I always feel with reviews that you get both extremes. People overly joyed (seem fake) and then people who are angry and want to get back at a company. We are neither.We come at this review of the property management company as a renter and not a property owner. We always got a response to any items we brought up and the app they use is good for payment and reporting anything you see. Its certainly better than dealing with a owner directly. (At least most owners lately)With that in mind, keep in mind that a property management company is going to need to seek permission from an owner for anything significant. Sometimes the home owner is good (Our experience) and sometimes the owner is a tight wad who doesnt want to pay for anything and tries to pin it back on the tenant. U Property management is the go between.If we ever needed to escalate anything, I always got back a note from Shaun personally, and Raymond and team were good to work with. No issues from us and the AppFolio app they use is great.

A reliable property manager makes all the difference! When it comes to long-distance management, you truly understand the importance. In the past, I had hired another team to handle my property, but for some reason, those years were filled with challenges. Tenants would complain, expenses were high, and I wasnt generating any profit. Everything turned around when my friend recommended U Property. Their team is exceptionally professional, trustworthy, highly efficient, and easily accessible for communication. Now, both my tenants and I are happy. We have been tenants through U Property now for two years. We just renewed our lease for a 3rd year. Right after we renewed our air conditioning stopped working on one of the hottest weeks of the year. It’s been 110° plus!U Property management were diligent with getting someone out within 24 hours for repairs. The air conditioning worked for two days and then it stopped working again. U Property got someone out again within 24 hours and within 48 hours it was completely fixed.There is always great communication and joy has been so amazing with everything over these last two years. Even if we decide to move next year into a different house, I would like to stay with the same property management company as they have been so amazing. If I could give them 10 stars, I would!

There was poor communication with the realtor. They sent me the wrong housing application, required each adult tenant to pay separate application fees, and we were immediately denied after paying because the owner was already considering moving forward with another client. The service was not good.Update: Shawn contacted us with an apology and explanation for what happened. We were refunded the application fees and it was made right. For that I give 4 star.

As a landlord with 12 years of experience leasing single family homes, I just joined the UPM family. This is a fair company that treats both tenants and landlords cordially, and strives to provide a high level of service in North Dallas.In a matter of only 45 days since Shawn and I met in their office mid-November, we transitioned from our previous property mismanagement group that handles hundreds of properties in Dallas, my 3000sqft property sitting vacant since September and a long list of action items all the way to the top. It took 15 days to break away from the old PM, 10 days for Make Ready, and 20 days (December 11-31) to get tenants in. Slowest time of the year.Speaking of UPMs Zillow listing, on Zillow alone in 20 days UPM managed to generate 8x of the useful traffic that my previous PM was able to generate between mid-August and mid-November. 1 out of 5 Zillow views were bookmarking the property, and there was about a hundred of Zillow contacts at the end. As a side note, imagine their capacity to digest all that work from a single property during a holiday season. Photography and overall content delivery were exceptional. So is my rating in this review.I am fully informed of the property condition, we knocked off all urgent issues and prioritized big future action items. I fully cooperated with UPM as my team, listened to their feedback and left all nonsense behind in 2023. As a result of UPMs diligence and hard work, new high-income tenants moved in this month on a very short notice.Warning: if you as a landlord strive to replicate my approach and experience, you are likely to get even better results. However, please note that this is a good property, and I am an experienced landlord, so adjust your expectations, as needed. Good luck.

Ive been using U Property Management to manage my rental in Texas for almost 2 years and Im very happy with their service. This is a full service property management company that can help with not only day-to-day maintenance calls but also anything else related to your house.Recently I had to replace a new roof due to hail damage. I didnt know what to do since I was traveling out of country and I had a really short time window to fix everything due to my insurance policy change. Iris from U Property Management saved my day! She helped manage the whole process from the beginning to finish, by filing insurance claim with my old insurance company, getting proper quote from a roof company, scheduling all the on-site work with the roof company and the tenants, and submitting all required docs to my new insurance company. Everything was perfectly done when I was back from my trip.If you want a peace of mind for your rental properties in the DFW area, I highly recommend you hire U Property Management.

After 5 months service from U property, I can tell they are the best in Dfw area. My rental property had been managed by a few other companies in past 12 years. Some charged me hight repair fee, some totally ignored my property while billing me each month. U property regularly checks my property,and alerts me for usual signs Like tenant doesnt water your meadow for months. They have a great team, and each member handles professionally in her or his field. I always get response in real time in MSG or email when I ask a question. THEY DESERVE FIVE STAR!! They are NO. 1 in property management in DFW in my opinion.

Joy has been a rockstar for my wife and I in renting a home here in North Central Texas. They were very accommodating with allowing our two dogs to come with us; that was non-negotiable though. They’ve been prompt, they’ve communicated well, and answer any questions that we have. I will say, we were really disappointed that we couldn’t bring our fish with us (all of whom we’ve raised since fry for about four years). The home is beautiful, and in a great location, along with wonderful landscaping and additions. The online portal makes everything convenient and easily accessible.
