Living here has been great. To be honest these prices are competitive and cheaper than most places near denton. With that being said nothing is perfect, and half the things people complain about can be dealt with, it’s just most are lazy and want management to do everything, while there is some work to be done in the support area, its not as bad as people say. Melissa has been great at helping us get the best experience at this residence, so id recommend talking with her if you plan to live here in the future.

Update to review! 2/3/2025Just wanted to add that things have gotten SO much better around here. Thanks to Melissa and staff who are and still going above and beyond to make our community livable and enjoyable for the families. One thing I need to add is there needs to be more reminders sent out about the garages being up, the speeding in the alleys and in the community, shopping carts, as well as trash bins, and quiet hours. Other than that things have changed dramatically. I appreciate you guys changing things it makes living here much more enjoyable when there are reminders, rules and guidelines put in place and issuing out fines for those that don’t adhere to the HOA community guidelines and emails and text that get sent out. Again thank you guys!!!There has got to be some rules ASAP for these students, and some changes ASAP!! The garages were up all night, THE GARAGES STAY UP CONSTANTLY THROUGHOUT THE DAY AND ALL NIGHT LONG!! speeding very fast through the alleys, they park in the alley playing loud music in there cars, blocking the alley with there cars talking to there friends.

We have renewed our lease for a second year at this location and are extremely happy with Melissa who we consider family John and Billy are also so supportive and caring. Melissa always goes to the next level sharing her kindness and professionalism.

John since he came on has the place looking in top form, enforcing rules and policies, and working so well with Massey pest services has requests dramatically down. He is a hard worker and dedicated to his job and making it easier for everyone else.

Update 12/28/24Thank you Ms. Magali for all your help today with our question! She was so so sweet and professional and was eager to get our questions answered, and just was very knowledgeable!!! Also a special thank you too Mrs. Melissa who I love and the entire Rayzor ranch team from management too maintenance!!! There has been HUGE amount of changes to our community!! You guys are amazing and I cant thank you guys enough for all you’ve done and doing and the changes you all have made to make the community better!!! You’re the reason we are still residents!! If you’re looking for a great spacious 3 or 4 bedroom home with a large/wide two car garage please stop by and see these ladies!! You will love them, the homes and the community!!!I have been so so hesitant about writing a review cause I truly didn’t want to have to do this!! After what we saw outside our garage last night, and driving through the community I’m livid!!! I’m like the other residents I’m fed up!!!! We pay a lot of money too live here, and I’m speaking of myself and the others who are doing the right thing, and paying there hard earned money too live here as well!! When I moved here back in June my family and I we loved it here!! Until we noticed a herd of college students come in and change the atmosphere. I’m not saying they can’t be here, but you can’t mix regular living with student living!! This is not a college campus!! They bring Walmart/ Sam’s shopping carts from the nearby stores, and herd them in there garages and never return them. A shopping cart has hit my car cause it rolled out from a garage WHICH IS ABSOLUTELY DANGEROUS, and they can damage someone’s car when a cart is not secured, and to be honest you shouldn’t have them anyway!!! We also have had numerous times residents stand directly on our porch facing like there gonna come in our home, we’ve walked out our door and also seen a resident directly on our front porch!!! Like this is so not COOL. With all that’s happening in the world/ news today, it’s scary to see, it’s disrespectful, and when looking on your phone at your camera it can frighten you!!! They leave them by there front doors, or where I live in the community they dump them over in the grassy area by the lake. We can’t get any sleep at night cause they constantly walk the neighborhood after 10pm every single night my garage camera and my front door camera constantly sends us alerts after 10pm into 3-4am etc. There are some students that are doing the right thing, but the mass majority of them ARE NOT!! There are recycling bins in the parking lot where residents park right now cause people want go and retrieve there bin if they notice there missing them. We still love it here but to continue to want to stay THINGS HAVE GOT TOO CHANGE!!! This has totally messed up our quality of living!!! We didn’t sign up to be here to deal with this!!! As other reviews from the residents it’s all TRUE. Sad too say but the lack of enforcement here makes it so very hard too give your money every MONTH. I even hate walking through the neighborhood now cause it looks so trashy!!! there’s furniture turned upside down next too people’s garages, you see people sitting in recliners outside there garages, doors kept wide opened, people hanging clothes on there front stair rail in front of there home to dry, you see multiple shopping carts in almost every garage, they keep trash outside there trash bins, trash fly down the alley out of people’s bins!! They SPEED constantly through the alley which is so DANGEROUS. It’s something different you see on a daily bases here which makes it SO SO HARD too want too keep spending your money here. It’s like we’re giving but not getting QUALITY service in return and as residents were getting FED up with it and I’m EXTREMELY UPSET I can go on and on about our experience here this is how devastated we are and how upset we are.

I’m not a person to leave reviews really but I felt like this is a good one to start with.I was skeptical when leasing first bc I saw some reviews but decided to give it a shot.From the beginning magali was very informative and helpful in assisting me with questions I had.The other ladies in the office were such good help when needed as well Melissa and Evelyn.The office seems super busy when I come by and I understand the property still needs work but I have seen some progress and hope the process continues.Also… I love the home im in ! So spacious and big

February 6, 2025John received the work order and responded with in 30 minutes to set up a repair date. He showed up on time and was very efficient knowledgeable and professional in his performance of the work order.I give John/Maintenance 5 Stars because of his friendliness, cleanliness and rapidness and completion of the work order.Melissa, Mica and Whitney are a trio of Beautiful Flowers. These ladies were SO EXCELLENT to work with. They provided assistance, clarity, and information. They were so Patient, kind, and understanding because I had so many questions and situations that needed to be worked through. Please come and be neighbor because you andYour Family will be so happy staying here. Great Architecture and Builders.

It has been an amazing experience living here at the Residences at Rayzor Ranch. The house is amazingly spacious, neighborhood is a great balance of college students and families, & maintenance has been very easy to call. My favorite part is the front office management, they are very patient and gracious, and do a wonderful job of meeting our individual needs with a smile on their face. Major shoutout to Melissa!

As a resident, the services are amazing here and of course the homes are beautiful and vere spacious. The community is very close to the Walmart, Winco , a lot of fast food chains in a walkable distance. The only downgrade is that it’s lacking pool and gym facilities and I really wanted a pool in this summer. And overall it’s just amazing community.

The greatest thing about staying here is the people! In so many ways these two lovely women sitting down have helped me and my roommates get comfortable in our home and offer any and everything that we need. The home is amazing, the neighborhood is great. but the people working are even better!

I have lived here since august and have had no issues. All of the ladies at the front office are incredibly nice and helpful- even the maintenance men we have had come out have been so nice. The complex is right next to UNT’s Discovery Park which is the engineering campus. Many of the residents that live here are students and the majority of them are Indian. Even though they have a different life style, they are all very respectful. These bad reviews are racist. We love living here and don’t plan on leaving any time soon.

Whitney did such a great job getting us into our apartment we wanted and has been very welcoming and helpful! Love the location being right across from the lake and near everything with Walmart and wingstop practically in the back yard and the road right in front of the house is not loud even though I thought it would be. But amazing place overall
