make the property even better. Well I cannot really comment on living there because I just moved in. But the facility seems quiet, luxurious and centrally located. The leasing rep was a lady name Anna. But the lady who handle my moveon was Linda.After Anna had explained everything clearly, itseem like Linda was in controversy about the move in expenses.So finally the administrative office in Nebraska added 37 dollars to the move in expense. I told Linda that in the future these misunderstandings need to be cleared up.So Ana did give me a tour of the property andelucidated what amenities and comforts the property offered. I was impressed by what she presented for the price offered.In the future my suggestion is that you-all get both reps on the same page when it comes to presentation, especially after a lease contract has been approved.Thank you!

Kudos to Judy for going above and beyond to assist my significant other with his stressful move due to his work travels and non traditional hours. We moved in in October and the leasing office has been so great and friendly. The security guard Sam is the best. The apartment was so clean when we moved in and I have never felt more at home. Plus, my girlfriend loves it. We’re never leaving.

We just moved to Le Palais. We really enjoy living here. The location is exceptional, the apartment is comfortable, relaxing, quiet, and serene. I have a beautiful “vista” overlooking the pool. You feel like you’re at a 5 Star resort at Puerto Vallarta. We stay at www.hotel Mousai.com. This apartment home is the place to live and to be proud to say it’s “HOME”.

Recently visited Le Palais and had a great experience being shown around by Judy and Erin. The complex offers all the amenities most new luxury properties have to offer as well as an ideal location by the River Oaks shopping center. Floorplans are well thought out and al the finishes create a classy French themed environment. Really can’t think of anything I don’t like about the place!
