    This Is a real time review to see how this goes. I have 3 little boys and we pay $5000 month for a 2200 sq ft duplex house. Our kids have been in the hospital 3 times and I have 80k in medical debt from lung infections. We have recently discovered mold in every AC vent in the house. We’re on the verge of having to move out of the house and we just spent $489 to have our own inspection done so we could find out details about this mold. Caleb sent out a handy man who continually I mean 49 times suggested just spraying Lysol in the ducting and doing it routinely. Let’s see how Stetson handles this, will updateSo update on this review, Stetson property management got on our repair and had multiple people addressing it, it’s all fixed and we are back in the house. While this was an extremely traumatic situation it wasn’t their fault. There was a full remediation done with the drywall and hvac system. Thank you Stetson

    This is probably one of the best property management that I have encountered. With all the respect, Coco has been there for any part of my rent since the beginning rental since the beginning of my lease.     We are super grateful to the Stetson Property Management team. The rental market is CRAZY right now, and we were hesitant to jump in. Everyone has been amazing, the communication so far is seamless and quick, and the house we were able to find through them has obviously been well cared for.     I have used Stetson as my PM company for several years and could not be happier. We did not start out on such a great relationship though. This was my first house to lease out and I was very nervous on what was going on. As we grew to work together, I came to realize that the staff there was on top of their game, 100%.When it came to the sudden loss of my tenant, the staff there walked me through exactly what needed to happen to get my house back on the market for lease. Soon after, I decided to sell. They went beyond just leasing my property to assisting me find qualified vendors for all work and repair. Caleb was always communicating what needed to be done. Coco kept me in the loop with closure of our business relationship at the house. They got my house ready to sell in three weeks, with some play due to Thanksgiving. I then was able to sell my house in 40 days thanks to their assisted efforts.Coco and Caleb are masters of their craft. I totally back this PM company and their staff.I talked with them a little more and found out that they are trying to expand to San Antonio. If they do, and I come across another investment property, I have no issue trusting them again.Thank you all for all youve done! I hope to work with you again!

    I’m a rental property owner who has tried several different property management companies in the Austin area. I have a few properties with Stetson Property Management and have been impressed with their communication, responsiveness, and ability to get things done quickly. As an owner, I want to be able to trust that the company handling my properties will take care of everything in a professional and prompt manner, and Stetson Property Management has been doing just that.From the onboarding process with James, to emails with Coco and Caleb about property details and implementing fixes, Stetson Property Management has been on top of everything. For one of my properties, they made the tenant-occupied transition very easy, but where Stetson Property Management really impressed me was when it came to a house that had been left in a bad state by previous occupants through a different company. Coco, James, and Caleb coordinated repairs and helped turn a very stressful situation around. Stetson will be my go-to management company for future properties.

    The team at Stetson is excellent! They have been helping me manage a property for over two years in central ATX. I unfortunately had multiple pretty big maintenance issues that have come up during those years (microwave, dishwasher, fireplace, AC/heating, doors). It was a bummer to have to cover it all, but the Stetson team was very helpful along the way! They have been responsive and helpful to quickly fix each item (suggesting appliances, helping meet complicated purchasing choices, and getting stuff installed and fixed). They have also helped me navigate transitions in tenants very smoothly. After the two years, I now have a lot of peace of mind that the Stetson team will properly manage my house even if Im not in TX. Melanie, Michael, and Coco have all been excellent to interact with throughout the entire time. They are all working hard to help out! Thank you!     Our investment group has been using Stetson PM for managing our apt portfolio in RoundRock for over a year now, after the initial kinks of a new relationship being worked out, it has been nothing but quite a nice, positive and professional experiences since then. They are fairly quick to respond to tenants requests, and seeking the most cost effective means to address the problem, and efficient and speedy in promoting and leasing out of the units even during slow winter leasing season. They have been a good PM for remote rental owners like us. Their efforts are very much appreciated.     I absolutely LOVE Stetson property management!! My newly renovated house was just about to be on the market to rent, my first time so I was very anxious to say the least. But their inspector, I believe his name was Michael, came out and was the most professional and respectful gentlemen during the whole encounter. He answered my barrage of questions without acting annoyed and he sees like he genuinely care. And for me that just meant the world. He also explained a little about the whole renting process and what to expect, which further put my mind at ease. He truly did go above and beyond and I was amazed at the level of service he provided. I offered him dinner for taking almost all of the stress out of the day, but as a gentleman he respectfully declined. Y’all need some Stetson property management in your lives if you want above and beyond levels of service, a stress free environment, and a peaceful nights sleep knowing your property is being looked after with the utmost care.     The Handyman David Nunez that works for Stetson was great! He phones before coming to let me know when he would arrive. Arrived on time!. was very nice and personable. He addressed the issues that he could. He advised me the issue that he couldnt address would be reported back to the owner and the property management co to possibly go back to the builder as this a new home. I was very pleased with the work that he completed in my home. He was great!!

    My husband and I travel full-time for work and several years ago, decided to rent out our Austin home, since we are rarely there.     My wife and I own a property in Cedar Park, TX, which is managed by Ryan Stetson. It is a 3 bedroom independent condo. Our real estate agent had referred Ryan to us. We have moved to St Louis and Ryan currently manages are property. We bought this property in March 2016 and a month later Ryan rented it out. Ryan always conducts a background check before forwarding us potential tenants profile.To start with, Ryan gave us some recommendations on how to make our property more marketable. As per his advice, we got our property painted and some rework was done (Ryan did that for us by hiring contractors). Soon after that Ryan found a very good tenant for us who stayed in the property for one year. After a month gap, Ryan found another tenant for us who is currently occupying the unit. Ryan also managed our residential property for sometime before we sold it out in May 2017. That was our house in Cedar Park.Ryan Stetson has, no doubt done an excellent job throughout. He is prompt and reliable. Ryan works very professionally. I receive all payments, statements, and tax documents in a timely manner. No issues so far.

    We have been renting a property managed by SPM for almost a year. We are happy with their diligence and quick response time to any questions, requests or issues. They have a great payment and reminder system set up which really helps us communicate very well. This is our first house renting experience outside of apartment complexes and we are so so thrilled we found this property with them. Cant complain about one single thing in a whole year!!!     When we decided to move out of state on short notice, my friend recommended using Stetson Property Management to rent out our house. I was hesitant at first because I had wanted to manage it myself, but ultimately decided to go with a company to avoid being a long-distance landlord. I am so happy I did! What finally sold me was their track record of finding high-quality tenants. They made a stressful situation not as stressful.     As a property owner, I HIGHLY recommend Ryan Stetson and his team! We were in an awful situation with our former property management company and had recently forcibly evicted tenants who had messed up our house. Ryan was so friendly, responsive, knowledgeable, and was able to get the house fixed up and ready to list within a week... and that included replacing all the carpet. Their flat monthly management fee is awesome as well and would typically put them below the industry standard % based fees. He and his team went above and beyond for us time and time again, even as we decided later to sell the house instead of renting it after all. Incredible customer service! If we ever have another rental property, Id choose Stetson Property Mgmt in a heartbeat again!

    Our stay at Crystal Beach was really nice! The condo was clean, well stocked with everyday items, and decorated so cute! I would highly recommend anyone to stay there!

    I have nothing but great things to say about stetson property management!! I am fairly new to Austin and during this pandemic I needed a place to stay right away. It was over a weekend when I saw a place online that fit my budget needs. They opened on Monday morning so I called first thing, and not only were they friendly, but they were also attentive and incredibly responsive!When I first called, Melanie made sure to get my information, and made sure that someone got back to me. She had a great energy about her, even over the phone she was super pleasant to have a conversation with. Afterwards, I continued my application process and contract signing process with Ivanna. Ivanna was communicative and prompt in all of her dealings with me. Once my application was approved, everything took literally less than a day!!I waited a few weeks after my move in to complete my review of this property management company, because oftentimes once someone has your business things can fall off quite quickly. This has not been the case with Stetson, I’ve been at my new place for almost a month and still the people at Stetson answer all of my questions, and continue with the exact same polite and professional manner.Moving during this covid crisis could’ve been a complete nightmare, but with Stetson it’s been SUCH a breeze. I took the virtual tour online, and it was a great representation of the actual place once I moved in.     David and Noel have come to my rental to fix issues and both WERE AMAZING. They are friendly, super efficient, explained the problems thoroughly and provided excellent service.David installed a brand new garbage disposal and everything went so smooth.Noel tended to an issue with a cracked window in our bedroom--again, could not have asked for better service!I highly recommend these guys!     I had the best experience with Joy Kerlin, a leasing/apartment locator and real estate agent at Stetson Realty, who helped me so much during my recent decision to move!A lot of people think they can just find a place on their own, or look for places on Craigslist, HotPads, Trulia, or Zumper, but trust me - those sites are just a complete waste of time! Most of their postings arent even available for rent! They are pretty close to useless (bordering on scams!).Joy Kerlin is a real go-getter, unlike my prior experiences with apartment locators who wont respond no matter how many messages you leave! My experience with Joy was so enjoyable during a period that was so stressful for me! She is responsive, knowledgeable, motivated, customer service oriented, enthusiastic, and highly professional. I should add patient too! I was all over the place on the type of place I wanted to rent: apartment, condo, townhouse, house.... She was willing to show me all! And best of all, her service is FREE!!!She created a search on the Austin MLS (Multiple Listing Service) that automatically updated me around the clock via email when properties that met my criteria came onto the market. And, she helped me really understand what certain MLS lingo meant - despite living in Austin for decades, I learned certain details to watch for in the MLS listings that saved me some time and hassle! She can show and lease any property in Central Texas - which was so much better than my prior experiences with Apartment Locator services around town! I looked at several properties with her, and I trusted her completely and wasnt let down!
