    We would like to take a moment to give a shoutout and huge kudos to Zack Yowell @ Pratt Homes.For many years we have encountered sub-standard interactions with sales people in the manufactured home industry, so it was a wonderful breath of fresh air when we had the good fortune to meet Zach and spend some time with him. Before we even met Zach knew we were not going to purchase a home from him as we are relocating from Texas to Florida and would be purchasing a home from a local dealer in Florida but Pratt Homes has a great selection of Deer Valley Homes that we wanted to see and I guess Zach drew the short straw to be our tour guide. He was very pleasant and knowledgeable as we discussed our future plans and our past experiences with traditional built homes. He showed us the home(s) we were interested in seeing and even suggested a couple others we didn’t even think about, and we are so glad he did, too. One of the homes that was not even on our radar ended up being the perfect home for us and we never would have found it if Pratt Homes didn’t have it on their lot and Zach didn’t take the time to understand what we were looking for in our new home and then take the initiative to show it to us.     My wife and I searched all over Texas in hopes of finding a home builder. We spoke to many different companies. As most know, it can be a real life nightmare trying to purchase a home.     Last week I had the privilege to walk through over 20+ model homes with the Pratt team. Originally my wife and I were considering purchasing a motor RV (Diesel Pusher) to spend our off time relaxing. However, after seeing several exciting models Pratt Homes has to offer we are considering a mini home on a piece of property with a boat or a mini barn with motor toys.The depreciation of the RV market and maintenance of owning an RV has use leaning towards a Mockingbird style home.I loved the turn key service financing options and upgrades Pratt can bundle in to make our plan a reality.     Ask for Alexis! From the moment we walked in, she was so sweet and immediately made us feel comfortable. She showed us a few homes and made it known that if we chose to move forward, she would be there every step of the way. And I truly believe she would have.Although we have chosen to go a different route at this moment, I would recommend Alexis at Pratt to anyone shopping for a house.     We had been looking at Pratt as a potential builder for our home for about three years. In that time we did our due diligence and looked at multiple other builders and the more we looked the clearer it became Pratt was the best by far. Our consultant, Blayne Noble was fabulous to work with. He was very knowledgeable and accommodating, doing everything possible to meet our needs and demands. From start to finish, the process which took around 8 months was seamless and very smooth. Everyone involved worked together brilliantly to make the process as stress free as possible and altogether a pleasant experience. I have already recommended Blayne to friends of mine that are ready to start the home building process and I would highly recommend him to anyone reading this review and thinking about Pratt Homes for their next project.     We looked at several manufactured home dealerships, and Pratt Homes had the highest quality of all we visited. Our sales rep, Blayne Noble, was by far the best salesperson we’ve dealt - not just in manufactured homes but with any product. He was attentive but not pushy. He answered all of our questions clearly and in a timely manner. Due to circumstances, we weren’t able to purchase a home from Pratt, but if we decide to go that route in the future, we will definitely contact Blayne. He’s the best!

    My husband and I have been very happy with our experience with Pratt homes, and more specifically with our sales person, Rustin Guarnere. He has kept his word on everything promised, and was very easy to work with! We were full time RV living, but are expecting our first baby and wanted to upgrade a little bit. We ended up buying a used modular tiny home from Pratt and have loved it so far! Tons of storage, and have been especially happy with the A/C systems and how well they work in Texas heat! Would definitely recommend Rustin if you go to Pratt.

    We bought a Franklin modular home from Pratt Homes in Tyler TX. The whole process from design, to build, to delivery, to final trim out; Pratt personnel, Franklin personnel, and Johnny Jordan (our Pratt sales person) made the experience great.     A couple of weeks ago, I was lucky enough to find Pratt Homes in Tyler, Texas. The team there was amazing, answering all my questions about real estate, financing, and tons of different home options. My wife and I were looking at properties in the mountains of Virginia to escape the hustle and bustle of DC, but due to the pandemic, prices shot up over 300%, making our escape finacially unattainable. Touring the Jackson Tiny Home made me revisit my dream as it had the perfect amount of space for my family (two adults and two small kids). I quickly started looking for property and then discussed shipping options with the Pratt Team. They had just shipped to Colorado and explained how the homes could be customized for different weather conditions, which was amazing. I discussed adding a gas fireplace to the Jackson porch! Thanks to the Pratt team for helping me find my dream again and I might add more homes as rental options!

    We recently ordered a custom tiny home for our elderly Mom. We looked at several model homes at the Tyler location and eventually decided on a modified Titus floorplan. We began working with Tracy Garza in early November and she was absolutely amazing to work with. Tracy’s attention to detail is what made this such a smooth process. From the floorplan modifications to the interior decor choices (which we changed several times), she was extremely patient, providing answers to questions and much needed advice every step of the way. We were given a build time of 8 - 10 weeks and the house was actually completed in six weeks. Our experience with Pratt homes has been great!

    I have personally worked with Pratt homes on the purchase of a modular home for friends. They were great throughout the whole process. When we came to Pratt Homes, we met Chase and Mindy who were both so kind and helpful. Chase was our salesman and he showed us many homes before we chose the perfect one.     I have SO MUCH to write I don’t even know where to start. The first thing I would like to say is how much my family LOVES Blayne Noble! If you ever go to Pratt Homes, which you should because I did A TON of research on the home we are getting and who builds them, please ask for Blayne. He is the best salesman we have ever come in contact with. He is NOT pushy at all. He tells you how it is and doesn’t just want your money. He’s just down right honest from the get go. He works very hard at meeting your needs of the perfect home. He was so patient with me and texted me back with answers to all my questions and called when I wanted to bother him with questions and he did not mind at all. He is all around a great person to help you find a home without feeling pressured. He is also very polite and funny and just an all around good guy! We literally are almost closing and it’s only been a little over 2 weeks since we initially meet him and he started taking care of us. Honestly we were so worried about the whole process and it’s been so smooth since the beginning.     We have had such a great experience with Pratt Homes! We walked in off the street and it was a busy place! But we were greeted and it was only a minute before Johnny Jordan came out to assist us. Due to an issue on our end we didn’t make a deal and I was upset because I wanted to make the sale with Blayne. Blake in finance was super smart and did everything he could to help. So here goes…Two years ago, I was looking to purchase a home for my parents and after researching their city’s code enforcement requirements, we opted for a modular build. My folks are both retired and had never owned a brand-new home, so for my siblings and I, this was a special project. We were looking to purchase something small and manageable, yet something comfortable to accommodate families during our visits.After a rocky first impression, Lynn Pratt stepped in and literally saved a customer from taking business elsewhere. He demonstrated compassion, patience and most importantly, excellent leadership throughout the entire process. He availed himself to assist us or ensured someone reached out to us if he wasn’t available. Chuck Conklin also deserves great credit for his contribution. He ensured all our questions were satisfactorily answered and was easy to work with.During the construction process, the subcontractor, Tabb Improvements (Mike Tabb) was outstanding. No matter what issue they encountered, Mike and his team were problem-solvers. Ultimately, the home we received was completed in a timely manner and was built to our satisfaction.     We visited Pratt Homes last Saturday. They were very busy, but Mr. Pratt himself stepped in to discuss our needs, then showed us several model homes. He was very upfront with pricing information when we told him what we were looking for, and shared some wisdom on what was reasonable and appropriate for our situation. We have land and are looking for something turn-key as my career is very demanding and I travel quite a bit. Everyone there was very friendly, and the quality of the homes really opened my eyes on what is possible with pre-fab homes.     My sister and I visited Pratt Homes yesterday. My salesman was Aaron Miller. We were super late because Siri had us going at the opposite end of the loop, but even so, Aaron was so sweet and still took time for us. They were super busy, but we still didnt have to wait long and the staff were all very nice. I fell in love with one of the homes and will be starting the buying process next payday. I am beyond excited. The owner literally responded personally to my inquiry from the website which meant a lot to me. Genuine southern hospitality goes a long way. This is my first time to ever try to buy a house, but I feel very confident & comfortable with them. It is ZERO pressure sales also. I think the homes are so beautiful they sell themselves. :)

    Pratt Homes had a great selection of modular homes which are very well constructed. The prices for their modular homes are very reasonable. I was really looking forward to purchase one of their homes but my lot was not conducive to a modular home. However, before the construction company surveyed the lot and have me the bad news, I was working with Aaron on the design and price of the home and he was very knowledgeable and responsive, he kept me very well informed with frequent updates as to the status. I wish we could have put a modular home on our property because I was so impressed with Pratt Homes!

    Wanted to build a home on our acreage in the country, but the price from a builder was way out of our range. At Pratt Homes we found we could get a completely customized modular home that we could afford! Every time I asked if we could get something, Mr. Pratts answer was, Yes. Everybody with whom weve had contact at Pratt Homes has been courteous and friendly. Couldnt be happier.// Six years later--if I knew then what I know now about Pratt Homes, wed have run screaming to any other modular home company. Days before we were set to move in we were told we owed them an additional $50k as the land we put up for collateral was suddenly, not allowed. This came months after 5 staff members, including Mr. Pratt himself (who often bragged about his 21 years of experience), all approved our 10 acres of paid-for land as the down payment. Wed been through a legal closing on the home and everything, but we had to get a second loan to cover the additional $50k plus we had to pay closing costs a second time for another closing! They said they used their best builder, but a sliding door was omitted, they forgot to build the tiled hearth for our wood stove so my husband had to build that himself, flooring was omitted in one small section of the master bedroom, the kitchen island was half the size it was supposed to be and much of the inside finish work was cheaply done. Draw your own conclusions and watch your back.

    Wow what an amazing experience we had at Pratt Homes in Tyler Texas. My wife Evelyn and I always heard Pratt Homes was the place to go if you were looking to purchase a Manufactured Single Wide, Manufactured DoubleWide, Modular Home or Tiny Home. A friend of ours recommended sales rep Rustin Guarnere. So we made an appointment with Rustin. From the moment we met Rustin we knew we had made the right decision. He is very knowledgeable of all the homes Pratt has on their show room lot. ( I called it a show room lot because of the beautiful homes for you to walk through ) and they can also custom order your home if you desire. Rustin listened to our desires and what we were looking for in a manufactured home and amount of money we were wanting to spend and he went to work for us with no pressure whatsoever. The day of our appointment with Rustin he introduced us to Mr. Pratt the owner and also Blake Jordan the finance manager. They each assured us that they would do everything they could to get us a home that we could call home and that we would enjoy with our family and friends. Rustin oh and did I say patience he has lots of patience because we made several trips, several phone calls, texts, looking on their website and then he calls us and says he has a perfect home for us. So off we went from Kountze,Texas to Tyler, Texas and got us a manufacture single wide. It’s a beautiful home and we’re very happy with it. Also want to say Blake Jordan the finance manager made the financing very easy for us. Explaining everything in detail. He made it very comfortable for us through the whole process. Samantha the construction coordinator with Pratt Homes took over after purchase and scheduled delivery and set up of our manufactured home and scheduled all utility hook ups. She stayed in touch with us till everything was completed and we were satisfied. We have no regrets making our purchase from Pratt Homes. We have had several people stop by our property after seeing our home to tell us how beautiful it is and asking where we got it. We tell them Pratt Homes in Tyler Texas and then the question is why go so far away to purchase.     We are in the early stages of shopping for a home so our visit was about getting information about modular construction. We called ahead to make sure someone would be available to walk us through the homes and answer questions. We were immediately greeted by 2 different people when we walked in and then introduced to Lynn Pratt. We took up about 2 hours of his day and he answered every question, pointed out upgrades in each home and explained the process from design to delivery. He immediately followed up with us on additional questions and was quick to respond to emails. Were not at a point to purchase (yet) but will be checking back with him as that time gets closer. Bottom line...nice visit, not rushed or pressured, knowledgeable, and helpful.

    Shout out to Stephen in the Service Department and Mr. Pratt. After the crazy East Texas weather, my hot water heater and other plumbing needed to be replaced in my tiny home. (my fault that it happened). After speaking directly with Mr. Pratt about the issue, he had Stephen out the very next day! Stephen was very personable and also very professional. He did an outstanding job replacing the hot water heater, checking for other leaks, and even replacing some moulding in the bedroom and hallway.     We were needing a new home in 6 months but the labor shortage coupled with demand meant waiting more than a year to even begin building. Modular seemed to be the only solution.We spoke to all of the local folks but they couldn’t give us what we wanted. It was their design or nothing at all. About the only options were paint colors.Deer Valley and Pratt Homes were the only folks in all of Texas that had a home big enough and more importantly would allow us to custom design the house for our needs.The result was a 3,000 sq. ft. plus house built just like we wanted. Deer Valley’s crew did a beautiful job putting it all together. Pratt’s delivery and set crew were excellent as well.Service after the sale from both Deer Valley and Pratt has been great.You don’t have to settle for someone else’s design. These people will work with you to make you a satisfied customer.

    A few months ago I had the privilege to meet a Pratt Homes Representative by the name of Lori Bragg.She was very professional in showing me the various homes they had on site at which time I picked the one I wanted.Lori walked me through the process in obtaining financing and getting this on track for me to purchase the home.It was a few weeks down the road that my wife was diagnosed with cancer. Lori was willing to let us put things on hold until we found out more information and to see what direction we may have to go.After several weeks we learned we would be going through a long process with this diagnosis and unfortunately we had to stop our venture with Pratt Homes.I contacted Lori and informed her of our unfortunate diagnosis and that I would have to stop my purchase of a Pratt Home.Lori was not only very understanding but was willing to work with us with the return of our deposit that we had put on our home.Professionalism at its highest.     Oh my goodness, where to begin....First of Pratt Homes is beyond words on how they have helped me & my family!!! They really go above and beyond the call of just customer service. Mind you we live in Magnolia, TX (184 miles away from Tyler) and we mad the drive to Pratt a few months back to find a home to put on this piece of property that we wanted. There was property that I wanted to purchase with the home so it will all be in one loan. They didnt say no maam, I am sorry we cant work this out, they took it and ran. Natalie was our sales woman and was a wonderful woman professionally and on a personal level. She worked and worked and worked on our home deal. We hit quit a few bumps in the road but Pratt Homes and Natalie where right there with the solutions to get us through all of them. It did take time but we are finally going to close on it. It has been such a huge blessing for us to have had the experience and pleasure to work with Pratt. I know in my heart that God put them on our minds to travel and meet with Natalie and the staff at Pratt Homes. I would recommend Pratt Homes to all that I come into contact with and have already. When we finally get moved in and people ask about our home, with a blessed heart I will let them know it is from Pratt Homes in Tyler. This is a WONDERFUL company!! =o)

    My wife and I recently purchased a home from Pratt after looking at numerous options. I am attempting to write a full review of our entire experience from day 1 of meeting our salesperson all the way through to living in our home. I wish I had read more reviews like this before buying. Sorry it is so long.Our salesperson was able to visualize what we wanted, found the floor plan that worked for us and helped us to add on some other customizations we wanted done to our home. He really had a sense for helping to design our home. After the initial meeting though, he was pretty much done with us other than when he had to speak with us in regards to signatures. His responses to my questions were often times partially answered or very delayed in getting answered. I can say that he was probably the busiest salesperson at the time of our purchase because he had the most pending homes up on the board when we were in the office.Financing was tedious but that was to be expected. Everyone was friendly and helped us get through this part of the buying experience. They were able to find us a competitive rate and fit our budget needs. I was happy that we were able to do our closing at the Pratt offices.Construction was by far the most grueling part of the process and this is something that I was not experienced in. There were several contractors that were not Pratt employees which is common in home building. Some were good and some were not good at all. Our contact at Pratt in regards to construction was responsive and wanted to make things right every time there was a problem. I stayed in constant communication with her to ensure that we moved along as quickly as possible. Weather was the only delays. We had problems with our AC guy and our plumbing guy that required return visits to correct. Be sure that you are watching their work closely and point out issues that you see. Had I not found my issues I would have had a leak under my house and permanent damage to the structure of my roof. Longview Decks did our porches and siding. They were quick and did quality work.Our home itself is amazing. Deer Valley homes, which are sold by Pratt, are superior to most manufactured homes. 2x6s are used for exterior framing and all walls are taped and textured. It is well insulated, structurally sound and is the best bang for the buck around. The crew that came out to do the final touch ups on our home before turning it over to us were very thorough and great people. If they were local, I would hire them for everything I would ever need in the future.Overall, I give the experience 4 stars with 3 stars for my salesperson, 3 stars for construction and 5 stars for the home itself. I am glad that I chose Pratt but I am even happier that the experience is over.

We live 3 hours away, and the employees have been so helpful with assisting us with our needs.Update: Unfortunately we werent able to do business with Pratt because our land fell through.     I was referred to Chuck at Pratt Homes from a friend who was so impressed by how they were treated in their purchase. I was there for a quick visit. Chuck was so friendly and helpful, showing me the homes I had found online and one more I had not, after telling him where I wanted my payment. Again, since I was there on a very quick trip, he set up a time with Nick before I left town,, who was very helpful. After some weeks, I decided the house I wanted was not the right one and changed to another. No problem. I then decided this was not the way I wanted to go and Chuck was very understanding and kind. Again, no problem. I then decided I wanted to go back to Pratt, and Blake, in financing, was very helpful in this process. Unfortunately, when he came back with the payment it was more than I wanted to pay, so once again, I canceled. Blake called me and helped me work out how I could get my payment to where I wanted it. I was ready to go. In all my confusion they were nothing but understanding, kind, and professional. Once again, I decided I was not going to live where I wanted this home to be placed, so I cancelled. Blake, asked if it was numbers. I said no. Just not what I wanted to do. I HIGHLY recommend going in and speaking with Chuck if you’re looking for a quality home and excellent service. Go see them!!!

    After visiting several other modular home sellers nearby, we stopped at Pratt Homes and had a radically different experience. Lori was very friendly and took us around to look at several models that fit what we were looking for and were in our price range. Every other place wasted our time by showing us things that were well outside of our stayed price range. Lori listened well to what we were looking for and even showed us a number of options on her computer that were not available on the lot that day. We arent quite ready to make a purchase, but when we are, Pratt Homes will definitely be on our list of places to re-visit.

    My husband and I own an RV park in Bandera, Texas. We were looking to add two tiny homes to the park, and searched Texas extensively to find the best deal. Blake Jordan with Pratt Homes was the winner of our search. He was fantastic to work with, got us a great deal, and had delivery to us within a month. He even had suggestions for financing. The fact that he is located in Tyler, and we were in Bandera, was not an issue. I would highly recommend Blake. There was zero high-pressured sales, and he answered every question I had.     Our visit was wonderful! I told our salesclerk up front I didnt know what modular homes were. I wanted to see for myself they werent trailer houses. He went right to work showing my husband and me a lot of beautiful homes. He picked up quickly on what I was looking for and what I didnt want. Which told me he was listening to me. He answered my thousands of questions. Showed absolute patience when I wanted to go back and look at the first one again. We are still in the beginning stages of what we are going to do. We have called our salesman with questions to help us decide. He has continued to be helpful while we decide on this major decision. Thank you ! I dont know if I can mention the young mans name.     Pratt homes went above and beyond to get us a home exactly like we wanted. Looked for financing options, coordinated contractors, and walked thru the entire process with us.     We had a very nice visit and Amanda was very helpful with Carl and I and with our daughter Stacy who also intends to purchase a home. I only wish there had been a couple more smaller floor plans available for Stacy to view. She did however fall in love with the Mackenzie floor plan.. So in truth I say Pratts over-all score for Saturday was 4 stars for the beginning portion of the process. I will however take the opportunity to re-score after we have gone through the process of purchase, build, delivery, set-up and eventually warranty. Looking forward to future post..

    We met with Aaron, of Pratt Homes, last Wednesday. We explained that we were looking to downsize, because we are empty nesters and no longer needed our four bedroom home. Aaron was helpful, knowledgeable, and courteous and showed us four models from one bedroom to a three bedroom. My wife and I were impressed with the construction quality, and thoughtful designs. As yet, we do not have land to begin a purchase, but when we do, we will contact Pratt again.

    We love our house. Very current style and finishing touches. Looks fantastic on our property. Our construction manager, Randy, has been very helpful and responsive, and the crew from Deer Valley was great. Completion time took much longer than promised by salesperson, as we were given an unrealistic timeframe for move in. I wish we had financed instead of paying cash since we encountered lots of unanticipated problems with the cash arrangement. But in the end, we are happy to be settling into our new home.

    We are in the beginning stages of finally deciding on a specific house and heading through the finance process and I dont mind saying its been a stressful few months for us but our salesman Aaron has done best he can to give us all we want and Ive harassed him quite a bit on things but he has been very professional and does his best to find a solution. I will write another review when its all done but I have no doubt that Aaron is gonna be a stand up guy and help us all the way through the process.     Okay, so Tyler is a little bit farther than I thought.I was on time for my appointment, but they were really busy, so someone else stepped in.Johnny Jordan Jay took us around the display homes and advised me about the possibility of moving rooms to fit my lifestyle.I am partial to Deer Valley, but he showed us a customized plan from Champion that looks good as well.     I’ll first say that I truly appreciate this companies goal to always do the right thing.I bought my house 3 years ago and could not be happier with the quality and craftsmanship. I’ve had my fair share of the general types of issues that can occur when building a new home, but Pratt has always come through to make it right. The homebuying and homebuilding process is not a perfect science, there is absolutely nothing perfect about it. If you go into this expecting perfection, you’re doing yourself a disservice and aren’t fairly treating the company providing the service. In addition, the mere fact that even 3 years later (after the sale is already done) you can get them to pick up the phone to help you with an issue when no one else will is an amazing attribute.Pratt is the only company I recommend for modular homes. I’ve seen others and quite frankly, they do not compare.

    Had the pleasure of meeting with a worker named Brit. We had already been to 5 other places before them, so she already had the toughest job of having to compete with them and she handled it perfectly. She used every bit of detail we gave her to find 3 homes that wouldve all made the top of our list, but the Deer Valley was absolutely amazing and would recommend anybody to take a look. She didnt talk poorly of competitors, she kept it very positive the entire time and did everything you could possibly ask for. Knowledge, customer service, attentive, give you the shirt off his back to make you happy.
