I lease from Invitation Homes for two years. They are a fantastic company to lease from. The service technicians are great. The communication is wonderful. The services they provide are fantastic. The home they provided was exceptional. I appreciated the way they treated me at every step in the process. Yes, you do pay for a lot of extras by leasing through them, but it was absolutely worth it. If I’m ever in the position of needing to lease again I will only lease through them. -

When we were looking for a place to rent, so many of the homes in our area were Invitation Homes, and I was kind of offput by it. It kind of looked scammy to me, and I felt weird about renting a home from this big corporation that seems to own everything. While I may have some feelings about the ethics of that, in the end, we ended up renting one of their homes, and it was by far the best landlord experience Ive ever had.Over the two years we lived in our home, we did have a fair handful of issues with leaking, mostly, I really appreciated how easy the Maintenance App made getting services we needed. The contractors who showed up were always extremely kind and professional. The communication was always clear and easy. The best part about renting is that these things arent your problem, and I truly felt like that was true, whereas with landlords in the past, Ive felt like I was watching the apartment be destroyed while I waited for anything to happen.When it came time to move out, Invitation Homes went above and beyond to make sure we were all on the same page about what needed to be done to ensure the return of our security deposit, both through their generic communications and through sending someone with Invitation to walk through the house with us and tell us and write a customized report to show exactly what needed to be done by us to avoid penalties. Within a few weeks of us moving out, we were sent a clear ledger showing what was being returned, and it was fair and accurate to what had been discussed. We received the check very soon thereafter. Im very appreciative of their transparency and honesty in this process, which is especially unlike previous landlords Ive had.Im really glad we ended up in the home we did. We loved where we lived. And the moving out process only made me more grateful for our time with Invitation Homes. My one and only complaint is that it feels wrong to charge pet rent and also have to do a nonrefundable pet security deposit, which is really just a fee because the professional cleaning doesnt come out of the pet security deposit. Because this seems to be pretty standard, Im not knocking Invitation for it, and also, like I said too many times now, this was by far the best landlord experience Ive ever had and Ill take it. But I would love to see Invitation be even better than standard in this regard by not charging a NON-REFUNDABLE pet security deposit and making it refundable instead. -

Living in invitation homes was a pleasant experience in spite of the issues we had with the home itself and the HOA. Overall they were highly responsive to our maintenance requests and worked with us extremely well upon move out. We even moved into another invitation home again. Invitation Homes was very responsive when I requested repairs for my front and back decks. Dimitri worked tirelessly to replace damaged boards an refinish both decks with solid stain. He finished the work in just two days! I am very happy with the new look. -

The biggest standouts during our 7 year stay was the people. Maintenance requests were always addressed in a timely and efficient manner. The process is easy and the service professionals supportive. Things got done! Andrew was always awesome. John Schwab helped to ensure issues got resolved and serviced!The move out process went smoothly. Thanks to Blanca Villegas any concerns were resolved and explained early.Ajeenah Muhammad was very helpful with getting issues resolved, as well. So, yes…the staff very supportive!The ratio of the cost to lease versus the home/overall service was worth it! Thank you!! -

I was migrated over to Invitation Homes from StreetLane Homes mid-lease when the companies merged. I was completely surprised at the level of customer service I received from Invitation Homes! With many people who focus on their bad experiences, I want to express what a positive and supportive experience I had!! When it came time for my lease to end after 2 years, it never mattered how many times I called them nor how many questions I had, they were calling me, emailing me and answering EVERYTHING I needed to know, or they would find the person to help me! I can easily say I have never experienced a more seamless move out process, and I have rented for over a decade! They provided me all of the information I needed from Day 1 that they took over my lease and I couldnt be more grateful and appreciative of this company! Well done! -

We applied for our home smack in the middle of Covid. It was very easy very quick and we lovedddd our home. Every maintenance request was answered promptly. Any discrepancy on HOA charges was usually settled. Many times we had fees waived as they were able to tell we were not at fault. I was impressed that while we were responsible for yard upkeep, they handled the large tree trimming over a certain height as those do get pricey. They replaced our fridge and our dish washer when they stopped working. We just moved out after 4 years and we have no bad feelings after renting through this company. Not one late payment, we took great care of the home, our move out consult was quick as we left nearly no damages. We recommend invitation homes often and hopefully still can once we finish our move out inspection and deposit review (: -

Over the pat 5 years we have rented from invitation homes before we purchased our first home. They were always quick to fix or repair any issues that ever came up. Their online payment system made it easy for us to pay our rent without the hassle of running checks to the office. The walk through process in the beginning and also the end with Heidi was easy and made us aware of what was expected for us to receive our depot back. Heidi was personable and down to earth. It’s nice to have a company that cares about your renters. I would highly recommend Invitation Homes for those looking for places to rent. -

I had a good experience renting from invitation homes. They are fast about getting technicians. It was also hard for us to find pet friendly placement so we were pleased with the options afforded to us.Pros: pet friendly, no breed restrictions, fast maintenance service. We rented here drama free for 4 years. We enjoyed our stay and made many great memories there.Cons: there is no way to get ahold of your leasing manager. My leasing manager Brandi Varatti would not answer any of my emails. I had to call customer service, have them communicate with her and then customer service would relay her message. I found this to be so unprofessional. I also had liability insurance through State Farm. I did everything instructed including adding invitation homes as the interested party but they kept tacking on their insurance to my statement. So, for a few months I was paying for 2 policies. Another con is on my 4th lease renewal and without my permission they added Spectrum internet to my rent when I already had AT&T for 4 years. Unfortunately it’s difficult to get in touch with anyone about superfluous charges so I just paid them. This is a warning to watch your statements. -

I was with invitation home for 9 years. From Georgia to Chicago I enjoy everything about them. Things don’t work they come out to fix them. I came across great people over the years at both offices.If I didn’t have to move to an apt, I would have still been there. Just move out the first of this month. Invitation homes rent house to people who can’t really buy their own right then. Keep up the great services /work that you all doing. If you looking to rent please check them out. Some people say bad things because the lack of responsibilities they are doing. My family and I enjoy our time and if I house rent again I’ll go back to them. Thanks again!! -

I wasnt with them long (transferred from Streetlane Homes) in Jan 2024 with a lease end of May 2024, but any problem I had, they were QUICK with a resolution and always did a follow-up call to be sure the problem was resolved. If I ever decide to rent another house, I will definitely be reaching out to them again. -

It was such an easy process to reserve my home after trying many others and losing them. I knew as soon as I applied that no one else could take it from me. Our maintenance technician Joel Bishop has been amazing. He’s had to come out a few times to help us with minor repairs and has not only quickly repaired everything but he has great customer service. He was able to find out what was wrong with our toilets after having 2 specialists come out who just wanted to replace them instead of fixing the actual issue. Joel is my family’s favorite tech! -

Here in Orlando, Seminole County, we have found Invitation Homes to be excellent in their response to any Maintenance issues; even when it required new appliances, they were as quick as they could be to respond to the need. They are happy to communicate with you and work out any details of issues that need to be handled. Our Children and Grands had 3-1/2 years in their residence and had the all the comforts that a Parent or Grandparent would want for their family. We really appreciated the option of the Month to Month Feature that is available when youre not renewing a yearly lease. That was a big help. Yes, we would rent from them again. -

As a tenant I have mixed feelings, but overall, Im happy with my home. Ive been in my home almost two years, and will definitely give their maintenance department a 10. I have had really great experiences with maintenance and my most recent was with Joel Bishop. Joel is always professional, extremely pleasant and take the time to explain the problem and educate you on the issue and how to possibly resolve the issue. For me, education is key and to have someone take time to not only fix your problem, but explain it, is a step above service. -

To trust a company with your money without having the chance to see the home prior is very risky. However, in this case it went great. Ive only been in my home for 2 months. The one issue I had was water leaking into my basement from my tub. They came out on 12/13 and that was the last time anyone had been here. I had my procare visit this week and when they found out it was an outstanding order, he quickly got in touch with the office. That was 2 days ago and as of today my tub is fixed and no water leaking. Should anything great continues, Ill be sure to update and if it go the other direction I will be sure to update that as well. -

They are a great place to rent but my only issue is they have alot of fees associated outside of rent. The filter service they charge you for monthly, you may get 4 filters delivered over the course of a year, yet you are charging me monthly for this service. Maintenance request takes a month to get serviced for leaks which are high priority, even though they prioritize them as low. They have tried to charge me twice for a pet that is a service animal after maintenance came and reported I have a dog even though upon signing my lease we submitted documentation for a service animal. We live in a nice neighborhood and the house overall is nice and worth the price for housing. -

I’m sure different areas have different experiences, but my experience with invitation homes has been a literal dream especially in comparison to apartments. This is the first time I’ve ever rented a house before, and it has been nothing but great experiences. Every maintenance request fulfilled, plenty of communication. I accidentally missed a payment because I forgot my I changed debit cards before the auto pay came out, and they reversed the late charge without me asking, and reached out to make sure I noticed that it was late. Our house is awesome, neighborhood is great, and the process has been so simple for everything. Thank you! -

We recently moved and there were some very minor things that needed to be fixed in the home since the home was remodeled. We made our maintenance request using the Invitation Homes app which was very simple to use. The day came for the tech to show up and they at our home around 8:15am which was great. Our tech Cory (hope Im spelling his name right) was wonderful. Which he was fixing our back screen door him and I chatted about life, how long he had been working as a tech, etc. We had 3 work orders requested but only two of them were on his radar. At first I was a little upset that somebody would have to come back to do the last request when I made all 3 of them individually on the same day. As Cory was finishing up the 2nd of the 2 request that he had he asked me if I would mind showing him the 3rd request, which I did. After seeing it he responded that he had some transition strips in his truck for our master bathroom and he would handle the 3rd request so nobody would have to come back out for something so simple. I was thankful for that level of care by Cory. All together in about 30-45min he had completed all of the request which meant we didnt have to make another maintenance request. In our short time in our home both of our visits by the techs (original move in one and this one) have been top notch experiences. -

My family and I rented for one year in Tampa with plans of staying longer but we were fortunate to find a house for purchase in the area. Janet helped us find the home, Juan was amazing with walk through and answering any questions we had before we moved in and we had 3 service calls that were all handled the way we would have hoped. They have a great local plumber who is on staff (cant remember his name but he was great) who had to come out twice. In reading on-line reviews, we were very skeptical about renting through Invitation Homes but we took a chance and Im glad we did. The move out process and pre-move out walk through with Juan was great and prepared us for maximizing our security deposit refund. The only negative comment I have is that the water and sewer bill was 3 months behind and twice we had to pay 2 months at the same time to get caught up. Sucks to have to pay a couple bills at a time but aside from that, our stay was amazing and we would have gladly extended our lease if not for the fact that we bought. While the market in Tampa went up to extreme numbers this year, we were also pleased that our rent would not have gone up too much if we extended the lease. I cant speak for all areas but I highly recommend Invitation Homes in Tampa. -

Invitation homes was an amazing company to rent our home with. We had a large beautiful home in Hastings, MN. If ever there was maintenance needed, it would be done within 24-48 hours of the request, and they always let us pick the day and time that worked for us! Great company, fair rental price, beautiful home, and great staff in their office! Update: Invitation Homes has addressed our concerns and is working to resolve this matter. I’m updating the star rating because I really appreciate their follow up and demonstration that they value their residents and the residents’ experience in their homes. Customer (or in this case, resident) service is not always a given when it comes to landlord/tenant matters in Miami, so I am truly grateful that Invitation Homes has listened to our concerns and is working to make this right for my family.—We’ve lived in an Invitation Homes house for the last 3+ years and in that time have never had a fully functioning AC. We are in South Florida so an AC not cooling makes a home completely uninhabitable. We have tons of tickets with the maintenance team reflecting the struggles we’ve had with this all the way up until this week, our second to last week living here. We explained this to the local property management team and somehow are still being charged a termination fee to leave to find a habitable home, even though the landlord is in breach of their lease by failing to maintain the AC. I can’t believe this company is squeezing us for our last dime even as we aren’t even able to stay in the house WE ARE PAYING FOR because it’s hotter inside than out and our baby was at risk of overheating. And I don’t know how it’s possible to spend 3 years putting bandaids on AC problems and somehow never actually fixing it. -

The maintenance feature through Invitation Homes is very easy to use and the technicians are kind and helpful. I have never been charged for any maintenance on this home, even for minor fixes. In the 4yrs I have rented our home, only once did I have an issue with our maintenance schedule but it was addressed and they rescheduled in a timely manner. -

We have lived in the same Invitational Home since 2014. The agent wasnt very attentive to our needs and she had assured us this home was perfect for us. We believed her and as we had already packed, we moved in and we decided to stay. It is a beautiful home and I love it but it was too much house for two people and one cat. We love the community, we have good neighbors and we are all friends. All maintenance that needs repair is handled immediately, as well as other types of issues that come up. Invitation Homes response is fantastic! Its been over seven years and while financially, it has been hard sometimes, Invitation Homes has been exceptional in working with us to make payments every month. That says a lot about a company. That is why we give Invitation Homes 5-Stars! -

We leased with Invitation Homes for over 1 year. Everything was pretty good. Desiree and Liz were very responsive and helpful. The house had a leak and that took time to fix. It had not been completed when we left. Gave 3 months notice to break the lease due to job change out of State and no Invitation Homes in the area, and even though we turned in the home in great condition, even with improvements to it, they still kept the deposit. I was not too happy about that. -

I recently signed a lease with Invitation Homes and I was scheduled to do my Pro Care orientation on yesterday. Tywon Young was my service tech and he was nothing short of amazing. He was very detailed and thorough in his instructions for placing a service call when necessary. He turned on everything in the home to ensure that it was in proper working order. He was friendly, courteous, and very professional. He offered to answer any questions that I may have about any part of the process. He has definitely made this process flow even smoother and I’m looking forward to my move in tomorrow. -

Ive had nothing but good experiences with this company. Ive been living in an invitation home for two and a half years now, and anytime there was ever an issue that always fixed it immediately. I prefer leasing companies over a landlord because leasing companies address repair issues immediately whereas a landlord in many cases will not. This may not be everybodys experience but this has been mine. -

I have been leasing a house in Concord California for nearly 2 years. The application process was the easiest of several I went through before being accepted for this house. The requirements for acceptance were actually spelled out, unlike the others. This house looks to be a bit older than most of the houses shown in the listings. It has required several maintenance and repair visits, but even during the pandemic the visits were made after a longer wait. I have been satisfied with the results of all the visits. -

They really did step up and are making an effort to fix their bad reviews. Set up an e-mail notification system when auto-pay stops and ill make it 5 stars :). Thank you!Have been renting since this company was Waypoint and havent had an issue until now. Maintenance was great when we needed them and prompt. The issue is we got a 3 day eviction notice along with a bunch of late fees because auto pay disappeared off our account. No auto email? Call? Anything? Nope, nasty gram in our mail. Thanks invitation! Doesnt look like well be renewing that lease in a few months. Should have paid attention to the warnings. 😐 -

A little rocky start to enter our now home. But they took care of us and helped with all the issues. We’ve enjoyed living here and they take very good care of their homes.Was able to expedite some maintenance with our A/C vents and helped fix the problem mostly.Although, the deck we have is in terrible condition, and when we complained about the boards breaking and coming loose, they just replaced several boards and the one that broke when my roommate ran on it. -

I have never rented a home from Invitation Homes, but I did consider one of their properties and applied. Although my application was approved, I ended up not leasing a property with Invitation Homes due to deciding to rent another home based on preference/location. I would definitely continue to consider renting from them in the future though. They were very responsive. Once I expressed interested in a home on Trulia or Zillow, a leasing specialist reached out to me via email and text to make sure I had all my questions answered or needed additional help finding a home. I used the self-tour option to tour one of their properties. The instructions were clear, and I had no issues accessing the keys to the property nor entering the home. The interior and exterior of the home was very clean and well-kept. I had a good experience with Invitation Homes, and I will consider using them again in the future. The only reason I am giving them 4 stars is because in order to self-tour you have to give them your credit card number...which I dont like giving out that kind of information randomly. I understand from their perspective why they need the credit card number in advance to my self-tour in case I damage the property, but still...I didnt like that. -

I have been renting with Invitation Homes for around 4 months and it has been a very pleasant experience. Any maintenance issues Ive had have been handled right away or as the schedule permitted. They actually fixed the issues instead of patching for a temporary fix. They also send professionals if its not something they are able to fix instead of sending their maintenance staff knowing they cant fix it. Tony Mootoo is one of their maintenance techs and he was great. He came in saw the issue, went to home depot for the part, came back and fixed the problem quickly. He was nice but quick and to the point. -

We sold our home and moved into a rental home. This move could have been a difficult transition but Catie Bennett made the process so smooth. She always answered my questions even if they didnt exactly pertain to leasing. We were approved and she worked with us so we could move into our beautiful home right away. I highly recommend Catie and Invitation Homes. -

We have had very good experiences since we moved into our Invitation Home in January, 2021. There were some quite major issues that needed to be taken care of, and while it took a while because of permits, etc., the Invitation team stayed on top of it until it was completely taken care of. Thank you Andrew Lepki of the Orlando office for addressing our needs.I would also like to thank Bob Walker, who handles our routine maintenance needs. He is entirely professional, hard working and very attentive to anything we need help with.All in all, we have had a very positive experience with Invitation Homes! -

Where can i start. Invitation Homes in my opinion, having been a renter for a lot of years, has been and continues to be BY FAR the best company i have ever dealt with. The staff is extremely friendly, supportive and just goes the extra mile pretty much every time to provide the best assistance possible. We have been at their property for a year and every time we have an issue or question we get a very diligent response to our needs. I am very very happy with their service, i am very confident in recommending them and can safely say you wont be disappointed. Granted, it could very well be that the office and employees we deal with are a fluke and only in the area where we are, but i honestly cannot say enough good things about this team i deal with. I live in Kissimmee, and their office is here in Orlando, FL. -

I have lived in one of the properties for 6 years and whenever an issue occurred, they would respond immediately with professionalism and great quality. Today Mr. Wayne Hazard fixed our refrigerator in a timely manner. It took all of 20 minutes for him to diagnose the problem and fix it! I have absolutely no complaints when it comes to maintenance. -

After a few of our maintenance issues couldnt be fixed at the 45 day checkup, John made sure to document and create work orders for everything that was missed. I cannot stress how easy he scheduled and returned for the follow up repair appointment. -

I just started renting with this company as of 2 weeks ago. The process of applying for one of their properties went very smoothly and is fairly straight forward compared some of the others Ive dealt with.My event coordinator, Deja, has been very helpful and responds to my emails in a timely manner. All my questions and concerns were handled and she was even really helpful towards my realtor. I cant attest to any of these maintenance issue claims that Ive been reading about because the property Im currently renting is actually in good shape. The only issue Ive had so far is that the home did not have the garage remotes when we moved in. Its not a big deal, just inconvenient. Currently waiting on receiving those from them, (hopefully it doesnt become a lengthy ordeal like the others).Overall though, I believe Deja and her team are doing fine when dealing with me. I hope to continue to receive good service from them and not have to update this review in the future unless its to commend them. -

I appreciate the fact that he is efficient, very knowledgeable and proficient in all he does. He has been out here three times in the few years that I have been here for numerous repairs and each time I am impressed and satisfied with his work. -

I had to have someone come out because birds were trying to set up shop in our external vent. The service member came out and check all of our vents,cleared out the ones that had nest debris and put cages on all of them so it can not happen again. He was very professional and thorough and was here at 8:00am. He also was here to fix our microwave. He let us know that he was ordering another microwave and before he let, we had an order confirmation and delivery confirmation later that day! -

Renting in Phoenix AZ - Im sure different cities have different local managers.A lot of people on here are complaining that invitation homes does not respond quickly to address issues, and is challenging to work with. However, thats the exact opposite of my experience.Dishwasher wasnt cleaning dishes that well and was leaking a bit (quite an old unit). They quickly sent someone out and replaced it with a brand new one, within a few days the whole system was replaced.My A/C was not blowing very cold air (death sentance in Phoenix). I submitted a complaint on Thursday evening, I got a call Friday morning saying a tech would be there later in the day to inspec tthe issue. The tech discovered the system was faulty, and submitted a report to the company. The following Monday the techs brought a completely new AC system out to the house and installed it.I havent had a single complaint when it comes to invitation homes. Their subcontractors for the pool are subpar and causing me headaches, but as far as dealing with Invitation homes I have nothing but good things to say. -

I am very pleased with Invitation Homes. They are by far the best in the area. Other companies are unresponsive and can’t be reached at all. However, Invitation Homes’ self-guided tour is A++. The online application approval was very quick and seamless. I had an answer in less than 24 hrs. There is always a person that answers when you call their customer service line. Sharon had great communication with the rental process, timeframe, what to expect, and kept me updated regularly. Rolando was pleasant and did a wonderful job with the home walkthrough and orientation. The house was clean and in pristine condition. The whole process from beginning to end was stress-free. -

My husband and I have been leasing a home in Phoenix for a few months now. On Christmas Eve, the power to our house went off and the electric company came out and said not to touch it until and electrician could come out and look at it to make sure there wasn’t something wrong. We thought there was no way we would get to someone at all at invitation homes at 4pm on Christmas Eve let alone have a tech out that day. My husband called and talked to a woman named April. She was amazing! She went above and beyond and stayed in the phone with us the whole time while trying to get in touch with someone local who could help us. She eventually got in touch with someone and had an electrician come out. We had no power for just a few hours because of all the work she did on our behalf. On top of that, she called us back later that day to make sure everything was taken care of for us. Amazing customer service. Whatever April is getting paid is not enough! -

I requested a maintenance service for power in different rooms going off and appliances. In addition the toilet running. The service technician Andrew W. came and resolved all issues. Iv had several techs come for some of the same issues and was not resolved. Andrew explained everything In detail and how he resolved. Great customer service and professionalism.
