I’ve been living in the same unit for over 4 years now and I’m completely satisfied with MD property management team . They take all maintenance calls promptly and the maintenance manager, Vince is a very patient and knowledgeable gentleman. He always gives good feedback and tries to help to the best of his abilities before having to call a third person to help. The manager, Monte, always provides great customer/tenant service, is open minded, and communicates clearly and is very efficient. I have used Monte Davis Property Management Services for over 7 years. I have worked with Monte to purchase properties for around 12 years. With Monte and his company handling your properties you can be assured they are in good hands. I am kept informed on everything that goes on with my properties and I use their portal to pull information I need or to just look at reports/pictures that they have created when visiting my properties. I recommend them greatly.

Monte Davis and I go back over fifteen years. He has located and assisted me in purchasing multiple apartments in Austin. His years of experience has made him an expert on the market. As an out of state investor it is critical you have someone you can trust and depend upon giving you straight answers to your questions. Recently he was very helpfully in evaluating a property value by providing competitive property data and taking me on a tour of comparable properties on the market.Property Management of my rental units involves his staff. I have received quick responses to questions and found their attitude and cooperation to be first class. It takes a good team to successfully managing properties. One feature I have found very useful is Monte’s video inspection on unit turnovers. To visually participate in his summation of the unit’s condition and needed maintenance helps me stay current on the unit’s appearance and how my maintenance dollars are being spent. Another area where he and his team have excelled is resident selection on turnovers. He has been successful at selecting residents who stay several years and vacant days are limited averaging well under a month. Several had move ins within a week at market rents.It has been a pleasure working with Monte Davis for all these years. He knows the real estate business, he knows the Austin market, and will work hard to know you and meet your needs as an investor.J. Ratliff

I highly recommend renting from Monte Davis. My experience with Craig as my property manager has been amazing. Many reviews when youre looking up management companies are from property owners and not much from the renters perspective, but Craig has been great. He got us in to view before it was completely ready after we explained the struggle of the market and wanting to secure a place as soon as possible. Throughout the year he has been very communicative and maintenance has been on point whenever we have needed. Some properties question you and wont fix anything, but we have had no issues with minor repairs and slightly more than minor like a leaking sink pipe. If it wasnt for my roommate moving out of state, we wouldnt be moving out at all. If youre considering renting from Craig or Monte, I would highly recommend them.

Monte and his staff do a wonderful job. We have owned 3 duplexes and they still take care of our remaining 2 duplexes. They are responsive to us as owners, and they take care of any issues that the renters have in an efficient manner and at a reasonable price. Monte helped us purchase the properties and we are very happy with how everything has turned out. I trust Montes judgment with regard to maintenance and, most importantly, picking the right tenants, and we have yet to have a problem in a 6-year period. The other thing that I particularly love about Monte is that he gives it to you straight - a rarity in the field of real estate. You always have a completely objective basis upon which to base your decisions about upgrades, tenants, rents, buy/sell etc. Monte was recommended to us by a trusted mortgage broker and we feel so lucky to have met him.

Monte is a great find for my real estate investment in the Austin area! In my experience, the success of a real estate investment is not just buying a property - but rather finding an honest, trust worthy and reliable property manager. Monte has all these attributes which I appreciate very much over the time that I have worked with him. I found him through his website and he impressed me with his knowledge and experience in SFH in the Austin area. Being a more skeptical person - I asked for his references. He immediately sent me like 10 references in my area. I talked to a number of them and they all confirmed his reliability and trustworthiness. Over this last year as I invested in Austin, Monte always returned my calls and took care of whole process. I highly recommend him and he is the best.

Monte Davis Property Management has a primary responsibility to look out for owners of property they manage. For renters like me, that makes them tough, but fair. My suggestion is that people looking to lease a property from Monte Davis take great care in reading the leasing agreement and sticking to the terms. If you do that, you will have a good relationship with them. (If I had any quibble, it would be that conditions in the lease, such as pest control, mean that if you inherit any bugs, you are on the hook for treating the bugs.)Otherwise, if you pay your rent on time, take responsibility for what you sign, and make sure the place is exactly as you found it when you move out, youll have a good experience. They are responsive to repair requests and dont drag their feet. The whole team is friendly and open to communication. Talk to them. Ask questions. They will guide you in terms of your responsibilities. (Now, if you are considering Monte Davis to manage your property, I can say that the five stars above is especially for you.) I recommend Monte Davis for both renters and property owners.

I have had a great experience using Monte Davis for Property Management. Our property had a water pipe break in the slab during the Jan 2023 freeze the caused over $40k in damages and required most of the first floor to be replaced, including removing the kitchen, bathrooms and 1,200 sqft of wood floors.Unfortunately, this process took almost six months as the insurance company was dealing with a large number of people with broken pipes.During the process, Monte and team were very responsive to both us and the tenant (Aviv Berkovitch, 1 star review above), going above and beyond to find solutions. His assistance during this difficult process was much appreciated and his professionalism unfaltering.Highly recommended to anyone needing property management.

Ive rented from Monte Davis for years. They took over the Property I lived and immediately things went from bad to amazing. I would have left years ago if they didnt take over. The neighborhood has been much better when they took over multiple complexes. They are Johnny on the spot with repairs and quick to respond to issues. I signed another year with them due to the craziness right now. No way will I take a chance with another Property management company till I buy.

My experience with Monte and the MDPM team has been nothing but exceptional. I’ve been looking for a new PM for several years, but kept postponing the decision till I found someone I can entrust the care of my property. (My previous PM was disinterested in maintaining my property, and incapable of finding good tenants.) Monte was recommended by a new co-worker who had his properties management by MDPM. I switched to Monte Davis Property Management (MDPM) 5 months ago and the timing of the switch brings new meaning to the phrase “right place at the right time”, or so it seems. Since the switch to MDPM, Monte and team have effectively resolved a complicated and illegal sublease situation and already had the necessary repairs done to the property. The team is prompt in responding to phone calls, emails and text. My conversations with Monte have been informative and resulted in positive outcomes. Julie, MDPM Operations Manager was helpful during the transition process and also did a lot of research on the illegal sublease situation. The team is organized and the MDPM owner portal provides access to statements, work orders and inspection reports. The team is also prompt in communicating late rents and work orders requests. Based on my experience I have no hesitation in recommending MDPM to others.

As a tenant, I dealt with three individuals, the owner and two staff member, Monte is a very nice guy and service oriented he walked me through the home and I didn’t see him till I handed over the keys. Charlie is also super nice; Julie is impolite.There are two issues with this company: 1st, there was unprofessional attitude by Juli, Ops Manager. I would expect any property management company to serve and protect the homeowner investment but I think she needs to redefine her customers, tenant is also your customer. 2nd, the maintenance calls, I have been scheduled for HVAC instead to other address to relocate the AC condenser, I called the office to clarify, first they said this might be a scam don’t give them access as they might take the AC condenser and it’s your responsibility to bring a new one!!!!!!. then I realized it was actually for other property also managed by Davis and it got cancelled, the same repeated with pest control company. Check your AppFolio for open tickets and call office to clarify.If you are a property owner, they might be a good choice for you, Renters stay away and deal with other listing agencies, simpler terms and avoid rudeness.
