I have had no issues at all with Specialized RPM. They were quick to execute everything and get us in our new home of which we love!! absolutely excellent customer service from Brenda in Dallas!!! She is always quick to respond to messages & phone calls and even follows up!! I have had nothing short of good customer service from Brenda!! She made the process great!! When we first applied for our home I liked how each department covered each phase and processing the application & move in process.As a tenant I have had no issues or complaints regarding this property management company! :)

We have used Specialized Property Management for eight years. In that time, as remote property owners, we have never had a moment of worry. They have handled everything in a prompt, efficient, cost effective; manner. Plus the people are so nice to work with. You may not have the incredible luck we did, but in all that time, we never had a month go without our house being rented. And their screening process is so great, the renters that we did have were long term and left the place is excellent condition. If you are looking for a property management company, look no farther.

Update: After living at the property for a year and moving out, we were very satisfied with our stay and experience! Didn’t have a single problem with ending our lease, moving out, or getting our deposit back. (Got back WAY more than we thought we would be charged for!) If we didn’t have to move due to other circumstances, we would have definitely leased with the company again!Tenant experience: My family and I have been working with this company for about two months. Overall and in the end, we are very happy (so far). It was a big struggle at first with communication before and after we signed our lease until move in, but things have been patched and cleared up mostly. Our leasing agent Miled never spoke to us, called us, or emailed us back until AFTER we signed our lease and only because we had squatters in our home and had to call her again. (Squatters were another situation and irrelevant.) We were never satisfied when speaking with her. Another leasing representative we worked with, Stephanie, failed to let us know she was going out of town for a week (in the middle of our move in/squatter mess) and had to guess who we were supposed to talk to next without notice. (Apart from miscommunication, she was kind.) Our next point of contact, Glenda, was wonderful and handled the situation very smoothly. From that point on, Glenda, Brenda (receptionist), and James (maintenance) were absolutely terrific and we were so happy to work with them. The vendor they used for move-in clean did a pretty bad job and was lazy. We ended up cleaning it ourselves for a charge adjustment. (This does not reflect directly on Specialized apart from that vendor being who they chose to work with.) While it was a VERY messy start, we are happy we chose them in the end and would do so again (with a different leasing agent). Updates may come again at move out.

Its been a pretty easygoing experience with renting from this company. You can always get in touch with someone if you have any questions. Transfering our utilities was a breeze because they provide you with a company that helps with that. I love the house although there are still some things that are in the process of getting fixed. My only complaint is that the whole process is very impersonal. Everything is done online or over the phone. While this is convenient it can also make you feel like just another tenant. Overall the customer service is great and the process stress free.

My experience with Specialized Property Management during the “Move In” process was smooth. All of the information that you might need for move in purposes were systematically provided to me, so it was all about a matter of patience. While working with Stephanie through leasing, she was able to respond to my emails through actions rather than response. Anything that was concerning to me was handle in a timely manner with Stephanie, but im guessing since she is a busy individual, getting responses could be a hassle. However as I stated, all of my messages were answered through work ethic. Lastly, on my last day I was able to receive a Welcome Call from Ms. Nena, in which she was able to answer any last minute questions I might have had. My entire move in experience was positive 100%.

She told me exactly what was needed and when and put me in contact with all the necessary point people. The next person I spoke with was Monika Simmons, who from day one understood the needs of my family and what it would take to get us into our home. She personally identified with the accelerated timing of our situation and had us in our new place in less than 10 days. These 2 ladies were an absolute joy to work with. This is the second time I have rented from this management company. The first time I was with them for four years. and they were bought out by another company we left and came back to this management company. Brenda is awesome!! If something needs to be done She is on it so quick and will get the problem resolve. Stephanie did all of our paperwork very polite and efficient. Tori, I have contacted by email several times and She always gets back in a timely matter with the answers I am needed. Kim has an open communication line you can always get ahold of her. My only downfall is the past couple of times when I called maintenance its like a third party outside is taking the calls and have no idea what is going on. Then I just call the maintenance line to get it solved. I enjoy everyone that is working at this company. My Lease just expired and we resign an extended lease this time. That should tell you how we feel about this company. I would highly recommend this Management company.

This was our first experience in renting a house. We have always lived in apartments and we were a little apprehensive in renting a house. We didnt know if the process was going to be long and tedious or if the maintenance requests would be handled in a timely manner. Specialized Real Property Management really eased all of our concerns and made it a painless process. Since we were moving from far away, we had concerns that we would have to come into the office for paperwork and have to miss work. SRPM sent us everything via email and it made it so much easier. Our maintenance requests are handled in a timely manner, the staff is very nice, and the property is well-maintained. I dont have any complaints about this company. Highly recommend.

Nina even called to check in and see if I had any further questions about the moving in process, questions about the lease and other documents. Your repairman, Wayne, arrived promptly and did an excellent job. He determined the nature of the problem, concerning the garage door motor that was partially detached from the ceiling and hanging down by only one screw. He had the parts with him to reattach the bracket properly. It will never turn loose again. The garage door now works perfectly. Thank you, specialized property management, for sending such a quality repairman very quickly to my rescue! I would highly recommend this repairman both for his honesty and his level of skill.

As an Owner you want someone that is going to lookout for you and your tenants, that is exactly what Specialized Real Property Management has done over the past year. We have been with Specialized for along time under the Previous Ownership, we noticed over the past few years the decline in customer service, communication, etc. We were actually in the process of looking for a new Property Management Company, then last year they were bought out and merged Companies. We decided to see what the New Management brought to the table and lets just say WOW !! We have been very pleased and glad we stayed. The Customer Service and Communication is 110% better. I cant say enough good things about Specialized, If you are an Owner looking for a Management Company or a renter looking for a reliable Management Company Specialized is the go to Company.

We have been a customer of Specialized PM for over a year now. We have been very pleased with the level of customer service, communication, and professionalism. We initially worked with Brent LaRiviere and found him excellent, however, as he has transitioned to a new role, our experience has not changed. All of their staff are friendly and courteous. We have had no issues with our tenants, which demonstrates a thorough pre-screening process. SPM has been timely with inspections, and making us aware of any issues that need to be remedied in a very timely manner. Great company, excellent work!

**Updated**I ended my 5 years with SPM in December 2017. I rented two different resident properties with them in Ft worth.The first 2 years with the company were not stellar. Communication and customer service was lacking. It was difficult to get maintenance requests attended to.Shortly after moving into the second house with leased with SPM (which move-in was pretty awful with shoddy make-ready) the management changed. They really made an effort to remedy a lot of the complaints residents had with the way business was done. I received a personal phone call from the new Quality Assurance manager, Jon Beaman to check in on my experience thus far with the company. He was attentive to listen and offered his number for any future concerns. The next 3 years communication and maintenance did improve with the company. I would still caution future renters to document everything possible upon move-in with pictures and emails. Even if it seems trivial. It seems there is still turn over in with leasing agents so who you talk to may not be there when something arises in the future.I dont write a lot of reviews or send many complaints but I really appreciated Jons customer service and ownership - enough to update my review with the company.Upon moving out I spoke with Jon Beaman again (although he has moved into a new role, for continuation of service and because he was the one who reached out to me at the onset, he remained a point of contact) and he was able to help me with a deposit dispute that others in the company did not adequately address. It is rare that one employee in a company can change the entire experience or customer perception for an entire business. He is definitely an asset to any organization and has done a huge service for SPM. I am really thankful for his professionalism, prompt response and amazing work ethic.

Weve been renting this house for a little over a year, and been working with Specialized Property Mgmt for maybe a little less than a year (our property owner switched over shortly after we moved in). So far, our experience with SPM has been very good. The maintenance co-ordinator, Mark, has been very friendly, and our two issues were resolved quickly with good communication. The vendors they used (we had an electrician come out once, and we had an A/C guy come out once) were quick and professional. We even paid our rent to the wrong property management company when the changeover happened, and they resolved the issue internally. What a relief! The only complaint I have is the online portal you can use to pay your rent online and contact their maintenance isnt the best... it works, but its a little confusing and broke-looking, and not the most user-friendly. The last place I lived in used a better software portal. But thats my only complaint. So far they seem to be good people trying to do a good job.

Ive been renting through SPM for two years, and have had a great experience. My initial application and renewing my lease annually have been easy. Although, the lease renewal fees are expensive. There should be a renewal incentive for good tenants to renew their lease. My overall experience, especially with their maintenance response, is excellent.

The new management team has been very pleasant to work with! I now live a couple of hours away from my rental property and had the unfortunate experience of having to evict a tenant. SPM did everything and I didnt have to show up for at all! They took care of all court issues and the eviction. The maintenance team then took over and got the house back ready to rent in quick order. I would recommend any potential property owners that are looking to rent to do so with SPM.

SPM at the beginning did not provide the smoothest experience. The listing agent was impossible to get ahold of, no returned calls or texts for weeks. It took him accidentally answering his phone to get any communication started. After that, the communication began and the process ran more smoothly. We were finally able to tour, ask questions, and start the application process. The application process was done 100% online, it was quick, smooth, and easy. I spoke with one representative after being approved, Arleth. She was so nice and so helpful. Then I spoke with Nina who welcomed me, was so nice, and pleasant. She too was quick to answer my questions or find answers if it was outside of her department. Nina and Arleth saved my experience with SPM!I am so excited to start this next chapter in my new home!

They were great! My son owns a rental property and is in the Navy at Camp Pendleton California. Here is not here to deal with issues that arise so, good-ole dad helps out. He just had tenants move out of the house after nine years of rental and it needed some work. I contracted or did most of the work but needed a plumber. After spending $150.00 getting bids I finally realized going back to Brent was the best possible way to solve our bath tub problems. He was great….the plumbers did a great job and my son saved well over $1,000.00 utilizing their contractors. Specialized Real Property Management was the only way to go!!!!! Thanks Brent and John!!

Long Term Tenant - I have been a tenant of Specialized Property Management for almost 6 years, renting a single family detached home. I can say, with equivocation, that this has been a trouble free experience for me. Repair issues have been resolved quickly, and any rent or charge issues have been resolved even faster. If I knew companies like SPM existed, I would not have sold my prior homes, instead keeping them as rental properties. As a owner or renter, I recommend them completely.

Brenda Agurs has always been really helpful and professional as well as all the other people involved in managing and leasing the properties. As a licensed plumber that works for a national service company I appreciate their maintenance hotline is available 24 hours a day and I usually get maintenance problems resolved within 24 hours that’s great service. There a great company to rent from and I would rent from them again and recommend them to my friends.

Finding a home with Specialized Property I found to be easy with the help of Miled, once we found the one we wanted Stephanie Wells in Ft. Worth made the experience great. I cannot praise her enough on how well she treated us and was available at the drop of a dime. Being disabled, she made it easy to schedule things on my schedule. When we needed attention to an issue when we moved in Stephanie had the problem resolved ASAP. I was very impressed with her and her attention to us getting us moved in.

My husband and I have been leasing with SPM for the past almost 4 years. From the beginning (with the initial application and approval), the process has been relatively smooth. There was an issue with us being able to access the home on the day of the lease, and to compensate, SPM pro-rated the next months rent. Emergency maintenance issues (like when the heater went out in the middle of a cold spell in Texas) were resolved quickly. Other maintenance issues that have been reported during the initial and subsequent inspections have either not been resolved or taken some time to be resolved, but this is not the fault of SPM; they can only dispatch contractors when the repair is approved by the property owner. Weve been OK and will remain OK with that as long as were not charged for any damages not repaired as we did not cause these damages. Lease payments, non-emergency maintenance requests, and overall communication (leasing documents) are handled efficiently via the Portal. We havent had any communication issues with anyone in the management office... from Tori and Stephanie in leasing, Mark in maintenance/inspections, or even Ms. Brenda from the QA department... everyone has been readily available. The newly added renewal fee is a bit expensive, but if this is what makes the renewal process so efficient and smooth, were alright with paying it. Overall, its been a good experience with leasing with SPM.

Weve have live in a home manged by Specialized Real Property Management since June 2013. Their response time, courtesy and professionalism were some of the main factors when we chose to lease from them. Getting into our property was very easy, Specialized RPM went above and beyond to help us(just had a child). While we did experience some financial hiccoughs about a year ago they were very understanding and were as flexible as they could be, I truly appreciate the efforts Specialized RPM made and is continuing to make to improve ongoing communication (especially following-up) and ensuring customer, tenant, satisfaction. When problems occur, Specialized RPM has addressed them quickly, for example we woke up and the AC had gone out and by the time I got home from work it was up and working! I would recommend Specialized RPM to anyone looking for a quality home to lease!

Moving in with the original property management people and dealing with them I had an incredibly crappy experience with them being money hungry, dishonest and downright bad people with not the best intentions for the people who rented houses from them. Our neighbors whos house is connected to ours had over 10 people living there and the property management people was splitting our bill with them(when theres only 3 people living here and we dont use anywhere near as much water as over 10 people do on a daily basis). We complained about that for a while and they did absolutely nothing. Went up to the office face to face with them every month and they pretty much laughed in our faces about the things we had going on concerning that and other problems like electrical problems with the wiring blowing out all our electronics and lights everytime we plug them in, water problems, bug problems, and the list goes on. I was 100% fed up with them so I just gave up trying to even communicate with them until recently. I complained one last and final time to let them know we needed to get these things fixed in this house because it was an eye sore and a headache everyday dealing with them. Thinking it would fall on deaf ears again I didnt even expect a reply, BUT the new people there are wayyyy different than the old people lol. The day after I told complained and let them know what had been going on they set things in motion to make sure we felt appreciated and that our cries hadnt gone unheard. Within the next few days there was a team of plumbers out here, foundation guy calling to fix the foundation on the house and a plethora of other arrangements being made to clean up this mess. I dont know anyone there by name other than Jon and so hes the only one I can give credit too for this happening. All of our previous problems have since been rectified and it all happened within a week or two at most. The team of electricians and plumbers who came by were freaking awesome and we enjoyed dealing with them and they did an amazing job fixing things up! All in all I had begun to regret moving to texas and renting from them and the new management and staff have completely changed 3 years of bad experiences with 2 weeks of their time and efforts. I definitely reccommend SRPM to new people looking to rent from them because it seems they really have a handle on what good customer satisfaction is. Jon, Good work homie we really appreciate it!

Weve been using Specialized since Sep 2015. After making several inquiries with other management companies, I chose Specialized because of their promptness of response, courtesy and professionalism. Although our property took longer to rent than wed hoped, Specialized staff made special efforts to see that we were taken care of. While we did experience some communication hiccoughs, I truly appreciate the efforts Specialized made - and is continuing to make - to improve ongoing communication (especially following-up) and ensuring customer - tenant and landlord - satisfaction. When problems occur, Specialized has addressed them in the spirit of partnership. As property owners living out-of-state, it is essential that we trust our management company to take good care of our property and our tenants; the tenant screening process is detailed, the maintenance and gardening estimates quite reasonable, the leasing agents listen and are responsive. This is my second rental home to be cared for by a property management company. My first property was managed for several years by a much smaller operation that took great care of it until the owner developed health issues. So when I determined that I would be renting out this property I was looking for a mid-sized company. One that would be large enough to have at least a few key personnel but not so large that it might lack customer service.As I searched for a property management company initially I was apprehensive that such a large organization with over 1100 properties would be able to offer the personal service that I was looking for. Through a series of conversations with Mr. Simms, he explained the management strategy that SPM incorporates and made me comfortable in entrusting my property to Specialized Property Management. SPM has people that concentrate on the individual stages of leasing, make ready, and property repairs with a manager that leads each of those departments.Throughout the make ready process on through leasing my experience has been great, this team was able to assess the property and offered valuable suggestions that might help lease the house sooner. In less than a month our property was rented and Mrs. Marsh was also very helpful in taking care of a last minute occupancy inspection, as a result of that some minor repairs were needed, but things stayed right on track for the new tenants.Since then I keep tabs on what is happening through the property owner’s portal which is located online at the SPM website. This makes things much easier to see how things are going with the property, like what type of work order requests are being submitted, when the rent was deposited and any documents associated with the house.So far I would say that I am very pleased with the service I have experienced with Specialized Real Property Management and would use their services again.

Renting a townhouse fourplex from this company. The entire application process and lease has been available to me online and through text and email. The only thing you cant do online is pay the security deposit and first months rent! Very convenient.
