There are not enough stars or glowing accolades to give to Walter Rock and Rock Properties! 12 years ago Walter helped us purchase an investment property in Round Rock. We do not live in the area so we have relied on Walter for everything. He has managed the property for us for all of these years and recently he helped us sell it. It has never been empty. He has made sure that it was kept up, that any work that needed to be done was done, that it turned over quickly and seamlessly when tenants moved, and that he communicated with us each step of the way. In addition, he has been a pleasure to work with! His sense of humor and easy going manner along with his years of experience made him and his company the perfect choice for us. In all of these years we have never had anything but terrific service from Walter Rock. There is no one better! If you choose to work with Walter, we are sure you will be as pleased as we have been.

I have been using Rock Properties for close to 3 years and have found the service and property management excellent. I had a difficult situation with my duplex where bad tenants rented by a previous property management ruined both units of the property requiring extensive remodeling. Walter was able to guide me in getting the repairs made and the remodeling done in an efficient cost effective manner to generate the most appeal for the property, and was able to get considerably more rent per unit. He understands very well the both the real estate market and rental trends in Round Rock and is proficient is screening the best tenants for the property. Response time is within a day for any questions I may have and can contact him via voice, text, or email. If anyone needs excellent professional property management, I highly recommend Walter Rock and Rock Properties.

I had the best experience with Rock Properties. Walter is very knowledgeable about real estate market in Austin area since hes been in the business for a very long time. Hes been very helpful, gave great advice, always available to answer any questions. Great thing about Walter is that he is actually a licensed broker whos dealing with real estate full-time, not like many realtors who just do it as a part-time occupation and lack knowledge and expertise as a result. We recently used Rock properties to sell our home. I must admit, I fought Walt on the changes he suggested we make to the house in order to move it quickly. Our home ended up sitting on the market for several weeks. Once we broke down and made the changes he suggested, we had an offer within a week! Walt was a great asset to us in our buying/selling experience, we will definitely use him again in the future!

Rhiannon,I am the owner of the house you rented and Walt is my property manager. The house you lived in was my personal residence for several years before I moved out of state. In all the years that I have rented my house out, I have never heard anything negative about Walt and his property management company. I understand it is your right to post your comments and I as well as Walt welcome your comments but when you frankly lie about the facts then I must stand up and present the facts.First have lived in Texas for several years I understand the need for air conditioning and it is my policy to always address air conditioning issues as soon as possible. You should know that during the hottest months in Texas, repairmen are extremely busy. You stated that a pipe burst over the weekend. (This is false) The repairmen’s report to Walt and I was that the toilet was clogged due to large debris flushed down the toilet causing it to overflow at the time of flushing. The plumber stated that this could only occur naturally if someone (in this case someone in your household) tried to flush paper towels or other items down the toilet. This is not my fault it was your fault and I had to pay $500 for the plumber. In this case I told Walt to collect the funds from you.You state that my property is in a flood zone and was completely flooded before. (Again this is false) Have you ever been sued, because I am giving it a great deal of thought right now because it is so easy to prove in a court that your statements are false and are an attempt to damage Walt’s reputation?I have found Walt to be very responsive to my tenants and the truth is that this is the first time that Walt has withheld some of the deposit funds for damage to my house. The fact is that due to your angry outburst towards Walt he was reluctant to deduct funds for damage and in fact he did not withhold funds for the damage you did to the garage door when you drove through it. Consider yourself lucky that Walt was the property manager and not some of the other property managers out there that would have held you responsible for damage to the rental property.David Hendrick

I am a new resident to the state and spent some time in Austin this summer when I decided to check out the housing market to see if I could find a place that matched my wish list and budget. I did my own investigating the first couple of weeks and then looked up Rock Properties to take my search to the next level.Walt responded immediately and asked me a number of pertinent questions and we discussed various topics so he could drill down to my expectations. He realized I wanted to be closer in to Austin but noted that a home there that I could afford would likely have been built in the 70s to 80s, not have insulated windows, and likely ready for major replacements in major systems such as HVAC, electrical and plumbing. He showed me a few possibilities and then asked about my interest in a new home. Within a couple of days I had found a Lennar home in Teravista that I really liked but kept looking at other options. I realized that the new house was the best match for me and my lifestyle at this point in my life.What I liked best about Walt is that hes a low key, quiet guy who simply does his job without any high pressure tactics or gimmicks. He wont call you incessantly or push you to make a decision. He just points out the pros and cons, is available to answer questions and has your back.I appreciate his efforts on my behalf and highly recommend him.
