    My husband and I had been searching for an apartment for a few months. Luckily for us, Charles Wilz welcomed us as we came into the office of Park at Magnolia!! He took us in a tour, answered all questions, and guided us through the whole rental process. We are so Blessed to be residents here now. Everybody is wonderful! Hector with maintenance takes good care of us!! We love living here!!

    Every community will have its share of negative reviews. There are things that are outside of management control and nothing will be perfect. As far as Iā€™m concerned this has been my best experience with an apartment community.Maintenance has been outstanding! Hector is great. My last maintenance request he took care of in a timely manner and left me a note explaining what he did. Amazing!Jason in leasing is someone I would hire in my own company. Always polite, always helpful and dependable.These two individuals are an example of what leadership is. I hope they are treated well and compensated appropriately. You donā€™t come across good employees every day and twice on Sunday!The property is well taken care of. A testament to the remaining staff not mentioned here. It takes a village guys.     I got to spend the last year here at Park at Magnolia and got to say, Jason and the crew have been awesome. Everytime I have had an issue, Jason has been there to take care of it. Now for the not so great partā€¦ keep your car locked. The one time I forgot, my car had been ransacked. But that will happen any where you live and itā€™s really out of Park at Magnoliaā€™s control. That is why I rated it a 5 star. Shoutout Park at Magnolia for a great experience!

    I am moving into these apartments in just a few days and thanks to Jason, the process could not have been easier! He was extremely helpful and he answered every single question I had. He made sure to stay in constant contact with me throughout the whole process of getting approved, paying my move in fees along with getting everything set up like my electric & internet. I can tell that he really cares and I really appreciate that as moving can be stressful. Thank you Jason, you have made this process so easy for me. I highly recommend!

    The tour was awesome! We saw this apartment last minute and decided to tour. Itā€™s a 30 min drive from my house but the amenities and overall apartment was so intriguing that we had to come visit. We were super skeptical of the apartment because the pricing and amenities seemed unreal. But we gave it a shot and we were not disappointed!!!! We immediately applied that same night and now are looking to move in 2 weeks! Jason was absolutely phenomenal, super kind, funny, knowledgeable, respecting the need for privacy to discuss. NOT PUSHY WHATSOEVER!!! We felt like the decision was ours to make without a salesmen down our throat. It was perfect and weā€™ve toured several apartments so thatā€™s saying something! I 10/10 recommend you at least give touring a shot!

    I absolutely LOVE living here! Ive lived here for over a year and just renewed my lease. I havent had any major issues besides the elevators randomly going out on the weekends like once every 3 months. The property is beautiful and the grounds are kept very well. The office staff is always helpful and they helped process my apartment transfer really quickly. Im excited to start a new lease here!I want to send a major shoutout to Jason! He jumped right in and helped get all of my paperwork together and process my transfer quicker than I could have ever imagined.

    I recently moved in to these apartments and we all know how stressful and chaotic moving can be.     I lived in these apartments for 2 years and absolutely loved it. I believe they changed management atleast 3 times while I was there though. The apartments are nice and usually quiet. However, the walls are kind of thin and you can hear everything upstairs. They have great communication, every time I call with a concern, they either email me or call me back within 24 hours to give me an update. Also, maintenance comes within 24-48 hours. The reason I am giving them 4 stars is because my buildingā€™s elevator was out for almost 2 months and I had to pay my moving company $200 extra dollars due to the flights of stairs.Overall, extremely nice apartment, I would recommend living here.

    Beautiful complex, well maintained and you can tell the people who work here really care about the homes and residents! We were having a hard time finding just the right place for our son and first time renter. Jason did a great time introducing us to the complex and the move in process is smooth and well handled! Jason has been incredibly responsive in all our questions, thoughts, emails and calls! We are happy to call this place home!

    The leasing office is always there to take care of you. We have lived here for a year and just transferred to a larger unit. During the transfer process they assisted every step of the way. We mentioned a few things that came up and they immediately took care of it. The past year has been no different. They answer all your questions and attend to any issues in a timely manner.

    I am currently in the process of relocating with my son. I did a tour here during my visit and I am pleased with the property along with the great customer service I received. It was a pleasure working with Jason. After having a bad encounter at a different location I was worried about coming here. I really liked the apartments and how comfortable Jason made me feel by being able to answer all my questions. Trying to relocate with an infant is scary but he was very understanding and patient.

    I wouldnā€™t listen to the other reviews that say this place is horrible. Itā€™s not perfect, but you can definitely enjoy living here!! The walls arenā€™t thin enough to hear everything from neighbors (at least not for me), and the residents are nice and mostly quiet. The apartments themselves are nice and Iā€™ve never had any issues with management. I will say that one or two of the leasing agents arenā€™t the nicest or most helpful, you have to find the right one to talk to in order to get some real help. they do seem to care and address issues within the complex- for example, the dumpsters since Iā€™ve lived here have been an issue. they were always overfilled and gross. but they recently implemented valet trash in an attempt to help fix this issue (at least I assume thatā€™s one of the reasons). I will say that this month Iā€™ve noticed two cars with their tires stolen, which is concerning. this is a pretty safe area, and Iā€™m hoping they consider putting cameras up in the parking lots to help prevent this issue so it doesnā€™t keep happening. other than that, I really do enjoy living here. they do lots of cute events and keep the complex pretty clean.

    They didnā€™t have any availability for 4 bedrooms so we are patiently waiting. Jason was our leasing agent and he was amazing. Very informative and friendly and patient. He followed up with us after our visit. The apartments are beautiful definitely recommend!

    I recently moved here and have had a great experience so far. Kimo was the one who I toured apartments with and was super helpful in answering all of my questions, and also helped me get situated on move-in da. Whenever Iā€™ve had any questions about navigating the resident portal or maintenance, someone always picks up the phone and Jason has been helpful in resolving any questions or concerns I have and makes sure that I donā€™t need anything else. I really enjoying living in this complex and the area that it is in.

    I have been living here for about eleven months. I feel as the price is fair for a luxury apartment. Maintenance always arrive within the hour. The staff members are polite and welcoming. I prefer Gilly when I have questions concerning my lease; he has the best customer service.However, the reason I did not give Park at Magnolia five stars is because I am not enthused that tenants are required to use AT&T, if we wanted home internet. Also I think there should be an option to opt out of valet trash, but I believe its standard with all apartments.

    My family and I have been residents of this community for nearly 4 years. We have recently decided to extend our stay and lease a larger apartment to accommodate my family. The experience living here in this community has felt like family and home. The staff here makes the residents feel like theyā€™re part of a extended family the grounds are kept up the maintenance is super efficient I couldnā€™t be more proud to call Park at Magnolia my home. Gily was my leasing agent during this process and he took care of everything before I even needed it taken care of. He was so professional and kind to me and my family. To sum it up the entire leasing staff is very professional and awesome.

    I have lived at The Grand Estates Woodland since April 2016 and have been happy in every way with my decision to move here. This past year has been particularly difficult for everyone due to the pandemic; however, I have been so impressed with how the Grand Estates has managed to go far above any expectations to make life here safe. Everyone from management, the office staff, and maintenance crew have been so accommodating and pleasant in showing they truly care for their tenants. The Grand Estates Woodland is truly a wonderful place to call home!

    As a first time mover I was frantic, not knowing exactly where the journey would lead me; after applying for the apartment I was introduced to Ms. Max in the front office who was EXTREMELY welcoming and made me feel comfortable and secure. She gave me a personal tour of the potential apartment and it was like love at first sight. One month later Iā€™m all moved in and loving the community! Iā€™ve even found a friend of mines who stays in building 3! The apartment landscaping is gorgeous and clean and through the middle of this pandemic the complex is ran in a very professional and orderly conduct ensuring both safety and satisfaction! I would highly recommend!

    My first contact when I called The Grand Estates Woodland apartment to inquire, was ms. Rhonda, one of the propertyā€™s leasing agents. Ms. Rhonda was courteous, applying high professionalism while explaining, and walking me through the apartment complex. After she showed me all the wonderful and beautiful property/apartment features, my mind was made up, and I decided I had to make The Grand Estates Woodland my next home. My leasing process went great, thanks to ms. Rhonda and the other leasing staffs for their assistance. My apartment unit was super clean, all appliances in great working condition. The whole property is peaceful and I love it here.

    Complex is clean and well kept by staff, the tenants are all very friendly, it truly feels like our own little community. If I ever have an issue or request the office and maintenance staff resolve it right away. Theres always fun office events and food vendors during the month. The playground on site, walking trail, open grass area, nicely equipped dog park, and saltwater pool ensure my kids and I never run out of things to do or places to play. The Grand Estates in the Woodlands is truly a great place to call homeā¤

    My husband and I were looking for a new home in The Woodlands for our family. We are new to the area. I had an appointment to visit the Grand estates with Ronda. She was awesome and showed me all around the property and gave me lots of information about the area(school, fun, etc). I was also interested in The Mansions on the Park next door(the sister property). So she took me next door and gave me a tour of the property as well. I ended up going with The Mansions, but really liked The Grand Estates too. It was just a better fit for my family. I give Ronda a 10. She was so nice and welcoming. We have now lived here almost a month and I love it! There are so many amenities for adults and kids. I would definitely recommend either property if you are looking for a new home!šŸ˜„

    When I started looking for apartments I had planned on looking at several different areas but after seeing the complex and meeting with Rhonda and her showing me everything the community had to offer, nothing else compared and I decided to sign the same day.     I love everything that The Grand Estates Woodland has to offer. The staff was wonderful and answered every questions I had. Oscar and Andrea was delightful from the moment I first met them.     I want to start this review saying that my experience leasing my apartment at the Grand State woodlands was the best thanks to Oscar and I will tell you why... first he was really honest and careful with everything about the apartment, he listen to my concerns and did everything to make better the best way he could. The process to apply was so fast and super easy... the day that I move I got a present in my new apartment that I am really thankful for, even that day Oscar made sure that everything was perfect with my moving. I check the apartment and everything was ok with a few things that were not up to my standards but they were fix ASAP like the next day... in conclusion this had being an amazing experience and again canā€™t thank Oscar enough for his patience and effort for making everything happen so smoothly and perfect thank you thank you

    I lived at Grand Estates Woodlands on a 3 month lease while I was waiting on my new home to build. I hadnā€™t lived in an apartment for over 18 years and my experience was AWESOME!!! The Apartments are family oriented with plenty of activities for all ages, they are a dog friendly.Oscar was my leasing agent and he was the best. I was not use to doing request online, whenever I called and needed anything Oscar or Andrea was always willing to assist. I love the fact that they took ownership of what ever I asked. Never did they refer me to the website or ask me to call or talk to someone else. They took great care of me.The ammenties were great, they really maintained the Apartments , there are always events for their residence. Althought Iā€™m glad to have my new home, Im truly going to miss Oscar and my family at Grand Estate Woodlands.The Manager Tiffany, Oscar, and Andrea welcome me with open arms and quality of service here was Excellent. I m definitely going to stop by to keep in touch. They really made me feel like family. This is a great place to live.

    I moved in 12/2016. I have had no complaints with this property. Some small issues like the upstairs neighbor being loud when walking or running after 8pm but after speaking to them about it its calmed down a lot. I live on the first floor so I do understand there will be noise. Ive never had an issue with the front staff, they are absolutely amazing and dont make you feel you are a bother to them. I love my apartment! I dont hear loud music playing, every now and again the gates mess up but that happens almost anywhere you go. When there are weather concerns, the staff posts about it around the property. Maintenance handles things quite quickly and its very much appreciated. If you mess up, they give you a warning first because they understand people make mistakes. I do recommend this complex and plan on staying here long-term!

    So Far I am loving living here! The grounds are very well kept and the neighborhood is super quiet! The apartments are lovely as well! Oscar Duran at the leasing office was amazing at helping us find the right apartment for us, even though when we visited it was a very busy day he never made us feel in a rush and always took his time to answer all questions we had!

    Initially, I was skeptical when I came across the Grand Estates Woodland during my search for an apartment. Im so happy with my decision to rent from them though. The staff and the property itself exceeded my expectations in every way. Oscar is by far the best leasing agent Ive dealt with. He made the entire process smooth and enjoyable. Ultimately, his assistance is what prompted me to choose this complex. No other company in the area has such good amenities, rates, space, or staff.     I love this apartment, my favorite Ive ever lived in. Rhonda and the front staff are kind and eager to solve problems. Rhonda recommended I get an apartment facing the courtyard, and Im SO GLAD I did- thanks Rhonda. I have more privacy and a beautiful view of pretty trees and a little dog park. Love the new appliances, hardwood floors, high ceilings- its all good and so luxurious. Have I mentioned I love it here? Cant wait for it to warm up, youll see me next to that saltwater pool.

    My roommate and I moved here early February and have been very pleased with this community. The staff has been quick to follow up with us if we contact them and they have always been professional and courteous.Most important to me when considering a property is; 1. Apartment Staff, 2. Parking, 3. Security, 4. How well the property is maintained. In all of these areas, I feel very confident rating with 5 stars.The gym is fairly nice for an apartment gym, just dont expect to be able to do everything you would do at a 24hr fitness. Very nice inside of the leasing office and apartments. Nice things about this community; Coffee and cookies always available, granite countertops, matching stainless appliances (with owners manuals available), concierge services, and convenient location relative to grocery/department stores nearby.I read reviews of several other properties nearby and get the impression that people seem more likely to post negative rather than positive experiences. Many of the negative experiences dont seem fair to blame the apartments for (i.e., car broken into, noisy neighbors, etc.). I would only offer a negative review if the staff/customer service were lacking, maintenance issues werent handled effectively, or the property was poorly maintained. In all those areas this is a 5 star place in my opinion.

    Initially searching for an apartment in Magnolia/ woodlands area was quite the task. The Grand estates woodlands showed up during my first searchAnd I very much liked them, and typically one would carry out the search further, but this was it. I decided to drive down to visit and visualize, and my experience was flawless.From clear and concise communication regarding reservations and accurate information regarding the place, I was shocked with the old slogan ā€œwhat you see is what you getā€ held meaning.I liked my camellia floor plan a lot. High ceilings, 4th floor view and nicely polished floors to mention a few.Myriam Andre was lovely enough to give a courtesy call a day after telling me what was available. This was a customer service magnitude of the highest order, and the reason I drove to see my floor plan. She gave me two tours and even skipped her lunch which I took notice, and her passion was outstanding. 3 hours later I signed my lease for my camellia over a great talk of Astros/ Yankees game with Myriam and Oscar. Very professional and personable people.I would highly recommend this luxury apartments to my fellow tenants out there.

    I really dont understand why so many people think these apartments are terrible. Honestly the only complaints I have are that we live close to the pool and people party/scream all throughout the day and night and dont listen to rules (there past closing). But, that is a people problem and unfortunately that can happen anywhere. Our apartment is very nice and decently priced for the amenities and look of the apartment. Weve never had a problem with management, and they had great move in specials when we moved in. Everyone in the office is nice and they always say hi when they are out walking the property. I enjoy the large dog park and the trails throughout the property. I have recommended this place to friends & will continue to do so!

Highly recommend the area.

    I honestly loved living here, the office staff, the grounds, and apartment were all great! Occasionally youā€™d have the loud upstairs neighbor but thatā€™s a part of apartment living. Besides that, GEW is for sure where you want to live; I only moved because I relocated but if not Iā€™d probably still be there.     Lets talk good and bad the apartments inside are so gorgeous. There are lots of kids but I dont see them running wild much. There is a nice pool and gym and the clubhouse is so cute and luxurious Ive used the business center quite a bit its nice. Area around has lots of things close to shopping groceries mall and dinner... Few bad things too many pets so the fleas are in some the unit Im going to get my own flea rid also dog pooped right by my porch its still there ...owners control your pooch dont be ratchet. The apartment walls are a bit thin I dont have neighbors on either side just on top and across so for me its not bad but ppl I talk to in here complain. I am overall happy with this place I like it minus fleas but Ill get a spray bottle and get some pinesol and spray I worked as a vet assistant it gets rid of those fleas and most gnats.. Long story short its better than most places they should just lower the rent like $100 less .. Oh and I dont really know the office staff yet but so far the guy is cool duan the girl is super sweet I forget the ass manager name but she is pretty cool so far. #blessingstoall

    Overall this is a great place to live.. it is quite and the apartments are very modern, spacious, and energy efficient .. from the staff in the office to the maintenance team they have been able to resolve all of my concerns and issues i have had from needing a mailbox key to replacing worn or damaged items.. or just needing to have a fax sent.. There is no place that is perfect no matter where you decide to live, but i can tell you if you choose to live here you will not be disappointed.
