    Used to live there pretty comfortable to be honest,place is clean and maintaince is always on top,they be there by next morning if you report something,one thing is about the place is the parking and the rules for example no grill?like bro come on is a place to make yourself at home or putting things on the porch they make it to much of a deal,but they are good apartment to stay there

    I have lived on this property for 23 years, and have resided in my current apartment for 12 years! I absolutely love my apartment! It is a perfect home and fits like a perfect pair of shoes!The rooms are very spacious, plenty of storage and closet space. The community is peaceful, quiet and the grounds are very well kept. I really have been very happy living here all of these years!I have always loved the office staff as they are consistently professional and very helpful. Great maintenance staff as well! All work orders are worked in a timely manner and problem solved at the first attempt.My longevity residing at this complex explains is all. I highly recommend Arbor on Richmond as a great place to live to everyone!

    Went to tour the property with my family. Beautiful clean property with reasonable pricing. The assistant manager was so kind, helpful and professional. She answered all of our questions and was very knowledgeable. I would definitely recommend you consider this property as your next home.

    Rental agent Vanessa Garcia is awesome. She was attentive of the details about the apartment I was looking for. Great Job Vanessa...wonderful cheery manager. She makes people feel comfortable. It is what this property really needed. The office is always decorated and welcoming.. I have been a resident for 3 years and with the many changes this one was a great choice.

    I moved into Arbor on Richmond in January and I absolutely love this community! The office staff is so nice and they’re always having events for the residents. I was reeled in by their low prices and spacious apartments and was NOT disappointed!! It’s so quiet and my neighbors are so friendly and have lived in the community for 5 years plus! I’m also impressed by the maintenance staff. Within a day, they come and fix any problems I’ve had. I’ll definitely be renewing my lease once it’s up!

    Revised, 3rd or 4th update, final update.Let me start by telling you I was unhappy having to live in Houston, that aggravated my bad moods and stress level, but now that Ive decided to stay in Houston, my 4 years here, in these apts, have been Great! Our manager, Genesis, and assistant manager, Natalie, work together like a well oiled machine! My maintenance issues go to the office, and they get a maintenance man here pronto! I enjoy just going in there to shoot the breeze!My apartment is huge, big enough for everything Ive collected over the years (art work, figurines, elephants, lol, you get the picture).I will say be prepared for water/sewage bills that the CITY keeps increasing, so adjust your budget to include around $100, maybe a tad more, but its the same with all of the properties built before the 70s.The security gates work great until some idiot tenant runs into them. The manager, Genesis, stays on top of it, offenders get in BIG trouble as they should!So I apologize to Genesis, Natalie, and Arbor on Richmond for bearing the brunt of a stress move (2 back to back hurricanes that destroyed my home town) and I should not have said the negative things I did in earlier reviews. I take it all back. I am going to move this year, only because I want to be closer to the Loop. So thank you Genesis, Natalie, and Staci for a great 4 years!

    I have lived here for going on 3 years and will be renewing soon. Vanessa has been here all this time and is one of the reasons I stay! She is excellent! Professional yet still freindly and courteous! We are so lucky to have her! Thanks Vanessa!The APARTMENTS are consistently being upgraded and the neighborhood is quiet. I even live by one of the pools and have no noise problems. The people are friendly and quiet around me. All in all a great place to live!

    Me and my wife have been looking for an apartment complex for a while and are glad to announce that we have found one we can agree on.     I am excited about the upgrades and remodeling going on right now.!!! I am a current tenant and have happily lived here over 5 years. It is an older complex, but the few maintenance issues I have had over the years, have been handled quickly. Stacy and Vanessa from the Management office are super friendly and handle all my concerns very courteously and promptly. My studio apartment is spacious and perfect for just me! I highly recommend and will renew my lease for sure!

    Looking for my first place was a challenge after my divorce. They offered a great deal for the apartment size I had. They also offered 6 weeks free. Vanessa and Stacie are a dynamic team that are dedicated to ensuring the tenants are satisfied. They answered all of my questions with patience and professionalism. The move out was smooth and they were very understanding of situation. Parking is a challenge but paid parking spots were cheap compared to other places in the area. They also don’t charge you extra for covered spots. It’s close to everything and it’s easy access to WESTPARK and about 5 minutes from beltway 8. Your water is based on your apartment size and the lease specified that. My only negatives were: limited free parking spots, sewer issues (a city of Houston issue not the complex fault), and they don’t have a gym but there is one close by. However they are making improvements to the complex so a gym may be a change to come in the future.See Vanessa for specials and I promise you won’t find an apartment that rate in this area. Thanks to the amazing staff for “putting up with me” for a year.

    Not sure if it’s under new management, but I didn’t see any sanitation issues like the older posts. The people in the office were very nice and informative. I saw 2 different layouts, and they were both very nice, especially for the price. Location is great proximity to downtown; easy access to the freeways.

    I have been a Google Local Guide for quite a few years now( currently level 6), and I’m quite pleased with the Arbor On Richmond community. I have Enjoyed being apart of Arbor on Richmond community (Current Tenant) So much so that once my lease was up, I just had to renew my lease. The whole staff, are friendly as can be. Staci M( Property/ Community manager) and Venesa are both diligent employees ( Breadwinner) very polite and informative. The Whole team strives to provide a great costumer service. I highly Recommend this Arbor on Richmond community.

    Between my husband and I, we’ve lived here for over 20 years. It is conveniently located for us and the amenities we need (59/Belt 8/I-10).One great thing is that during Hurricane Harvey in 2017, we did not flood or lose power. The complex is built up on higher ground. The roads around will flood with a lot of rainfall but we were very fortunate to be where we were at. The complex was recently wire for Comcast and AT&T - a Plus!Our apartment has suited our needs and the bedroom (1 bdrm/den) is a good size for our king bed.There have been management changes over the years, some good, some not, but Stacy and Vanessa are very great at what they do. The price has gone up in recent years (what hasn’t?!) but is Much better than the Outrageous rent we’ve seen in other places in our area, for Smaller square footage than what we have (825 sq). Overall, satisfied!

    I went to Arbor on Richmond to check out an apartment because when I drive by everyday it is clean and I have noticed the way management decorates outside to attract our attention. I am a little hard of hearing and had to ask the young lady to repeat things which she was very polite about but the manager Staci came out to see if she could be of assistance and both ladies helped me. I am retiring next year so I have to figure out my budget and then I will come back to lease.

    It’s my 3rd week and I am writing this review based on my talk and experience with the property management.1. Property management is not well trained to handle emergency situation.The property had an emergency water break and property management didn’t take any self-initiative to convey this message to all tenants. Property management felt the tenants should give a call of this situation when they come to know and get the answer. Speaking to management, she didn’t want to spend any extra time of her crew in passing on the message through email blast or telling it loud on mic/speaker or other ways. The attitude of the manager was bothering, it was like it’s another emergency situation, who cares, sit quiet and do nothing. She didn’t wanted to take any efforts or find ways to convey. As a tenant it worries me if there is emergency situation in future like fire or flood or any catastrophic situation and management is aware of situation, they won’t be proactive and trust them, unless they prove it to convey it. Doesn’t have the will or system to convey. The question I had was, whose responsibility is to convey the message about emergency situation? and haven’t received the answer.2. Property management is not trained to solve the problem and avoid discussion to add fuel to fire.Need to talk with respect and treat all human equal. Since this property is mostly with minorities, lower talks are pretty obvious unless you prove them your well educated. Property staff are kind. When the tenant says it didn’t get the information about water break. Just accept it instead of arguing over it. Just tell the managerial words “I will look into it”. Why the tenant will make it up wrong for something it was not known.Just a 2 cent suggestion. If there is an emergency situation, please do a write up of the message to the property staff so they can convey the same message to tenants and there won’t be any missing information. Let tenants judge the extent of the precaution to be taken.Overall situation how it was managed seems not right and wanted to haste the conversation make it more frustrating, proving property management don’t have the patience.I have hired and trained lot of people. Every situation can be improved with better endurance, accepting and inspiration to do it right. So rating it 4 star to improve.

    So far Ive lived here for about 2 months and I love the place the management so nice and the apartment is notNoisy with kids but I do have at least 2 problem with the apt 1,the pools are not cleaned they are very dirty and no one can swim in it because there locked 2 the towed my car and I dont know why!!!
