Nice apartments. They have a very good community—it’s clean and green and quiet. They have plenty of parking lots. The front desk is friendly and picks up phone anytime you call them—the maintenance is quick and nice. You don’t have to wait more than a day, else they are here within few hours. Mailing service is nice—they have Oaks Hub which is accessible only with the codes they mail is. Laundry is okay. Sometimes it’s dirty. They have six washers and six dryers. They have a nice little swimming pool. Top of that, the property is located at walking distance from campus—which is a plus point. -

The staff is always helpful, beautiful area, and super close to campus!Edit: I still think this a really good apartment complex, especially compared to others in denton. Just consider these things if youre looking here!Recently they painted the outside of the buildings, and changed a lot of the aesthetics to white, grey, and blue. I understand they want to modernize, but dont let the white and grey paint convince you that these apartments werent built in the 70s. The inside of the apartments are still exactly the same. Honestly I really liked the old paint.The other thing to look out for is the onsite laundry buildings. Weve lived here for two years and the first year or so they were fine. This past 6 months though, has been weird. Hopefully this gets fixed, but there has been trash, broken machines, and soggy clothes soaking in water for weeks. They just need to check on the laundry buildings more often. -

The Oaks is a great place to live not just for college students, but for anyone! I have enjoyed living in my studio, and it’s very convenient because of how close to campus it is! The staff is always friendly and helpful as well, I haven’t run into any problems with management. Maintenance requests get done quickly, my appliances work, lots of trees around so it’s a nice place to look at as well. Highly recommend! -

We’ve loved living at the Oaks! It’s a bit outdated but we don’t mind, only downside I’d say is no washer/dryer unit. Otherwise, management has been really polite and helpful, maintenance is very quick with helping us out with any issues that has arisen. We haven’t encountered any bugs in the last year we’ve been here and it’s the perfect amount of space for the two of us! -

I find it really shocking to see some of these reviews. I have been living here almost 2 years and have nothing but great things to say. The office staff is amazing. They are kind and helpful and always find a way to make sure things get done. The maintenance team is also kind and on time and get the job done. I mean, its not a lavish condo but you get what you pay for. I have not experienced any roach infestation in the time Ive been here,. I dont have much else to say, but if your thinking of moving here check it out before you listen to the bitter reviews of some of these people. -

Parking space is big.Considering the location, amenities, and overall living experience, I believe the rent is very reasonable. A wonderful place to live, great floor plan options and a great, friendly staff. Quiet and calm as well, great for families or students looking for a place close to campus. Sometimes there are slight issues with the laundry room, and water temperatures, but otherwise all maintenance issues are solved relatively quick, and any issue that requires the office is also solved in a mannerly way with helpful staff. -

I lived here from 2020-2021 and I must say it will always have a special place In my heart!! The location was so convenient, just feet away from UNT and the square!Plus the owner, miss Cynthia, was so understanding and kind and made my experience as a resident 100000% amazing! I always felt safe staying here, and the property was always clean, even the amenities!! I recommend this area for any student, it’s so nice and honestly I really am grateful that I had such a good place to stay when I needed it!! -

I have been living at the Oaks of Denton apartments for over 2 years and I think it is one of the best in the area. It is super close to the UNT campus and the office staff are extremely helpful and take care of any issues. The maintenance people respond rapidly whenever a repair may be needed. I have had no pest problems which is very important to me. Also, the apartments are in excellent condition and so are the grounds. Parking is not a problem and the neighborhood is pretty quiet. There is even a courtesy patrol. I am very happy with my stay here and would highly recommend them to any of my friends. -

Commute:If youre planning to go to UNT there is no better option. You are for all intents and purposes on campus, and the community is far cleaner, friendlier, and quieter than any other options at the same distance or closer to the school. If you are going to TWU, the drive is less than 10 minutes and a simple couple of lights - you really could bike there and enjoy it.Space:I was originally looking at one of the smallest options and thought that it was perfectly sizable and livable. No bad options here, and a lot of good ones.Laundry Options:Some apartments have options for in home hookups and some do not. If youre does not, there is a laundry center on sight for resident use only.Neighborhood:The neighborhood is a big part of why I like it here. Its quiet and safe.Property Management:Property management is easy to contact and pleasant to work with. Ive had much much worse.Safety:There was a resource officer on sight when I first moved in. Ive never needed them, thankfully, but my partner has called them in the past when someone attempted to steal her bike from Im front of our door (this was years ago, and weve not had any issues since).Additionally, a few weeks ago the management team hired a private security contractor to patrol the premises.Parking:Plenty of parking. 9.9 times out 10 you wont have a problem finding a spot close to your unit. -

The staff (office workers and maintenance crew) are very friendly and helpful. The apartment itself is pretty over priced for what it is. The AC makes it sound like there’s a helicopter landing above and 95% of everything is installed incredibly crooked upon arrival or once “fixed”. The state of your new apartment will really depend on how well the previous person maintained it. In the end, in comparison to some of the other units I’ve toured in the area, The Oaks is by far the nicest. -

The Oaks of Denton are not a bad place to live. While the apartments are dated, the location is amazing and they are very affordable (Especially if you’re a student at UNT).I have had some problems with bugs, but I suppose that comes with the old age of the apartments. The interior of the apartments definitely show signs of age. The cabinets, Windows, lights, and bathrooms are pretty old and were a pain at first, but we’ve gotten used to them.The appliances are working perfectly and I have no complaints about those. The parking is fine and I haven’t had an issue with that either.Overall, you really get what you pay for. You get a decent apartment in an amazing location, right between the Denton square and UNT. Management has been great and they are always there to help you out. If you’re on a budget, The Oaks are a good option for you. -

I have lived at Oaks of Denton for several years. I have decided to stay here because of the great location (near UNT and the Square) and also the complex itself. If I have needed something fixed in my efficiency they have contacted me and helped me quickly (even on the weekend!) Also, most recently they have updated the laundry room with a new app for each washer and dryer and it is wonderful! It was requested and the change was immediately made. I really respect the way they listen to the residents. I also like that each resident has a key to get into the laundry room. The office also has added a food truck onsite some Thursday evenings which is a great treat for not just residents but even those surrounding neighbors! A great way to form a community, which Denton is all about...much needed! Thank you Oaks of Denton for the great upkeep every Wednesday-our landscape is beautiful and I love the new sign! Super clean pools and very friendly office staff...I have found no reason to leave Oaks of Denton. It is quiet, I feel safe, the neighbors are nice and the community is friendly. I really like my efficiency! Thanks.... -

I really enjoy living here. Ive had no problems with management as of yet and dont see it happening any time soon. There have been some minor issues with maintenance but after communication and perseverance most issues get fixed relatively on time. The smoke detectors are pretty sensitive and theres occasionally gnats, but aside from that the apartments themselves are well-maintained. The grounds are nice and the complex is more easy on the eyes than some other affordable apartments in Denton, but theres some confusing issues with where sidewalks end and begin (leading into the parking lot but instead of a walkway, it ends right at a parking spot, etc). Overall, I would say its one of the higher quality affordable apartment complexes in Denton. -

Love living here!!! The entire office staff is amazing!! They’re always so nice and kind to me, and get things done and taken care of right away. I’m so impressed with their professional and friendliness, they make me feel proud to live at Oaks of Denton. Just the other day I stopped by the office as I was walking to class, hoping they may be able to help me out with my rain boot, and sure enough Nicole came to the rescue, with my shoe y’all!!! The whole office team is always understanding and there for ANY needs I may have. I LOVE LIVING HERE!! -

Lived here for a year and wasnt that bad for a first apartment experience.pros-amazing and nice staffgood 2 bedroom/2 bathroom layoutclose to campusparking was ok, towing was never a problemquick to respond with most maintenance needsamazing closet spacethe pool was always nicehaving packages stored in the Amazon hub space was great improvement, rather than your package being left on your door step.cons-bugs. :) a lot of roaches. no matter how many times you spray in one week.some laundry dryers never got fixed so youd end up wasting a dollar 25towards move out day, there wasnt much communication on what to do, as in the final day we had to be completely moved out was 5 days earlier than the last day of the month which was quite confusing.walls and ceiling are pretty thin so if you get stuck with people who love to stomp around above you or have mad parties next to your bedroom from 10pm to 3am be prepared for some sleepless nights.the water would turn off from time to time, sometimes with a warning beforehand, and sometimes no warning at all.bathroom and kitchen cabinets are a bit outdated and have some wear n tear.shower heads dont have much pressure to themhow nice your apartment will be is how well the previous renters left the place. -

I went in for a tour and the office staff was amazing. The property looks well kept. It’s a nice quiet area conveniently located by UNT. There is a bus route but you could easily walk or bike from there. I did not lease because I decided to stay at home but I would definitely recommend the oaks of Denton as a place of residence. I had the pleasure of working with Myesha. She is knowledgeable and very sweet!! -

Outstanding experience dealing with Jordan and Morgan in the leasing office. Ive spoken on the phone with both of them for nearly an hour each asking all sorts of questions about the complex and the area. Both of them have been remarkably well informed and consistently patient and friendly. Its difficult to choose an apartment while shopping from a different state, but Jordan and Morgan have gone out of their way to make sure I feel secure in my decision. A+ -

The Oaks of Denton staff - office and maintenance - are amazing people who go above and beyond for you. If you get a vacated and renovated unit (which any new lease would), youll absolutely love it here. Some older legacy units need some repairs and upkeep, but that should only apply to lease-assumptions, because they do a ton of work when units change over. -

GREAT bang for your buck! Ive lived here for awhile now and I can seriously say I believe I have discovered a diamond in a sea of glass. The Oaks of Denton has incredible property management and insane customer service! And this isnt a fake review! I have told all my friends to move here! They care so much about their tenants. I am so grateful. They have gone out of their way to make me feel special and listened to. I am beyond happy. I will live here until I cant -

Not the best place but its decent enough and management has changed since a year ago and they seem a lot more accommodating. We had several issues in our apartment over the time I lived here, some pretty bad, but management resolved the issue fairly quick. As long as you communicate with management then you shouldnt have any issues or the issues you have should get resolved. Our AC broke and they replaced it with a brand new one within a week or two. Sometimes there are bugs but the management will send an exterminator if you ask. Not much to complain about really. Towing sucks but thats really on the towing company and not the apartments. Just get a parking pass and you will be fine. -

Generally a pleasant place to live. Sometimes communication falls through: once or twice the water (sometimes just the hot water) was turned off without notice, although they had sent a notice for an instance earlier during the lease.During the COVID-19 situation, they pretty much allowed all tenants to pay rent in a variety of ways, including payment plans. They also immediately stopped charging late fees for those who couldnt pay rent right away. In fact, they allowed us until the end of the month. Although I had to contact them to find out this information.Yeah, I took a star off for their communication. Most of the time good communication, sometimes not.Aside from that, I always feel welcomed when walking into their offices in need of assistance. They have a wonderful zeal about them. -

**Disclaimer, read the whole honest review** Upon moving in I had my doubts. It wasnt the exact apartment I wanted nor the location on the property. I had a roach problem, the pipes were rusting and the AC wasnt working properly. As bad as this seemed, I am glad to say I am renewing my lease. The AC was fixed within 20 mins of moving in and notifying the office. A few weeks later the kitchen pipe ended up falling off and leaking water in the cabinet ( as the office was closing) but that was also replaced that night with a reasonable time to go get the supplies. The roaches took some time to get rid of but thats just normal when you have unwanted guests. As for the location and actual apartment type: I can see the courthouse from my room, the view is wonderful. I didnt get the premium apartment like I wished for because of the ceiling fan. I bought a fan from Walmart and it does just fine. Its definitely now home until I graduate. If you are concerned with noise, dont be. The only way I know I have neighbors is because Ive seen them, I have never heard them once. Also there are two pools, one in the front of the property and one towards the back. -

A little outdated but great amenities, location, and fair pricing. Though nothing is available for several months, the nicest young lady Tiffany gave me a tour of the complex. She seemed very busy but was able to show me around in keeping the appointment I made, and was very thorough in details pertaining to moving in. I was hoping for an earlier move in date, but would look forward to being a part of this community! -

A good and affordable apartment near UNT Union. There are different floor plans available. Swimming Pool, laundry room, amazon hub, USPS mail box etc are some of the facilities available. Leasing agency is also in the same place. This apartment has its own parking lot. -

I lived at the Oaks of Denton from January 2012 until October of 2015. I would say the experience was completely mixed.The pros: The apartment was in a fairly good location and was a decent walk to campus and to Fry Street. The apartment pool was actually really nice, and I have several fun times there. Also, as long as you paid your rent on time, the management pretty much left you alone. Also, If I had a maintenance issue, they were able to get to my apartment very promptly. Also, I locked myself out of my apartment a few times, and they were very helpful getting me back in. I really liked the layout of my studio. Not bad and lots of storage space. A wonderful balcony too.The cons: I initially moved into the E2 (a bigger studio) to save money. My first rent rate was good. However, when I renewed it increased steadily. I should have moved, but I was lazy and didnt. By the final time of my lease agreement, the rate was a bit high for my studio apartment.The apartment was a bit dated inside. The kitchen was not that great, and the stove and oven was really old and kind of gross. The bathroom cabinets were also starting to fall apart. The bathroom couldve used a big update.They will really stick you with fees. At the time, I was a student living paycheck to paycheck, and sometimes I was late paying rent. The late fees are pretty intense, but I guess that is to be expected.My air conditioner would break consistently once or twice a year. Im not sure why they didnt just replace it!No alcohol is allowed at the pool. That was a bit disappointing.I had to move out of the Oaks for a new job, and they were reasonable with money for breaking the lease. I did spend a lot of time cleaning the apartment before I left, but I shouldnt have even bothered. I got hit with cleaning costs and some other things.All in all, I mostly enjoyed living at the Oaks of Denton. Not a bad place, and a fairly helpful office staff. A couple of things could be improved, but on the whole, not a bad apartment for a college student to live in. It was much better than many apartments that friends and colleagues lived in. -

I lived here for 4 years (my entire college career), and I did not have ONE issue with management. I loved being able to walk to campus and Fry Street. This is NOT the apartment complex for you if you want to party late into the night. The apartment is showing some age but I can honestly say that I enjoyed my time living there. -

Lived here since 2013 and still living here now. Fantastic in my opinion.I want to correct a few things that prior reviewers have portrayed in a very unfair light. I imagine that most of these people have never had to deal with apartments in their life, let alone on their own and not with the help of a parent, nor have they had to do that while being a student.In what surprises absolutely no one who actually HAS had to live in apartments most of their life, they function in a completely different world from standard housing.Firstly, you will straight up NEVER find a place that does not steadily increase rent unless it is already astronomical or you enter into a multi-year lease at a fixed rate. Literally no where that is decent and affordable (and sometimes, not even then!) will not begin raising prices per year. Its an annoying fact, yes, but its not the Oaks fault. Blame the markets.Secondly, They dont lie to you when they say the apartments are fairly old, and due to a plethora of reasons, the Oaks is a hotspot of sorts. They dont have the luxury of time when it comes to repairing things by the time you move-in because they dont even have too many places to move-in in the first place. When you consider that loads of people apply to move in, 20ish buildings with an average of 8 rooms really isnt all that much. And then the biggest turnover being in summer gives them approximately 2ish months to get apartments ready. Come on, give them a break. Their maintenance is on point and usually very fast.Finally, and this is to the parents who have had the good fortune of always having a house for you and your kids. The only thing you will be satisfied with if you go in thinking you need to coddle your child is the lie that Student Housing places like the Forum sell you because they only advertise superficial things that seem nice. The Oaks doesnt mince words or play around because they are real. That means two things. One: Theyre transparent and there are no weird rules to follow. Theyre like most apartment youll find anywhere else in that regard. Two: They come off as a bit harsh, possibly, but its only because they dont care about courting you with a Dr Pepper or something, they care about giving you the facts and making sure youre informed.Now, the review itself, given that I actually know a thing or two about apartments. Are they the best ever? Nah, but theyre far from bad and very affordable. Your mileage may vary because they do have a lot of work that is hard to stay on top of, but Ive only ever had very minor issues in about 3 years of living here. Any time I have had a thing I needed to get fixed, they were on it (save for weather), and theres only ever been a few hiccups, and that was only because there was a change in Management (obviously that will make things halt for a bit). Worst case scenario, you have to be an adult and remind them a few times.They will always work with you on things that are reasonable, and theyre very friendly. 9 times out of 10, theyre also very organized.Really the ONLY thing Ive come to not enjoy is the towing. No, its not as bad as some people say. They will not tow your car if you have proper passes or stickers (and if they do, thats on the towing company -- annoying as it is, its not like youd get charged if you have proof that you were in the right). What makes it bad, though, is the fact that they lease some rando towing company that just comes when it feels like. So if you forgot your pass just ONE DAY, you might get towed unapologetically. Friend stops by for 15 minutes at the wrong time? Could get towed.Its a nuisance, and they arent really happy with it either, but when you want to have towing be a thing, its hard to find a balance between actually towing people and having leniency.Past all that, its, as others have said, incredibly accessible to campus and the community is usually pretty chill and nice.I think most of the time its at least a 4/5, but more often than not, I find it to be a 4.5/5 or higher. -

These ladies Nicole and Cynthia are great staff. The apartments look wonderful and they were so welcoming and loving when my friend came to get information on an apartment. You should definitely lease a place here. -

Lived her for about 2 years now while attending UNT. Love it. Everyone is very nice, and its so nice that I can choose to walk to UNT or take the bus. Also the Oaks of Denton is so close to the Denton farmer market, which is fantastic to visit on the weekends. Everyone in the office is super nice, and maintenance is very helpful. -

I’ve lived here for about 6 months now, I really like it here. Aside from the building being a little older, it’s in good shape! The office staff is extremely nice and will help you with anything you need. Overall, I like the atmosphere of the complex! -

New Denton Resident and very happy with Oaks of Denton. Very kind and happy. I have driven around to get to know the area and cannot compare the other apartments to the outside appeal. I feel very lucky to have found such a great place. Neighbors are nice and I feel safe (lots of lighting) many laundry facilities, super close dumpsters and great prices....They even check on me to make sure all was good and I was happy with my place... I heard Denton was nice and so now I am experiencing it. Thanks Oaks of Denton...Im sold and long term :) ps...just a thought...small dogs ok? that would be the best!! Ill even add to my rent...#missmydogsomuch -

Love the location, great hospitality, everyone is super friendly, the area is very clean, and I have had no experiences with theft or break-ins. They do not allow pets which is kind of a bummer, but other than that, if youre going to UNT, its a great location, and central to everything in the square. -
