I own Smith Automated Gates and have worked with Rose City on many properties. They have always been very responsive, cordial and a pleasure to work with. I know this review is anecdotal as are the others, but this is what reviews are for. I would recommend their services to anyone that needs them. Again, this is based off of my experience only. -

ONE STAR REVIEWERS - Ive just moved into town and am buying property in a Rose City Property Management community. My experience has been good so far. Ive been on an HOA for the last five years and can say that nearly all of the ONE STAR reviewers for this management company have never read property managements responsibilities. All of the poor reviews seem to think they are entitled to other folks doing for them what they should do for themselves. Nearly all of the poor reviews seem to be very sad unhappy and complaining folks. I have no association with Rose City, but I do understand they have to deal with very obnoxious people that do not take the time to understand what and HOA or a property management company does. GET A LIFE! -

We have used Rose City as the property management company for our HOA for the past 6 years. My wife was on the HOA board for 4 years and I followed her serving on the HOA Board for 2 years. The position of a HOA board member as well as the property management company have a very very difficult time, if not impossible, of keeping everyone in a community happy. You can see this by just looking at the current political divide in our great country. Both the HOA Boards as well as the Property Management Company, whoever they are, have a specific set of guide lines with which to operate that governs our communities. Some think the HOAs have too much power while others are stuck with HOA guide lines that are not strong enough to accomplish what the homeowners want done. I have worked with Rose City over 6 years and have found them to be professional in what they do for our HOA. The great thing is that they have plenty of contacts for whatever we need done for our community. We bid out each job to at least 2 vendors and try for 3 from everything to mowing common areas to road seal coating and all in between. The hands of the Property Management Company are bound by what the HOA allows them to do. I personally have received mowing notices so I have been on the disgruntled side but the notice was correct because I had not mowed my lawn. On the other side I have advised them I would be on vacation and would need some extra days to mow when I returned and they took that into consideration. Again in summary, my dealings with Rose City Property Management have been fair to home owners within the confines of working with the HOA Board. -

Rose City Property Management was hired by the Windsor Estates Unit ! homeowners association board in 2018 with full approval of homeowners attending the annual meeting. Since that time they have done an excellent job of managing the affairs of the association. They have managed to collect thousands of dollars in uncollected dues as well as getting us up to date on all required state, local and federal filings. Our board meetings have been routinely scheduled as required and handled in a very professional manner. Prior to the hiring of this company, our association tried, without success, to handle its own business. Prior boards were an abject failure in handling the associations business and Rose City was left to clean up the resulting mess. This left their company with having to correct many covenants and deed restriction violations which, as can be expected, resulted in complaints by a few of the worst offenders. This company does all of the required work to keep our association current with all its business for a very reasonable monthly fee. It works under the direct supervision and approval of the Windsor Estates Unit 1 Board of Directors and does nothing that has not been approved by the board. As a current board member of our association, I am extremely pleased with the work of this excellent management company. -

Our neighborhood recently moved from a self-managed HOA to a professionally managed HOA. As a self-run HOA, we fell short in many areas both from an enforcement standpoint as-well-as regulatory - we didnt have the time or the knowledge. When we moved from a practice of zero enforcement to its time to follow the rules that weve set there were growing pains. An HOA is really meant for rule followers. The team at Rose City Property Management are experts in properly-run HOA programs. They handle the finances and taxation for our group. They perform the duties that our neighborhood needs, making sure restrictions are adhered-to and each homeowner is held to the same standard. They keep meticulous records and have contacts at the local and state level. They help protect the appearance of our neighborhood and our property values. They work very well with the board and homeowners. Rose City Property Management helped us implement our total program and has been a pleasure to work with. I hope the next board can say the same thing. -

They are true pros. Chris Brewer, the owner, has always given us straight answers and has pulled many late nights in our community for meetings and other issues that arise. They seem to know the best vendors and service providers and are quick to replace and find something better if there is an issue. I get the sense theyve seen it all and know how to handle HOAs with confidence, fairness, and are always in service to the community. -

As a real estate Broker I have to contact them fairly regularly to get transfer fee amounts for my clients so we can do a proper Net Proceeds or other questions clients might have about a subdivision. Cris has always been extremely responsive and helpful in getting back to me with answers! -
