    I recently purchased a house because I was very interested in the leasing market. I made a number of appointments with some property management companies in the area. Leap knocked it out of the park! The presentation made it very clear what they offer. The customer service has been top of the line.     I have had a very good experience with leap property , I had leased a home in Grand Prairie and all went smoothly. Fast move in, great customer service and great management. They have a customer portal where I can view my documents , make payment and raise a maintenance request. I never had delay in completing the maintenance request I requested from their portal. I would like to give them props on the great service and for all the work they did so far.

    Ive had nothing but the best experience with this company. From the start, everyone that I have worked with have been professional, helpful, and very kind. Maintenance requests are always addressed in a timely manner and their response to a recent break in was top notch.     LEAP Property has always been great whenever we have had an issue at our house with being the middle man for the owner. We had an issue in the past with an electrician that came to the house and gave them incorrect information and they were great in listening to our side and resolving the issue quickly and efficiently! We just had our water heater act up and need to be replaced and it was done super quick! Mario has been great in following up and making sure everything is going smoothly. Very appreciated.

    I have been using LEAP Property Management for over six years. Most of that time my property manager has been Amanda. She has provided outstanding service. Since she took over my property as manager I have had very few worries. She performs very thorough and detailed site inspections regularly and keeps me informed with comprehensive reports. Any potential issue with the property is dealt with immediately. Having Amanda as my property manager is having peace of mind.

    I initially had a terrible experience. My property recently changed management and I did not receive any prior notification. Since I dont know per their contract who was responsible for sending the notification I cant place blame. Due to that missing notification though I paid my rent early as I always did to the previous management and they settled my rent on 7/1/19. That was also the day the management changed and I was charged an incorrect rent amount from the new management (LEAP) I did not know this until I received a late fee notification. I spent the next week trying to get a hold of someone at LEAP to have this corrected. I ended up paying the amount they say I owed to avoid further late fees which cost me an additional $1095.00 on top of the rent I had just paid. Thank goodness for Amanda Rich. She contacted me and explained the delay and answered my questions promptly and professionally. She was able to resolve the charges and is working with me still to correct the inaccurate information they received. Im always extremely careful with my money and any contracts I sign and dont pay anything late so to get this worked out and in a professional manner was a huge deal to me. I hope her supervisor sees this and knows how valuable prompt professional communication is to tenants and give her a bonus or a raise! She is the only reason Im giving 4 stars.

    We moved into a lovely home. However, some things weren’t finished upon move in. Like paint, trim etc. We took our concerns to Amanda from Leap Properties and she worked with the owner to resolve these issues. With a plan in motion they sent out a crew who accomplished the work in a day. I set out the paint. Moved things out of their way. Marked the areas needing repair with blue tape. Played their choice of music and left out refreshments for them. I wanted to show my appreciation by making their job just a little easier. The crew worked efficiently and thoroughly. They did an excellent job and stayed on task! I am truly grateful for Amanda for seeing this through! And to Guillermo and his crew who did a fantastic job including the crew member whose first name starts with a B (sorry I do not know how to spell it) but he did a wonderful job!And now my house feels like my home and I love decorating it and can’t wait to have friends and family over to show it off!

    Have been using Leap Property Management for couple of years. Definitely recommend the service. Good communication from the team, the response is very fast. Very important for me. Never had any problems with direct deposit of rent payments or have not heard any issue from tenants. Repair handling can be done better slightly on the expensive side in my opinion.

    Since March 2019, Leaps new manager has really changed property manager /tenant interaction for the better. She is very quick and complete in responding to tenant needs. Leap has historically been good at responding to maintenance requests since we began residential leasing through them in 2014. But this new management has really impressed me enough to stay with Leap as a tenant.

    I believe I have a unique perspective when it comes to Property Management Companies, just for the simple fact that I work with a lot of them as a vendor for roofing repairs. I work very close with Taylor and Kayli who are the front lines if something goes wrong with a property. I would be VERY comfortable knowing that those 2 are in charge of making sure the proper repairs are being done, by the right people. Its a pleasure working with Leap and I would and will refer all of my investor contacts to talk to Leap if you are looking for a solid management company to take care of your investment!

    Ive been using Leap Property management for 7 years. When I was searching for a property management company in DFW area they were the cheapest one in my case (6% instead of 10%) so I went with them and Im so happy I did. During the years their processes become very streamlined, so now it is very easy to deal with them. If something is not covered in their process and I needed them to take care of it, their communication is very good and they are fast to respond which is extremely important for remote investor like me. And I went through a lot with them: flooding, storm damage, problems with tenants, insurance claims, accounting issues and what not! During those years Jason Falcon helped to sort things out. When I needed to sell a house, their realtor, Kristin Brinch, was on top of things, suggested a good strategy and was able to find a buyer within days and also helped with 1031 exchange. I wish other companies I deal with in other states would be more like them! Good Job !

    I highly recommend Leap Property Man.! They remained consistent with every detail associated with my tenancy. Never was I at a loss for answers or direction when I needed it. Even once I’d moved in and requested a more expansive lawn issue be addressed, they immediately talked to the landlord and worked it out.     Scott Willis went above and beyond to get us into a beautiful rental home. We had been living out of a suitcase for 3 weeks and were becoming very desperate.     Working with Gabriel Falcon was an outstanding experience. From our first interaction, to every call and text in between Gabriel was nothing if not professional, patient, and responsive. I called him on a Saturday about a property that had just posted the night before and was certain would be the right fit for our family and he offered to show it to us the next day. When we met him at the rental unit, he gave us a thorough tour and answered all of our long list of questions, never once making us feel rushed. When we knew the place was the right fit, he advocated for us with the owner to negotiate a deal that worked for everyone involved and we could not appreciate him more. Without him we would not be about to move into our new beautiful home.     I enlisted the help of LEAP in 2012 when I moved out of my house. I come from a commercial property management background, so I knew what I wanted in a team and I wanted a team that would make sure that my house was taken care of like it was their own. Through the whole process from putting the listing out there, finding the tenant and any kind of work order, LEAP has exceeded my expectations. They are very diligent in making sure I know what is going on. If the tenant hasnt paid rent on time, I am notified. If there is a mechanical issue at the house, I am made aware of it. They are a class act team and I would recommend them to anyone! Thank you LEAP for making the renting of my house so easy!

    I have only been with Leap for a couple months, but so far have been very pleased. Ive been working with the office in Arlington and have a property in Cleburne that I needed to rent. I live in Dallas, and they were very flexible with an initial meeting time out at the property which was great because I have a full time job and was able to meet in the evening.Gabriel was very professional, knowledgeable, and up front. The property was listed for rent on the internet within about 24 hours, and showings started soon after. As tenants applied I was in complete control of who my property was leased to and found a qualified tenant with a quick move in date after about a week! Since the tenant moved in Ive been working mostly with Tom, who has also been very professional and always quick to respond back to me.So far, as a landlord, very pleased with LEAP and will continue to use them as I acquire more properties if things stay the same, as Im confident they will!

    Leap Property Management:* offers a convenient way to pay rent online in addition to submitting maintenance requests* has always tended to our maintenance requests within a 24 to 48 hour window* we talk to an actual person for maintenance requestsJune of 2018 a water pipe busted and Mario at Leap Property Management kept us informed while coordinating between the company that brought in the equipment to dry the walls, the repair personnel who fixed the busted water pipe, and even keeping my renters insurance company informed to pay for our stay at the hotel. We were out of our apartment for 25 days and having someone like Mario going back and forth taking care of everything made the entire ordeal a little more tolerable.

    We havent used you for a year yet so we dont have a complete opinion formed yet. So far your service has been pretty good. I have had to ask for things more than once before I received what I wanted, so there is room for improvement there. I guess for us the bigger question is how would our tenant rate your service.     Since 2010, I have been dealing with several management companies in FL and TX as I have a rental property in FL and a rental property in TX. LEAP is by far the most professional and honest management company I have seen; and people at LEAP are very pleasant to deal with. I have to say that I dont have major problems with other management companies either, but I have yet to encounter a minor problem with LEAP. In fact, my first few discussions with Jason Falcon over the phone and in person in May 2014 so clearly revealed his professionalism that I let my real estate agent go and asked Jason to assist in purchasing my next house -- that was a great decision as his professional approach made the search and purchase very efficient and straightforward. In fact, I am purchasing another house in TX right now and asked for his assistance again.Here are some of the minor (you decide) issues that I have encountered with other companies and haven’t encountered with LEAP:1. Other companies would provide services that I never requested (e.g., replacing a pool panel) and then, they would charge me afterwards - that has never happened with LEAP.2. Other companies arent easily reachable after hours - while I cannot generalize my experience, so far, it has been very positive: for example, one afternoon in August 2014 around 8 pm I checked my emails and found an email from Jessica Walker that a dishwasher in my rental house needed to be fixed or replaced; -- now, the problem was that the next morning I had to go to San Antonio for a business trip; and so, I had to call Jessica around 9 pm that evening to leave a message and schedule a teleconference the next day or so. Instead, she picked up the phone (9 pm!) and we resolved the issues right away and so, the next morning I went to San Antonio without worries.3. The other companies wouldnt remember what I told them over the phone - one example: in November 2014, I told my FL management over the phone that I would take care of the lawn. And so, what did I see in December 2014? - a bill for the lawn service. So I had to call them again and also, confirm via email that indeed as I mentioned a month ago, I didnt need their loan service. -- These are small things, but they take time, efforts and irritate and so, with LEAP I havent had those tiny moskito-type irritations and I appreciate it very much!4. Well, the worst event I have encountered was in FL in January 2014 where the manager was drunk during work hours (well, it was around 5 pm on Friday, but still) --needless to say, I havent seen drunk employees at LEAP.As a summary, I look forward to a long-term business with LEAP and I wish them a successful future that will benefit everyone: their customers and owners.Victor GaardDisclaimer: I wrote this review to participate in a draw for a free rental house management in 2015.     For the past six months I have been working with Kimberley McQuinn-Ellis from Leap Property Management, who has been managing my investment properties. She is a true professional. She does a great job in handling my properties, goes out of her way to make sure every aspect of the management process is addressed. She knows that communication is key in this business and excels at it. Always follows up on issues and tells me straight how things stand. It has been a pleasure and a privilege in working with her and I hope she will manage my properties for a long time to come. It will be really hard for anyone else to live up to her standards.

    As an out-of-state investor, I needed someone who I can trust my property with. Leap is managing several of my properties in the Dallas suburbs for the past few years. Having been with them for so long, I wouldnt rate them any less than excellent. They bring down your management expenses to new lows that is unmatched with any other property management companies anywhere in the nation, let alone Dallas suburbs. And they are exponentially growing because of the value they provde accompanied by excellent service. As far as I know, there hasnt been another company that can match the service for the management service they charge. Planning to do more business with them in the future too.

    I had a great experience with LEAP Maintenance Coordinator Kayli Cox. There was a repair need in my rental. Got estimate of 3K to repair the issue from warranty company, but due to proactive effort of the Maintenance Coordinator, it could got repaired in less than $200. Kayli took initiative to send another vendor and found out that the initial diagnosis was wrong.We appreciate Kaylis professional service and her willingness to serve better.     LEAP Property Management saved me from near disaster. I am a property owner and my property was damaged in recent storms wherein my -now previous - property managers, yes, two of them - both failed to address the problem. This should have been a simple repair by either of those property managers -- a simple gutter cleanout and minor repair -- and yet it turned into a disaster. I contacted LEAP Property Management and they immediatetly took ownership of the repairs, completed a change of locks and inspected the property, gave me a brief summary of of their inspection, and a short list of next steps. Since then Thomas, Amory, Brad, et al have been very responsive to my concerns. I am very pleased to have LEAP Property Management invovled in my property.
