    We received a brochure in the mail advertising a one-day land sale for a new resort community. Weve never seriously considered attending one of these events or let alone buying land. However this time the advertised community sparked our curiosity and we called the number.From that point on, we had an exceptional experience with Garrett. The actual sale event was more competitive than expected, but overall a smooth and great experience. The free gourmet donuts, coffee, and BBQ buffet was a nice touch.Since this was our first time buying land, we had a lot of questions and mixed emotions. The BG Development team, especially Garrett, held our hands through the process and gave us confidence in our decision.

    I was pleasantly surprised to find a rare large land sale at one of the nicest lakes in Texas (Possum Kingdom). Garrett at BG was very helpful before the sale, ensuring we got a morning appointment despite our delayed inquiry. The day of the sale was a frenzy of many interested buyers - being quick and decisive is key because there is no ordered bidding - just buyers claiming lots once the sale opens. Garrett was happy to accommodate and join me for another walk through of our land the day after the sale to get a closer look at the acreage and answer lingering concerns.The HOA CC&Rs are permissive - allowing two houses per lot, which is essential for large families and potential renting (which is also allowed) - it shows that BG Development is mindful of what buyers are looking for to make vacation lake homes viable.Land sale tips: Ask about price ranges, community features, and lot variety prior to the sale and come prepared, both financially and with research into nearby options. On sale day, arrive early and proactively seek out your rep - every minute of viewing time counts. On the drive over get a good look at the maps and narrow down a handful of lots to view, because once the sale starts many lots are sold and theres some juggling to track which ones are still available.

    Cant say too much 5 stars doesnt explain how well the process works.I must personally recommend Mark Krodell, my initial contact and how he has stayed in touch through the process. The escort Ken was well prepared as he drove around showing us specifics of the many lots. GKA Land Sales have also worked diligently as well as Lawyers Title. All of these groups have helped me through this process with only the bumps in the process being on my side, and they still helped. Wow !

    I’ve been to multiple land sales. Unlike BG Developments, most of the developers having these type sales aren’t even based in Texas! We flip properties, as a side gig, and from the inventory I’ve seen, their ranches are always superior in every regard. If you want something that’s a premier property, newsflash, you’re going to pay more than their advertised “teaser” lot- lol! Sometimes, if a lot of customers show up, I’ve had to wait, but it’s never been too long, and the tour guides don’t pressure you to buy, if you want to go out and take a look.
