I have had SO many questions, and needed a lot of help through this process. They have been absolutely wonderful in guiding me through and answering any and all questions I had! This has been a very difficult time for my son and I, and I could not have asked for a better experience finding and moving into our beautiful new home! I love the tenant portal and the way I was guided step-by-step on the move in process and utility bill setup process. 10/10 would recommend to friends and family in the future!

So far I have been pretty impressed with Minnix. Their mantaince team is very prompt and professional. They get things within a day or two of making a request. The only reason I am not giving them a 5 star is because there were a few things when we moved in that did not match the pictures shown online (they had pictures of different yard and the place was a bit dirty).

EDIT: coming back to edit this review, as Minnix took accountability and had the debt collector drop the charges. Thank you for being flexible and resolving this issue~Minnix has been trying to charge me move out fees for damages that I notated on the move-in form! I have an email where I pointed this out in a copy of my form and they still have yet to respond but sent me an email from an attorney office about paying the fees!

10/20/24Update.....Since my last review things have improved.No more messed up washer. It was repaired correctly a few months ago.After going over my lease and contacting their accounting department the following charges were removed:The excessive trash charge was removed.I was given a phone number to call regarding the credit reporting charges which I didnt know were optional: it was removed.The Utility Admin Fee was also removed.I advise everyone to Read your rental leases carefully and if anything comes into question, discuss it with their office personnel.***********Theres still a puddle of water that comes out when I use the washer but I dont think you guys really care. This is the third time Ive let minnix know and this last time I did a maintenance request it came back with a response of its the tenants responsibility to repair it. ?????????????????????Shameful!!!! Maintenance did get a few things fixed right away when I first moved in so Im guessing theres a limit to what the company is willing to repair or I guess its their way of getting back at me for pointing out the monthly trash charges from the city are $18.50 and NOT the $75.00 they were charging me. They were also charging me $8.95 monthly for some company to report to the credit agencies that I had paid rent and then theres an Utility Admin fee of $5.00, but thankfully those were reversed. I have 14 more months of this to endure then Im outta here!!! Im sure when I do move Ill NEVER see a dime of the $699 deposit I had to place.

Wendell was awesome to work with. After we sold our house ourfamily had just 2 weeks to find a new home. Wendell and his team quickly came up with a list of home in our school district and found the perfect one. I have to give a shout out to Zack the Maintenance Technician who came and fixed our kitchen sink right in time for our Friendsgiving. Zack did a great job and was on time and even cleaned up after he was done. I’ve already recommended yall to my daughter and son. Thank you

We started out with many issues , but things seem well right now . I think yall just hadnt been told what bad shape the house was in . You must remember ,,,it was built in 1957 ,I think. Occupied,,,that takes a lot of maintaining on something that old ,,and many issues had definitely not been addressed. You have to live in it to know what they are . But things seem to be running good so far . Yall have been most accommodating. Thank You for that . Hope we can keep the present rapport. There are still some issues ,,but due to the age of the house ,, probably will never get fixed. Thank You ,Janice Salas

We were hesitant to rent here due to reviews but we LOVE Minnix we viewed our house and any problems we saw before move in were fixed immediately and since then we have been so happy we have only had to call maintenance once and they responded and helped very quickly . The washer portion of my stackable unit was causing a lot of damage to my clothes. I turned in the maintenance request. They had someone come out look at it and determined I would need a new washer dryer unit. Within a couple of weeks, they had ordered one, delivered to me, they removed the broken one. I live Upstairs in an apartment so that’s no small feat.I feel very taken care of, and I am so thankful to live in a property that Minnix takes care of

Called for emergency because the garage gate stopped working on the 12/11/24 did not get a response until 12/17/24.Had another work order for the dishwasher on the12/05/24 and it took just as long plus when the guy did come ,he just showed up by the door, he did not call to say that he was on the way. I asked him how come he did not call, he said he call some other number with 713. My telephone number starts with 281 its on the work order.

So far everything has been mostly great. Ive never had any issue from the office and they were considerate and willing to work with us when we had very impactful life altering event happen. My only complaint would be with the maintenance. Im not sure if this is the fault of Minnix or the fault of the actual owner, but some large repairs that we have requested were done at the bare minimum.One being the backyard fence. We were told by their 3rd party vendor that it needed to be completely replaced. All that happened is that they got it to where it will last another few years.We also had some recent concerns about the foundation of the home we are renting. After someone (not sure if it was one of their people or a 3rd party) came out and took several pictures and informed us something is definitely wrong, the request was closed without any additional information being given.Small repairs have been taken care of without issue. Its only large repairs that seem to be troublesome. Again, we arent sure if Minnix is the issue or if the actual owner is refusing to authorize more spending over the allocated monthly maintenance budget.

We found Minnix through a google post of property management and I can confidently say this was the best group to go through. My fiancé and I were moving from 6 hours away, and Amanda( application manager) was so helpful with this process. She always text back within a couple hours sometimes the same hour answering every and all questions we had. They gave us options in payments to be able to secure our property. The application process was very self explanatory. We received an answer within 48 hours. We paid through the tenant portal which was fast and convenient. Secured our lease, and signed same day. The front office ladies were nice as well. Even received gift cards when picking up our keys in the corporate office. Our property was clean, and affordable in a quiet neighborhood with nice neighbors. Any requests with maintenance was addressed the same day. We had our garage fixed same day, our ac and heat fixed in less than 6 hours of our request. We got luckily with our experience and will be staying awhile.

The house I live in is pretty good to an extent. I think we got a steal for the price we pay, even tho the outlets could be fixed since we get shocked a lot and everything falls out. But we’ve lived here for two years and that’s our only complaint. Any time I put in a maintenance request they are very quick to respond and fix it. If I plan on moving I would definitely look for another property with minix

My company had me move the family from Ohio to Midland TX. Found a decent property managed my Minnix in a nice suburb. The process through Minnix is almost completely digital through a custom online portal. It was a genuinely easy process of following the steps listed on the portal. No actual complaints.Only reason I even pulled a star from the review is you do get the sense you are dealing with a very large company, as it can be difficult at times to get ahold of a human, and there seems to be a different person associated with each step of the process. The only hiccup was in their post move in checklist. They email it to you and have one in the portal. No matter what I tried it would not let me fill it out. (tech issue maybe?). Not a big deal as the house is in good condition with only a few minor cosmetic issues.Other than that I have no complaints. The portal even makes it easy to make payments, request service calls, upload docs etc...

The duplex we have is not the one we viewed on line as unit B or the unit we drove by with the sign in front; the unit advertised and we saw from the street with the sign was the unit to the left of us w the sign in the yard. The pictures on line for unit B and descriptions all showed a newly remodeled bathroom (new vanity sink and faucets) with cabinets looking newly varnished. Ad said it had new carpet. When we get here we are now in the left unit not one on right we saw advertised and drove by. Not really a problem. Yard is a total mess. Vents are rusted and ceiling around them dirty...probably ducts should have been cleaned and vents replaced. Door is off closet in main bedroom. Tub was glazed but may have bubbles in bottom of tub. Not all parts of faucet were put back together..we had to do that to bath; bath hardware has glaze residue and should have been replaced when tub was glazed. Tile around tub not was not cleaned. Vanity top has been chipped at some point and cabinets are worn down to wood showing thru the varnish. Light above sink in bathroom is missing the rim...basically a bulb hanging in a hole. The kitchen stoves oven glass is broken out...cant use it. Counter where sink is located is chipped 2 to 3 inches. I dont know if you followup with whomever paints but they got wall paint on ceiling, cabinets were painted closed and paint stripped off when we tried to open first one. Carpets are not new and are frayed around edges next to door jams and where the carpet meets tile which has sharp edges and is chipped in multiple places. We have very much appreciated working with your office staff; very professional and very helpful. You asked what we found wrong. I am just trying to be honest because we are looking forward to being here for a long time...just disappointed what we saw advertised and drove by to see doesnt measure up to what was advised as unit B. I can work on yard after recovering from my hip replacement and my family will help in meantime. We will make this look like a dream house but a few things need to be addressed which my sister did not see on first inspection in an empty apace. We feel very blessed to have found Minnix Properties and a home close to our family as two senior adults.

The Minnix Property were quick with getting me a tour of the duplex and we’re even quicker with getting me everything I needed to ensure I could rent the duplex out! Mariah was a huge help through the whole process! She provided me and would email/text me which was an even better experience for me due to working at night. The home is a perfect layout and well built. Electric bill was low and enjoyed the nest. Quiet neighborhood and friendly neighbors plenty of parks to choose from. The home was filled with joy and laughter and hope the next enjoy as well.

Always helpful with any problem . Sometimes slow on getting to your need when they are booked up but .Ive been with them over 5 1/2 years. Always friendly and come fix any problem asap. Always nice when I call or submit a order . Which isnt very often .ZACK DOES HIS JOB WELL.Only problem is Apfolio was out 5 X for not using the app and bank declined payments. When I was not set up with the app. For payment. $140. Was way to much for the mistake
